Review from a property owner... LionRock Properties did a good job managing our rental house during most of the lease, but if you plan to have them manage your property until you SELL it, be aware that they may not return your property in the same condition you turned it over to them. We hired them to manage a nice house in Maple Grove and we turned it over in beautiful condition but the final tenants left it dirty with trash and personal items left behind. LionRock insisted that their responsibilities were done when the final tenants moved out. They kept insisting that when the owner intends to sell, they "don't do a normal turnover process." We couldn't find anywhere in their documents any explanation of what that "not normal" turnover process was supposed to be. For 24 days into the next month we insisted that we just wanted them to do a walk-through, manage the damage deposit charges, and then take care of cleaning and trash disposal so that we would get it back in the same condition we turned it over to them. We did not want them to help renovate the house or stage it for sale or anything unreasonable. Just give it back to us clean! Their move-out packet instructs tenants to leave it that way, so we had high expectations that if tenants failed to do so, LionRock would see that it happened. It took 3 weeks of email exchanges to make it happen and only then did they tally the charges to the tenants, disburse the security deposit accordingly and then arrange a cleaning service and trash disposal and we got the house back in "move-in" condition. Absolutely do not move here. I should have taken the joke about female masturbation the man showing me the unit made as more of a red flag in the moment. This management company has been extremely frustrating to deal with and, in my experience, has not been transparent. The property management company does not own the lot or building, and there appears to be very poor communication between them and the actual property owners. While I was waiting for my vehicle tabs to arrive in the mail, my car was towed from the private lot by the property owners without any warning, costing me $355. When I contacted Lion Rock, I was told there was nothing they could do. They also do not seem to address noise complaints. Residents regularly throw loud parties, and the noise and vibrations can literally be felt in my basement unit from a unit on the third floor. Additionally, management entered my unit without notice. I had previously requested maintenance, but they fixed something I never asked to have repaired. Then, about a month later, a maintenance worker entered my apartment again without any prior notice while I was asleep before my afternoon shift. Based on my experience, I have felt disrespected and unsupported as a tenant. If I had known things would be like this, I never would have moved here. (especially with all their outrageous fees in addition to the normal deposit)I previously rented an apartment downtown that was half the price and the same size, and despite its own issues, I never felt this disregarded by management. read more

Incompetent company that, if they even get around to repairs, will hire some random unaccredited guy with tools rather than paying an actual repair service. And then they blame the random dude they hired for minimum wage for the resulting problems, rather than owning up to the fact that they're desperately trying not to spend any money on the apartments they purchase/manage. Do not invest in this company. Do not rent from this company unless you enjoy going without utilities, because they'll hire a hobo off the street rather than paying a company to fix it, and it'll be broken longer because of it. They also took months to fix a broken exterior building door that wasn't locking, which resulted in crackheads pissing in the lobby and shooting drugs in the stairwell. Fun times. Also, it's pretty telling that the only positive review they have on this website is from a former employee. Maintenance requests, from emergency to nominal, will not be fixed except for maybe a bandaid, and that's after you file a complaint with the city or Attorney General. This company should not be in business at all, and you should absolutely doubt the multiple 5-star reviews on Google. Impossible to reach anyone in the office regardless if it's phone, text, or email - "we're easy to reach!" It doesn't matter, they simply do not care. They have a high staff turnover specifically with maintenance and the maintenance staff actually tells you all the time what a terrible company this is to work for. RUN! This is the WORST management company I have ever had the unfortunate experience of renting from. I cannot stress this enough DO NOT live here! Also, I have seen negative reviews vanish so do not trust the "overall" star rating. There are also 5 star reviews from people who work for the company. Here are some of the issues that have gone unresolved, unaddressed, or were inadequately handled: 1. Maintenance response time is HORRENDOUS. 2. The trash area is always disgusting. When I moved in, the garbage service didn't come for nearly a month. Also there's human feces near the dumpsters frequently. 