    1 Star (would give zero if possible)…read more PMI North Texas manages a unit in a middle aged retirement community in Frisco where the townhomes share common walls. For nearly a year, the tenants placed directly next to my home have smoked marijuana almost daily, and the odor consistently permeates through the shared wall and attic into multiple rooms of my unit. My home has repeatedly reeked of marijuana smoke several times a week for the past year. PMI North Texas has been notified countless times and provided clear evidence, including air quality readings and police reports confirming the presence of marijuana smoke. Despite this, management has taken no meaningful action and has now stopped communicating altogether. In addition, the same tenants create frequent late night noise disturbances due to their bed striking the shared wall during sexual activity.PMI has received detailed documentation on this matter, but they seem unwilling to address the issue and have not communicated any updates regarding this or the previously mentioned matter. For a community of this type, it is clear PMI North Texas shows little understanding or concern for appropriate tenant placement or for the well being of surrounding residents. My experience has been deeply disappointing. Beware.

    Stay far away from this company…read more I usually don't write negative reviews, but I recently had someone reach out with a very similar story of what Navigate put her through and I decided to speak my piece. I was a first-time owner and hired them back in May 2025, while I was in the middle of moving from Dallas to Austin. It turned into the single WORST experience I've ever had with a service company. Lack of communication, no attention to detail, no basic professionalism standards. It reached a breaking point for me around mid July 2025 on a call we had discussing billing errors in our monthly owner's statement. This part blew my mind: On their own recorded call, before they realized my wife and I could hear them, our property manager Christine said they needed to "put these owners in their place" and that we should just "stop being so difficult." Her coworker Courtney laughed and said "just let it go, people." Think about that. That's what they actually think about the owners paying them when no one's listening. We only became "difficult" because we kept catching them in mistakes. And they never apologized. And there were many other issues along the way. Early on, that same accounting "glitch" shorted us $102.74. When I asked Christine to explain what happened, she couldn't and wrote back verbatim "not sure where the glitch was but they corrected it." But the issue only got flagged because I caught it. By her own admission, if I hadn't said anything, we would've just lost money for no reason. That's the opposite of why someone hires a PM in the first place. Then there were the charges for work that was never done. They charged us fees for services that were never completed: -$35 for caulking -$50 for carpet cleaning -$75 to "clean mildew stains on the sidewalk" (for mildew that didn't exist) When I pushed back and asked for proof, they sent me photos of a COMPLETELY different house. They also billed our tenant $50/month fee for services like pest control and utility setup that were never actually provided. I only figured it out because they complained to me about it, and were so thankful when we decided to part ways with Navigate. Every single time, I had to catch them in the act and call it out. When I finally got exhausted, I decided to go over Christine's head to the owner, Ernesto, it somehow got WORSE. He wrote me an "apology" email that accidentally included the ChatGPT prompt he used to write it...he literally forgot to delete the part that said "make this sound empathetic yet firm." So even the apology was fake. Towards the end, during the offboarding I reached out to him 1:1 to clear outstanding balances and $ we were owed. By this time, it didn't surprise me that Ernesto couldn't explain a single charge related to our statement, nor did it seem like he cared to. He'd sent $4,441.84 when he owed us at least $4,642.50 + the disputed charges described above. He eventually agreed with our evidence but called the additional refunds he owed us a "courtesy." Just unbelievable. He only agreed to pay the rest because the call was "taking too long" and I wouldn't let him weasel out of it. And then he tried to make the payment conditional on me promising I wouldn't upset and that we would both walk away with "clean hands." He wanted to buy his way out instead of just admitting he and his team had lied. But nope, he never took responsibility for any of it. At one point he actually said to me that his team did "a phenomenal job" working with us. Extreme levels of gaslighting. If you look at other reviews on this page, you'll see many 5-star ratings, but pay very close attention to the OWNERS who actually had a unit managed by them. They are all describing some version of the exact same things we went through. Their move is to reply with a polished "we take all feedback seriously" message that makes it look like they care. They don't. Nothing changes. It's all BS, and I have the receipts to prove it. Do yourself a favor and look somewhere else or DIY if you have the time. Hope this helps -Ikenna

