I have lived here now for 4 months. NO MAILBOX KEY and keep getting the run around. Was told a month ago they ordered new mailbox keys for everyone and didnt know when they would come in. I call today to ask about it and the lady had no idea what I was talking about. Just said she would make a maintenance request. Which they have done now 3 times in 2 months. No one knows whats going on. The leasing staff are a joke. One person says one thing and someone says something completely different. No communication between the front staff. Not to mention they are rude and disrespectful. I pay a lot of money to live here only to be told I cant come into the club house and get coffee that they provide. The gate is always open. What is the point of a gate, and we live right in front of the gate and even had someone enter our apartment. The lack of communication and care from the staff is ridiculious for the amount of money I pay to live here. read more

They left me listening to a beeping fire alarm that I couldn't reach for 6 hours. The apartment looks like every other apartment community in Lake Mary--nothing special there. They overstate their amenities. They don't have a car wash; they have a vacuum cleaner. The pool was dirty, freezing, and filled with leaves the last time I went. The barbecues are also filthy, and their gym is a joke. But the cherry on top was when one of their smoke detectors, located 20 feet up on the ceiling, started beeping at 3 am. I called the emergency line seven times; they sent someone six hours later. I listened to a fire alarm beep every thirty seconds for six hours before they finally sent someone at 9 am--most likely to avoid paying overtime to their maintenance staff. That, or they're just incompetent. This place has a rotating door of tenants and now I see why. read more

I have lived here for over ten years, but this year's lease is going to be my last. The front office has become completely non-responsive: "We'll call you right back" now means "Go jump in a lake." The agents used learn the tenants' names; I could walk into the office only once a year and they'd remember me and shake my hand and ask how everything is going. Now you walk in two days in a row and have to re-introduce yourself both times. We also used to be able to call for emergency maintenance in the middle of the night and get a response in ten minutes; now when you call, you get some office in who-knows-where and are asked to repeat all your information two or three times, and spell out everything three times: "Can I have your name? Spell that. Can I have your email address? Spell that. Can I have your address and apartment number? Spell that. Okay, let's verify. Can you spell your name one more time? etc." It's as if they're trying to make you give up until morning, no matter the issue. They ought to have all our information stored: you say your name and address, they type it in, all the relevant info comes up. I sat on the line one night for almost twenty minutes, with a smoke alarm blaring non-stop, because the person I was speaking with kept insisting there is no such address/apartment # as the one I was giving her. Like, I live here! I'm here now! It exists! Everything here has become a complete hassle. And every agent/maintenance-tech who is actually helpful ends up becoming Mr. or Ms. "Oh, he/she doesn't work here any longer." read more

The only thing keeping this place alive is the location, worst customer service I have ever experience. The employee's have terrible communication among each other and if you want something done, make sure you escalate it as high as possible if not they will play the blame game with you and you will loose out on your hard earned money. As the prior reviews show their maintenance is terrible, it really is! Update - After escalating to the top Tiffany & Amy were very professional and understood where I was coming from. Looks like they were going through a new management team, but I was pleased on how they resolved my issues. I have since moved out from this community, but left a happy tenant, as I had no big complaints after my first month. The maintenance team still slacked with my tickets and had them come back for the same issue more then once. Thanks Amy & Tiffany! read more

