I could have sued (got lots of photos, and the professional opinions of a contractor and an experienced mover who saw immediately that leaks down beam were due to very worn condition of roof), but given that I moved cross country, it wasn't worth all the trouble. Spend a little more money and go across the street or to another responsible facility. You won't have to risk the loss of all your items.
