Let me preface this with saying I am not one to leave a negative review for anything…read more Sam Woods , operator at the Dallas Luxury Realty Proprety Management Group is worth reviewing. Sam has a couple of hardworking , knowledgeable members of his team which I infer is the reason they currently have a high rating. However, Sam is far from this. During our stay at one of his groups property's , Sam attempted to bully, intimidated and belittle us. Never in my life have I worked with someone who showed the lack of respect that Mr. Woods displayed. Upon move in the home was infested with Bugs, broken appliances , poor carpet quality and old paint. After months of deliberation and weeks to fix the issue we finally were able to recoup some of the costs that were associated with their lack of property management. Upon move out Sam gave us a laundry list of charges that were not associated with our occupancy and attempted to bully us into paying them out of our security deposit. Sam is not someone I would recommend to anyone and I am hopeful that just one person is able to read this and make a decision to hire his company/ not stay at one of his proprieties. Updating review to respond to Sams comment: I agree that reviews are important , both good and bad. I hope you are able to take this review and improve your services. There are multiple inconsistencies in your response to my review. We indeed did begin our lease in mid August 2022 but did not move into the property until the end of August. Upon move in all carpeted areas were covered in fleas. I have attached a picture to make sure that we are both able to show proof to let the public decide. This was reported multiple times and was not taken care of for about a month. Regarding the appliances. Please check the dates, upon move in there was neither a functioning dishwasher nor refrigerator. The dishwasher was promptly fixed however the refrigerator was not replaced for approx 30 days. Please check dates again, Sam. Regarding the carpet, the carpet was in below average condition upon move in and was very similar upon move out. At no point did a pet enter the home as we do not have one and have an allergy to pets. I maintain that Sam was dismissive and threatening in the process of receiving our security deposit. Sometimes the truth hurts but public forums like yelp give renters the ability to share their experiences.

She also got into private stuff to re- stage...I've also know owners of homes use them and then showhomes not pay bills that they had...would not recommend and btw a few of these reviews are actual postings from owners and co-owners/employees of company...hmmm

They came into the dwelling when we were not there to take pictures before we moved out and tried to use those as if the property was left in that condition. We also donated $2000 worth of appliances to the company for the next tenants. VERY shady company. No morals. They obviously wait to fix issues found on a property by making their tenants pay for them. Good luck to anyone who uses or has to deal with these people.

From the beginning, she impressed us with her level of preparedness and professionalism. At our first meeting, she already had been looking at the value of the home we wanted to sell and had outlined a marketing plan. She was also quick to respond when we had questions and stayed in constant communication with us regarding feedback from showings and other events during the process. She helped talk us through every step of the way as we received an offer and went through negotiations. From the inspection, some concerns were noted. We contacted her to discuss it and she had already lined up the appropriate professionals to verify the concerns and prepare quotes to help us in our response to the buyers. Negotiations were smooth with no major issues arising. We had already narrowed down the general area in which we were interested in living. She provided additional information based on her knowledge of the area which enabled us to further narrow our search. We quickly found a property and she was on top of the negotiations. She has a team of venders available that was helpful as the inspection identified hail damage to the roof. Her roofer was able to provide verification and helped in working with the sellers to get the issue addressed by their insurance prior to closing. We highly recommend her for her knowledge, communication skills, and for staying on top of things every step of the way throughout the process.

With some picky requirements for me and my husband, Kristin was always helpful with the market knowledge and how to think about negotiating during this time in the market. Would definitely recommend her to anyone who is looking for a rental home, but more specifically for their forever home due to her extensive real estate background.

Michael was on the spot all through the build process and even post closing to help with any issues that arose and fixed them quickly the first time. Bailey helped after closing with any warranty issues that snuck up and even made multiple calls to me after closing just to be sure we had no more issues. Everyone at shaddock has been a class act. Since then we also had the pleasure of working with Michael and Bailey the construction manager and warranty manager. We decided to purchase a spec home but wanted a few changes in the kitchen before moving in. Michael coordinated this with the cabinet maker and even pointed out a few things for them to correct and add throughout the process.
