I want to start by saying I very rarely leave a review, about anything. I just feel on this case it is the least I could do. Let me start off by saying if you are looking to buy or sell a home you would be doing yourself a disservice if Mariam Griffith was not your representative. From the moment we asked her to help us sell our home. I knew we had made the right decision. She answered every question through the process. She was always available. One Sunday night on her birthday she was negotiating with the other agent up until midnight. From the beginning she gave is a forecast of the whole process. She gave us tips to improve our property so it would be the best it could be by the desired list date. She recommended a gardener for things we couldn't do ourselves. She staged the home. It looked better than we had ever seen it. She also recommended a profesional photographer for our listing pictures. So it was listing date we couldn't have been more happy with the results. We discussed list price and strategy. Timelines and what to expect after listing. After we received multiple offers. She went over every one of them with us. Once we were in contract there were things that would come up. She would explain every one of these to us also. She negotiated very tough on our behalf and stood by our decisions. You can tell she has been doing this for a long time. We ended up closing 3 days before her initial forecast estimate. I just hope I have made it very clear if you are buying and especially selling a property you want Mariam as your representative. BUYER BEWARE!!! If I can give 100 negative stars I would! I have not written a review in a very long time, but in this case I felt compelled to write because I feel an obligation to let anyone who is considering this woman to be their realtor to think twice before picking up that phone and contacting her!! We found Mariam through Yelp, I am not sure how she has received all of these glowing reviews because our experience could not have been anymore opposite. We initially contacted her because we are in the market to buy a house in Brentwood and she seemed to have experience in the area. When we spoke to her on the phone she seemed knowledgable as well as personable so we decided to meet with her later that week. We already had a builder in mind and told her about it and she even said that she closed a deal with that builder in the past. So, we thought....perfect! She will be great to work with since she knows the builder and has experience with their process. Now, onto the meeting later that week. When we first saw her I was a little taken back by her appearance, she was not dressed professionally. She had on a low cut short dress, I thought this was a little off putting given that we are in a business environment and not out on a Saturday evening or a weekend getaway. I even thought to myself not be so judgmental, but I should have known. It just goes downhill from there. We get to the builder, she doesn't really know the office personnel. And as we walk through the model unit with her, she had absolutely no input as to how to approach the builder to get the best possible deal. What makes things worse is when we go back to the office we were doing all the talking to the sales associates and asking all the questions. So, what was she there for? The answer that we had was, "We don't know". She did absolutely nothing. In addition, the builder confirmed that she never closed a deal with them and that they never met her before we were her "clients". UNBELIEVABLE!! She had completely misrepresented herself! We decided to let her go. No hard feelings, sent her an email and we thought that was it. She replied back that she understood and wished us well on our hunt for a home. Sadly, that was not the last we would be hearing of her. We went back to the builder and let them know that Mariam had misrepresented herself so we did not feel comfortable moving forward. The builder responded, "Sorry, as much as we understand why you guys feel this way, Mariam has already stopped by stating she would not give up her commission, simply because she walked in with you on your first visit." The builders are basically bound by a verbal contract that means you are stuck with the agent you first walk with whether you like or not. As it turned out, once we sent her the email, she physically walked into the builders office and stated that she was not going to rescind her potential commission if we decided to move forward with the house. We tried contacting her many times once we found this out and she never returned our phone calls. Coward! So, the end of this very long story is that we are now doing our own negotiations with the builder with absolutely no contact with Mariam and when we close the deal she will receive a commission check for over $20,000. For doing absolutely nothing!!!! Please beware of this woman, she has been in business for a while and I am sure we are not the first people she has swindled. I have never been so disappointed my life! Be careful how you navigate yourself in this real estate process of buying a home and don't be so naive when speaking to people who you think has your best interest in mind. read more
