To this date, they have: * Refused to allow me to retrieve my personal property from a CPM-managed unit * Ignored valid fraud and theft allegations tied to another tenant * Denied communication, even after I escalated to corporate and legal channels * Forced me to pursue formal legal action simply to recover what is mine By doing so, CPM--under the leadership of Owner Colleen Stein and Director of Sales Amanda Folden--has violated my due process and property rights. CPM has been wonderful to my 15 year old and myself. From getting us keys to move in on the SAME DAY!! to being super kind and compassionate about my daughters hearing issues,always being respectful and available for (many) questions and making the application process simple and going out of their way to accommodate for viewings,has just been a fabulous experience. We are happy to have chosen CPM versus other rental agencies in Minot. Erika and Sue have made our rental experience so great and easy! the unit is awesome and maintenance staff is prompt and respectful. Common areas are clean and smell great. read more

CPM where do I even start. First of all I felt discriminated for using ND rent help like the lady I was speaking to her tone of voice went from excited to she couldn't even bother assisting me. Then I wait till after the 1st to get my keys and they refuse to follow my assistance programs guidelines of getting the key even with no payment because payment is guaranteed. So I had to find a hotel to stay for the night when I was supposed to get my keys and the date was discussed prior. Then a few months go by and I see mice in my apartment. As I proceed to hear from my neighbors they had upwards to 7 mice in their units. So there was an infestation! Mind you I clean my apartment frequently so I should not have had an issue with mice at all. They come try and fix it but more appeared. They came into my unit on multiple occasions when I put I want to be present for any and all maintenance requests. I allowed them to come in once without me there and they continued to come in without me home after that one time. No notice on any maintenance requests at that point. Only a notice when they were entering my apartment in the moment. They kept leaving my door unlocked and the final straw was my ESA was having a health crisis so I left potty pads for him and was monitoring him. I will admit it was slightly more dirty than usual because I had no idea whether i was gonna take him to the vet and needed a smaple. They came knocking like the police and coming in regardless that morning (04/30/25). This made me feel deeply uncomfortable as I was getting ready for work and I was not expecting anybody. I have PTSD and panic disorders and do not like people showing up unannounced. They ask me a question, told me to clean my apartment and I said I needed to go to work. They left and I presume they came back to take pictures of my apartment and left my door unlocked once again. No call, no text, nothing and serve me an eviction notice that day. I am disabled and unable to take my dog out consistently and I work long hours. So most times I cannot take him out. My neighbors have called the police on me multiple occasions when I was trying to sleep or for even doing daily tasks. Which I presume they possibly they were hearing the mice through the walls. They tried gave me a 3 day eviction notice which is not suitable time to find a new home especially with them knowing I have nobody out here. They did allow me to stay an extra week and that is the only credit I will give them. Overall do not recommend cpm. They will not notify you of potential issues in your apartment, will make the issue seem like your problem and not willing to accomodate for people with disabilities or mental health issues. This company has raised my paranoia and anxiety when I simply left the house. They as well did not put the correct amount into my ledger for my assistance so I had to pay money out of pocket for those expenses. They lack sympathy, professionalism and lack communication most of all. Also seems like they are not pet friendly at all if they do not allow dog pads inside the home especially for those of us who work long hours. To add onto all of this a mouse tried EATING MY CARPET when I was trying to sleep for work making my dog go crazy in the middle of the night. As well when I was doing my final clean up before leaving there was a lot of mouse feces I did not see during my last clean as well in one of my drawers where my cutlery was. As well in a drawer I did not use often and stored plastic bags in a mouse had nested AND THERE WERE BABY MICE IN MY GROCERY BAGS! So CPM did my a huge favor. As well they informed everyone of apartment searches on 05/06/25 and they did not search anyone's apartments except for one neighbor who is disabled as well. So they will target you if you are disabled. The prices may be good but at what cost. read more

Previously rented from them in 3605 2nd ST NE. 2 of the 3 washers for the entire building were almost always out of service. Now I rent from them on 2606 4th ST NW. We have 1 washer and dryer for 6 apartments, the washer has been out of service for 3 weeks. I'll update if they fix the machines or when my lease is up. Update: it's now 10/24/22, machine still not working, CPM says "we are waiting for a part" Update: 11/02/22 I called to inquire when will the part arrive, she said "I'll investigate and send you a test back". I never received a reply. It's now five weeks in a row with to washing machine. Currently all residents have to do laundry at another building, which means we have to take our laundry outside on the cold, at least it is not snowing just yet. Update: 11/14/22 We still don't have a washer. I have to drag my laundry outside on the cold and snow towards the next building so I can wash my stuff. My husband and I lived in one of the cheapest complexes this company had to offer. When we moved in near winter, we immediately noticed that the temperature in our apartment was dangerously low. We called maintenance and the office multiple times to get the heating for our place fixed, but to no avail. Due to the inhabitable nature of the apartment, we eventually left our lease 3 months early since they broke their end of the contract. They have now charged us for all three months rent that we weren't living there and out the account into collections because we refuse to pay it. Next was the security. The complex building had zero security, not even a lock to keep the homeless out. Many of our packages and our neighbors' packages were stolen. We called about this issue and that a large portion of our belongings downstairs were still being stolen, but our pleas fell on deaf ears. I once walked out of my "home" to be greeted by a crackhead perusing our doorsteps for goods and packages to steal. The laundry situation was not much better. There were 3 sets of washers and dryers assigned to our building of 10 or more families downstairs in a poorly lit, and minimally maintained area downstairs. Of the six appliances there, only 1 and 1/2 worked. You'd have to use the dryer multiple times, just to be out of more money and left with wet clothes. Finally was the office itself. The staff was extremely disrespectful, rude, indifferent, and malicious towards any attempts at getting these issues resolved or just taking our money for rent. The employees of this company are evil heartless scammers who defraud the poor because they have the means to, and their residents don't have the funds to fight back. This is a disgusting and evil company that needs to be dissolved and the employees tried in court. read more

