Easily the worst place I've ever lived in South Florida. Let me start by saying this: do not be fooled by the exterior of the community or the polished leasing office -- this place is a mess behind the scenes. Customer service is terrible. If you call the leasing office, expect someone to answer the phone without even identifying themselves. Unprofessional doesn't even begin to cover it. My move-in experience was a disaster. I applied online, paid all the necessary fees, and had a great credit score. Still, my application was randomly denied, delaying my move-in. Only later did I find out that if you don't physically visit the property within 3 days of applying online, your application is automatically denied -- even though I had already visited in person and didn't need another tour. The apartment I moved into was not the one I was shown. The flooring was inconsistent -- different tile colors in the bedroom vs. the rest of the unit. The blinds were falling apart, the refrigerator was broken, and everything that looked modern at first glance turned out to be made with the cheapest possible materials. Major issues: * Kitchen faucet leaks * Low water pressure * Constant humidity and poor ventilation * Mold growing on my furniture despite running my A/C at 68° Maintenance claimed nothing was wrong with the ventilation and actually blamed it on the fact that I had a TV mounted on the wall -- seriously? Their solution was to lend me a dehumidifier for one week. The maintenance supervisor who came to inspect the issue was rude and aggressive. The gate system is a nightmare. Delivery drivers, Uber/Lyft, even friends -- no one could figure out how to get in. I had to allow an extra hour when ordering an Uber to the airport just to account for gate delays. Sometimes the gate didn't work at all, causing traffic and backup into the street. The community isn't safe. Teenagers regularly caused chaos around the property, and my car was broken into. Security drives around on a golf cart but does absolutely nothing to deter crime or monitor activity. Parking is a joke. I paid for a tandem spot because parking after 8 PM is nearly impossible. But then maintenance began using the area next to my spot to store tiles, garbage, and supplies -- creating a blind spot that made me feel unsafe. Still, if I parked elsewhere, I'd get an orange sticker warning from security threatening to tow. Even the amenities come with harassment. I brought my sister to the pool, and security aggressively demanded I show my key fob. Another time, while working out in the gym, I was interrupted and told to show my key. On top of that, the gym equipment is outdated and often in poor condition. Bottom line: There are better, more affordable places to live in South Florida. This community is poorly run, poorly maintained, and not worth the price. Avoid at all costs. The one bright spot during my lease was Diana St. Juste, the assistant property manager. She was always kind, responsive, and professional -- the only person who made my experience slightly more bearable. Thank you, Diana. read more

Forced to move because of rising rent prices on the beach, i found this And was impressed by what they tell you it offers not what it actually has lol. I don't know what's worse the ghetto neighbors or the pest problems ( roach infestation) it's ridiculous and disgusting. The buildings are never kept clean. I have to complain to get them to come and clean the floors and halls, the valet trash increased but they leave garbage behind on floors and at your doorway are caught on the camera and do nothing. If I could give no stars I would. Neighbors are rude, there is NO sense of security. There are no cops or any kind of condominium security doing rounds at any time during the night. My husband works at the airport and comes home to rest and there is loud music playing and a lack of respect for any quiet hours. There is absolutely no sense of tranquility during the weekends and the damages done due to rude neighbors are extensive. Drunk neighbors loudly yelling and partying until 1 am. There is no one doing anything about it. I regret renewing my contract with them!! We pay extra for "VIP" garbage service and they leave our garbage half way in the hallway or just if it falls off their VIP truck to the garbage they leave it on the street in the middle of our condominium. The maintenance of the building is done only in the mornings unless you have property damage emergency. This place is so TRASH that during the pandemic of 2020 my husband (a crowd of residents) and I witnessed 2 workers being dug out of the new construction buildings. And there was no formal explanation from the office regarding these deaths/casualties to the residents that witnessed this tragedy. You will pay about $1.6k to live next to rude neighbors, bad office communication/structure, lack of care for common/public areas, and the weed odor following you and your family everywhere you go. Do not move here. Have been robbed alone and with people 4 times total. 2 of the times with cameras in front of where i was robbed. Management did nothing about this. Bike has been stolen 3 or 4 iPhones debit and credit cards etc. If something damages in the property they take ages to fix/don't fix them at all. Maintenance spends most of the time by the pool doing close to nothing but chat. no penalty from security by people cutting stops and or speeding. Not only are rent prices high, not including water, trash, or sewer but your car will be broken into or even stolen right from the front of your apartment multiple times. The security does nothing but ride in their car/golf cart high and do nothing but give RESIDENTS stickers on their cars. Management does nothing but say "crime is everywhere" hallways are always dirty filled with pet urine and trash. Valet trash goes up along with the rent. Gates are always broken. You will wait 20+ minutes just to enter your own apartment. Again security useless when this happens. This place has nothing luxury. Do not move here! read more

