Nicole spent all weekend with us showing homes, connecting with other agents to give us more options. There was one house that was amazing that she was able to show us before it even went on the MLS but it didn't have a place for a pool. (sad face) Nicole showed us a bunch of houses but nothing we were ready to pull the trigger on (this is the beginning of October). So we went home and Nicole started emailing us listings. There was one house that we wanted to see but we couldn't get away. Nicole went out and face timed us for a walk-through. Since we were relocating there wasn't urgency on our end. We were looking for a turnkey house that hit all our must haves. Anyway, my husband was on a quick trip to Tucson and I was in California when I went on Zillow and saw this sweet fixer upper in a great area. My husband called Nicole to see the property. I guess she was unavailable because she told him Nick would meet him at the property. Nick was great - he's unpretentious, friendly and knowledgable. We wrote an offer on the fixer and with their recommendation added an escalation clause. Our offer wasn't selected but became the backup offer. Anyway, all the stars aligned when the first party backed out and we got news that the sellers wanted to accept our offer. woot woot! The fixer didn't have everything we wanted but the location was so amazing and the price low enough that we decided to take on the project to get exactly what we wanted. I honestly didn't think we were in that headspace when we started looking. I really liked working with Nicole and was a bit bummed that we got kicked to Nick. Life happens though - it was during covid so who knows why this happened. On the up side...We also really liked working with Nick. They both were great and have gone the extra mile for us - before, during and after the purchase. Before we closed, two turn-key properties came up on Zillowthat we absolutely loved. We made a trip out to Tucson just to be sure we were making the right decision with our "fixer" - We passed on them, but those houses were very tempting. Nick recommended contractors and inspectors so we could get things inspected during our 10 day inspection period. He really made this part of the transaction go smoothly. My husband and Nick did the final walk through. Nick was with us every step of the way. After the sale we got a notice from the city that we had a water leak. One of our neighbors saw the notice and called the listing agent who in turn called Nick. Nick called us and was kind enough to go to the property to turn the water off for us. The only area that I felt didn't go as smoothly as I would have hoped is with the lenders they recommended. There was some miscommunication that was really inconvenient especially around the holidays. I would highly recommend Nicole and Nick if you are looking to buy a property in Tucson. They are both professional, unpretentious, and know the area extremely well. It was a pleasure to work with them and we appreciate all their time and care.

Beginning around April, the water also developed an unpleasant odor that affected the apartment. I reported the issue to maintenance, but it was not fully resolved. There were also frequent mandatory apartment showings with only about two days' notice. This occurred multiple times and became disruptive, especially since there was little to no communication or follow-up afterward. Additionally, my AC unit leaked water for approximately a month and a half after I reported the issue, and no one came to inspect it during that period. Management also began asking about lease renewal only a couple of months after move-in, which felt premature. The security cameras appeared to be unreliable, the vehicle gate frequently had issues, and I also heard reports from other residents regarding roach problems. Overall, my experience involved repeated maintenance concerns, poor communication, and ongoing property issues. Besides most of them are old and are no longer relevant to today's issues. To ensure that my review is not biased I will refrain from using stigmatized words like "prison" or "fraud". The only reason I am putting five stars is that I only paid 330/month, otherwise I would give it a four if I were paying more. Internet: The internet comes with the rent and is decent. You could play games with minimal lag if connected with an ethernet cable to the wall and wireless internet works great for school purposes. Maintenance: They do their job although it may take a week or two to get around to it unless it's an emergency. They do replace outlets and fix them upon request and to anything else that is broken. AC: As said in previous comments AC works for half a year and the other half is for heating. The AC is not great but also not bad. It takes a while for it to cool down rooms but once it's going it works fine. Hot water: They recently installed a new boiler so hot water should not be an issue anymore. Bugs: Depending on what floor you are on will determine the number of bugs you may see. Since I lived on the higher floors I have encountered about 3 huge roaches during my entire year living here. Washer/dryer: Most of them work but there are a few that do not work as well as a few (washer #1 always seems to end with clothes damper than others like #7 or #8). Dryers work great only if you are to clean out the lint from the previous uses. Additionally, the cost of washing clothes is cheaper than in other apartments. It costs 2 dollars in total one for wash and one for drying. Commute to school: The distance is perfect for people who do not want to drive to school, it is a 6-10 min walk to campus. Quietness: There are times when people throw parties but it is not a frat place where parties are being thrown weekly. It is pretty quiet and has minimal disturbances. In fact, it is quiet even as I am writing this at 10 pm on a school night. Btw anyone complaining about gates being broken should not be surprised as many people misuse or slam them. It is to be expected for some to fail when many people are using them. They do not stay broken and are fixed after 2 weeks. Conclusion: This place is perfect for those who do not mind sharing a room with someone (like a dorm) and pay 330 or 340/month. I would say this is better than the cheaper dorms on campus because it is cheaper and has fewer disturbances with its own kitchen. Dorms have to share kitchens and risk people stealing their food. Additionally, if you are an incoming freshman you will also not have to buy the 3000-dollar meal plan if you choose off-campus. The reason this place stood out to me the most was that after calculating the cost of living here, sharing a room with someone would allow me to spend just under 400 dollars including bills. My entire cost in the year was about 4600 including rent, food, and bills. This cost alone would be similar to the rent for one semester at dorms. PS.
