It's in a quiet part of the central business district but only a couple of blocks away from all the action if you want it. Living here during Oktoberfest and Taste of Cincinnati is basically the best thing imaginable. Don't feel like using a portable toilet? Just quickly go home. It's just one street down from the party! You can access the Skywalk relatively quickly after being outside for merely a block and a half on super cold or rainy days, there's a cheap parking lot right next to it that your suburb friends can park in if they want to come down and not feed a meter, and you can easily walk to the park and river within minutes. The staff are amazing. Michele, the landlord, is always very helpful and responds to my emails for maintenance orders or general questions within the hour when I contact her. The guy in charge of maintenance, Steve, is super nice and talks to me whenever I see him and always fixes any issues I have. Val, the lady in charge of keeping the building fresh as clean does a fantastic job and is so incredibly nice whenever I see her. Other pluses: new, comfortable lounge with wifi and full kitchen and free coffee and cable, security at night, brilliant southern views if you're on that side of the building, and a nice workout room. In summary, this place is awesome and I love it here. I recommend it to anyone interested in living in the CBD.

Brand new, freshly remodeled, granite counter tops throughout, stainless steel appliances, washer and dry IN UNIT, custom walk in closet! This place is awesome. Yeah it was a little bit on the small side but for one person it was perfect. Located right across from Western and Southern and P&G it's a great place. Two blocks from Great American Ball Park and US Bank Arena. Nothing beats walking out your front door, walking a block and getting cheap cheap tickets to all the major sporting events. Within walking distance to the Banks, Fountain Square, and OTR. Lytle Park is less than a block away. Easy on and off to the expressways. If I had to do it over again I would choose Lytle Tower 10 out of 10 times. Other good thing is their excellent ancillary staff. Steve, the jack of all trades, is always willing to help out even if it's not in his job description. There's security at the front door every night and I feel like I'm at my grandma's because the cleaning lady keeps this place spotless.

After my old roommate moved out, I was paying rent by myself and keeping to myself without any issues. When they found out I was living alone, they wanted the spare key back which was an oversight on my part so I gladly turned it in. Then the building manager, Betsy Gerhandstein, started harassing me with calls and emails and texts to my personal phone and started saying there were noise complaints about me which was weird because my next door neighbor said I was very quiet and never bothered him. There was another tenant across the hall who often entertained several people and played loud music so I suspected the noise complaints were probably getting blamed on me instead for some reason. They were also doing some renovations and may have just wanted to update my unit and increase the rent for another tenant since I was in one of the older and cheaper units. I'm really not sure what the actual problem was. Betsy texted me to tell me SHE chose to not renew my lease with no explanation as to why so I started to look into other apartments. Then they put a note on my door saying I could either move out immediately or stop making noise so I moved out and turned in my keys since I had no control over the noise that was getting blamed on me and needed to have a safe place to live. I was locked out of the rental portal, building, and parking garage as I no longer lived there and no longer had keys to the building. I emailed the Marissa Masters at the management office to let her know about everything that happened and she replied a couple times then stopped so I assumed they were aware of everything Betsy had said and done and the matter was dropped. Months later, I found out that they put me into collections for the last month left in my lease after I left, but they had given it to a collecting agency with typos in my email address and phone number so they had no way to contact me about it and I only knew when I was denied my student loans in my final year of my Master's program. I had to get a second job to pay my tuition while in full-time graduate clinical rotations and even had to set up a go-fund me to avoid taking a semester off. I didn't even know they expected me to pay rent through the lease or I would've at least kept using my parking spot there to visit downtown and visit the rooftop view again. I reported it as fraud but am still not able to take out loans in time to pay tuition and the whole ordeal has affected my mental health and quality of life much more than any apartment building should be allowed. Shame on this building and the whole management team for targeting me and threatening my education, housing security, and career. I promise you it is not worth the location or view to deal with this type of people owning the place where you live.

