Then she walked us through the process and all our options ensuring we felt comfortable. When we found homes we liked, she immediately booked us showings that fit our schedule. She never missed a beat! Before my wife and I started the process, we were anxious about the process and timing of selling our home first and then buying. Kristi made it practically stress-free. She helped us get our home ready to sell in a matter of days. Then the amazing photographer at Limbird captured our home perfectly. The pictures reminded us of when we first fell in love with our home, so we knew it'd have a similar effect on buyers. Sure enough, it did! The Limbird group really knows how to do it. At the time it was a sellers market, so instead of hosting several walk-throughs and open houses, which would bring in offers one by one, they put it on the market on a Wednesday to get enough attention from buyers, held an open house on a Sunday, gathered in several different offers all at once, and our house was under contract in less than 24 hours after the open house at a selling price $8,000 over our asking price! That's both efficiency and peace of mind. If you're like me, you want a selling and buying a home to yield a lot of equity with little stress. We got just that with Limbird. We shopped around for a lender, insurance, and title companies, and sure enough, after doing 4 days of research, the ones Limbird recommended to us were the best ones. We saved a ton of money! After getting under contract with our home and new home, the Limbird team (especially Kristi) kept in daily communication with us and stayed on top of everything to make the process incredibly smooth. They also worked with our ideal schedule of 5 weeks. They were able to sell our house and help us buy our dream home in less than 5 weeks!     Metro properties or limbird…read more Do not rent!! $1000 deposit $1000 month $13 for their property insurance (does not include your things) $10 process rent payment - even if you pay money order/$10 per MO)! $150 AppFolio set up (which I've used with other rentals and never had to pay a 'setup fee') - portal to pay rent and put maintenance tickets in. $1023 every month (sneaky fees included) *Dog shit everywhere you went outside. Parking sucks, people use all the spaces and leave you without any even when you are allotted 2 spaces w/your house number on the spaces!! *Neighbors moved out and roaches everywhere - no one came to spray all the apartments - no pest control on a regular basis! I have to buy my own fridge when an other units had one! First 3 months my toilet leaked - $150 water bill each month until they fixed it! *If any pipes break in the winter you are responsible for repairs!! It's a very old and soggy place! *trash days - have fun putting your cans out! Again the parking sucks! I had to keep my trash cans by my front door since there is no place to keep them - the smell in the summer time! I guess it's too much to invest in a big dumpster (don't worry the cost will be passed down to the tenants) I spent all summer with no air - All metro would do is send out technician after technician instead of just replacing a 33-year-old conditioner unit. Marisa Hernandez and her peacock friend, Karissa, like to talk about you behind your back - what you wear or assume you spend your money on drugs - my son had to listen to them be mean about me when he was in the office trying to show these "professional" ladies the temperature in our house! I confronted them on text message and now I'm no longer allowed in the office!! AND someone, please explain to me how they received the best rental in Northwest Arkansas award!!??

    Second review* I've had a terrible experience with Metro…read moreProperty Management and want to warn others. First, I was told any appraisal/inspection would be agent-assisted. Yet the appraiser showed up alone, and Metro later tried to twist my words to justify canceling the agent. For the record, my exact message was: "But I'm going to try to be there I've left work early so much for this crap!" That is not the same as saying I'd be home. If I hadn't been there, a stranger would have entered my unit with no agent present and a free-roaming husky/lab mix inside. Metro was aware of this situation, which raised safety concerns for me. Second, pest control. In the year I've lived here, I've never seen a notice about pest control, despite huge wasp nests outside (I was stung) and roaches in my neighboring unit before the current tenants. Metro hired junkers to "clean" but never fixed the problem. I was told that tenants pay for pest control for the entire property. I would figure a property management company would at least have a basic check up twice a year... I've rented plenty of places never once have I heard that before. This is basic management being ignored. Third, communication. Operations twisted my words instead of owning mistakes. Messages go unanswered, the office somehow closes early with wifi down; When the receptionist is somehow still there till 4 pm answering me. Jed did good, but he blatantly ignored my questions the next day. Accountability is nonexistent. In my experience others I've talked to feel the same way. Here's an actual message I received from Karisa, one of their staff: "No, that will not work Michael. This is for the sale of the property and all rooms have to be assessable. I am going to make sure this is agent assisted by one of our agents, he will HAVE access the room that you lock your dog in. There is no debating this or refusing. I have tried to be nice and considerate but don't not get it in return so we're going to do what we have to in order for this final walk to be done. ~ Karisa @ Metro" That is not how you talk to tenants or customers. It's unprofessional, personal, and condescending. It perfectly sums up my experience: Metro's staff don't communicate clearly, they don't take accountability, and when questioned, they get defensive instead of solving problems. Living in a property that's being sold is stressful enough, but Metro uses that as an excuse instead of doing their job. "Property Management" is in their name, yet they can't manage their office, their communication, or their properties. Disgustingly mismanaged from top to bottom. 0 stars!

    Todd Varnadoe was our agent for this purchase and will be our agent for the next. His insight and…read moreprofessionalism makes him stand above the rest, and we met quite a few in Siloam. He listened after asking the right (difficult) questions and put together a plan to get things done in the amount of time and money we had budgeted for this property. It doesn't take a lot to open a lock box, say "here's another bedrooom that can be an office" several times and point to stainless steel appliances before "letting us have a few minutes to talk about it" It takes a dedicated professional with a plan ... to eliminate the houses he knows wouldn't work (See "Listening after asking questions") and never tried that amateurish trick to see how far beyond a stated budget he could push. He didn't waste our time or make us feel like we were wasting his. Putting the deal together was the easy part for Todd, as he continues to work with us after the sale to get the property prepped for our move ... and we're already looking for a second property ... which he's already a part of. A big Big BIG part of me wants to keep him a secret because I don't want him getting too busy to do the terrific job he does, but that would be wrong. My wife and kids even wanted to get in on this review. From Them: Thank you Todd for helping my family and I out while looking for a new home. You made everything easy for us and were so helpful in your suggestions of where to look and even made our stay very enjoyable, giving us suggestions to things to do around town. It's not easy trying to find a house when there are individual needs that each member in our family has, and you found the perfect home for us all. And in the whole process, you never made us feel like we were a bother, or that we were wasting time. You always returned our messages and answered all our question. You made what is normally a very stressful time in someones life, to being a very calm and actually fun experience.

    realtor did not do proper research concerning the owners of mobile homes left on property, it was…read moresold with all improvements included in purchase price, I was informed by a benton county accessor that 2 of the mobile homes were still listed and titled in a previous owners name. I'm in the middle of a lawsuit right now due to the family member in question raiding the property of all the valuable appliances and causing damage to our own property. we never got a dumpster as promised, we never actually met the realtor face to face. Probably shouldn't have done business with them after the first missed showing. My next step is reporting them to the real estate commission.
