I had to sell my house on short notice. Initially, after a very poor experience with Keller…read moreWilliams, I researched a competent and knowledgeable real estate agent, Brittany Armenta. She met with me the next day after having wasted months with a different agent, and wow, I was blown away. Brittany knew the market inside and out and had the confidence to do what needed to be done to make a quick sale happen. She was as prepared as it gets, super communicative, and understand how to deal with the intricacies of my particular sale. I kid you not - within six days of going live on the market, we had an offer over the asking price with most contingencies waived. The open house was flowing with people despite the unfavorable weather and the issues with my solar loan. No problem was too big for her and her team to handle. If I needed extra boxes, they were delivered. She negotiated on my behalf with her vendors to get inspections done ahead of time (a sales tactic that worked well). She is also personable and genuinely cares about your situation. She makes time for you regardless of how busy she is. Her communication skills are top notch and the best of any realtor I've ever worked with. The irony is I had the polar opposite experience with a different agent at the same office, but don't let that dissuade you from working with one of the best real estate agents in the Bay Area. Brittany uses the latest technology and sales techniques to present your house in the best possible light while disregarding the minor details that do not matter. Hire her if you want to sell for top dollar and work with a team who knows what they are doing. She is the best.

We desperately needed a property manager to handle our rental property, after 2 years of being in distress. Lo and behold, my mom and I found Jennifer Diaz with exemplary reviews when she searched on the internet. I had a gut feeling that she was the one! Since then, she has truly been heaven-sent. She possesses the qualities of a great Property Manager for she is very knowledgeable of real estate property laws, hard-working, assertive, patient, conscientious, quick in responding to my inquiries, exuding grace under fire in times of stressful situation, and her negotiation skills are awesome. Her professionalism shows how much she cares in every aspect of her job. She is a miracle worker and has results-oriented mindset. I admire her attention to detail and prompt intervention from minor to major problems. We can focus more on our daily tasks now with the peace of mind, knowing that we are in good hands with Jennifer, and we feel secure with our rental property under her stern oversight. Having someone you can rely and trust for she values transparency is a rare find. The extra mile she will do for you is amazing. Most importantly, we love the fact that she listens to your concerns and would forward her best foot in coming up with a solution to make it doable. She is one of the reasons why we can go on living a stress-free life now, and my only regret is, how I wish I could have found and hired her sooner.

We did end up buying a house but it was at times challenging and frustrating. It's always hard to know what is supposed to happen when you are a first time buyer. Right from the start I was irritated by the fact that their office had little patience nor courtesy for people of different cultures. The one thing that made us choose them was their knowledge of programs that no one else educated us about. We ended up not needing the special programs, but Rick Fuller's group caught our attention because of their willingness to help and explain this stuff. We met them by chance when visiting a open house in Antioch. But let me summarize everything that went wrong after that and how this should matter to others like us. We had other family who were stakeholders in this purchase, but they do not speak English. During our consultations, our agent as well as the lady that the Fuller team worked with that does the financing made it a complete nightmare and showed little patience for me and our family, not only for me trying to understand everything, but also for me in trying to translate this all in real time back to everyone else in another language. It was not only difficult for me, but there was zero concern from the Fuller team that they cared about everyone involved understanding what we were getting into, particularly with financing. It took numerous demands from me to the finance person to STOP calling me on the fly asking me questions and to make decisions on the spot and requesting her to email instead so I can translate it back to others. She simply would not do it and would call and call me at work until she got the answer she wanted. Eventually, I had to demand to work with someone else. In hindsight I should have revoked my consent with everyone involved. We did not have a great connection with our real estate agent, though I give her kudos for trying. She never seemed to really get what we were in the market for so we did a lot of searching on our own. At one point, we found an amazing house in Vallejo, only to be told (by the same finance lady) that the loan limits in Solano are not the same and we couldn't get the house. Sad thing is, neither our agent nor the finance lady mentioned this after we had looked at numerous houses in Vallejo. Another strike for these guys. Ultimately we found a house on our own and ended up purchasing it. The process went quickly after that, albeit with more of the "we don't care that you have to translate any of this to someone else" drama as long as someone signs the paperwork. There's more to the story, but I will summarize with this...after we purchased our home, with most of it feeling very transactional and not personalized, we never really saw our agent after that and felt exactly that, the transaction was done. One would think that you'd get a nice gift given they made a bunch of money (like $20K+) doing not a whole lot but giving you stress. Well, we received a $20 Amazon Echo in the mail as a gift. It's essentially a cheap clock, which of course, in our culture, means death (and is pretty worthless for the rest of the family that doesn't speak English). Google is free. Just unbelievable. How are you going to assist families with life decisions like this and not attempt to understand anything about them is beyond me.

Marianne is so knowledgeable, hardworking, and will fight to the end of the earth for her clients. She also deeply cares for the people she represents. I know she's working in my best interest always. She handled the sale of my mom's home that was within a trust, out of the area, and filled with two generations of stuff. I was an emotional wreck and she came in and guided me through it all. We got over asking, all cash deal within 10 days of going to market. Above and beyond work every day -- from clean up, to prep, to staging, to marketing, to negotiating. I'm just so fortunate to have had Marianne represent me. I can't emphasize enough how hard the whole selling decision was for me. She was patient, we explored various options together. When we ultimately decided the right decision was to sell, she sprang into action and got it done quickly so I could move on from a heartbreaking situation. Her style is uniquely hers. There's no bullshit. Marianne is going to tell it to you straight, but I personally wouldn't want it any other way. I can't say enough great things about Marianne!!! Hire her; you won't regret it.

Everything was fine until the tenant stopped paying, and anyone who has dealt with these issues knows how stressful it can be. Lost and extremely frustrated, I called Marianne after doing some research on Yelp. Marianne was completely calm, confident, and professional. She quickly gathered basic information about us, the property, and the tenant. She informed us that she will be taking over and assured us that we will regain possession of the property. By that evening she had already sent over all the necessary DocuSign's and within the next couple days she was negotiating with the tenant on our behalf. Removing tenants for non-payment is devastating for both parties, so Marianne was firm, but also kind and compassionate. She was able to repossess the home within 15 days, without having to go through the process of an eviction, which was our goal from the beginning. Communication was always very quick, clear, and concise. My husband and I had so many questions since it was our first time going through something like this. She has a very extensive knowledge of real estate, the laws involved, and in general how tenants tend to behave, but she was also very patient and thorough when advising us. As someone that runs her own business and manages 100+ properties, Marianne is obviously a very busy person. I expected her staff to communicate with us after the tenant vacated the property. However, Marianne was our point of contact the entire time, which was very impressive. Marianne did not collect a penny from us during the entire tenant removal process, which really speaks to her confidence in her abilities as a property manager and her generosity as well. She is also well connected in the real estate space as all the references she provided to prepare the property for the next tenant were excellent. Our home was on the market for less than 2 weeks when she presented 2 solid potential tenants. Given how smoothly everything went up until this point, we were completely confident in letting her decide which tenant would suit us best. When we finally got to meet her in person, she told us that she takes care of all her properties like they are her own and after witnessing her work, it's clear that the service she provides is a direct reflection of her genuine passion for real estate and helping people. If you are looking to rent out your property, we absolutely recommend working with a property management group, but specifically, Marianne. Thank you Marianne. We appreciate everything that you have done for us, and we look forward to working with you for a long time!
