I reported an emergency 3 hours ago and I have not received a response despite multiple phone calls/voicemails and emails. And this is an emergency that compromises the safety of my family and that of neighbours'. The eavoustrough ripped off the house and is hanging off the house. With 90 km/h winds today, a huge piece of metal with exposed nails is swinging violently, at times, towards my house. This is the responsibility of the condo, for which we pay condo fees for. However, the only thing I have gotten back in return for those condo fees is negligent behaviour. The most disgusting, sleazy people you can possibly imagine. They are the new managers of our place here in Brampton, I'm guessing this was a major downgrade to save money. They operate like complete weasels, sending nasty letters and threatening messages for the slightest of things. Absolute idiots forget to mail residents of our complex any type of letter indicating there is no longer pre-authorized payments and that they now require several post dated cheques in advance. So instead accepting responsibility for their shit-show of a transition, they decline to individually reach out to residents and instead send a nasty red letter of intent to lien to people? Total buffoons, does it look like we have ever had any type of money problems? You call us about every little stupid thing, like God forbid we have an unacceptable decoration on our porch, but when it comes to money they choose to just quietly let your balance go over so they can squeeze you with fees? This is a terrible company. I have no idea where the money goes when we pay our condo fees. They hire incapable workers and do not communicate with them. A man fell off our roof and died in my front step. He was a roofer. The roofers were continuously not rigged and the death was very traumatizing for me. The landscapers they hired pulled out over 200 worth of flowers because they were confused about instructions. Out street lamps have been out for two years and there are dead trees leaning towards our houses. I have contacted them so many times and nothing is ever done! Don't waste your money! read more

If I could give this company no stars I would. Since living at my place with them as my property management company I've had nothing but annoyances. Countless maintenance fee increases, minimal repairs that doesn't justify the fees, the parking elevator hardly works, and they always tell you to remove personal items from your own balcony to improve the aesthetic appearance of the community. How about fixing the crumbling stairs, damaged brick walls and walkways before you tell me I need to remove my bike from my own personal property? My bike takes up less than 25% of my balcony. Save yourself. We haven't had a long term property manager and my guess is because they don't like working with our community because we always have unaddressed complaints and unjustified fee hikes. read more

I've had water damage in my unit (caused by the building) that is now almost 2 months old and no comment from management despite the requests. I live at a condo building the maple ridge community management looks after. I have very noisy neighbours beside me who let their grandchild run up and down the building hallway on my floor. I have MRCM all the time and nothing at all. They let all of the owners do as they wish and do nothing about kids screaming in the unit beside me or screaming and running down the hallway or play with the elevator buttons. read more

I have lived in my community for 9 years now, and there have been some ups and downs with contractors, snow ploughs, gardeners, etc.... There have been some changes in our property managers as well, but I am very grateful that our best property manager is back! Veronica Jenik has been a blessing, and I know that if there are any concerns I can contact her and things get addressed and done! She is always pleasant, respectful, courteous, and knowledgeable at our meetings. She is a blessing for this company. If it wasn't for her, I would petition our community to change companies. To say I am frustrated would be an understatement. I have been given the run around since the end of June 2020. I had a lot of patience and tried to be understanding due to covid. I have been trying to replace my front door which is covered under my maintenance fees at my townhouse in Brampton. I had a contractor come out to my house when I was not home, although specific instructions were given to have the contractor call me to arrange to come to see about fixing my door. I then had to call back the office, and left messages for my Property manager Fred, who to this day has yet to return my calls. Don't be fooled this was not the only time I have phoned him within the last 4 months. I called in mid July as I had not received a follow up, and was advised that Fred had been on Holidays and that someone would be in touch. I reiterated that I needed the contractor to call prior to coming to my home to ensure I would be there. The contractor (Bill from Hi Lon Glass) contacted me on August 4th and advised that he would come by to take a look. I discussed my front door replacement and back door repair with him (which are all covered under my maintenance fees). He said he would submit my quote by the end of that week to the condo board. A week had passed and no contact was made, so I called back and was told that Fred had a Board meeting on August 25th and he would take my quote to get approved. September 2nd I phoned the office again, and was told that the quote had been received on August 7th, and that Fred was off sick, and that an email would be sent to Fred and his manager Leza Blair. September 7th, still no follow up so I called back, and this time left a message myself for Leza. September 21 phoned again, as there was no Follow up from Leza or Fred. The customer service rep said that she would email Fred to see if the quote had been approved. September 28, still no follow up. Called back again, this time leaving another message for Leza Blair requesting a call back. We are not September 30th and still no follow up from either party. It shouldn't really be this hard to have work done on your property, when you pay your fees monthly and on time. After 14 months under MRCM's management our look condo looks worn and much worse than some rental properties in the area. I expected a certified company to provide staffing that was qualified and experienced at maintaining health, safety and housekeeping standards in a manner that was caring and consistent. Whatever progress has been made was mainly due to constant reminders and intervention. MRCM management appear to be challenged in its customer service delivery and common sense approaches. Property inspection falls short of standards and it is evident to some owners that MRCM is better at satisfying directors whims and fancies that maintain requisite standards for owners who pay the bills. Our condo is 39 years old and during that time MRCM is the only management company that refused to disclose the qualifications of its staff. Sometimes great companies field lousy managers. read more