i've been renting from cpm since february 21. the front desk ladies (i'm terrible with names) made me feel at home in a new town. they told me about the cashiers checks that marketplace does so i wouldn't have to pay the cash fee. they make being an adult and paying rent more fun than it should be. i always have a good laugh with them. read more

If I could give this company no stars believe me I would. Not only are they extremely rude and unprofessional, they treat military families like shit. I really wish I would've read the previous reviews on here before I ever signed with them. Also, if you ever have an emergency and need to get out of your lease FYI they don't do that. So you'll be STUCK paying for the remainder of your lease even if you move out and are not living there anymore. We decided to break our lease two months in due to an emergency and we're ready to deal with whatever needed to be done, pay whatever needed to be paid to do so. We were told that if someone wasn't found to re-rent our property we would continue to be charged rent/utilities for 9 more months. So we DID find someone within 2 weeks and that wasn't enough for them to cooperate with us. Back and forth calls and meetings were held and miscommunication on CPM's end. It took them 3 days to write me a simple 2 minute letter that I needed. Maria, the leasing agent, is literally an idiot. She set up a meeting with us on a Friday at 4:15 pm and when we showed up she wasn't even at work that day. She couldn't even recall setting up that meeting. She is NEVER in the office. WILL NOT call you back when you leave a message and quite honestly doesn't even know what the hell she is doing. The receptionists talk shit/make fun about their tenants right after they hang up the phone with them in the waiting area for other residents to hear them. EXTREMELY UNPROFESSIONAL. The last day that I went into finalize our lease break I was literally yelling/arguing back and forth with the leasing agent Maria, and another employee in the waiting area, in the public view. (Again unprofessional) I was VERY frustrated because after Maria couldn't recall our meeting to break our lease the first time, we rescheduled for 3 days later and she tried telling me I needed to pay a $515 fee right then and there or else I would have to reschedule AGAIN. I never even received a phone call from her stating that we needed that amount of money THAT DAY. It only took us 2 months to endure this kind of treatment from them and that says ALOT. We will continue to tell our friends about how horrible this company is, and I advise you to steer clear. read more

If I could leave zero stars, I would. I have never been spoken to so rudely before coming to CPM. We have been in our apartment for a year, and I've never been so happy to leave. Couple months after moving in we called to let them know our down stairs neighbors were breaking their lease by smoking weed in the apartment and it was causing our apartment to smell that way. My husband works on base and got stopped several times due to this issue. After calling 5 TIMES and them doing nothing we went up to the police station, filed a report, and went to CPM telling them if they weren't evicted immediately that we would go through military to get out of our lease. Now that our lease is up and went to give them a notice and I had a few questions, they LAUGHED IN MY FACE and were unprofessional. read more

Worst thing is I wasn't even in lease with them . Imm sold the building I was living in and creative not only took all my deposit but turned around and charged me extra 600 on top of my deposit. If youre military, STAY AWAY! Literally not only the worst customer service, but the worst scumbags that hate the military. There has been multiple time where I have asked maintenance to come out and fix things for them to tell us it's just how the house is. Under the tub on the main floor is a leak I can't find and the floor is rotting out under it. I've called and sent requests in 4 times. I've called about a lock being fixed twice and nothing back. The only thing they said was to not change the locks. When my boyfriend got orders, they were going to make me pay until they rented it out again... on SrA pay... they lie and cheat their way and I hope they go out of business. I've taken pictures and brought my stuff to legal on base. If they try and not give me my security deposit back, there will be hell to pay. read more