I lived in MiLa apartments for two years and I must say they DO NOT live to their motto of luxury apartments. It's a façade. First and foremost, I perceive the property management/team as a squad of bullies. They in no way, shape or form have ANY plans to willfully return deposits. It seems like a horrendous scheme. It would be an extreme waste of your time or energy to clean or fix up your apartment prior to moving out because they come up with the most outrageous lies and move-out fees. Mini-blinds replacement $200.00. Painting apartment $400.00. Stove top refinishing $250.00. Tub refinishing (1 tub) $180.00. The "team" also refused to provide a requested walk-through so I, as a tenant can physically see or discuss any issues concerning the apartment. We were provided a move in date and the apartment wasn't ready, therefore my daughter and I assisted with cleaning the apartment. The facility's cleaning staff is subpar. This is the first red flag for any person considering moving to this setting. Currently, I and my family are taking MiLa to court to receive our full deposit. Not what they want to "give" us. If all the deposit monies from tenants they refuse to refund based on suspicious move-out procedures and most likely outlandish and unfounded fees are added up, the Pasadena at the California Club LLC, developers of the MiLa residences, seem to stand to gain quite a little side profit. Or perhaps they are using the monies stripped from leaving tenants to fix the multitude of issues associated the entire complex. For example, a new gate system was installed, and it was constantly broken, leaving residents and guests in lines that extended way beyond the entrance to actual San Simeon Way. They employ a company to pick up trash who drop liquid in trash in front of apartments and do not pick up the items. On multiple occasions we contacted the management office via email to address the matter and mess. The plumbing was another ridiculous issue that I have a multitude of emails having to address, first one toilet, then the other restroom, and service never came with any type of expediency. The pool was crowded with non-residents making it difficult for residents to enjoy that amenity, and the property managers NEVER seemed to be solution-oriented for many of these concerns. So, I guess this is what they meant by "luxury" apartments. They are an overpriced building with a rental office and a property management that that doesn't seem skilled enough to handle the size and situations of the property. For anyone reading this, take heed to these red flags. read more

I visited the property during the week and arrived to the leasing office 45 mins prior to closing and was told they couldn't help me because it was to late for me to come back another day. I came back this past weekend at 2pm and this time was told they couldn't help me because I didn't have an appointment. They weren't busy because no one was there and even if they were I would have waited but they really didn't care and sent me away like if I was bothering them. They may have a great product but the leasing office ruins the whole experience. Will never go back. This place doesn't even deserve 1 star for the way they treat potential tenants. read more

It's nice until you've been living there for a little over 4 years. They raised the prices way to many times, and maintenance doesn't come often and they have their own key to come in and out, which is a good and bad thing but they don't really have a excuse to not be able to fix anything. I needed to repaint my wall and I thought they would have sent maintenance, they told me what day they would come and they never came. Worst experience looking for an apartment ever. We've got at appointment at 4:30 pm. The person in the reception simply ignore us and didn't make any effort to help us. Same for the sales team. If this is for a tour, I don't eat to know what should be if we live there. We left without an information or a tour. The reviews that mention the personal is rude are completely right. read more

I have been living here for 3 years. This place gets worse every year. The staff at the office and front desk are the worst. They have no education and are straight up rude. They have lost 2 packages that they received from UPS. Besides that, any package left at your door will be stolen by your neighbors. And let's not talk about the garbage. Neighbors will leave garbage in the hallways. This place has so much potential but with the staff and the people they let live here I doubt it will get better. read more