If you want to live somewhere small, dirty, bug filled, sketchy, expensive and completely not homey with no parking, then this is the place for you! I was counting down the days to leave since I moved in. Let's start with the water. This particular complex only has one meter per building, not per apartment. So they just give a guess as to how much water you use per month! I was paying over $70 a month for water that they have no idea I'm using! They just assume you're using that much, where as my last apartment I never payed more than $20 for water. It's absolutely absurd!! You also don't have a choice in having cable or not. You have to have Spectrum, which is the worst. And they add $50 onto your rent for cable no matter what. They make your base rent sound reasonable (I guess) but then after all the add ons, the water you're not using, & the cable, you're paying over $100 more than your base rent. One of the add ons being the trash, which you have to bring yourself and it's always full, but if you leave it out they say they'll fine you. It's just ridiculous how much money you pay for this place. The apartments themselves look cute from the outside, but that is about it. You get inside & it's like a small cave. Barely any natural light can get in, & you can't turn a living room light on because that doesn't exist. You have about 5 cabinets in your kitchen & the smallest pantry ever. You cannot fit more than one person at a time in the kitchen. & our kitchen water is full of mold. It just spews it. Make sure you have a Brita filter! I attached a picture of what mine looks like after filling it with the kitchen sink water. DISGUSTING. It's the smallest, ugliest, not upgraded kitchen ever. & if your neighbor is cooking something, your whole house will smell like their cooking for days. In our case, it never smelled good. & the bedrooms, mine was great because anytime the sprinklers ran or it rained, it leaked through my window! So my windows were always moldy (see in photos) it was disgusting. I had to constantly bleach my windows to temporarily get rid of the mold (that you can tell has been a problem for a while because you can see they just keep trying to plaster over it instead of fixing it.) You better have a plan ready for your bathroom things too, because there aren't any linen closets. The bugs. Omg the bugs. I understand it's by the woods, but it's insane. There are bugs getting inside every single day. Roaches & spiders all the time. & forget coming home at night trying to run through the swarm that is outside of your door from the light. You better have your keys ready! Not only are the apartments disgusting, but they are NOT SAFE. People drive like absolute maniacs!!! Everyone speeds through like their life depends on it, nobody is ever driving on the correct side of the road. I can't believe there isn't a head on collision every day! & upon moving in I noticed a man smoking cigarettes outside of my window daily. I found out he lived in the front of the building (I was around back) so he was walking around the building every day to come smoke in front of my window. We asked multiple times for him to please stop, but he wouldn't. I would even catch him looking in my windows sometimes. We went to the office & there was nothing they would do. All they said was to call the courtesy officer, who never answers the phone. But by the time he would get there anyways the guy would be done with his cigarette. So I had to put up with that the entirety of my lease. Never being able to open my windows (not like the mold or dirt would allow me anyways) or much less my curtains/blinds. Our upstairs neighbors were always loud, you could hear everything they did through the paper thin walls, but one day I heard a lot of extra banging worse than usual, turns out she was being thrown around & was screaming help. The cops had be called, it was horrifying hearing the domestic abuse like it was in my own home. Cops had to be called on different neighbors on the other side of me as well a different night because they were banging on their door screaming help because they couldn't get out (I'm assuming some sort of drugs were involved) so the cops had to come & cause another huge scary scene at 2 AM. I could never feel safe here. Even the moments I would feel maybe a little a peace with safety during the day, it would be interrupted by how thin the walls were. I would hear my next door neighbor running their garbage disposal 90% of the day, or the dog upstairs running, or the other neighbor screaming at his son every day. & forget about finding a parking spot if you get home after 6 PM. Lastly, we just got our final bill "with pictures" and they sent us pictures of a disgusting kitchen and bathroom saying it was ours??? I emailed back with photo proof that what was not our apartment but they completely ignored it. So make sure you take photos of EVERYTHING. Don't move to this neighborhood unless you enjoy gates that are constantly broken, a dumpster that looks like a disgusting war zone half the time, having to get your A/C fixed every 2 months, always having bugs because they never send anyone to spray apartments, losing packages on your front step, having to ask 3 times before you get anyone from maintenance to help, and managing to find fleas on your legs after just walking 30 feet on the sidewalk from the car to your front door. Live anywhere else but here, because I assure you, nothing in this neighborhood comes close to being worth what they're asking. read more

This is the worst apartment complex I have ever lived in. The apartments themselves are mediocre with many defects that are becoming more obvious as we live here longer (in the middle of a 1 year lease). Lots of leaks, appliance handles falling off, carpet coming up, and on and on. We brought the same 2 leaks to maintenance's attention 3 different times and the leak is back as I write this. But the real reason this place is terrible is the staff. Enjoy the time with the office staff (the leasing agents also act as receptionists?) when you move in because they will stop talking to you after you have signed the paperwork. Don't expect any help with any problems. Instead expect them to ignore your phone calls (they never answer the office line), never return your messages, and generally act disturbed by you if you walk into the office with your problems. Even the on-site manager has never responded to my voicemails (of course he never answers his line either). This would be less of a problem if we didn't have the repeated problems listed above. The maintenance staff is widely oblivious. They ignore obvious problems until residents make repeated complaints. One of the guys actually told me I was seeing things when i showed him a water spot on the ceiling (from a leak). They leave the dog waste bins full for months making the entire trail around the lake smell like feces. And they do very little to keep the pool area clean which looks nice when you walk by it, but it actually very run-down upon closer inspection. Felt I had to warn other people. I can't believe that I got stuck in this horrible place and I wouldn't wish this trouble on anyone else, especially when there are so many alternative apartments in the immediate area. TL;DR - Bad service in an aging apartment that was built cheaply to begin with. Don't expect any help from anyone involved with Colonial. read more

