She showed up for our first meeting well prepared with a folder full of neighborhood-specific comparables and a strategy for pricing and marketing that rang true. Kim understood our time and availability was limited, and to our tremendous relief she stepped in to manage multiple aspects of the house prep. She quickly found competitively priced contractors (floor refinisher, painter, plumber, handyman and a stager) to take care of things. She oversaw their work and kept in constant touch with us for decision-making throughout the entire process. She also made time in her schedule to deal with required inspections. When the house went on the market (with a gorgeous custom website) Kim was always there to meet the other agents and prospective buyers, and to answer their questions. Within two weeks of listing we received 8 solid offers, and sold for 21% over asking. There was an unexpected delay in closing but Kim worked with us and the buyer's agent to keep the sale on-track and drama free. Everything was quickly resolved and the house sold. We were in the military for 20 years and had some 13 landlords for rentals. We have been dealing…read morewith Pacific Realty Rentals since our landlord shipped overseas and hired them to manage our home. This is, by far, the absolute worst manager we've ever dealt with - mainly because we never had any problems at all with the previous 13. The house we rent had known there were rats and had hired an exterminator. The exterminator discovered water under the house and "multiple places" where rats could come and go. We reported the problem and, now, over a year later, there is still water under the house and holes for the rats. No work has been completed. Because the rats were a pre-existing condition and we had done nothing to encourage them, under state laws, the landlord is responsible for making those repairs. Yet in a conversation, the agent I was dealing with claimed we were responsible. They, obviously, don't even know the laws applicable to their job. That conversation also contains comments about me and totally mis-represented what I said. If you're going to do business with them record everything they say (be sure to inform them of your intention, it's the law). I will be doing so myself.