I found this living residential property for me after selling my house I absolutely love the community. Great pricing and very modern with 2 gyms and pool area. Neighbors are all nice and polite. The manager Micheal Sant'Anna has need amazing with all my meds and requests. Doron Hamer as been extremely helpful with my questions truly welcoming to me which I love! When I moved in (2018), it started out well. Very good price, office staff was professional and considerate, maintenance was excellent. It was great to move into a brand-new apartment as well. However, from 2018 - until I moved out in 2021, the security gates and parking were a mess -- poor planning with not enough spots for the residents. And the gate was subpar and not user friendly. I spent most of my time trying to explain to my guests and delivery people on how to get through the gate. And whomever came up with that particular kind of keyless lock on the front door should be fired. I spent over 6 months with maintenance calls of my door not working. Maintenance would change the battery each time and I kept insisting that it was not the battery. They continued to ignore my requests to replace the lock. Finally, someone changed the lock after over 6 months of me calling for maintenance because I couldn't lock my door at the most inconvenient times. Each year, service got worse as rent increased. After they opened back up after COVID, it really got worse. Each maintenance request required 3 steps 1) submitting a request online, 2) then calling the office MULTIPLE times, 3) then finally going to the office before someone would come to my apartment for simple maintenance requests. The property manager is unprofessional and inconsiderate and really it is not a surprise that her office staff is unprofessional and inconsiderate. Then when I moved out, I had my apartment professionally cleaned at my expense, did the walk-through with a maintenance guy and he gave me the all-clear however, I still got bogus expenses taken out of my security deposit. There was absolutely no damage to my apartment and it was beyond clean from top to bottom. The rent they charge is not worth it! I am HAPPY that I moved out of there. I just wish I had done it sooner. DO NOT under any circumstances move here. Find somewhere else to stay. There are better apartments with better prices and service. I do like living here. Nice amenities. Nice apartment. HOWEVER. I can not excuse how rude and insensitive the staff can be sometimes. Three times now they have held my packages hostage in their leasing office. With never an email or a phone call about my medicine I need for my health waiting at the office. I don't appreciate them signing for my packages. We have a Dropbox with a key for such things. And somehow it is rarely used. I hate anxiously waiting for my packages. read more

Before making a decision, take a tour of MILA. We are so happy we live here (now on second year). In your apartment search, you will find MILA has very fair pricing for the market, many many upgrades (stainless steel appliances, wood tile flooring, high-end countertops in kitchen and bathrooms, soft-close cabinet doors/drawers). All apartments have a balcony (enough room for our four stools and a high-top). Currently (Jan. 2019), three good size lakes with a fourth being built and well manicured landscaping. Front and back security gate which have a double-arm gate and a swing gate to prevent anyone "tailing" in. Very friendly office staff. Beautiful clubhouse pool and we have never had an issue getting lounge-chairs even on "prime" times. Prompt maintenance completion (requests can be placed online via resident portal which I find convenient). Lastly, we find it very conveniently located (without the traffic) with 5 mins to I-95 and 7 mins to the FL Turnpike; 10 mins to Aventura; 20 mins to Pembroke Pines Town Center. I've been living in mila a little over a year overall I don't recommend it. There are nice amenities for a good price but you get what you pay for. To start with if u want a newly built apt you will never know when the move in date will be. They gave use a 2 month window I believe? It was ready early and of course there's only a few apts left even tho we were one of the first to move in lol. The staff is hit or miss when we signed our lease it took foreverrrr yes it normally does but this girl was moving slow and even checked her Facebook at one point. PROS: The pool is great a lot of chairs and space and multiple bbqs. The actually apartment has been pretty good we have a 2/2 with basically 2 master bedrooms. They do pest control and change ac filter monthly which is nice. CONS: Lord I could write a 5 page letter. The most annoying thing for me is the walls are PAPER THIN! If there's a hurricane I swear idk how this place will be standing lol We got lucky and we're on the end and top floor but our downstairs neighbor is obnoxious and the little girl next door is always screaming in the echoing hallway. In the apartment complex there is one trash dumpster by the office so you must pay for trash valet. This is convenient at times but if u have trash on wed or sat or a holiday your stuck with it or u can put it in ur car and drive it to the dumpster. Another problem it creates is a dirty hallway that's semi outside. I feel they should clean it more and there's been times a bag leaked and there's bugs it takes them 1-2 wks to clean. Next big problem is parking. You have to pay for a 2 car spot outside or you won't have a spot after 8pm. We told them when we moved in we're getting a 3rd car when we moved in they said that's fine, once we brought the car home to get a decal they changed and said we had to buy another parking spot. Of course the only spot somewhat close is a garage that's $100 a month. Also if you have guests forget it. They are suppose to get a pass from security then park by the office then you pick them up? Another con is it isn't the safest yes we realize the surroundings moving in but our first week someone broke into a girls apartment and stole things. It does still happen and there is top flight security but I'm not sure what they are gonna do. There is a ton of construction mixed with the thin walls means no sleep if you work nights. When driving around the community I do worry they aren't paying attention driving I almost got hit last month. And last summer the landscapers backed into my car. It was a huge pain the manager tried to blame my husband even after the worker admitted to it. In our building there is a small pool that seems completely built, they told us will be open soon when we moved in last February obviously it's not open but they've built prob hundreds of apartments. In conclusion, if your looking for a boughetto apt complex and don't mind thin walls and all the add on fees then this is the place for you read more

