I was there a few years back, and we completed the walkthrough and they signed off. A month later I didn't get my deposit back. I called and they didn't answer. Then I got a letter in the mail that said "right window frame broken. $1000". Nothing was broken and signed off. I tried to fight it but I was young and dumb and they threatened me with their lawyers. I didn't realize I had a really good case. I paid them, then they tried to up the bill again. I was going to remove these critical reviews once I received my deposit. But here we go! They charged me a $200 'reconditioning' fee because I was there less than 8 months. Here is what Mary N. (KMS MGMT said.. "f. Unit Reconditioning Fee i) Will be charged to any Resident who vacates prior to residing in their current Unit for less than eight (8) months ii) Fee is based on the size of the Unit; Studio/1BR $175, 2BR $200, 3BR $250 Reconditioning fees are to recoup a portion of the cost incurred when we have to "turn" (paint, shampoo carpets, etc) apartment. Standard leases are for 12 months so turning an apartment happens once per year. We certainly understand that a shorter term lease is necessary for some people so we do offer them however this fee would be incurred. Once you have lived in the apartment for a minimum of 8 months, this fee would no longer apply." Mary N. also told me that I absolutely was told about the fee and that it is in my lease...Really? So after I sign and receive my lease it is then in the fine print under sub section f (see above). I talked to Breanna and applied etc etc..asked about fees too! Never was told about this at all. I applied from TEXAS and came 2200 miles and arrived that day to sign paperwork...do you really think I would have time to read sub section F??? When I asked about fees this should have been told to me RIGHT when I said I wanted a 6 month lease! So the take away here is that you cannot believe what the leasing agent will tell you-at all. You know what? I wouldn't be as upset with this if the apartment was cleaned, painted and in good repair when I moved in. It wasn't. Please also know that, once again, I've lived in dozens of rentals and this is THE FIRST to charge such a bogus fee because, with shorter leases, isn't paying extra rent FOR the short lease enough? It was for every other place in Dallas, San Antonio, NYC, Miami, Las Vegas. etc etc....not here though! Mary N. told me that the rent I paid was 'market appropriate' but failed to explain why people who rent short-term pay higher rents than people who sign a year lease AND PAY A $200 FEE??? This Company provides On Site Managers for apartment complexes as well as Woodhaven located at 6045 Lyndale Ave. S., Minneapolis, MN 55416. When I first raised a complaint about Woodhaven they seemed interested in resolving any issues the tenant might have. Of course this was a rather easy dilemma client wise, and diplomatic wise for the on site office. It involved a peeling ceiling in the bathroom, right over the bathtub. Pieces of debris were falling and it wasn't safe to shower or bathe, especially when you needed a chair. The site manager kept telling me it would be repaired after I moved, not to worry. So, every week for a couple weeks i emailed a larger area, and said this was unsafe. Every reply was the same. (We will fix it after you leave). That meant 2 months with no bathing! So I filed a phone complaint with their answering machine... Someone called the next day and I explained the situation. Ten minutes later they called back saying they spoke with the manager (and low and behold, the manager was polite, compliant and somewhat confused...they said they were more than happy to make the repair). Apparently they left out the part about all the previous emails with pictures. Naturally I accepted the resolution with an appointment to fix the damage, however it left me wondering if KMS might be lacking in business and people skills as well as those who are hired in their stead to run places like The Woodhaven. KMS has hundreds of properties in Minnesota. Chances are, you might be applying at one of their properties without even knowing it. Do research and make sound decisions otherwise you might regret it much later on. KMS Management is a company of criminals that ignore negligent behavior by their management teams at several of their properties. Without typing a 19-page report which I could definitely do, they intimidate and harass their tenants as soon as they begin to file work orders for repairs in your unit. It goes far beyond just harassment as well but I don't have the energy to spend going over every detail. That's how exhausted I have become with the entire situation which is exactly their strategy. To bully you until you have no more strength left to fight back. Well, unfortunately, I'm as stubborn as they come and I find it incredibly annoying when the rich try to abuse poor people or people with less power than themselves. My mom always taught me to stand up to people who try to take advantage of people who can't stand up for themselves. This will be the first of as many reviews I can write. Anywhere I can leave a negative and