    We moved here in May 2021. I'll provide the positives and negatives of living at Marina Del Mar. Positives: -Views, Views, and more Views! -Location is perfect between Hollywood and Miami Beach -Pool is nice Negatives: -Roaches, loads of roaches. They will tell you it's because you have pets. This is incorrect as I have spoke to many people with no pets in our building who live in older and newly renovated units, who have attested to having roaches infested in their kitchens and living rooms. -Parking lot gate inconsistencies. Every 1-2 months our gates to the parking structure do not work and they stay up. People who care about their vehicles safety and who chose to live at Marina Del Mar, assume to expect some consistency to the ever-so-changing gate issue arising. -Laundry units. They changed the units in the community laundry rooms on each floor recently. Ever since the changes the machines never work properly. Sometimes overflowing of water happens in the laundry room. Additionally, the pay scanner does not work on our floor from time to time. Moreso recently, in October one of the dryers pay scanners stopped working. I informed the office several times with no action or notice to the residents on our floor. You will also have some special folks in the building who like to pull the plug from the washing machine while you're using it for "fun" (I am assuming their version of fun). This isn't the offices problem or their fault, but I am letting you know what type of people live in this building. -Construction everywhere. When we moved in here in Mid-May 2021 we were informed at the time of signing that construction would take place through the end of summer 2021. Unfortunately for us, construction for our windows and sliding door wasn't completed until December 2021. We were not able to use our balcony at all during that time. Keep in mind we have an older unit. All we heard was loud construction the entire time because it was done in phases. We couldn't sleep in slightly late because of our work schedule. The additional noise on Saturday mornings super early was very unpleasant. In addition to more construction at the lobby took longer than expected, no shock there. They told us it would take the entire summer of 2022 but it was not until November 2022 when construction was finished. -Bad communication. Now, I am only stating what happened to us in detail so take it for what it is worth. We have two cars and we parked next to each other on the 6th floor because it was very empty after the 5th floor. We are assigned parking spots as the leasing office provides you with your spot number. We thought it would be okay since the third party company who drives around in the parking structure knew me on a more friendly level. We received a text that one of our cars had to be moved to the respective parking spot. I went to the office to talk to a lady and stated I will move both vehicles to their respective parking spots. I asked her to give me until the evening to move the vehicles because I was about to have a virtual meeting to join. She gave me the okay. In addition, I requested to park one of my vehicles all the way on the 8th floor, and my request was granted by the lady. After my meeting had ended about two hours later, I go outside to walk my dogs and see one of my vehicles getting towed out of the parking structure. I immediately stopped the guy driving and explained the situation. I was confused how the office made the mistake of granting me the request but then seeing my vehicle get towed. I asked the gentleman to wait so I could get the lady from the office to assist me. I was lucky to run into her as I walked back into the building. She was able to assist me at that moment which I was grateful. However, the next day I walked into the office with the paper that said she was parked in the wrong spot. She has a transponder on her vehicle. The office usually texts residents if they parked in the wrong spot or if they can move their vehicle. We were texted the morning of the issue when we spoke. The worst part was they issued the incorrect parking spot that morning and towed that afternoon. Usually, they issue the incorrect parking spot slip the first day and tow the second day. Nevertheless, grateful the car didn't get towed. -Druggie's scattered in the building. We could have lost our pets when we left to go grocery shopping. When we pulled up the fire department was here to put out a fire in the building because someone on the 9th floor decided to cook meth in their bedroom closet. Occasional weed smell on various floors. -Luxury does not exist at Marina Del Mar. They try to sell their apartments as luxury but it's far from it. The newly renovated units do not look luxury and isn't that much of an upgrade compared to the older units. No fan in the bathrooms can get real steamy in there. -Elevators do not work properly in this building and consistently take you to the wrong floor.

    Favorite part of the apartment. The balcony's have amazing views and are a good size.

    Me and my fiancé have lived here about a month now and have had the best experience. The location is incredible and the area is beautiful. We had less than a month to find a place with our previous lease ending and Francesca and Jo in the leasing office handled everything very quickly. Francesca was amazing at answering all our questions via email and phone calls leading up to our move in date. Can't beat the amenities such as the pool, cafe room, full gym and entertainment room with pool table and other games. Love that there is always someone available at the front desk if you need anything. So far, couldn't be happier!