It is unfortunate that the staff is friendly, but to move into this rental property is tedious and exhausting. Due to the PTSD I was unable to continue the process after 1.5yrs. My best friend lives here and it's ALWAYS a mission to go visit her because of the whole parking situation. EVERYTIME you visit, you need to get a parking pass. I mean it would be fine if they had a security at the entrance that would give them out at the same time that you're punching in the directory code to go in. But no. You have to call the security on your phone and hope and pray to god that he is not busy with some other task so that he can drive to you and issue a parking pass. If the security is busy, you're out of luck because he's not getting to you for another hour or two so pray your car doesn't get stickered, booted or towed meanwhile. Not only that! Guests have to park by the leasing office!!! Please tell me how that makes any sense when my best friend's building is all the way in the back and the leasing office is all the way in the front?? I'm supposed to just take a nice hot stroll in this Florida weather for your amusement? So my best friend has to stop what she's doing so she can pick me up from the leasing office all the way back to her apartment. And then drop me off when I'm leaving. I've NEVER seen this happen in another apartment complex. Stay away from MILA apartments if you usually have a lot of visitors. You've been warned. read more

very ghetto apartments! the gate is always broken so randoms enter all the time! they brake into your car and slash your tires and mila has 3 security guards but they are never no where to be found! the apartments always have an issues sometimes its the siink or air conditions even had to wait a couple of days for them to fix the lock on the door ! mila isnt responsible for any of your stuff but your money so if tou actually wanna feel safe at home dont pick the mila ! they dont have enough parking even though you pay every month on time and they tow your car and not care ! they want you to park way across the community and park no where in front of where you live ! this is a ghetto money hungry place and they alwyas have bad attitudes so theres no point to even get involved!!!!!! read more

Don't recommend this place. Please, do not choose this place. PLEASE. The apartments are nice. They're cozy and pretty good sized for two. My problem are the neighbors. The neighbors are insane. Screaming, banging, crying, loud music, it's insane. Writing this as neighbors are actually yelling and screaming. I can't handle it anymore and I just cannot wait to move out. You can hear kids screeching, and families yelling back and forth. I cannot sleep sometimes without my heart rate jumping up and down. And the staff, dawg at this point they're just horrible. They're so rude. So, so so rude. Ghetto asl. Not even done with and I hear more screaming. It's honestly a joke. If I lived in another building that was better? Totally a four star. But it all depends on where your situated and where you go. Make or break. But from the other reviews too, maybe this is only a two star after all. Don't choose it.