horrific review, I'm going to do so. My hope is that this stops happening to people who are just trying to live their life and pay rent. My fiancée felt so unsafe that we decided to break our lease midway through. We tried every remedy imaginable before doing so. We tried speaking to the very people dishing out the harassment which is never easy. You guessed it, no results. We then moved up the ladder to Kimberly Sabo & a woman named Mary. Ignored us and called us liars. Then we continued to try and contact someone at KMS who might listen to no avail. I even spent a ridiculous amount of time researching each corporate staff member to try and find someone that "looked" nice enough to hear us out. No response and then even worse harassment ensued. We moved into our apartment (we actually moved from a different one bedroom unit to another two bedroom unit on the same floor after living there for two years without any issues) on 05/01/2020. In the first 90 days, we were only able to sleep in the bedroom of our apartment due to the carpet smelling so bad that it was unlivable. The smell was cat pee and ammonia that had started to come out of the carpet due to the hot streak we had toward the end of May this last year. It smelled so bad, that we started having sinus and breathing issues (no it was not Covid unless Covid lasts 90 days but hey anything is possible). They repeated downplayed the issues and even went as far as to say THAT WE PEED ON OUR OWN CARPET. It didn't end there as it rarely does in life. After we finally had our carpet replaced, three months into our lease, we had our garage door collapse with me in it, the maintenance crew enter our apartment with no notice for a work order placed in a different apartment, baseboards/molding/trim that was falling off the walls and hitting us randomly throughout our stay, and even had members of their management team yelling at us on the phone to be grateful for them replacing the carpet that should have been replaced prior to our move in. Avoid them at all costs. It is not worth your mental health and the health of those around you. Take care and be safe. Hopefully this saves a few people from a similar experience. read more

Please take caution in renting from KMS Loring Park. I reside on the 3rd floor of the building (36 Spruce Place) and there are cockroaches --- there have been attempts to solve the problem but it continues to exist. The property management team has created a false narrative around treating my apartment which has caused the problem to worsen. There is also a lack of communication from the rental office in general. If you are looking for a positive downtown living experience, please look elsewhere. read more

IF you choose to rent here be aware of the following: 1. The first floor has a history of flooding ~yearly ~ you won't be given this info. 2. The lease states if you are displaced from your apartment it's up to YOU to find a place to live (and pay for out of your pocket) during the time that your apartment is unlivable (ours was tagged by the city as unlawful to live in). 3. If you are forced out of your apartment due to flooding your lease will continue IF KMS can make repairs in a reasonable amount of time (reasonable is not defined in the lease). 4. Be aware that WHEN you are flooded out of your apartment and forced to live elsewhere, management will come after you for the remainder of your lease, your deposit AND a $400 liquidation fee if you don't finish your lease (WHY would you want to return when they don't/won't make the proper repairs making sure this won't happen again?). 5. KMS and the city are aware this is a foundation issue (water came up through the floor, some units came home to over two inches of standing water) and flooding will continue to happen with heavy rains until, according to the city inspector, 'the owner decides to excavate the perimeter of the building, repair the cracks in the foundation and apply new waterproofing materials to the exterior of the foundation'. 6. If you have any contact with the City of New Hope, get EVERYTHING in writing. They apparently keep no written record of anything including tagging apartments as uninhabitable, they don't follow up or re-inspect once they tag units, they consider removing concrete inside of apartments to install drain tile as minor work so no permits were required and work was not inspected. After our experience with KMS and the City of New Hope I don't recommend renting any apartment managed by KMS or in the city of New Hope. read more

