I lived at Highpointe for 2 years and the first year was great the manage Liz was helpful and my needs were met quickly and efficiently. Then she moved and her assistant took over and I thought that she would be a good replacement because she was nice. She began to hound me and target me for everything that she could possibly do. I never had a noise complaint and never missed a payment always paid in full on the first. Maintenance began to leave messes in my unit and not clean up I had to have them come back multiple times for the same issues over and over again. There was a bleach stain on the carpet when I moved in and I was assured it was going to be taken care of as part of moving in. It is still there. The garbage disposal is broken I have put in a request 4-5 time for that issue and it doesn't get fixed it is currently backed up and I do not live there so yea I left it. The hot water rarely works because the water heater gets too hot and releases it all out. If it does it's almost boiling. LITERALLY! See pics below. He keeps saying it gets fixed, IT NEVER LASTS. These problems lasted for 6-8 months. HELL. She finally out a notice on my door saying that after two years I was unable to sign another lease. The only thing holding me back was I didn't want to move my things. They are trying to charge the next tenant $950/mo for a 580 sq. ft apartment. All because they changed the shitty cabinets and flooring! I also loved the location you can walk home from the bar! I am now paying $1000/mo for a 1bdrm 790 sq.ft. I won on that regard. They do have food trucks that come for free in the summer which I have never had any other complex do that for me which is pretty sweet. The ***** Candace isn't paying for that tho so she doesn't get the credit. Parking, you had better be home before 5 or you will be walking. In the winter it's horrible. This building is older than hell don't be fooled by the nice white cabinetry and the housing office. And if you see Candace give her the bird for me here is some pictures of what you get to deal with much love hopefully you got this far you will be having all the bugs, id spray all the time if I were you. In regards to south lincoln, you really can't find a more all-around reasonable apartment complex. The apartment buildings themselves are older but the management, in my opinion, maintains them well & noticeably re-invests into the apartments & the clubhouse, often. I have a renovated one-bedroom apartment (it has its minor flaws but I have made no complaints as it is all around really nice for what I pay - see picture attached) modern & clean, the floor plan is really nice, stainless steal appliances, larger sized rooms, nice storage space. As far as utilities & amenities - I'm home quite a bit & I only pay about $80 a month on average, between gas & electric - admin covers water & trash, we have a decent gym, a nice pool, children's park, they are dog-friendly here, have a responsive maintenance team, a cleaning team that cleans the hallways regularly, & all the neighbors are kind & respectful of one another... I have had no complaints thus far. The employees at the clubhouse are really helpful & take really great care of us. I have no regrets having signed a year lease to live here & depending on what the future holds for myself & my family, I would not hesitate to continue living here. The trash service has been amazingly helpful and whenever I put a work order in it gets done with in 48 hours. The team has been nothing but helpful and kind and responsive. I have lived in apartments for the better part of the past 25 years. I've seen many things, but…read morenothing like the unethical and illegal behavior this place tolerates and allows. I'm not one to leave negative reviews, but there needs to be transparency here. The property manager writes her own positive reviews of the complex, as do other company employees. These reviews appear on the website as well as social media pages. The previous manager incentivized positive reviews with gift cards (please be wary of any review around December 2021). You are also prompted to give a review after EVERY maintenance task (with ongoing pushy emails and texts) and every time you log in to pay rent. You will be fleeced with fees and threats of fees. My favorite was this, after birds lived in our dryer vents for MONTHS.. a pure health risk for everyone. "(you will be charged for any service that the contractor has to come back and complete because your pet was not contained on the designated days). (We) will not be responsible if a pet gets out of the apartment during these services." Then you get emails about how NO PARKING IN NON-DESIGNATED PARK SPOTS WILL BE TOLERATED, yet the employees do it all the time, even blocking a sharp corner daily right in front of an actual garage where they could safely park. The pool never opens on time, and after seeing the water turn green this year, it was suddenly clear, open for two days, and then closed because the water was so gross you couldn't see the drain. A week later, closed again for "maintenance." Don't. Get. In. The. Pool. However, when they violate the lease and the law by forcing entry into my apartment with the required 24-hour notice, they offer no accountability of their own. I requested to move to a first-floor apartment and was outright lied to about 1. The availability of apartments, and 2. The price of the apartment. In fact, I offered three options to negotiate a fair price, and was rejected for all of them - when it turns out I would have been paying MORE for the apartment than market value if they had taken me up on two of the offers. Nothing is reasonable about accommodations here. I had to do two work tickets in two weeks to get a usable railing as I require a working handrail to handle stairs. The apartment is covered in crickets and wolf spiders, I had to abandon ship when cleaning to move out because the garage was filled with open spider eggs, and they were everywhere. Well worth the $25 fee they charged to remove one box. Also, since they were letting people into my apartment without proper consent, I had no sense of safety in my own apartment and refused to enter until I had confirmation they would abide by the lease and law, so I didn't get to clean it thoroughly. Another fee that was well worth it to guarantee my safety, but totally unnecessary as it was their error that caused the delay. Manamagent finds a reason to enter apartments just about every month, and it's always 2-3 days when you have to "contain pets" and risk a fine if you don't, yet the vendors ALWAYS don't show on time so you end up having to extend the mandatory rules, impacting lives and businesses and finances. The apartments are gorgeous, but you can hear every cabinet closing and toilet flush from all directions. When neighbors are loud and you ask for a little assistance from the office, you are told to "call the police." At one point, they were paying $250 rewards for any resident who videotaped another resident not picking up after their pets. I've had two mail delivery people express frustration that the office won't accept packages, which they have told me is illegal. Half of the doors that enter the buildings are locked shut because of wind issues and have been that way for a year with the broken doors for the past two years. Lights in the parking lot were out for half a year, leaving you blind walking through the parking lot, and then a note warning about thieves in the parking lot - SHOCKER. Lock your garage doors, too AND your car in the garage, as there have been numerous break-ins over the years. The construction noise across the street is deafening. That's another massive apartment complex going up, so keep that in mind - plus, the road noise with dirt bikes, revving engines, and speeders wake you up often if you face the roadway. The utmost disappointing part of this is with every challenge, I was open and transparent and tried to work with the team to make the community better. No place is perfect, COVID sucked for everyone, and we all needed a little grace, right? Once it was clear I wasn't going to renew the lease, it became a hostile situation, and when I expressed concerns to their corporate office, retaliatory behavior started from office management. You are nothing more than a transaction here. Lease accordingly.