So far, my experience with Maple Ridge Community Management has been highly DISAPPOINTING! They do not return phone calls, return rude emails that are unhelpful for their residents, and makes it very clear that they are only looking out for themselves. I understand that MRCM is a business, but they need to understand that they are not just dealing with properties, but with families' HOMES. When they interact with residents, they need to be more empathetic, sincere, and friendly as they are dealing with human lives, not just customers. They seriously lack that human touch. In terms of professionalism, they need to be more efficient, considerate and helpful when dealing with situations that arise. For example, returning phone calls in a timely manner, or answering questions in a friendly and helpful way, rather than dodging them with accusations and a hostile tone. I truly hope that MRCM will improve their customer service. Fire alarm went on, fire department came and with their superintendent, they knocked on my door. I currently live in the condo under Maple Ridge Community's management. The staff Luciana & Ursula are property managers. I found they are very difficult to deal with and always questioning/blaming residents instead of providing help. After pointing out their mistakes, they become angry and rude, pushing all the responsibilities away. Hope they could be more polite and know some degree of courtesy. Instead of being bossy, these property managers should learn how to help residents solve problems and provide a safe and friendly neighborhood. As a condo Board President I have dealt with this firm for 20+ years. When I read the reviews, I can't help but think that many of the complaints expressed by these people are in fact the decisions not of the management company but of the Board of Directors - and they should direct their complaints to the Board who make these decisions, not to the management company who must implement them. Sometimes, residents don't follow the rules, don't pay their fees, and must receive warning letters per the Condo Act. Not the manager's fault - and directed to do so by the Board of Directors. In my two decade experience with this company they have managed our condo corporation efficiently, and have been incredible financial managers and have provided invaluable service in managing large, complex projects. Our on-site managers have been excellent, and are well liked by the majority of residents (not so much by those who don't follow the condo declaration, by-laws or rules). read more

Since MRCM has taken over managing my building, I have had nothing but issues. They have such blatant disrespectful for the people living in their buildings. Just recently the power has gone out for over 12 hours because of an electrical issue with the building. MRCM didn't even feel it fit to email building residents and notify or update them of the status of the outage, likely resulting in 100s of dollars of lost food, people late for work because there's no hot water, etc. This company is seriously making me consider leaving my home. Back in April we changed Mgt. Company due to our frustration with whom we had an agreement. We are a fairly large Corp. (120 Townhomes) and after 4 months (i/3 of a year) we are sorry we had not found this company much sooner. We find them highly knowledgeable, extremely competent and very proactive rather than reactive. I strongly suggest you look at them if you require a change. Having sat on a Board for over 25 years and having read the derogatory remarks about the company, I realize that these are home owners who don't understand that their Board of Directors are the ones who request the letters be sent (usually when Condo By-laws are being broken) and after due diligence of quotes and history, pick the contractors, not the management Company. Board members beware! Maple Ridge's contract with our corporation says that the fee we pay them is to increase by the rate of inflation every year. In this year's budget for our corporation, Maple Ridge misled our board by telling us the rate of inflation was 2 times the actual number. This was intentional. By inflating this number, this management company was hoping to have us pay 2 time the increase stipulated in their contract. Senior management at Maple Ridge is fully aware of this practice and president Micheal Le Page actually depends on it to increase his yearly bottom line. I have lived in a condo managed by this company since July 2016, and I have to say I am not impressed. I have never lived in a condo before, so I don't know really have a benchmark to compare them to, but if this is how a property management company works, it's pretty pitiful. I had water damage to the interior of my unit as a result of an exterior structural defect, and it took them five months to get it fixed! We were without a landscaper for about four weeks this past summer, and no communication was made to the residents as to why. It was only after I inquired with our PM that I learned they had switched landscapers. Meanwhile, the grass and weeds on our property had been left untended to the whole time. Snow removal is poor at best. But, my monthly fees have increased twice since I took ownership of the property, and I can count on another increase this August. Planning to sell this property within 12-16 months and I am really looking forward to it. It's unfortunate, because my neighbours are all lovely people. But I haven't met anyone who is happy with MRCM. read more

Most disgusting display of professionalism I have ever seen. Middle management is a joke. When confronted with proof of falsified documents and lies the senior management covered it all up and lied. The company owners own assistant blocked all attempts to contact the owner. Had a roof leak for 2 weeks before getting a call back. Property manager called me a liar about having mould after the leak, sent a mould company in who confirmed mould. Property manager in the 4 weeks has never come to look at the damage or mould yet calls me a liar. Property manager was on site and my wife asked her to come look and she refused. I'm sorry to say I'm not at all satisfied with this management company. I notified them of water damage to my unit due to a structural problem on the balcony over a week ago, and I still have no update from them as to when it will be repaired. It is April in Toronto right now, and raining every other day! The customer service rep, Tina Sotpan, told me they assume responsibility for the repairs, but still I wait. Tina herself has been very nice and I believe she is trying to be helpful, but obviously she has very limited control over the actions of the company. The property manager came out to see the damage but has not been in contact with me or followed up on the situation since, which clearly indicates a complete lack of concern or sense of responsibility. I'm not sure how any company can operate with such disregard for the people who keep them in business. The Better Business Bureau will be hearing from me on this as well. read more

Maple Ridge Community Management's customer service is zero. I was at their office where we were told the lien on our account was as a result of the incompetency of our lawyers not notifying them of the change in home ownership. As a result previous correspondences were sent to the previous owner. We call the lawyer there and then, and the lawyer gives time and date paperwork was emailed and suddenly MRCM claims it was a mix up - no apology etc. As we could not deal with the members in person as they were not reasoning with us, we requested a reversal in writing and request for an apology but got none. Someone needs to lecture MRCM that they are providing a service and needs to treat homeowners as customers. Front desk staff and call centre staff also require training. Extensive calls were made, all which should be verifiable and details of the correspondences played back. I've dealt with several condo corporations but MRCM must be the worst in Ontario. read more
