I just had a building inspection for buyers clients of mine. I sold the buyers house last year and Main Choice did the inspection and found a number of item that my buyers inspector missed when they bought the house 3 years previously. I had a horrible experience with my home inspection in Maine but the worst part is that everything seemed to be fine until I started improving the property. I did call Main Choice Inspections to give them time to correct the issue and they responded as if they would but never did anything. Let me summarize some of the issues that were missed. Heat - The day I walked into the house it was freezing. I was told the furnace was fine but clearly it was not. I tried to restart unsuccessfully and had to call a repair man to come. It needed a new controller $450. Chimney - the liner was in rough shape and needed to be repaired right away costing over $2000. Electrical - they said a few receptacles need covers. The reality was that it was a complete disaster. Even after going through the house with an electrician we still can't find where some wires go. We were able to decipher 5 out of 8 circuits. We also found a 50 amp breaker with a 20 and 15 amp feed coming into the breaker which would melt the line before it tripped. Job estimated at 15k Plumbing - there were no shutoff valves except at the hot water tank. $300. If they let me know these things ahead of time I would have negotiated a minimum of 10-15k off of the price to address these issues. I would never use this company. They don't even stand behind their work! read more

Very thorough and detailed inspectors. If they saw sign of past water leak, they tested to see if recent and followed the trail. Weren't afraid to crawl in attics, get low, etc. High tech equipment used. Professional team and would explain things to you. We used Main Choice Inspections on the recommendation of our realtor. We ordered a general home inspection as well as a radon test and septic inspection. When we arrived at the house right at the appointment time, Bill, Brian and Kevin were already hard at work. This is our first home purchase and our first home inspection so we don't have a basis for comparison, but I won't be calling anyone else for future inspections. The price was a bit higher than some other companies I've heard of, however not one of the people I talked to would recommend the companies they used, so it seems to me you get what you pay for, and I'm glad we paid the extra money for a very thorough inspection. Can't speak highly enough of Kevin and Josh, who were the inspection team from Maine Choice at a place we looked at in Biddeford. They were down to earth and had a sense of humor, but were also extremely focused and professional. They arrived before a bit before our specified time and got started on some drone work of the roof and other outside items, which was great to keep things moving. Josh gave us the rundown at the beginning of what they were allowed to do and not allowed to do, and what they would be looking for as they went through the building. As we/they went room by room, the guys explained every issue or potential issue and how serious a problem that could be (they also organize their final report with the most pressing issues first) to the best of their ability. Obviously, for an actual quote on certain things you need to call in a electrician, plumber, etc. but Josh has been through several renovations of his own properties, so he was at least able to give us a broad ballpark range, which was awesome compared to someone saying, "no idea, call someone else". Because they had scoped out the roof, Kevin saw there was a hatch and was able to get out on the roof that way and check the condition (by lugging a ladder up three flights of stairs!). I really appreciated that they were honest, but also realistic and not just trying to scare the hell out of us and they weren't condescending at all. They seemed to really enjoy what they do. The office staff was also easy to work with and sent over the report very quickly. I can only speak for these two guys, but considering they have nothing but 5 star reviews on here, I'm guessing most of their teams are the close to as good. From their professionalism, hard work down to the last detail, and ability to explain things to clients with different levels of experience, there's no reason to call anyone else for a home inspection. I didn't shop around that much, so even if MCI comes in higher than some competition, it's 100% worth it. Thanks guys! read more

Main Choice has done two inspections for us and they are THOROUGH. Walking through the house with them is an amazing way to get to know your future home and what to pay attention to and what needs to be fixed immediately (or in the not-so-distant future). Sure, because they are so good you may say to yourself "my house is trying to kill me", but that is a good thing. It's better to know if you are going to be committing to the biggest purchase of your life that will also be a money pit of repairs. My only quibble is the onslaught of emails and phone calls since our inspection, and if their name was Maine Choice that would be cool too. But seriously, Steve was so delightful and helpful and I would recommend them to anyone. read more

