Also, someone had thrown food on the stove and food in the sink. Also, not there when I turned in the keys. Property manager told the judicial officer that there was trash and items left in the apartment. That is not true. These people are crooks who are guilty of fraud. Seems like no one cares though. Even the Madison County Judicial System seems to turn a blind eye to Morgan Property's fraudulent conduct. Yes I violated the lease because I lost my job and couldn't pay rent and I agree with some of the things that needed replaced, but that place was cleaner when I left than it was when I moved in. These people are shady. Don't rent from them. I have attached photos of apartment right before keys were turned in to Morgan Property. The pictures they showed the judicial officer were not the same. They were horrible photo copied pics. Obviously, someone else was in the apartment after the keys were turned in. My word against theirs. They are also not located on Broadway anymore. I think they have caller ID. The smoke detectors randomly go off anytime of day. During emergencies they will not come out to fix anything same day. Put in an emergency work order. Got a call 48 hours later. Not from maintenance. A random person they called that was going to come to my place. When they were told problem was fixed by tenant. Still no one came out to make sure problems wouldn't happen again. Do not recommend them if your a property owner or a tenant.

I am an out-of-state investor (I live in CA) but own property in Greenwood, IN that is managed by T&H. When my business partner and I purchased this property it was managed by a different PM who we stayed with upon acquisition. After about a year of terrible service, we decided to change PM companies. We landed with T&H. At the time of this review, we've been working with T&H approx 1.5 years. I typically handle more of the repair/maintenance issues with the property and my business partner usually handles more of the admin side of things. With a construction background, I stay connected to what R&M are being done at my properties. With that said, I've dealt with and have worked a lot with Tanya Carmen, one of T&H's PM's. Tanya is responsible for the move-out and on-boarding inspections and reports and I must say, she does an incredible job. She is very thorough and has great attention to detail. When my business partner and I purchased this property, unfortunately it wasn't very 'turn key' which has made Tanya's job much more involved getting things up to their standards. Tanya is very easy to work with, has prompt communication and just an overall great person!