We just moved out due to a brown recluse infestation along with some maintenance concerns that hadn't been addressed before we moved in and after. I will say that during this time Liz was patient with us and did listen to our concerns and had addressed some of the issues. I knew moving to a ground level we would see some bugs in our place, but I was not at all prepared for what we moved into. We noticed a few brown recluse right after we moved in so we layer traps. The first month we lived there, they had an exterminator come and spray 3 times because of the spider issue. In that period (4 weeks) we had about 30-35 traps out all around the apartment. In that time frame we caught a total of 92 spiders 26 of which were brown recluse. They continued to come and treat and I did let the office know the guy they have spray for them was not spraying the apartment properly. The constant killing of spiders and then having them in my kids room was too big of a health risk for us to want to continue to live there. Not only was it a spider issue, but there are several structural issues that had been addressed before we moved in and it had not been fixed before we moved in causing my spouse and I to have to move our schedules around and miss work because of contractors coming in and out to fix the some of the stuff like a mold issue, a wall that wasn't anchored properly, and the shelving in a closet needing to be completely replaced because of damage and mold. There were other issues that were never fixed but addressed. The contractors they hired do shotty work. Why they pay them to do a half butt job, I have no clue. One wall in the living room was separating and the contractors did a crap patch job and painted over when it just needed to be replaced. My kids room the wall had started to buckle and showed signs of damage to the wall and you can feel the severe unevenness in the floor from settling and cracking but carpet was just layer over it. From a tenants perspective, if you are charging your tenants $1500 for an "updated" 3 bed 2 bath apartment, you may want to actually spend some money to fix the property properly rather putting a bandage on everything to try and scoot by. I also recommend maybe following up with your tenants when maintenance is done or when a contractor has to fix something or even just take the time to look at the work that the contractors are doing to make sure it's a good job. If you want your tenants to take care of you, you should take care of them.

My first ever review so here goes…read more.. I've resided at Old Cheney Place for nearly three years as of this writing. I have no complaints. The staff goes the extra mile in communications for events such as pool parties, holiday treats in the clubhouse or organizing parking lot winter control etcetera. The grounds keepers/maintenance staff are quite friendly, efficient and tops! Lights out? No problem! They are here the same day within an hour or two and waste no time. I've had only one light replaced, so yes, the place is maintained and efficient. The apartments are nicely insulated. Always warm in winter, cool in summer. It's very peaceful here to the point of complete silence which for me is perfect. I maybe up all night, sleep all day or vice verse, depends on my current project. Sleep is just a technicality and over rated... But, I try to get a couple hours here and there haha! Kidding aside, it's really is nice here. Give the staff a call, tour the grounds and see for yourself. Now, if I can just find my keys... Old Cheney Place By Broadmoor: Peaceful. Organized. Professional. Secure.

After now having lived in two different apartments at Ashbrook (studio first, now 1-bedroom), we can't imagine finding any other complex as satisfactory as Ashbrook. The amenities, the staff, the maintenance, the location, the quiet, the luxury... they can't be matched. We're so grateful to get to live here!

My neighbors were also very friendly as well. I lived on a top floor single bedroom. The electric bill, living very comfortable, was probably around $65 on average. The garages are pretty good for midsize cars. I was able to change oil in my garage with no problem as well as fit my bicycle in there. My only problem was there was one week that I had a lot of lady bugs and gnats. I mean A LOT! I am not sure if it is just that area of Lincoln or what. Once I sprayed some bug killer, it cut down on the population. It wasn't unbearable but it did become annoying. The location from the school isn't too bad. I would plan about 15 minutes to get to campus by car. Probably 20 to 30 min on bike. I would go from 40th to Cornhusker than over to 29th (aka State Parkway drive). By bike, I would recommend one of the trails. Overall it was a pretty good place and well maintained. Probably one of the cheaper places to live in Lincoln if you are alone.
