    This was my first time renting an appartement, and I thought everything was good with this company…read moreuntil I moved out. Make sure you are cautious about moving into their appartments! Take pictures, pictures, pictures!!! Take pictures of everything in every single room, in every corner! Make sure you check to see if the towel holders, toilet roll holders, blinds, etc have anything wrong with them and take pictures! If anything is loose or marked or indented, make sure you take note and take pictures. Do not sign the move in checklist until everything is fixed or you will be charged! Do not make my naive mistake of thinking that management is aware of the blemishes that are left behind, because you will be the one charged if anything is not working right or if anything is loose or comes apart due to repeated patches that you can see on the walls when you move in. Another thing is to make maintenance requests in their app over. Maintenance requests are very slow for repair. Make sure everything is documented. Keep everything from texts to maintenance repairs and pictures for evidence to save yourself unnecessary trouble and additional costs!!! Be cautious of this company!!!

However they do have technicians typically free of charge (that I'm aware of) that you can submit tickets for to do work orders and depending on the difficulty of the fix you'll either get it finished within a couple days or ignored completely with no explanation. This typically just results in an enduring renter asking again and again until it gets done or they give up. Constructive criticism is just to maintain a level of normal professionalism, I would prefer if a person just give me a firm "yes" or "no" when it comes to answers about maintenance and other questions instead of being given random affirmations in order to get to the end of the call faster. There's a fine line between professionalism and what I call the "HR Brush-off" or in other words being so nice to the point that it comes off as sickeningly disingenuous Renters beware their late fees are exceedingly brutal and if you ask in advance for a little more time and layout your plan for payment they will happily tell you that they'll see what they can do but you will just allow them to prepare your eviction notice faster and note it in their file of you. it's all words with no substance and you'd be better off making a plan of action for yourself. I have been both a landlord and a tenant and there is certainly a difference between a tenant that just needs a little time and a tenant that needs to get removed for being unpleasant and unable to adapt or care about their place of living. Most I would say fall in the former. People deserve a baseline of respect. Corporate culture is an affront to basic compassion and understanding and should not be applied over the phone or in person (unless your goal is to be severely disliked) Treat this company as you would an adversary, they provide a service and have little competition so they are complicit in disrespcting you. divulge only the basic information, live in the gray, and look after yourself first.

They pay new tenants for positive Google reviews - you almost feel obligated, so what you see is fake. They will come to your house at night and leave eviction notices on the door after the 3rd - which is funny because they have to go through court so it's weird effort for a scare tactic. You have to really document EVERYTHING with them. Take pictures/videos of move ins and outs. You'll move into a dirty place that they charged the last tenant a "cleaning" fee for. They lie about sending notices and report it to collection agencies. Charge for basic maintenance. It's actually quite disgusting how they take advantage of people. My advice would be to just steer clear.

All Doors,all trim, and linoleum…read morein laundry room still missing. we still have not had this problem resolved and are still continuing to reach out to DPM to try and get the bottom floor in livable condition with no response. I've never been treated so poorly from a rental company as I have with Dakota property management. Took over two weeks to get a hold of an actual person after calling numerous times (and leaving a message) Mike Blessum continuously ignored our pleas for help...with no call back. No one could be reached via their profile on Facebook. My basement smells of mildew, sewage, and dirt due to water damage/flooding. I'm unable to wash clothes or take a shower. This is awful. Worst experience ever. I guess being a tenant to a company doesn't mean as much as it used to. Very very displeased and disappointed in this service. Three weeks have gone by and Mike Blessum finely addressed the issue but advised us to not make a fuss about rent "think of what I am going through and the property owner is having to deal with in costs" was his reasoning. Mike Blessum doesn't care about the health and well being of his tenants nor does he obviously have any respect for them and their right to a clean and safe living space. Don't ever EVER use Dakota property managment. Mike instructed us to get our rentals insurance to set us up somewhere livable in the meantime.

We had a landlord that did not tell anybody he was leaving and when the new owners came in, they were like "what 600 dollar security deposit??" They seriously had no clue and I can't blame them for that. Long story short, there is this neighbor, we will call her "Judy"! Some of these neighbors don't pick up after their dogs and my appointment was the only one out of that whole place that provided a shovel and a 5 gallon bucket to pick up after my dog. Nearly a month ago, "Judy" has taken one of my nieces toy shovels, scooped it up into her bike stroller. My niece was just recently diagnosed with autism and that is the only bike stroller we had, they aren't cheap.. Now back to the major problem. She has been harassing us with writing letters about how each pile of dog crap is such X amount of money. First off, that's not that point of the matter, the main point is she is claiming she is Minot management, she writes that in the notes every week. I would actually LOVE to know if she really does work with y'all, if not, this is fraud, and we do not appreciate this kind of behavior from someone who also rents from these people. Do not rent from here until you absolutely talk to minot managment!

They say they clean carpets but I think it's horse $#!+ cause I went and met neighbors that just moved in and the carpet looked like they didn't do squat. Then they don't send you whatever they left of your deposit until 30 days after you move out. They are straight up crooks that prey on military personnel. DONT RENT FROM THESE @$$holes