    I lived at marina del mar . This place is nasty and old ! They have a huge pest problem that they can't fix for years now ! Roaches all over the place ! Also everything breaks in this building all the time ! Just bad service and bad Maintnance ! I would never live there again even if it was for free to be honest ! Also the parking is a pain in the ass , especially if you have a guest

    The only thing I enjoy about this place. This view is not worth living in the shitty building though.

    1/5 If I could give…read more0 stars, I absolutely would. This place should be ashamed of calling itself a gated community. The gates are constantly broken and left wide open, making the entire property accessible to anyone. At this point, there is absolutely no difference between this complex and an open public street. Any stranger, thief, trespasser, or unleashed animal can walk in without any restriction. What's even more alarming is that there have already been incidents involving stolen vehicles, yet management still hasn't taken permanent action to improve security. The condition of the property is equally unacceptable. Hallways and common areas are neglected for months at a time. Residents have repeatedly reported disgusting conditions, including dirt, debris, and even worms in the corridors. No one should be paying premium Miami rent prices to live in these conditions. The most frustrating part is the complete lack of urgency from management. Residents are forced to complain about the exact same problems over and over again, while nothing changes. Families with children should not have to worry about strangers walking around the property, broken gates, unsafe conditions, and unsanitary common areas. We are paying thousands of dollars every month, not to live in a poorly maintained property with zero accountability. This is not luxury living. This is not a secure community. This is a serious management failure. I would strongly advise anyone considering moving here to think twice before signing a lease. Beautiful palm trees and nice buildings mean absolutely nothing when basic safety, cleanliness, and resident well-being are continuously ignored.

Cesar followed up multiple times to confirm everything was perfect. As a single mom with a special-needs child and a full-time job, I'm very impressed by their professionalism and proudly brag about living at Waterways. If you're thinking about moving here--do it!

    Concerns About Maintenance and Cleanliness of Common Areas…read more I want to start by acknowledging that the management and maintenance team have always been friendly and willing to assist when needed. However, there is a significant issue I'd like to address regarding the cleanliness of the common areas. The stairs, hallways, and other shared spaces are consistently dirty, and it has become a major concern. For example, there has been a dead lizard on the stairs for the past seven months, and it has since decomposed into a skeleton. This situation clearly illustrates how long it's been since these areas have been properly cleaned. Despite paying rent, it seems there is a lack of investment in maintaining the community, while residents are often charged for the slightest thing. Personally, I am forced to clean and vacuum my apartment every day due to the dust and dirt that accumulates from the hallway. I don't think it's too much to ask for a clean and well-maintained living space, especially considering the rent is not cheap. And I'm sure other residents pay significantly more than I do, but it seems the property owner is unwilling to allocate sufficient resources for proper upkeep. I've decided to move out as soon as possible because I can no longer tolerate the state of the common areas, particularly the hallways and staircases. I would caution anyone considering moving to this community.

What really made the experience exceptional, though, was Giselle, the property manager. She is truly a gem--professional, kind, attentive, and always willing to go the extra mile for residents. It's rare to find someone who cares that much about the people in the building. We were honestly heartbroken to leave, but we had to relocate because my daughter got accepted into a university-based high school in another county. Otherwise, we would've stayed much longer! She was very responsive when I inquired about the property, and she immediately scheduled a tour of the property. When I met her, she greeted me warmly with a firm handshake which it seems like people completely stopped doing with the pandemic. I may be old school, but I appreciate a handshake when doing business. Giselle was so informative and kind. I asked plenty of questions and she never seemed annoyed. I never felt awkward or pressured with Giselle; she seems like a friend, although she is not. Giselle was so helpful during the application and move-in process! Giselle anticipated concerns and sent informative emails explaining certain details in depth. Giselle is always super available to me, answering calls or texting back immediately. I recently locked myself out of my apartment and Giselle answered my call immediately and was able to give me a temporary code to get back in! Giselle is a huge asset to this property! She absolutely knows customer service! If you are looking for a place in the area, I highly recommend at least a look at this property! You won't be disappointed.

