These guys will really gut punch you on move out day. They will fail to clean and fix the issues in a property that existed before you moved in and then charge your security deposit for those issues after you move out. (I'd be willing to bet that if I asked for pictures of the property right now, they won't have actually fixed or cleaned any of the things they charged me for that were already there when I moved in like burnt wall sockets, and dirty window and door tracks.) Additionally, when you request they fix the complimentary washer and dryer, and they refuse because those appliances are complimentary, they will still demand those appliances stay at the property when you move out, even if you paid out of pocket to get them fixed. Renter beware. They will make promises, they will make you feel good while you're a tenant, but will go back on everything they say. If the carpets old, they'll charge you for it, whatever they need to do to keep the owners, and not tell them. If you rent from them, add extra lines to the move in agreement, use additional paper, keep every money order, do not pay for repairs out of pocket, and most importantly document every single conversation in writing. The first day we moved in we reported a few things we felt were legitimate repairs needed. A hall light that did not work, sand running through the dishwasher, a ballast in the kitchen light that needed repaired. 3 months later and many reminders given, nothing has been done to remedy it. The house we are in sold 7 months in to are lease and the new owners said that they wanted us in the house for five years. We got a 30 day notice one month before are one year lease was up and we where told that the new owners were go to sell the house. I looked on line today and the house is up for rent. This place is very unprofessional and not forthcoming. We found a place and paid the application fee twice, once for me and once for my mother. We liked the apartment and were planning everything for the move. All we had to do was look at the one we were actually going to move into because they supposedly already rented the one we saw at first. The one we looked at the second time right before we were going to sign the lease was significantly smaller, we couldn't even fit our couch in the living room with our two chairs. They must have known this but failed to tell us, so we couldn't take the apartment. They wasted our time and a lot of work getting ready for the move. If we didn't have such a nice landlord who let us make our thirty day notice contingent upon us liking the new place we would be forced to take it. LL Realty based out of Fernley is the most unprofessional business that Ive ever had the deal with. I honestly didnt know this lack of care by an established business even existed. My condo is owned by a wonderful lady who is using this company to rent out her property. I found it through their website and its a beautiful location. Upon move-in in October I had a coded deadlock on my door so that those looking to rent the unit could do a private walk thru with the code they received off a corresponding website online, I was told by LL Realty that one of their ladies would drive into town from Fernley the following day to remove it. After a week and still a giant lock, I called again. I was told again, someone would come to remove it. Also I had mentioned that they still needed to give me my mailbox key and FOB key for amenities at the complex, and was assured they would be brought and lock removed within the week. Needless to say, nobody came and again I called, was reassured and this time the lady that I spoke to gave me the code for the lock to remove myself, that code did not work. In the end I had to contact the owner of the unit personally. She lives in California but was coming up to Reno occasionally. She personally brought me my mailbox keys and called LL Realty personally. THREE months after living in my condo, LL Realty finally showed up and removed the lock and brought the FOB key, thing they said theyd do the next day. After that I figured I wouldnt have much interaction with them, so let it be. I felt bad for the owner of the unit, whose paying LL Realty to handle these things for her. Fast forward to 7/7/18, I had put in a maintenance order online thru LL Realty for my broken AC unit, no response. A week later put in another order, says its "Received" but no response. 7/16/18 I call LL Realty, they pick up and look into my file and apologize that it hasnt been addressed, says it mustve been missed but they'd get right on it and if I dont hear anything by the end of the business day to call back the following day. I gave them 2 days, still nothing. I call today, get told that theyd have the AC guy call me within the hour, no one calls. I call back, they put me on hold and "call the AC guy" and reassures me hes going to call me in a few minutes. 2 hours pass, no call so I call LL Realty again because its nearing the end of the business day, for the third time today to get just get the AC guys number myself. I call him and their contracted AC guy says theyve only recently contacted him in the last 20minutes (not hours or days ago like theyve assured me) and he says with this late of notice hes going to have to try and squeeze me in, mind you its nearing 100*F outside and my AC unit has been broken for nearly 2 weeks. LL Realty is a joke of a business and at this point, truly not very standup human beings. I rented a townhouse from them for 6 or 7 months. I have rented all around the world and this place is hands down the worst. When we moved in we had to vacuum the carpet at least three times in a row and get a carpet cleaner to boot to get all the animal hair out of the house. When we left the townhouse we left it 10 times cleaner than we got it and only got back $100 out of the over $700 deposit we gave them. They showed me one stray hair, a soccer ball and some dust on the bathroom lighting fixture to justify a large cleaning bill and other repairs. The other photos they showed me were of the things I wrote in my walk through but was still charged. They could not furnish receipts for the deposit (that they kept all 1150 of). They never spoke to us about a walk out (which is weird because they're supposed to). I have rented 3 houses from LL Realty over the last 10 years and will hopefully buy a house through them soon. The girls in the office are always sweet and helpful. I called the office a few times over the years and let them know I would be late with my rent and they were completely understanding. The two times I moved from one house to another, my security deposit had a few deductions that were explained to me and the remaining balance transferred to my new place. They recommend cleaners, repairmen, and carpet cleaners, and everyone they recommend is amazing. read more