    Todd is an exceptional agent…read more I've lived in several major metropolitan areas in the U.S. throughout my life, and service in Dallas has been more hit and miss than in any other major city I've ever lived in. Why? I'm not sure. Maybe it's just super hot in Dallas and people just can't be bothered to work all that hard. Maybe it's because people here just earn less on average and so they don't have the financial incentive to put in as much work. Whatever the reason is, I've honestly found it quite difficult to find high-quality professionals here who take pride in their work. Todd is one of the few I've worked with in my 5+ years of living in this city who really stand out. He's just an all-around consummate professional. Todd has an incredible depth of industry knowledge and general housing experience that he draws from that he used to guide my wife and I throughout our first home purchase at the beginning of September. And in the rare instance that he didn't know something, he always took the time to research it and follow-up as soon as he could. But even more important for me was Todd's humility and integrity. While real-estate agents are often seen as simple salespeople, Todd never came a cross as salesy whatsoever. He would always try to remain impartial, objective, and honest, even if that meant compromising his own bottom line. I could see Todd's integrity a mile away, which is why I felt comfortable trusting him with a transaction of this size. While I don't know for certain, I think I'm pretty safe in guessing that Todd is quite well off. He's not desperate for business and he does a significant volume of large transactions annually. This is extremely important when considering a real estate agent because the more desperate they are, the more likely they'll do whatever it takes to close a deal, even at your expense. At the same time, you don't want to work with an agent who is too absorbed in their own success that they can't bother to spend any time with you. Todd is truly that rare mix of humility, integrity, experience, and detail orientation that makes for the perfect real estate agent. I started this homebuying process thinking real-estate agents are just people who pick up the phone, talk a bunch of nonsense, and collect a handsome check after doing effectively nothing, and left on closing day absolutely certain that I would not have been able to do this without Todd. I highly recommend him and am happy to share more details about my experience if you want to reach out.

    I wish I had found Susan's post about 4505 waterford…read more Avoid at all cost if you wish to save time, money and your sanity. If I could leave less than 1 star I would. This post might be a little lengthy, but please read. I have dealt with some bad property managers and realtors in my life, but Roy Plat has been the worst. We relocated from out of state and signed a 1 year lease for a single family home in Plano. Normally, I'd do a super thorough property review, but I thought $3,200 in rent would price me out of a lot of headaches ... that was far from the case. We had issues since day one and here I am now 4 months later and we still have problems. First off, Roy let us move into a property with a gas leak. We couldn't have the gas turned on for about a month. No cooking range or hot water. Completely negligent. Second, almost everything in the house was broken. It became very clear that the house was vacant for a while and there was a TON of deferred maintenance. Roy stated the only thing that needed to fixed was new blinds, because 80% of them were knocked down. List is pretty long: -Dryer exhaust vent was completely clogged and almost killed our new dryer. -The kitchen sink was leaking and the faucet was so calcified that it would not even turn anymore. -The dishwasher was broken. -new sod was put in during peak summer. When it started dying, because guess what ... the 30 year old rain bird system was broken. They wanted to charge us for all new sod. -Additionally, Roy expected us to pay for the extra water the new sod needed and illegally had the rain bird set to run 5 days a week for 3 hours a day ... during water restrictions. -Master bathtub has not worked since day one. The knobs won't turn, but it constantly leaks. He had 2 of his contractors come out over 6 times and hasn't been able to fix it. They installed a sink faucet on the bath tub by accident. Roy thinks it's fixed, but the plumber had to order a new faucet and I'v had a disassembled bath tub for weeks. There's no communication and it's embarrassing. There is so much more. Roy told me, when he turns a unit over he tells his contractors to just address cosmetic stuff. They don't check anything. Bottom line he won't meet in person and will waste your time and money. This is not how I do business. Do your self a favor and avoid Roy Plat and anything he touches.

    Not recommended. I don't have time to write a detailed review but in short, Plat realty makes a lot…read moreof money post-move out. Read their contract carefully. They say they will charge service scheduling fee and this charge is not for any major work or any big repairs. They charged me $175 for scheduling service + $80 for weed removal for couple of weeds in the yard. Apart from making us provide bills for carpet shampooing and professional cleaning (which we did), they ended up deducting $650 by showing some left over items (a tissue box and a room freshener) and service fee of $175 to have some to just come and another $55 to remove them. I didn't dispute because I know that hard earned money stays and easy money that you earn like this will never stay put.