Absolutely love the Apartment Complex! It sits conveniently across the street from the Regal Amc Movie Theather, The Blue Elephant, Subway and a variety of other eateries. I had an awful move in experience, but after living here eight months I needed to change my review. The apartment is very nice, maintenance has come extremely quickly the two times I called, the grounds are beautifully maintained. It's a nice, safe, quiet place in a great location. STAY AWAY is the word! I have lived here for 5 years, the rent kept going off the roof, not worth it! there is always some repair, the maintenance staff come over to fix it, but temporarily, the problems keep popping up over and over. It only took them 5 years to replace the toilet that wouldn't flush, go figure! The leasing office staff sound helpful, sound nice but NOT REALLY HELPFUL. I have a very loud & noisy neighbors with 3 dogs which always bark sitting on the patio. How did they even qualify? I notified and complained a bunch of times, really ALL THEY WANT IS MONEY. I just moved here a week ago, but so far so good. We had several things that needed to be replaced before we moved in and it was done. Plenty of ducks and wildlife in the lakes. The apartments were built in the early 2000's, but I so far I am happy. read more

Don't trust these people they are misleading and not straight forward when signing you up. Specifically asked about options to get out of lease early due to my work and they made it as if it was no problem yet now tell me I have to pay two months rent to get out......the gentleman knew our situation with graduation from UCF coming up and tricked us into getting the 14 month lease because it was the "best deal" telling us it's no problem to get out of the lease. I have enjoyed every last bit of this apartment complex up until having a family emergency occur the first week of May and had to fly home to say goodbye to my immediate family member, as I am living In Florida while finishing Law School. Upon returning back from my unexpected family emergency my husband and I were in constant communication with a Laura Vargas where we indicated that we wouldn't be able to pay rent on the allotted time and requested an extension, which was granted in writing through email. Per my receipts luckily that were saved and tracking of my money orders on May 25 I received a message inquiring when rent would be paid... On that same day I replied confused as it was paid a week in a half prior and I scanned in proof. Laura indicated that it was still late (Again it was communicated previously and acknowledged.) My thought was maybe it wasn't communicated or processed in the system so that may have been why there was a miscommunication when receipt of rent. 4 days later I am served with an eviction notice, even after rent was acknowledged, so then a satisfaction was quickly filed 2 days later. (Coming from experience in Law I know unethical practices and interest of justice but am quickly seeing how everyone in Florida is so quick to file frivolous suits.) Now, despite the fact that rent was in fact paid as promised for May, accrued fees and legal fees tacked on make it financially impossible. Topping of the cake was when we reached out to confirm monies it changed several times via written communication, and when asked if we could work out a payment arrangement for the legal fees we were told another eviction would have to be filed in order to prepare a written payment arrangement. Soooooo, in order to arrange a payment of the extra legal fees that were added after payment was received previously, I was told another eviction would need to be filed and then an arrangement could possibly be worked out but would have to be discussed with her higher up. So it took time and patience but i got some glimmer of hope. When all else fails notify the head corp office and talk directly to the property manager. The head manager was friendly and went above and beyond to correct my impression of the luxury appartment community. Thank you for appropriately handling this and improving things.i will say this is a beautiful well landscaped amenity rich convenient place. My experience hopefully was not the norm but i hold hope for future tenets. read more

We recently moved into Colonial Grand at lake Mary and part of the reason we chose this place over all the others in the neighborhood was because of Yolanda, the leasing agent. She was beyond sweet, warm, professional, courteous and helpful. We were downsizing from our 4 bedroom home into a one bedroom apartment and had so many questions and concerns. Yolanda's patience and helpfulness was really the key to choosing this place and we couldn't be happier with everything she did to accommodate us and make us feel welcome. On move-in, we had a few normal maintenance issues which Yolanda and the maintenance staff took care of immediately. We couldn't be happier to know that the staff here truly cares about us and wants to see us satisfied. Thank you so much Yolanda and the maintenance team, we really appreciate all that you do! The only negative issue we have is that our downstairs neighbors continually slam their front door so loudly that it rattles the whole apartment. Hopefully with a kind request from us, they will be more aware and close their door more lightly. As far as the lighting in the complex, it's great except for one spot around the back end of the complex, while walking to the back parking lot from our apartment...it could use another light back there for safety and comfort purposes. Those are the only negatives, but between the great staff(Yolanda is the BEST!!), the gorgeous pool, the beautiful gym and the convenience to I-4, the 417 and all the great shopping and restaurants, we know we will be extremely happy here! read more

