Good: they managed to reduce my interest rate to 3.6 from 4.1. Bad: they changed the closing 4 times such that they made sure their fees added up to the surplus loan amount. Shady and the sound of the voice in the loan support 'specialist' was such that the last thing she wanted was to talk to me. Granted I gave her an earful but if I was moving the target this much on anyone for anything I would expect the same. They indicate property tax and homeowners insurance would come out of the loan. Making me pay interest borrowing money I don't need (had the cash set aside for those). Anyways it has been mostly shady and unpleasant. I asked what would you do? and she said 'no excuse, I am sorry' I/m Sorry is for Brenda Lee. I get there are several numbers but Title companies seem to always employ the barely competent. read more

The last time, I actually picked up to tell them to stop calling me, they did not even have the decency to then answer their automated call and just left the phone on background noise. As a real estate broker, I referred buyer clients to Mike at Loan Depot based on a very positive meeting I had with him. I appreciated my clients trying out Loan Depot on the purchase of a new home. I won't be able to refer anyone to Loan Depot again. They get two stars instead of one because the loan eventually funded and my clients closed escrow. But, the delays and poor communication along the way were painful. There were a couple of changes during the escrow which could have affected the lenders ability and timing to close. So, before the buyers committed to any changes with the sellers, I ran it by the loan officer and he said it would not cause any issues. When it came time to get the loan documents to escrow, only loan processor Brenda understood the urgency of the situation. My clients had 5 days of overlap between the ending their lease and the target close on their new home. Normally, that is just fine. I understand the pandemic is causing delays. But, pipeline management is critical on purchase transactions and it seemed as though the lender did a poor job of moving the file along during critical times. When pressed, loan officer Mike said the delays in getting loan docs delivered to escrow were "out of their control". I am not sure who else would be in control of the loan documents except the lender. Getting a response from Branch Manager (also Mike) was non-existent. He would not see me (yes, I showed up at his office without an appointment where he left me sitting in the reception area for 1.5 hours without even acknowledging me) or return my call when things where going off the tracks. During the challenges, Mike and Brenda mentioned how everyone is having delays. That just isn't true as I have had a number of on-time closings during the pandemic. With real estate, transactions don't always go smoothly. I can accept bad news about delays and deal with it accordingly. But, being told "everything is ok and we'll close on time" and then finding out there were known delays is not acceptable. I wish Mike well and hope Loan Depot finds a way to communicate better with their clients. read more

Currently looking for another lender because these people have uneducated operators that don't know what they're doing. bought a house in the nicer parts of spring valley ca in august of 2015 and I'm still going through tax issues. Six months after purchase, I got a supplemental bill in the mail and when I asked imortgage, their response was 'nope, that's you that has to pay!' After being transferred to multiple operators and re-explaining every time, it turned out that I had the exact amount that was requested in the supplemental bill sitting in the escrow account (which is what goes to taxes every 6/m) ....THEN, they thought, 'oh, you are paying too much, let me put you on hold.' 'Nooo!!!!!' the lady put me on hold than got back on saying, 'I've lowered your payment amount from 2560/m to 2230/m because you're paying too much in taxes.' they were still under the impression that the original owners were there and still paying 780/y in taxes. When I, the new owner, should be paying a little over 5,000/y. finally, after months of arguing and them not getting it, they realized that they made an error and paid the supplemental, but I'm still having to put down the extra for escrow. Now I'm looking toward other mortgage companies. stay on top of your taxes! read more

It is my opinion, they intentionally decline to communicate via text or email or any other convenient methodology looking for the chance to charge additional fees. They have no 'customer service' dept. They hook you in w/ the local joes and then pass you off to a computerized hell-hole with no one taking responsibility for your loan. Their business model is an attempt to automate the entire process so you give them your information to make one inquiry, they the place you in the robo call / robo text system to pester you to death until you sign up. If you sign up....look out! Impossible to get anyone's attention to any issue. Ask for a customer service supervisor you say? Nope...Loan Depot is unable to provide a customer service supervisor....I'm not kidding. They hire an army of low-level phone answerers and that's it. Never again is all I can say read more

I was referred to loan Depot via my current home purchase. 3/20019. Sellers wanted us to dual qualify with their lender. I was very apprehensive about this as I was currently qualified with veterans United. Loan Depot offered me a lower rate and a very fast close time that could not be matched with veterans United. I told veterans United what this lender was offering they said "it was bait and switch" and that "there's no way they could do it in 30 days". As we were completing a dual entitlement VA loan and veterans United said it would take 45 days. I have purchased nine homes in the last 20 years and this has been the best service fastest close time and by far a unique brand. They closed my VA loan in 18 days. So Veterans United was right they could not do it in 30 days they did it in less. I equal that to a cash purchase. If you're ever thinking about using this company my go to people are the dynamic duo "Reina Gutierrez and Christine Chau". I have already referred them to friends and family and I do not do that often. You can use these people with confidence. They earned the Hard to get five star award from me. LoanDepot sold our loan and they seem to have lost my last payment which is due on the 1st of June. The new mortgage company says I have to pay my June payment even though I made it two weeks ago to LoanDepot. Can't get an answer about where the money is or why it wasn't transferred to the new mortgage company. They told me that they would not sale my loan before I signed the contract, but sold it within 1 month. I will never use the company again! read more