3. The fire alarm in my unit went off for 4 days straight, the Minneapolis fire department visited twice, and I received no assistance from Lion Rock Properties other than them submitting a maintenance request which I had already done. When I would call emergency maintenance they would just put in another maintenance request. The alarm expired when inspected by the Minneapolis fire department. I tried contacting the office on several different occasions, via phone call and email but the issue was resolved by the Minneapolis Fire department and not Lion Rock Properties. 4. The wiring is done poorly in the building so I could only use one kitchen appliance at a time or the breakers would trip in my unit. 5. On the day I moved in I reported that my microwave didn't work properly. I submitted several work orders and it was NEVER fixed. The microwave will occasionally work if I reset all of the kitchen breakers and then the microwave will only stay in for 10-15 minutes. 6. The ceiling in common areas falls down frequently. 7. The one and only time we had a "resident activity" is when they ordered pizza and cut the power off to everyone's units. 8. People FREQUENTLY break into the building. This is not only a huge safety issue but these people were also using crowbars to break into the storage units in the basement. 9. There's constantly "wanted/have you seen this person?" posters around. 10. My WiFi modem mysteriously went missing from my unit on the first day of my lease. 11. Lion Rock Properties made a copy of my apartment key, without my request or approval. 12. On my move in day they were repainting my unit and I was delayed a day. However, Lion Rock did credit me $100 for this inconvenience. 13. The back door was shattered and it took weeks for it to be replaced. 14. Large windows were shattered in the unused wing of the building and took weeks for them to be boarded up, they never were replaced. 15. At least one washing machine or dryer is always broken/unusable. 16. I was chased into the building by a man. 17. The package room is repeatedly broken into and was unusable for the first 8 months of my tenancy. 18. Upon move-in, my medicine cabinet in the bathroom was falling off the wall. 19. The community manager is rarely in the office, and the hours which they are present are never communicated clearly. There is also such a high turnover rate for this position it is difficult to know who to contact in instances that require involvement from Lion Rock Properties. (I feel bad for the community managers because they have all been very sweet and have to deal with all the issues that upper management neglects). 20. Lion Rock NEVER responds to emails. read more

This company is atrocious. As an investor, do not consider this company. As a renter, you can only expect things to be even worse. We hired this company for a property we have. It took over 5 months to get this rented out. It took 2 months to get zillow photos updated!!!! The communication was nonexistent, we had to reach out to the manager to start getting weekly updates. To no ones surprise, we had to start reaching out for an update on missed weekly updates. Finally, 5 months later they found us a tenant. Shockingly, we were hit with $750+ worth of fees for cleaning, additional advertising, supplies etc. without a word of this being communicated to us until our statement showed up. DO NOT consider this property manager we haven't even been with them for half a year and we cannot wait to get out of this contract. Do not believe anything that was positive that we have good maintenance days. We have maintenance done for a while. We don't one. so there was probably one guy but they don't last long because they are not getting paid or something every week everybody's It's such a turnover. People are telling you they've No you haven't. I have never hung out with someone that was proactive in the I met some they're gone. I seen some. I don't know them, but I don't know who you are. I don't know your name and they try you up the woman tell you over and over that they're they're gonna fix this over six months. We're succeed at getting the furnace to give us heat. They keep saying we're trying. We don't know what else to do. I told them buy a new one. They just never did all winter. We had no heat 57°. they don't know what we're talking about. That was probably someone who used to work here. They're insane and now that it's I don't have hot water. The hot water heater doesn't work over. This is what they do. They that's an planning on it four days later. Why does that make a difference? Why do you even reply? You were supposed to be 24 hours. They don't even know where it is and then they're going they're trying to manipulate you. There's no reason to be confused. It's all right in front of them in writing, they can't forget you wouldn't imagine what they do. They lie, and they didn't know. I have cameras to prove i'm taking this to court it's on real. Been in our new apartment for a few months now. Was told they checked the apartment before we moved in. On the day on move in we found. Our air conditioning broken (still not fixed to this day). Our garage thats we pay $60 dollars monthly for (they told us they would lower the cost for this issue but have been charging full ammount) the garage door is stuck open and the roof is leaking. In apartment hunting viewed Flats on Ferry. Building appeared in bad repair on outside, but since it's older thought inside may be much better. Hall carpets did not appear to have ever been cleaned and hallway smelled terrible. Apartment could have been very cute, but again had not been well maintained so was depressing with sliding closet doors not working, warped shelving... thankfully I have found cheaper apartments that are clean and inviting with the charm only older buildings can have. read more

