We recently filled out an application for a rental property in Tucson. They require that all…read morepeople, over the age of 18, fill out the application. So that meant our son, who is a freshmen in college (just graduated from high school last year) had to fill out an application as well. He is living with us to save money and only have to pay tuition. My husband and I both have credit scores in the 800s. Our son, who really doesn't have any credit yet due to his age and recently graduating high school, does not have any credit right now; therefore, his score is low. They denied our rental request due to our son's credit score. FYI, we spent $55 per applicant ($165 total) as well as $60 for both of our pets' "application." Also, our realtor reached out as well, since we recently sold our house, to help us with this situation. This company refuses to call our realtor back and he has called three times. This is extremely unprofessional. I do not agree with this policy, especially since there is no way to fill out another form to explain the situation. However, even if I did understand the policy, they should be more up front with the information. When we emailed the representative about our 19 year old son still living with us, she could have easily told us that there was a high chance we wouldn't get approved due to our young adult son not having a credit score. DO NOT DO BUSINESS WITH THIS COMPANY!! They will take your application fee(s) and not have any cares about extenuating circumstances or any customer service decency.

I am looking for rental for my older grandchildren that are moving to Tuscon Area. My primary concerns include: - Lack of Accessibility: No one answers the phone, and neither emails nor calls are returned in a timely manner. Relying almost exclusively on electronic communication is highly frustrating. - Over-Automation: Your email responses feel overly automated, lacking the personal touch expected from a local business. - Poor Handling of Feedback: The responses to reviews--which I believe are handled by Amanda--frequently come across as condescending. Rather than taking accountability, the company offers excuses or justifications for negative experiences. - Taking advantage of younger adults seems to be trending in some of these reviews as well. This needs to be studied and reviewed. It is mind boggling that a locally owned company would be so out of touch with the locals again based on the reviews I have read. While no company is perfect, superior businesses distinguish themselves by taking accountability and working to mitigate and resolve conflicts. It is clear from the volume of negative feedback that the company's approach is the common denominator in these issues. Take responsibility and actively mediating these situations to reach a resolution.

I would like to be fair on this review. To start they either have no idea of the Tucson market or…read morethey flat out lie to get your business. Before I signed, I was told they would be able to rent it for X amount, granted I did think it was a little high of an estimate, but after three months they wanted me to lower the price by a whole 1/3 of what they promised me they would be able to rent it for with their "analysis". I will say they are friendly and responsive. However, they did ask me to do some repairs and improvements to help get it rented and I agreed but for their recommendation I was charge $150 to hang 5 paintings. I am an engineer and I do not even make that much, even giving them the benefit of the doubt for an hour of work at most I was shocked. Another fix they suggested I agreed to and made payment but three months later it was never even touched. Also I had the house professionally cleaned before handing it over but they kicked it back to there cleaners and charge me for a full price for a cleaning (not to mention they tried to charge me for an extra cleaning before I called them out and got a refund). They have a pretty hefty up-front fee of ~$700 that they said would go to photos and marketing, but I question if they spent even half of it on what they said. Finally, I asked them multiple times to list the property on AirBNB which they told me at signing they would, but they never listed it even after multiple request. In the end of everything they took ~%50 of the booking after all they are fees and services.

If you are renting, insist on seeing the lease before you give them Earnest Money or an application…read morefee. You may be very surprised by the number of fees--fees in addition to the rather hefty administrative fee. There was one house that was amazing that she was able to show us before it even went on the MLS but it didn't have a place for a pool. (sad face) Nicole showed us a bunch of houses but nothing we were ready to pull the trigger on (this is the beginning of October). So we went home and Nicole started emailing us listings. There was one house that we wanted to see but we couldn't get away. Nicole went out and face timed us for a walk-through. Since we were relocating there wasn't urgency on our end. We were looking for a turnkey house that hit all our must haves. Anyway, my husband was on a quick trip to Tucson and I was in California when I went on Zillow and saw this sweet fixer upper in a great area. My husband called Nicole to see the property. I guess she was unavailable because she told him Nick would meet him at the property. Nick was great - he's unpretentious, friendly and knowledgable. We wrote an offer on the fixer and with their recommendation added an escalation clause. Our offer wasn't selected but became the backup offer. Anyway, all the stars aligned when the first party backed out and we got news that the sellers wanted to accept our offer. woot woot! The fixer didn't have everything we wanted but the location was so amazing and the price low enough that we decided to take on the project to get exactly what we wanted. I honestly didn't think we were in that headspace when we started looking. I really liked working with Nicole and was a bit bummed that we got kicked to Nick. Life happens though - it was during covid so who knows why this happened. On the up side...We also really liked working with Nick. They both were great and have gone the extra mile for us - before, during and after the purchase. Before we closed, two turn-key properties came up on Zillowthat we absolutely loved. We made a trip out to Tucson just to be sure we were making the right decision with our "fixer" - We passed on them, but those houses were very tempting. Nick recommended contractors and inspectors so we could get things inspected during our 10 day inspection period. He really made this part of the transaction go smoothly. My husband and Nick did the final walk through. Nick was with us every step of the way. After the sale we got a notice from the city that we had a water leak. One of our neighbors saw the notice and called the listing agent who in turn called Nick. Nick called us and was kind enough to go to the property to turn the water off for us. The only area that I felt didn't go as smoothly as I would have hoped is with the lenders they recommended. There was some miscommunication that was really inconvenient especially around the holidays. I would highly recommend Nicole and Nick if you are looking to buy a property in Tucson. They are both professional, unpretentious, and know the area extremely well. It was a pleasure to work with them and we appreciate all their time and care.