I live at a complex in Richfield called Southdale Parc and the manager, Stephanie doesn't care about the tenants and could care less about the fact that I have to live with pot smokers and there was a time where I was living with three pot smokers in this complex and all the management said was call the cops, the cop's said talk to management. I read my lease and they are in clear violation of their lease and they don't kick them out, they don't reprimand them, they don't even give them warnings they don't seem to care about their properties at all. Yet they expect to be paid for their rent, but they don't enforce their lease. Their only concern is people paying their rent, otherwise they could care less. Sent a letter claiming I was behind on utilities. Mentioned they would ruin my ability to rent if I didn't pay through them. When I called they never answered. Finally I called the utility company who not only never heard of the spurious deal they offered in my letter, they mentioned that KMS should never be taking payments in their name. I'm currently looking for a new place, breaking my lease seems a better option than dealing with them much longer. The property manager ESTA MILLER requested I break my lease and vacate the property. BEWARE: If you do decide to move into these dumps, make sure you ask for a move in check list and make them sign off on items that are damaged when you move in- DON'T FORGET TO MAKE COPIES AND MAKE SURE ALL CORRESPONDENCE IS IN WRITING! They will try to take half of your deposit for anything and everything! If I could give them negative stars, I would. This was by far the most difficult leasing experience I have ever had. I have lived in 10 different apartments over the years and have not once been treated so poorly by a leasing company. Every time we had to do anything involving the office it was a struggle. The office director at KMS Loring Park, Mandy, is a complete coward and couldn't even confront me via email after a few of my requests- she directed everything to their "corporate" location. Every time we found an error in communications regarding our leasing agreement (which happened often throughout the year) we had to call multiple times, put up with being patronized, were given false information, lied to, ignored, and had to jump through hoops to even get them to look over the lease with us. They made resolving simple tasks seem like something you needed a doctorate to solve. We moved out almost 2 months ago and have yet to receive our deposit. They also have a massive cockroach problem. Moral of the story: this was a horrible experience full of poor communication, poor organization, poor upkeep with the properties, rude and dehumanizing treatment, awful customer service. read more

This is the absolute worst management company to rent from. They come in to your home un-announced. They like to show your apartment without giving notice. You are pretty much a prisoner of your own home, because the care-taker is such a creeper, you are afraid to leave your apartment because you never know where he might pop up at. This was the worst experience I have ever had renting in Minneapolis. I have lived all over uptown for the last 10 years, and have never experienced anything like this. On their properties they monitor your visitors, how often they can come, and also like to call in the middle of the night to tell you to turn down your TV. this review is for burgundy apartments in new hope,but KMS owns them and is responsible.. I lived here for a year and this was the wost place I've ever lived at. RUN AWAY!! -when I moved in, I had to deep clean and use a carpet shampooer to get the smoke smell/dirt out. -the parking lot was never plowed on extremely snowy winter days and my car(among others) got stuck frequently.. -maintenance/staff never fixed/dealt with issues(leaky faucets,paper thin walls(we heard the man above us every morning at 4am),our front door,etc) -they tried towing my car when I was home with the stomach flu without prior notice..the only reason it didn't get towed was a nice neighbor(who of course moved out too)knocked on my door to let me know!! still had to pay the tow dude $60 cash which he pocketed.. -any complaint we made to the office was ignored(everyone is rude there except Kaylee who should be promoted and made a manager :) -I moved out EARLY because who wants to live in a bug-ridden, sticky(even with the A/C on full blast), hell hole with Staff that cannot follow through with basic requests?? Also, we just got our deposit back but it was $90 short due to "cleaning charges"..oh hey, sorry I spent days cleaning that apt and upon inspection,the only thing dirty was a spot i missed INSIDE the dishwasher. I'd give them a negative 3 if I could. Maintenance I'd give a 4. The manager doesn't respond to any form of contact. The building in the New Hope Garden complex, I live in is supposed to be smoke free, but there is a strong Marijuana odor nearly every night after I get home from work. I've contacted them about it and they say call the police. It's not my job to deal with these problems. My lease says it's smoke free. Never choose KMS management. I was an apartment renter from this company and it has been the worst experience that I have recieved from a company. KMS management has a burgundy and hillsboro apartment complex in New Hope which I have lived at for over 2 years, and in the past 2 years they have had rodents, apartment flooding, sewege backed up, property vandalized and broken into. The apartment complex that I was living in had there storage lockers broke into, there was flooding on the 1st floor and much more. I think that if anyone is going to be signing anything under KMS management they should think again. Horable experience. read more