Do not use this company. They cost me $3500.00 in repairs for a faulty inspection. Detached garage was inspected from outside because the inside was not accessible. Pictures were taken of the front of the garage showing some wood that needed replacing but neglected to go around back to see that the cement slab was separating from the building by 3-4 inches and bowing And noticeable from the outside. When I called the owner he told me that I did not pay an up charge for the detached garage $75.00. Why was an attempt made and also pictures taken and sent as part of the inspection. We first met Bill Heath, owner of Main Choice Inspections, through a adult ed home bus tour last spring, and were immediately struck by how this guy LOVES and knows about homes and home inspecting. (He bought his first house at 17, and now, several homes and years later, Bill is a Certified Master Inspector, even though Maine doesn't require certification.) We learned so much from Bill in a couple hours, that when we had a house under contract a couple months later, we had no doubt who we wanted as our inspector! He'd also given us a $50 coupon (which I think he gives out liberally), so we knew we'd get a good deal. Bill did a thorough, three-hour inspection (the longest our realtor had ever seen, which we thought was a good thing--and gave us a lot of time to better explore the house), and was great in walking us through and explaining all sorts of things that we wouldn't have known as first-time home buyers. He even brought us bottled water and a binder for taking notes! Less than a day later, we had a 60 page report replete with photos. Then, SHOCKER! Our sellers pulled out. So we were back on the hunt. This is where Main Choice really sets itself apart. When we put another house under contract less than a month later, we learned about MCI's "2nd Inspection Free" warranty: they offer a free inspection of a second home "if for any reason you choose to not purchase the first home we inspect, as long as you use the same buyers agent and you schedule your second inspection within 30 days of the first inspection." What?! Bill and a partner from MCI conducted a second, COMPLIMENTARY, nearly three-hour inspection for us on this second house--and then came back a week later to do an attic inspection (since there hadn't been attic access at the time of inspection). Maybe it's rare to rave about a home inspector. But I've had a bunch of friends with iffy experiences with "meh" home inspections. I, on the contrary, feel totally confident about our experience and think we know what we're getting into with this house, whatever happens from here. If you're looking for a home inspector, do yourself a favor and CALL MAIN CHOICE. I can't recommend Bill Heath and his team highly enough! read more

I scheduled them on a Thursday for the following Tuesday afternoon, and they confirmed with a phone call within 10 minutes of me submitting (at 9 PM at night, no less).  They accommodated the requested arrival time on the property for the seller, and were very thorough and respectful of the property. The inspection itself was thorough and professional, with the inspector being very knowledgable and willing to go into detail when I didn't immediately understand something.  Afterwards, I was able to pay them online in about 30 seconds.  They followed standard covid protocols (masks, distancing, etc) without being prompted or asked. My inspection with Bill and Kevin was fantastic! Yes, MCI provided 2 inspectors and we were at the property for 2.5 hours. They were over 15 minutes early and got to work quickly. It was pouring rain outside! But that didn't stop Bill from climbing up to the roof, or crawling around in the wet crawl space...that's what Crocs are for! Kevin was able to squeeze into the tight attic access door inside a closet and climbed through the insulation like a champ to look around! They had all the right gadgets and identified issues that I missed. I'm glad I found these guys on my own and didn't go with my realtors recommended inspector. These guys are hard working, and aren't having fun unless they're getting dirty! I'm looking forward to reviewing their report. read more

Our real estate agent recommended having Bill do the home inspection for our soon to be purchased home. Bill and his partner were great to work with! They showed up on time, inspected every nook and cranny, explained everything to us, and provided us with a very detailed report. They took 3 hours to go through our our 3 bedroom house and even dealt with all of my dad's questions (he has a background in carpentry, so there were lots of questions). When buying our new home in the summer of 2014, we used MCI to inspect the home we purchased. Bill, the owner of the business, did a great job of going through the home, documenting any issues found, and the report that we got at the end was very thorough, including lots of pictures and explanation of the issue. This allowed us to fairly negotiate with the seller on issues, their costs, and the final sale price of the home. Bill is a very personable guy, and is a pleasure to deal with. I'd use him again for another inspection on another home purchase in a heartbeat. read more

Bill, the owner of MCI, was an absolute pleasure to work with. He was thorough, Responsive, and paid attention to every detail. We have used him twice, on 2 very different homes (one in need of a lot of work, and one in much better shape.) Over the course of both inspections myself (and my family of about 8) bombarded him with MANY questions and his responses always spot on. He takes the time to explain the issue, and reasonable repairs/corrections. He explains the best way for a DIY and/or what to look for in a subcontractor repair. He knows Maine's building codes in and out, but inspects to a much higher level. His reports are lengthy, detailed, easily understood, and contain a handy defect summary.
