Absolute scam. I was sold on the promise of getting two leads per week and guaranteed appointments. I never got a single appointment. They promised they would call FSBOs from data they provided and Expireds from data I provided. They never called the Expireds. All the lead emails are exactly the same with the only thing that changes is names and phone numbers. When I complained that I was not getting the service I contracted for the emails were ignored. When I got back in touch with the sales rep that sold me on it, I finally got a response via email, given excuses how my point of contact was the only one responding emails and he had not been able to get back to me in a timely manner. The situation was never remedied. Less and less leads as months went on. Do not use this company. Save yourself the money and just get the data yourself from RedX or Vulcan, and hire your own VA. Cheaper and better results. UPDATE IN RESPONSE TO OWNER: the response below contains multiple inaccuracies, with the most important being my failure to communicate. They never answer the phone when you call or call you back. I was not getting leads and when I requested a refund they send me like 10 leads in a row right away. Some of the leads were already listed with other agents! I just want my money back, I requested a refund within the timeframe and I was denied because #1 I didn't provide feedback on all the leads they sent me & #2 because I didn't I send a list every 2 weeks". This is a SCAM. I signed up for a total of 10 listing appointments. I just lost thousands of dollars. I came to realize they were not setting up listing appointments. They are calling FSBO and sending the leads for me to call, nurture it and eventually setting up the listing appointment. I've been trying to reach them for the past couple of months through phone and email with no luck!!!!! So upset that I fell for this BS. SCAM ALERT: My Experience with Listing Referral Group (LRG) I signed up with Listing Referral Group (LRG) in January 2023 after being contacted by Randy Green. After many calls and checking their "references," I was sold on their 100% satisfaction money-back guarantee if not satisfied after six months. The upfront cost was $5,000, to be paid by check only (no credit card--so now I know why), plus a 10% referral fee on any closed transactions. The promise was clear: they would cold-call FSBOs and expireds on my behalf and deliver **1-2 listing appointments per week. Not leads--appointments. I also had to sign up with a lead data service, Landvoice, for another $1,200 to provide them with phone numbers. I was told to pull the lists on the 1st and 15th of each month and send them to Hannah Gouldrick, who would have her team call and set the appointments. In reality? From the start, I received only 1-2 leads per month, not appointments. Most were just homeowners who said they might work with an agent if that agent had a buyer--which wasn't what I paid for. They weren't interested in listing, and not one appointment was ever set. The "call logs" they provided were all the same templated format and showed that the same surface-level conversations were being had--basically just collecting info, not warming or converting leads. I could have done this myself. The promised backend work and appointment-setting simply never happened. In May 2023, I had a serious family emergency and stepped back from my business. At that point, I had received very few leads, no appointments, and zero conversions, so I reached out to Randy to ask about the money-back guarantee. He told me to speak to Hannah Gouldrick, saying he didn't have the authority to handle it. Her response? "We've agreed to work the program for a minimum of six months before opting out, not within six months. If after six months you're still unsatisfied, we can discuss a refund." She offered to pause my account and resume later, with the money-back guarantee still intact. I confirmed this in writing with her over several emails. In January 2024, I resumed the program. I did not want to re-enroll with Landvoice, since I could get similar data through my MLS. Hannah insisted I had to use a service like Landvoice, making me suspect they might be receiving commissions or kickbacks. Despite hoping to finally see results, nothing changed. The same templated call logs, no appointments, and unqualified sellers. I continued through August 2024, then decided I was done. I emailed Hannah again and included spreadsheets, follow-ups, and detailed explanations showing how the lead quality and appointment volume fell drastically short of what was promised. Her response? A now-familiar line: "I'll need to do an account review. This takes me a week or two, and then we can discuss the refund." That was the last time I ever heard from her--or anyone at LRG. From August 2024 through early 2025, I emailed every few weeks with no reply. In September, I warned them that I would take legal action. Still nothing. In November, I met with a lawyer who reviewed my documentation and wrote them a formal letter demanding a refund and warning of legal consequences. Again, no response. By February 2025, even my lawyer had heard nothing and suspected LRG was a full-blown scam operation. She said I could pursue a small claims court case, but it would likely cost me more in time and effort than I'd recover--even if I won. And even if I got a judgment, collecting on it would be a whole other problem. I started digging deeper online and found I'm far from alone. There are multiple posts on Reddit and elsewhere describing nearly identical experiences--right down to the empty guarantees, the same fake lead patterns, and the silence once refund requests are made. Even worse: I found out that some of the "references" they give out to vouch for them--actual real estate agents--are in on it. I personally spoke to a Keller Williams agent named Caitlin O'Connor from Rochester, NY (I'm also with KW, which gave me a false sense of security). She confirmed that the service worked for her, which helped convince me to move forward. Turns out, she is the sales manager for LRG. That referral was completely dishonest and highly misleading. In late February 2025, I sent another round of emails and even a physical letter. Still no response. And at that point, Randy Green's email was no longer valid. You may or may not be able to convert the leads, depending on your market and your ability to convert. However, do not sign up with this company because of their money back guarantee. I wish there was a way to make these reviews more public. LRG is def not worth it. The "leads" are just FSBO who are willing to pay a buyers agent commission which honestly 99% of them are if you just call them. LRG claims they will get you a seller lead that's ready to list which is not true. I went on all my appointments and eventual realized what they were doing. After a few months they stopped sending me leads bc I wasn't closing any transactions with previous leads which LRG will take 40% of as a refferal fee for getting the "lead". If your seeing this prior to signing up for LRG I would highly advise against iT JMO. read more

Some leads sent to me said "the seller would be willing to work with me if I brought a buyer". The name of their company even says "LISTING" REFERRAL GROUP! I could call these leads myself (which they made me provide and costs more money each month) and get that kind of commitment. The listing Referral Group is a scam, stay away! The sales manager Caitlin O'Connor is also a KW agent in the Rochester area, I'm surprised that she is able to deceive fellow realtors with this scam. I also paid them $5000 upfront and over 6 months I got 3 FSBO referrals. Upon my initial contact with the LRG, I spoke with Caitlin and she was telling me how great the service was and how I would be getting leads over the next few months. RUN as fast as you can! This is a waste of money. They are not giving you good leads or anything you can't do on your own. They would not call expired listings, only FSBO's, and you can find those for free on Zillow. I did EVERYTHING required for 6 months including reporting all of the calls I made and when I asked for my money back, as they "guaranty", I got ghosted. They will have you talk with agents that make you think this is a really good way to get qualified leads but I promise you IT IS NOT anything you need to pay money for. Total waste of money. They take $5,000 from you and basically have a few conversations with FSBO's and tell you this is a listing referall. They do absolutely nothing to get you a listing. You could basically pay someone $500 to do what they did. And as far as their money back guarantee,,these people have no intention of giving you your money back if you are not satisfied. Once they find out your requesting your money back they will hide like cowards and you will never hear from them again.
