It is a very nice community. I would say mostly all owners but some do rent, maybe 30% just a guess. It's a small pleasant community. The only negative thing I can say is the monthly hoa fees have increased more than they should which is making it harder and harder to afford along with property and school tax it's getting hard to manage. I have a few friends sell because of the hoa fees and assessments.

Meanwhile, they gave us a hard time needing background checks, etc. we both work full time jobs. 90% of the community is welfare, trash that sit home all day. Not to mention the poor conditions of interiors of apartments. They also treat their tenants poorly. We reported termites on our apartment and it took a month for them to come. Unfortunately, my family had to get rid of most of our wooden furniture, since Chapin does not allow wooden furniture. The housing staff also gave us a hard time about owning wooden cutting boards. You cannot have a fiber wood and plastic entertainment center. Everything has to be metal besides the wooden furniture they to provide you, which are two tables, and clothing drawers they claim, meet standards you cannot prove your wooden furniture meets. They do health & safety inspections every month. They let themselves into your apartment and walk around. Residents are not allowed to have weights, electric tea kettles, George Foreman grills or Panini pressers, pressure cookers, rice cookers, crock pots, and probably a long list of things I am forgetting. When I get home, perhaps my toaster will be confiscated too, since a toaster is not much different than a grill. I lived in graduate housing in the midwest, and I had one inspection every year, and the housing was just as safe, if not safer, than Stony Brook. The graduate housing there did not have as many ridiculous rules, and lists of banned items. Banning weights? If someone is not mature enough to use weights without punching holes in the wall, ban the PERSON, not weights. They check your mail, which has to be delivered to the Chapin Mail Office, which is marked if it is suspicious for, who knows, being a rice cooker, electric tea kettle, or a 5 pound weight. It took months to get our windows fixed, 2 months to be exact, after which, they had an unannounced building window inspection, which went around opening all our windows, and broke the window they just fixed, all over again. Oh yes, there are countless carpet cleanings, smoke alarm inspections, health inspections, and renovations that cause the water to need to be turned off every month. I suggest living literally anywhere but here, especially if you are a 30-40s something year old who doesn't like being treated like you are 18, but instead, are an adult with a family who can handle owning a George Foreman grill. There are a lot of international students who live in Chapin, possibly, because they don't have any other options. If you are a domestic student, you can find cheaper and more convenient housing in Port Jefferson, Ronkonkoma, Smith Town, and Huntington, I mean, rent a 2 bedroom house for the cost of a 1 bedroom apartment in Chapin. I was told to get a space heater and asked how much heat do you need? Now it gets hot the AC can't get my apartment below 80 degrees. Told by office they tested it and it's working just fine. lol. My dryer was clogged from never cleaning the vent. My sink did not drain. My bathtub squeaks every time I take a step in the shower because they didn't install a base under the tub. One window pulled out of the frame when I tried to open it. The apartments are 25 years old and have not been maintained for years. Maybe I just got a lemon. That's how I feel. If it was a car I would sue the dealer to take it back.

The weeds are taking over.There are aunts all over the place. The property manager just ignores calls. Every year my totally inefficient AC unit breaks and they put a bandaid on it rather than replace it. The windows are shot and they leak and the apartment is very drafTy. It is cold in winter and hot in summer. Faucets leak and they restrict our water. My garage door pad never worked. I have no doorbell , although I've been told for years that they are working their way around to my street. In other words, they just say what they think you want to hear. There is no basic upkeep. I've been told that they are understaffed and overworked. Fairfield is a huge organization, and they need to do better! But, those waterfalls out front are kept in pristine condition!

In all the years I've been here , Becky is the best of 3 managers in the past. She is so kind. Considerate of people's feelings. I feel like our voices are heard with this lovely woman. I highly recommend this community to anyone over 55. They also pay close attention to people with disabilities. Pool is beautiful with a lift chair for those that can't use the stairs. Grandchildren are allowed to enjoy a few hours of swim time everyday. The grounds are always immaculate. Dig friendly. My fur babies love to walk here and enjoy the dog park all the time.