DO NOT USE LOAN DEPOT. While I was deployed overseas these guys sold my loan to a different company despite telling me they would service the loan for the life of the loan. Loan Depot did not notify me adequately meanwhile cashing my mortgage checks received via auto payment every month. The entity that purchased my mortgage from Loan Depot then started charging late fees for missed payments ( a first for me). I will not do business with this company again. Nor should anyone else. I am currently on hold with my new mortgage holder on a Saturday trying to sort it all out thanks a lot Loan Depot. We had a terrible experience working with this company for our home loan. Nothing was ever honest or up front. There were tons of surprises.

2.5 years ago we bought our current house at 0000 maple drive in Oceanside. At that time, we didn't know anything about real estate and lending and thought we would be taken care of if we used a realtor friend. Our realtor friend introduced us to Gary/Sarah at imortgage and we were in business as we thought back then. Jump ahead to know, we have two kids added to our family and are ready to purchase a new house that can accommodate us all. In the past 2.5 years we have learned more and more about this business and talked to different people about what to do. The other week I was asked about my service in the military, USAF to be exact. I was never aware that I would qualify for a VA loan that could make it possible to put 0$ down payment, and not have any PMI. These two alone have cost us thousands of dollars in the past 2.5 years, and continue to cost us being that we used our 401k for down payment and that has fees/penalties. Then got slammed with calls and emails from that moment on! They even sent the entire loan package - unsolicited - in the mail! We have excellent credit and if this nonsense has affected it in any way I'm even more furious than I was when they started their aggressive process for trying to get us to sign-on! WOW. This company deserves a 5 star. I don't give those out very often but these guys not only came in at the last minute to save my deal but they did it in such a professional manner from start to finish. On top of that, I needed the file to be rushed and they accommodated that as well. I am extremely happy with the service I received from Jeremy Patterson and David Long. Short Story: I was selling a property, and at the last minute my buyer was declined from his current lender on his loan and I could not sell my house to them. The buyer tried multiple other lenders and they all declined the loan for the same reason, even with the borrower bringing in about 30% down. In the end IMortgage was referred for my buyer to use and they saved the day. Not only we're they in communication and working with the buyer the whole time, they kept me informed on every step of the process so I knew the progression of the loan as well. Most lenders barely communicate with the buyer, and IMortgage communicated with both the buyer and the seller and that was a HUGE stress reliever for me and I appreciate that greatly. Obviously they did not disclose anything personal about the buyer but they communicated things such as the appraisal was completed on X day, the CO2 Detector inspection was done and is signed off now, the only thing outstanding is X, and when that is complete we can fund the loan on X day, and we will record on X day, Etc. These two gentlemen we're very personable and professional guys that deserve a chance at earning your business. This review is on Jose P., Loan Consultant, his communication skills are horrible, he doesn't show up to appointments that he schedules and will not take the time to let you know that he will not be able to meet with you, instead he will leave you waiting for hours and hours. We were looking into purchasing a new home and the only reason we went through iMortgage was because they are the Preferred Lender for a new subdivision at Victoria Park in Brawley, Ca. I do NOT recommend iMortgage whatsoever. We had many questions that went unanswered because Jose did not seem to have the knowledge or ability to clarify things for us. They are deceiving and dishonest when it comes to sorting out numbers and figures. They will try to rob you so be careful when dealing with iMortgage. I started my loan process Oct 9th and was told (by Nathan) 30 days to close was on the high end. So now it's November 19th (two hours 'til the 20th), and I am still not funded (damn, I had over an 800 credit score and no credit card debt). I literally had everything they requested uploaded within 15 minutes of the application. The appraisal took almost three weeks, and my biggest dish on loanDepot is they FAIL to let you know what's happening, where you are, what's the hold-up, and what they need. My loan officer told me LAST WEDNESDAY, it's going back into underwriting, I'll get approval tomorrow, and you should be signing loan docs with a notary this weekend. Of course, I heard nothing. Monday I text Steve and he said (and I paraphrase), "The Underwriters want to make sure you have $8400 in the bank, and need your last two months bank statements." I have no issue with that, but I had to contact Loan Depot to find this out?!!! WTH? My loan lock ends Dec. 9th. What sucks the most is I decided to refi one of my properties because we are upgrading our home. We started this loan process Oct. 9th and work started on our house Oct 18th. We should have been done with this process in plenty of time to pay the contractors cash. Instead, I have had to put all of the payments on credit cards and in cure their extra 3% charge. On a $17,000 and a $24,000 job, that's a lot of extra money. Communication with Loan Depot is not even close to their strong point! It's unbelievable how many emails/DM's went unanswered. So now we're onto week six, and now Thanksgiving is next week and bet me, this doesn't get funded for two more weeks! Yeah, yeah, I'll try to get this funded.