    Easily the worst place I've ever lived in South Florida…read more Let me start by saying this: do not be fooled by the exterior of the community or the polished leasing office -- this place is a mess behind the scenes. Customer service is terrible. If you call the leasing office, expect someone to answer the phone without even identifying themselves. Unprofessional doesn't even begin to cover it. My move-in experience was a disaster. I applied online, paid all the necessary fees, and had a great credit score. Still, my application was randomly denied, delaying my move-in. Only later did I find out that if you don't physically visit the property within 3 days of applying online, your application is automatically denied -- even though I had already visited in person and didn't need another tour. The apartment I moved into was not the one I was shown. The flooring was inconsistent -- different tile colors in the bedroom vs. the rest of the unit. The blinds were falling apart, the refrigerator was broken, and everything that looked modern at first glance turned out to be made with the cheapest possible materials. Major issues: * Kitchen faucet leaks * Low water pressure * Constant humidity and poor ventilation * Mold growing on my furniture despite running my A/C at 68° Maintenance claimed nothing was wrong with the ventilation and actually blamed it on the fact that I had a TV mounted on the wall -- seriously? Their solution was to lend me a dehumidifier for one week. The maintenance supervisor who came to inspect the issue was rude and aggressive. The gate system is a nightmare. Delivery drivers, Uber/Lyft, even friends -- no one could figure out how to get in. I had to allow an extra hour when ordering an Uber to the airport just to account for gate delays. Sometimes the gate didn't work at all, causing traffic and backup into the street. The community isn't safe. Teenagers regularly caused chaos around the property, and my car was broken into. Security drives around on a golf cart but does absolutely nothing to deter crime or monitor activity. Parking is a joke. I paid for a tandem spot because parking after 8 PM is nearly impossible. But then maintenance began using the area next to my spot to store tiles, garbage, and supplies -- creating a blind spot that made me feel unsafe. Still, if I parked elsewhere, I'd get an orange sticker warning from security threatening to tow. Even the amenities come with harassment. I brought my sister to the pool, and security aggressively demanded I show my key fob. Another time, while working out in the gym, I was interrupted and told to show my key. On top of that, the gym equipment is outdated and often in poor condition. Bottom line: There are better, more affordable places to live in South Florida. This community is poorly run, poorly maintained, and not worth the price. Avoid at all costs. The one bright spot during my lease was Diana St. Juste, the assistant property manager. She was always kind, responsive, and professional -- the only person who made my experience slightly more bearable. Thank you, Diana.

Do yourself a favor do not move here.

    WARNING: This property sits directly on the railroad tracks. Noise and vibrations will be the norm…read morehere. Freight trains and Tri-Rail all use this corridor on a very regular basis. Are you ready for you life to be punctuated by the rumbling? This is Miami-Dade Public housing with some market rate units scattered within. Be weary of the market rate units because you will be getting the absolute rock bottom interior finishes with the cheapest appliances ever. The appliances are all white (and not the high gloss white that's apparently en vogue these days at some local tutti frutti posh residences). Basically, you're paying for public housing at market rates. So if you're the patsy that moves here, you've sort of supplementing the rest of the property with income. This wouldn't be so bad if the market rate units were finished according to the typical market units. The leasing office took 21 days to return a message I left--and that was only after I left seven of them. At one point, someone hacked their voicemail system and announced that they were bankrupt and construction had halted. From the painfully drawn out and slow construction process, I would have believed it if it weren't for the merengue playing in the background. When I finally spoke to someone, they advised that they do not show units and are ready to take my money immediately at their makeshift office in Broward. Blah. I was told to bring: My driver's license or ID, my social security card, my birth certificate, my most recent seven paystubs and a whole list of different dollar amounts for the apartment. The seven most recent paystubs was already a turnoff, but when I found out that the office was tight lipped about the interiors and that they no longer had floor plans online I grew suspicious. I took myself to the property one night after leaving the mall. While the Aventura Mall is next door, there is no [current] pedestrian route to get there. The Waterford at Aventura is situated in the middle of wasteland that nobody really wants. I suspect that it has everything to do with the proximity of the railroad tracks. I was able to peek inside the townhouses and while their exteriors aren't bad at all, their interiors are dismal. The living room appears to be 10x10 or smaller and the kitchen appears to also be around 10x10. Appliances, are, while brand new, really awful looking. There is no garage parking and the number of spaces seems quite limited for the anticipated number of units, so be prepared for some vulture towing company to be hired to heavily police The Waterford at Aventura's parking lots. If you're desperate for a place to live, and many of us in Miami-Dade are, then go for this place, but be sure to learn of all the disadvantages first so that you can be prepared for them.