This complex looks appealing, yes, but do not be fooled. I am not one to review anything online, but I write this as a favor to you: please do not be as gullible as I was when apartment hunting. I truly regret signing a lease with Colonial Grand, I have been nothing but disappointed with my time here. Each week, something in my apartment stops functioning fully, or stops functioning all together. With my limited "fix-it" skills, I am led to call Colonial Grand Maintenance. Though it is not my only issue with this company, maintenance is by a long shot the ULTIMATE DOWNFALL of this apartment complex. One day while I was taking a nap, a maintenance worker knocked at my BEDROOM door--they regularly let themselves into my apartment, despite my specification on my maintenance requests that they DO NOT have permission to enter without my presence. One day I came home from work and there was a large hammer left on my kitchen counter, and a maintenance worker had also helped himself to a cup of coffee from my Keurig. The worst part, however, is that maintenance does not actually fix ANYTHING. They have used my own mixing bowls to "stop" leaking sinks, and what they do seem to fix will eventually break within the next month. Save your money, there are many far superior apartment complexes within the area...do not be conned into signing a lease with Colonial Grand! read more

I have lived here for six years...When I first moved in (2009), I was living in a 2/2, upstairs, with an unattached garage, which was quite a walk away, for $960 a month :). Each year, the price increased...totally understandable for our upstairs unit and view of the lake. However, after three years in the first unit, life happened and I needed to move into a 1/1 downstairs unit with an attached garage. The space was obviously less, the amenities and fixtures stayed the same, but the price increased rapidly. I have been in my 1/1 for 3 years, and per usual, Colonial Grand managed to raise the price. I am currently paying a base price of $1,100, but with the connect, water, and trash, my 1/1 is $1,200. Okay, not too bad considering the convince of Publix, restaurants, and bars across the street...but still more that I was paying for double the space. Now, you might be asking yourself, "Why not stay in the 2/2?" The answer is a bit convoluted on their part..."At the time, it was cheaper to move into a 1/1. Now your apartment is so desirable, that it's more expense." Okay, so move me back into a 2/2. Not so simple here. They slam you with extra charges that make the move not fiscally responsible. The real kicker was when I referred a friend, expecting a $200 finders fee. My friend and her roommate moved into a 2/2, fully renovated unit, and were asked to pay $10 less than i was paying for my 1/1. When I approached the staff, at my time of renewal, they simply told me that my friends got a move-in special. Great! Give new people incentive to move in, but DO NOT screw a resident who has always paid on time, for six years, and has had zero noise complaints. They eventually said that they would reduce my new renewal rate from $1,070, to $1,045...keep in mind that there is essentially a $100 increase in the final rent...before power and cable. The agents were not only rude, but essentially told me that i would not receive a referral fee because one of the tenants, who was not originally on the lease, had lived here before. Basically, they fucked me time and time again. I can say this...the maintenance staff was always professional and timely, but the company doesn't give a shit about the people who live there. The agents are unsympathetic to any and all grievances, and really don't care about the residents. This place used to be somewhere I could call home, but since MAA took over, they seem more involved in the upkeep and happiness of their new projects. STAY AWAY read more

expected more bang for my buck-mediocre to say the most. the pool area is usually the worst kept place of the entire complex-rarely ever cleaned and the filters which are supposed to be open and free from debris are naturally covered with filth. if you enjoy swimming with bugs then this just might work for you. as for the office staff, yes most of the time they seem annoyed by your presence but not every one acts the same...Brenda is usually very helpful and responsive and although it is nearly impossible to reach anyone by phone in the leasing office most of the time when you walk in, they will pay attention to you and resolve any issues you might have. maintenance is very very pleasant to work with and responds timely to any service request (max 1-2 day turn around even if they are behind). overall the complex is generally calm and quiet during the early morning and late night hours. no disrespectful neighbors and most people keep to themselves. the weekends do get a bit louder with everyone being home and the kids playing outside but nothing unbearable. wasps are huge and nest all over the property building hives under the eaves of roofs...management doesn't see it as an issue and says that they are everywhere so trying to battle them would be pointless....news flash--that's the purpose of pest control! parking is readily available next to every building and has never been an issue. overall colonial grand at town park is a good place to live temporarily but personally I would not call this home for more than a year...two at most. read more

Beware! I moved out of an apartment last month. After move out, I was given a bill for hundreds of dollars due to damage of the carpet. When I called to complain that the carpet was trashed, stained and hadn't even been vacuumed when we moved in, I was asked if I had put that on the inventory move in form which of course I had along with many other discrepancies. When I moved in, I was told I was required to sign a blank copy of the inventory form and was then given another form to fill out and bring back. When I called to dispute the charges, I was told that the only form they have is the the blank one they made me sign without any discrepancies. I have the carbon copy of the other form that I filled out stating damage to the carpet along with many other issues. I figure that is isn't even worth my time and energy to dispute the charges. I have already paid the charges but am completely disgusted with their management team. I have many other complaints about the place but this is supposed to be a review not a novel. read more