I have rented from this company for the past three years (May 2011-June 2014). It has been an extremely disappointing experience. In December 2012 the property I rented went in to short sale proceedings, which, in itself is not a big deal but the problem came when there was a buyer who wanted us to move. Fromm LL Realty the options were to do just that, move. This despite my contract which was good for another seven months. At no point did they try to advocate on my behalf. I do not feel that we were their clients but more of an inconvenient relationship. Being in the military, I move a lot. Never have I encountered such unprofessional and disrespectful service. This is the worse property management company. The owner doesn't care about the tenants, only the owners. We have lived in the town houses on Sunny lane for over a year and we have reported multiple issues that needed to be fixed and Linda and her staff never took care of it. There are rats, that they have refused to take care of. Our windows have been broken for over a year and we have had multiple leaks. They have done nothing to fix this. They honestly don't care other than if we pay rent on time. This is disgusting company and she should be put out of business.It's hard to keep up with the new staff that she hires and fires. No one seems to stay longer than three or four months. So when we do report issues, they never get taken care of because it's never the same person when we walk in there. When we got our deposit letter back they charged us for rent for November and a few small things. When I called them, Marchetta acted dumb and said, did we give you a 30 day notice? I told her that Melissa emailed my husband and told us to be out on the 31st since it was the end of our lease and she said, oh ok I'll take a look at everything and fix it and send you out the check. Well, December came and gone so I emailed Marchetta and she said, oh the end of the year is so busy, I'll send it out tomorrow, we'll 2 weeks went by and nothing. Rented from them in the beginning of 2012. Luckily we only had a six month lease. I must have viewed the house just after a carpet cleaning. After we moved in, we found that almost every room had cap pee stains, not to mention the entire front room was so bad, that animal urine had soaked into the floor boards and a foot up the wall. When we confronted them they showed us other properties which happened to be in worse shape. Dishonest, unprofessional, and unbelievably disorganized. They require you to get your carpets professionally cleaned on move out. Fine, no problem. We did and provided the receipt. They informed us everything was good after the walkthrough. Then when we got our deposit back, there was a $200 deduction for carpet cleaning. They also instructed us to lock the keys in the house before the walkthrough, and that we wouldn't need to be there since they would have the keys to their own properties. They then charged us another $80 for a locksmith for following their directions. When I emailed about this they completely ignored me. When I tried to call they avoided my calls and didn't call me back. At least five times while we stayed there they emailed saying we'd need to be available for them to come by tomorrow at some point for various inspections/appraisals/walkthroughs.. And each time they failed to show up or call to tell us they wouldn't be showing up. Just terrible. read more

We applied for a rental home and heard absolutely nothing from them after they got $165 from us. Not a word. I called weekly for updates and they informed us that everything was going well with the paperwork and it all "looked good" and that we were on schedule for our requested move-in date. Two weeks prior to the move in date we toured the home again (self tour with Rently) and saw they were renovating the master bathroom. I asked about it and they said I was in the final stage of the paperwork process and that it would be signed off and approved that day. I never heard anything back so a week later my husband called and they told him that the home was in the process of being sold and we couldn't move in. They never called or informed us. We asked for our money back and they refused. If we had been disapproved for the rental I wouldn't have asked for the money back but they sold it from under us and didn't even give us a courtesy call! They're scam artists. read more

I was looking into RENTING a home managed by this real estate service. For some reason they sent someone to my apt for a walk through they don't manage and told my wife that she lacked house cleaning skills which was things just boxed up and ready to move and my landlord has no problem with the appearance of the apt. Plus the apt is getting remodeled. Then said we did not make enough income for there suitable rentals which documented we make $3500 a month. They were very much less than professional and took 2 weeks to even respond about a rental in which the one call I made i was hung up on after asking if any homes were for rent in the mean time. DO NOT USE THEM CROOKS. I rented a home from these scam artist's for a year. After a random walk through they sent a bill for a pet deposit, stating that we had an extra cat. We had to fight them and told them to come do another walk through to get it removed as we only have 1 cat 1 dog. We were thinking about staying for another year. Until they said we would have to sign another lease and the rent would go up minimum of 15%. We decided to move out of this house. On move out they did a walk through and tried to charge us $900 out of our deposit for cleaning and repairs. The cleaning was for dust on light bulbs in one bathroom and streaks on the Windows. We cleansed the bulbs and left the Windows. $80 to clean windows. When we got our deposit back they decided to charge us for a garbage disposal. I had to write an email disputing this repair just to get the money back. ($210). OUTRAGEOUS. these people are crooks. As long you fight them they give you your deposit back. They don't even take into consideration for normal wear and tear. (This is a law by the way that they must not charge you for normal wear and tear.). read more

I am in total agreement with the other one star reviews. I rented a townhouse from them for one year. I then had to move out because they raised my rent $300 a month. I am a senior citizen on social security but they did not care. Before I moved in the carpet had to be cleaned twice because it was filthy and smelled of urine. We have a video showing the water coming out black from the machine. The 2nd bedroom ended up having to have the carpet and padding pulled up and the floor treated for the severe smell. When I moved out I made sure it was cleaner than when I moved in but they charged me $178 because I did not get a professional to clean it even though it was cleaner than originally. Also due to severe weather conditions I had to delay moving out. LL Realty verbally agreed to charge me till the 6th but ended up charging till the 10th. They knew I was snowed in and could not get the keys to them earlier. There was other problems also but it would take up too much space. So stay away from this place. read more

We have had a very good experiencing renting from LL REALTY. If you want to view a house prior to renting they have self tour options where you can register online and get access to viewing the rental prior to putting in an application. This is nice and convenient as you can look at the property on your own with your family at ease with no pressure. Further, they have a online system that is super easy to use where you can pay your rent or put in a work order. We have been with LL Realty for a year now and have never had a problem. The work orders were always done fairly quick and efficient. Further, the office personnel has always been very nice to us. The only small negative thing I can say is sometimes they do GET BUSY and sometimes can take a moment to handle whatever it is, but with a company with 500+ rentals who wouldn't get busy! I truly don't understand some of the bad reviews! Like i have said we have been with LL Realty for a year now and NEVER had a problem. read more