DO NOT RENT FROM THIS COMPANY! It seemed alright at first, when we moved in, the building was not very well maintained but we were told it's because we are renting in Baxter and the business is in St Louis Park but would be maintained on a weekly basis. That was a lie. In the year we have lived here I've seen a property manager about 4 times. The hallways are disgusting, covered in dead bugs on the walls and lighting. There are minor holes and poor patch work in our unit that were told not to worry about but never got to fill out a form apon move in to point out damage we didn't cause. Now after reading reviews we know they are slum lords and are going to cheat us out of our deposit. We have no security access and no other amenities other than utilities and the rent is over $1200. We have to wait a month for any maintenance. Put in a request for a simple fix and it finally got scheduled to be fixed and no one showed up. We learned the neighbors have mold and their toilet is sinking and has been for two years and the landlords won't/haven't fixed it. Other neighbors have also told me about simple maintenance requests they would make and nothing would ever come of it. They have a sheet posted about their snow removal policy and they don't follow it. They show up whenever, even if its still snowing and do a poor job and leave half the snow (its posted they're supposed to show up so many hours after the snow has stopped). And they want to charge $1200. What a joke. I have tried calling and emailing about issues and I either get ignored or they take over a week to call or email back. I am leaving this review knowing they will be mad and cheat us out of the deposit. Save yourself the pain and hardship and rent from someone else. It was in black and white in the signed lease. Owmer came in house without permission, I had 2 more days of possession and was still cleaning. She took pictures and used them against me to keep over 4k of my deposit. Kitchen ceiling caves in each spring. They found no urgency in repairing this. Renter beware. Read the cut & paste lease that is painfully duplicative with pages of not applicable for surprise terms & charges, and DO NOT click on your bank info in application process. I wasted 1 month of my time and the owner lost a good tenant option on a condo. The application process is beyond shady - regardless of who is put in as the employer, it just bounced back as "not verifiable" but let's look at your bank accounts to verify employment. Checking accounts do not verify employment status. In a haste, I foolishly clicked and immediately got a security breach from my bank and identity theft insurer. My bank explained it is a permanent link to all banking info & any credit card with that bank -they view and access everything you do. I had to go in and disconnect the link with the bank's help. No response to my inquiry on whether my info was sold, but I have been inundated since with phishing scams to click and reset my passwords, bogus frozen account notices, packages on hold until password verified, etc. They continually pointed the finger at the owner, the condo building HOA, and another property mgt company in the bldg - yet it was the application link they sent me, and when I disconnected the bank link, another application for the other mgt company arrived, it was the same thing. The ad stated heating (gas) and cooling (electric) "included," not accurate - you pay electric. A company that did not even understand 2 line postal addresses was doing the background check, accused me of falsifying my address and it was nothing but repeat and duplication. Finally did my own, submitted and said I'm done. Approved. A simply punch list for move in was not done after 3 weeks and 2 more visits wasting my time. They did not know anything about how condo buildings operate with parking, wi-fi, cable and storage - just blamed the owner and HOA. The afternoon before I was to take possession, I got a lease and welcome letter with over $1,100 in undisclosed charges (not the way to do business!), and this was after well over 75 emails and texts and 3 meetings so plenty of opportunity to tell me, or yea put it in the ad. I was being charged $300 to clean the unit ($200 as a welcome prep and $100 out of my security deposit)! Their job to have it ready for a new tenant. They added in undisclosed dog fees that would have made my dog the most expensive tenant in our neighborhood. Kept blaming the owner, but the lease clearly stated these were optional fees of Lion Rock/Mgt company to charge. I asked to talk to the owner, but just got this is the owner doing this. And who requires certified checks and cashier's checks these days, plus at last minute. Way too many red flags so had to walk. read more