They have the worst service ever. We saw a house we wanted down 20th Street and applied for that home, this was on a Friday. They are close the weekends. Then Monday morning I received a call saying we got approved for it, so I called in as soon as I got the voicemail that very same day. Then they set us up for a contract signing the following day. When we got there the lady was showing us the contract and mentioned a different address. I said "No, that's not the right house we applied for" and told her the one we applied for. She then tells me it's been leased by someone else already. That makes no total sense. They toured us into a home that they know someone already applied for, made each of us 3 individuals apply for an application which is $25 a person, then call me and say we got approved, then make an appointment to sign a contract for the lease, which was a wrong house. Not one of the people working there mind telling me that the house I was signing for was not the house we wanted. Very bad service, we just had no choice but to sign the contract because we've already turned in our immediate notice from our previous home that time. But if we haven't, I would guarantee that we would have never signed that lease. THIS IS SERIOUSLY THE WORST. Not the end yet, when we moved in the floors were all muddy and dirty with soil all over. We called the property to say we need it cleaned because it's dirty. The employee tells me, it's not their responsibility to clean the house anymore because we signed the contract. But hello! You mean to say you leased us a dirty ass home? And gave us the responsibility to clean it ourselves. It was really bad. In addition to that they inspected our home and saw some damages in the garage, they demanded us to fix everything in a week or else if the inspector comes back and sees it not fixed they will have the company fix it themselves then bill us afterwards, and if we don't pay for it then they will sue us. Correction, our lease doesn't end until the 4 months. Why are they giving us that option to get it fixed in a week or else this and that? In addition to that they took a deposit of $2000 from us prior to moving in which is supposed to be a safety deposit, used at the end of our lease when there is damages. All this doesn't make sense! They want money all the time, they will juice your pockets out! The reason they said is that it's because they already saw the damage so they want it fixed in a week, it doesn't matter our lease is not over until November therefore we are responsible for the house until November until then they can't force us to fix something in a week and if not they bill us for it. Plus, we have jobs. Full time jobs! They are very inconsiderate. How do they expect us to fix the damages in one week. They are heartless and rude. Unprofessional. My fiancé and I had talked to CPM for a few weeks, viewing apartments and filling out tenant applications. Over this course of time I asked at least 6 different time if it would be a problem that I have a small bird. I was assured every time that it wouldn't be a problem and didn't even need to pay a pet deposit. Cool. We got to our scheduled appointment on time, and then had to wait a half hour to actually get to the paperwork. We went through another half hour of paperwork signing everything and I had asked AGAIN if having a bird would be a problem and they said no. We got to the very end of paperwork needed and were just about to do the finishing signatures, when I see they have written in "Tenants have a small bird. Must be kept in cage at all times." I told them that I was never informed that he would have to stay in his cage. They said, it's like a dog policy where you have him kenneled when you're not there, except the bird is never allowed out of the cage. I explained that the bird is bonded to us and needs handled and loved and they said it was policy. The head manager came in and was extremely rude and mean, not caring that I was starting to cry saying she's had birds before and knows they can stay in the cage and demanded to know what kind of bird I had (I had already told them) Needless to say we walked out without signing a lease. I rented from these people when my family and i lived in Minot ND, I honestly can't say anything good about them! Their service is horrible they are the rudest group of people I've ever encounter in my life. The air vent on my roof fell off and hit my 3 month old car it dented and starched it along the side when i went there with my car and pictures of the vent they told me that was my problem and to call my auto insurance ... just like that... When we moved we left the house spotless and in better shape than what we received it in 30 days later i receive my deposit but not before they took a $300 for a so called "cleaning fee" i called multiple times asking for a explanation on this fee which I'm still waiting for, i hired a cleaning lady after i personally cleaned the house and still got charged but never was told what was "dirty" i absolutely would not recommend this leasing company to anyone. read more

Wow. I don't even know where to start. I moved in a year ago into newly redone apartments after the flood. It was a hectic time and all I could find and afford, and it was the worst decision of my life! I was paying $925 for a studio apartment. The windows didn't lock, the doors didn't seal, and I could easily and frequently break into my own apartment! First, the plumbing was terrible. In order to take a shower and not have your bathroom flood, you had to plug the drain and then slowly let it drain or you will come out of the shower with an inch of water. Called management and maintenance multiple times and the issue was never fixed. In fact, I even got charged $200 for a service call when a neighbor and I's bathroom flooded with backup! They said it was our fault even though we did nothing. Then, they don't shovel, mow, or sand. So have fun with that. The washer and dryers took two times to wash/dry to work. Oh and for the tiny apartment heat, it is an extra $100/month. And most disgustingly, the entire apartment complex, not just mine, is COVERED in mold. I have a two year old and there was a newborn that got sick and they refused to fix or clean it. When I say COVERED, I mean covered from the floors up. Black mold. Hazel is worthless, the goodlooking girls are retarded up front and the maintenance guy is an idiot. They are all crooks, disrespectful, and they will let you and your children live in literally mold before paying someone to fix it or do something about it. read more

I've lived in a CPM apartment for about 2 years now, and I'm so pleased with their service. From the initial application through today's maintenance call, they've been very helpful and professional. I've never waited longer than 1 day for a maintenance issue to be resolved. My brother recently moved in with me, which required that I move from my 2nd floor apartment to a ground floor apartment. I had the keys to the ground floor apartment within 2 days, and was able to transfer my lease on the 2nd floor apartment without any additional deposit. We requested an ADA toilet be installed for him since he is disabled. The maintenance man was there that same afternoon. Not only did he install a new toilet, he also installed a grab bar on the wall next to the toilet (we didn't even ask for that, but it sure is a big help). I contacted them this morning about a broken sprayer at the kitchen sink, and they had it fixed within 2 hours. Extremely pleased with this company! read more