I must admit I have some bias towards the building since I live there. I had lived downtown about 11 years before I bought a place, I was not going to leave downtwon, so was waiting for an acceptable place before I bought something. I was looking forward bigger building with some of the admenties a larger building has. Mainly, some of the admenties that an apartment building has. I order online a fair amount and like having someone at the front door who can accept packages for me. Widmer cleaners stop by our building each workday and you can get a bag from them and put your dry cleaning bag on the outside of your door and 3 days later if will reappear cleanned downstairs. The night personnel will pick it up from your door. Other people I know downtown refer to Park Place as the downtown suburbs, I understand the comparison, being on 5th street it is still in the heart of downtown, but this area is very quiet compared to the rest of downtown. Also you do not have any other condos/apartmetns directly across from your windows. Another great thing about the building is that it is a very social building. Our Condo owners association even has a social committee. I gained another appreciation of this building when I went on vacation this year with some friends of mine who live in a large condo building in the Buckhead area of Atlanta, they had to get friends of their outside their building to take care of their plants, while they were gone.. I was able to get my next door neighbour to do it and if she had not been available, there was other people in my building who I could have asked.

Trash compacter broke and I spent a year hauling my garbage down an elevator and across a parking lot to the dumpster (usually overflowing) Finally fixed. But halls and elevators got dirtier, trash rooms were downright gross, and they had trouble keeping maintenance men. It's expensive to live here, and experience doesn't track with that. Finally, some yahoo upstairs from me decided to fix his own toilet. Water ran thru my ceiling for hours, causing me to slip and fall and break my wrist. I was out of my unit for 5 days. My insurance paid for my hotel. When it was time to return I asked then to clean my unit to the way it was before the damage and was told no. It was up to me to do that. With a broken wrist. I also asked for the 5 days to be deducted from my rent. Nope. They did have my unit mold tested...immediately. Mold doesn't form that quickly. I was done. Did I mention dogs are allowed, and several times weekly the elevator is full of dog urine. And owners walk their dogs across the street to a grass strip, allow them to poo and don't clean it up. It's gross. The management team was fine, it was from the owners that tied their hands. This place needs help.

Per other reviews they were supposed to be upgraded for years and even we were told this. Never was. Community room was down the hall and they had one community event once in 15 months. Managers changed at least 3 times. Susan is nice but honestly was ornamental. No one ever actually walked the property to check on things. Maintenance guys changed every couple months. Sometimes we didn't have one and they'd bring someone from out of town to help. For a few dollars more you can live close by with a pool, a community, better Maintenance and a real view.

Our condo is a two bedroom, two bath unit with a sitting room that we use as a tv/home office area. We have been pleased with the quality of construction and were able to make paint, flooring, and cabinetry choices. We are very convenient to downtown Cincinnati and I-71. When you come out of the complex, Ft. Thomas, a quiet, attractive town, is almost immediately to the left and the small town of Dayton is to the right. The only drawback is that we're not too convenient to shopping, however. Of course that's my perspective: I lived convenient to all shopping and eating in Knoxville. The closest larger groceries are in Newport (Remke) & Bellevue (Kroger), although there is a small grocery (Riverside) in Dayton. Dayton has a few restaurants, but mostly we head to Newport, Crestview or the Rookwood area to eat out or shop. For home improvement projects, you can find a Lowe's in Highland Heights and I sometimes head to Kohl's in Cold Spring to avoid the lengthy drive to Turfway or Florence. Plans are for a Target and Kroger near the Memorial Hwy. exit of 275, it just seems there is a lot of prep work that needed to be done.

Drug dealing occurs right outside the building, homeless people aggressively hassle me for money, and drug paraphernalia is regularly left on the sidewalks. I have witnessed fights outside, hear gunshots regularly, and see police responses multiple times a week. - Unenforced Smoking Policy: Despite being advertised as a non-smoking property, my apartment smells like marijuana daily. The leasing office ignores repeated complaints. - Property Management & Staff: The management team is rude, unhelpful, and unresponsive. My personal items have been damaged during maintenance requests. They also refuse to accommodate emotional support animals. - Noise Disturbance: The building has serious noise issues. I am routinely woken up at night by street traffic, sirens, and neighboring units. - Poor Maintenance & Amenities: Building amenities are poorly maintained and fall short compared to better, more affordable options nearby. The elevator is unreliable. I was once trapped inside for 10 minutes. Common areas frequently have uncleaned pet waste. - Parking Constraints: Resident parking is not provided; you must pay extra to rent space in an external lot or garage. Please look elsewhere. The poor management, lack of security, and disregard for residents make this a very unpleasant place to live.

I don't think there has been an effort to get the fire department to go lights only after, say 11 am. Management says they haven't requested it. In addition, there doesn't seem to be any spots to walk a dog nearby. Seems to be another flaw on the part of downtown Cincinnati, not particularly residents friendly.