My kitchen sink backed up in October, 2021 and it took 4 days to dispatch a plumber after I called the emergency line. It took them over 3 weeks to clean up the disgusting mess and have yet to replace my damaged cabinets as of December 20th, 2021. It's been almost two months and I still cannot effectively use my kitchen which I pay for. It's absolutely pathetic how they have such callous disregard for their tenants. read more

Living in the Kenwood Acres apartments managed by Lion Rock was hands down the worst renting experience we have ever had. So bad that we moved out 9 months into our 12 month lease and just paid the additional 3 months rent on top of the mortgage for the new house we bought to get the hell out of there. The cherry on top was getting $250 pulled out of our security deposit for "painting" when the unit wasn't even repainted when we moved in and had holes in the wall from day one. We didn't care at the time since we needed somewhere to move into fast but it is extremely unethical and a direct violation of the lease agreement to charge us for painting when we left the walls in the EXACT condition as when we moved in. We knew we were't going to resign our lease so we never even bothered to hang a single thing on the walls. They claimed to have painted it five months before we moved in, but even if that were the case they entered our unit WITHOUT NOTICE during the portion of our lease where we had moved out and painted it two months before our lease even ended. It was never our responsibility, but they removed any option we had to do the work ourselves which leads me to believe they knew full well what they were doing. When we tried to dispute it they told us they would "call us back" and we never heard from them again. We also had the pleasure of moving in next to people playing music on a sound system so loud it shook the dishes in our kitchen on a daily basis. The same neighbor had five people living off lease in the unit with him (two adults and three children) and constantly had guests over for days at a time that were always wandering around the building/property drunk and high at all hours. It took me about 15 minutes to find the tenant's criminal records through the state of MN, which included multiple drug and weapons charges, so don't expect your neighbors to have been vetted by Lion Rock AT ALL. Or they just don't care about who they let move in. The cops were called on at least a monthly basis by multiple tenants over noise complaints and violent domestic disturbances. It took over three months of sending management photo/video proof of all their lease violations, requesting police reports, AND threatening legal action before management took any real action against them. All they got for months was a few scoldings from management that did absolutely nothing and only antagonized them and escalated the issues. We only managed to get them removed after a violent domestic disturbance broke out in their unit which the police responded to after multiple 911 calls from residents in the building. If you care at all about your safety, avoid renting from Lion Rock, because I can assure you from personal experience, they could not have cared less about our concerns. Among other things, the dryers were inoperable about 1/3 of the time we were living there and we had to put in 3 different maintenance requests for that issue alone during the 9 months living there. Even on the rare occasions they did operate, they didn't fully dry your clothes so spare yourself the 6 or 7 quarters per machine. The grounds were always littered in cigarettes and trash, the building smelled, and you can count on people letting their kids run all up and down the hallways screaming at any hour day and night. No one from management ever picks up the phone (literally only once ever when we called them did someone answer), so good luck finding anyone to take accountability for their absolute disregard of their paying tenants. read more

Lion Rock is one of the extremely rare variety of management companies that actually cares about its tenants, not just the money you're giving them. We spent a lot of time in communication with various staff members and all of them were personable, patient, and incredibly helpful. Nicole, especially, is superb. We signed a lease and were excited to live there, but were regrettably unable to do so because the current tenant has elected to overstay her lease until she is evicted. The obvious selfishness and shortsightedness of this decision aside, it unfortunately meant we had to find a different place. Still, the staff at Lion Rock were all extraordinarily professional and understanding during this process, and went out of their way to ensure we had a good experience in spite of this. Very upset that it didn't work but hopeful that we'll be able to rent with them in the future. 10/10, would highly recommend! read more
