I've been here for over 5 years and trash vallet come whenever they want to but we still have to pay for it every month!! The apartment people make up inspections so that they can come into your home while you're gone. Literally inspections every 2 days !!! do not move here !!! Apartments is not worth the cost of rent!! They haven't even did any upgrades to the property but want to go up every year smh!! oh yea and parking is TRASHHHHH! your guest will never have anywhere to park...moving is a necessity for me this year !!! read more

We loved the property and toured the community, Shayna had helped us and allowed us to make arrangements until actual move in day... we should up at 10 am and they had no idea we were scheduled to move in. Thankfully Monique was there and helped us through the process! She was an amazing helper and made everything so smooth. I am currently living here , & need to get a hold of the manager or corporate. Since I've moved in, the toilet has been getting clogged every time I use it with or without toilet paper it still gets CLOGGED. Today it got clogged once again , I made the call to the maintenance and they sent over RENE . When I tell you I've never felt so threatened & uncomfortable in my own home by this man. I open the door and he immediately puts his finger in my face and tells me " NEXT TIME YOU PAY FOR THIS!" After he put his finger in my face and was very ugly towards me I immediately wanted to call the cops , if I were a man he wouldn't have never done that . How is it my fault that these apartments plumbing sucks? I am currently trying to get a hold of the manager but no answer and their closing soon , so here I am writing this review hoping it will either get Rene removed for disrespecting me & threatening me in my own home in front my little daughter , or move me to a different unit or replace the whole toilet itself . Either way action needs to take place! Or next time I will be calling the cops on this man . The parking situation here is utterly ridiculous. All the covered spots remain open everyday while there is literally no parking anywhere else for a visitor or residential alike So much could be done to add more spaces and as you can tell complaints of this go back six years obviously they don't care, But will happily tow your vehicle as they have mine already and it seems countless other residents and there guests. read more

We just signed our third consecutive lease for this apartment complex. My husband and I are still enjoying living here, however the parking problem is still the same. We love having friends over, but a lot of them dread coming over because they can't find anywhere to park. It's embarrassing. I have something I dont like : -Roaches... OMG! As soon as I moved here, I noticed... -There is no much parking for visitors and do not park if you do not have permit, they toll your car very fast!! Which is sucks! -Design only 1 gate get in/ 1 gate for exit which is very unconvenience... Beside these, I am fine with everything else... They don't even deserve one star. They are the rudest most unhelpful staff I've ever encountered. My car got towed there and so did our baby Sitters. I went in the office crying and the heartless bitch that sat there did nothing for me. 300$ later I got my car. 250$ later I got the baby sitters car. It's a dirty roach infested complex with disgusting smells and weed smells coming from all angles of others apartments. The pool is broken half the time in the summer. They trick you into paying rent longer than you Actually live there. It's horrible. They really should be shut down!! Not to mention the people that were above us.. 0MG. So loud and rude. We heard stomping, crying, screaming and dogs barking 24/7. Two little dogs they just left outside on their balcony to bark at all hours of the night. This place is a shit hole!!!! read more

ROACHES! We lived at the Marquis at Katy apartments, 2150 Katy Fort Bend Road, Katy Texas 77493 from May 2020 until September 2020. They advertised these as luxury apartments and we paid a premium to rent with them. We moved into an apartment during the daylight hours with hired movers. I had recently undergone surgery and had to avoid any lifting. When we turned on the oven for the very first time that evening, it started on fire inside. That very first night we experienced huge roaches in the master bathroom! There was also an infestation on small flies. We immediately reported these problems to the apartment management. They quickly replaced the stove and a few days later they sent their pest control company out to treat the apartment. We considered moving out even though we had just paid movers to move us in but I had recently undergone surgery and was not well enough to move yet again. The pest problems continued over a 4 month period. The apartment continued to have infestations of roaches of multiple varieties; hundreds of tiny flies seemingly coming out of the plumbing, biting ants in the rooms and many other insects. It was very stressful! We plugged all the drains in the apartment and always kept the unit super clean but the pests kept coming. The apartment was treated with commercial grade pesticide internally and externally multiple times over months. We had hoped the pest control would resolve these issues but they never did. We also constantly saw roaches in the hallways between apartment units and the community dumpster was often overloaded, damaged, leaking and surrounded by rodent droppings. The last time a pest control representative came to treat the apartment; he informed us that this problem should have resolved and that to continue these treatments would be a health risk to us and our pet. He advised us that the unit needed to be intensely treated with pesticides when no one was living in it. As a result, we requested that the apartment management move us to another unit. They inspected the unit and acknowledged the chronic pest problems. They agreed to let us out of our lease only if we moved to a sister community owned by the same company. They were unwilling to pay to move us, even with knowledge of my medical condition. We did move to a sister community, the Marquis at the Reserve, again having to hire and pay movers at our own expense. We did request that the apartment management refund us for moving expenses and a hotel stay we had when the roach infestation took over the master bedroom. They have ignored our request. We have had no such problems at the Marquis at the Reserve and the management at this complex has been outstanding. We recently looked at Yelp comments about the Marquis at Katy community and found that other people had reported roach infestations in these apartments for several years and from our recent experience it is evident that there has been no effective resolution by the community managers. read more

We love our apartment design. However, the parking is horrible. We are residents here and they allow people who are not residents to park in residential parking without any repercussion, consecutively. We counted 4 people tonight that didn't have parking stickers and that made us park near the dumpster(where visitors are SUPPOSED to park). There is constant noise from kids all over the apartment complex without parent who supervise. read more

She refused to do anything about the excessive noise that occurred above my apartment every single day, made it my responsibility, putting me in harms way. When I had lost sleep day after day, finally at my whits end I offer to move to end the problem with the upstairs neighbors. I said " since you're not enforcing the rules of the tenant lease for noise I have no choice but to move." She agreed. I said I'll give you the 60 days notice but this Should Not go on my credit since it's your inability to deal with these loud tenants causing me to move! Cecile agreed not to do that!! I just moved into these apartments Monday and I couldn't be happier. The process was so fast and easy. I needed to be moved in like that same day or ASAP! They were able to help me with that with no problems. The office staff is very friendly and helpful. A friend living here actually referred me to the apartments and I'm really happy he did. Well where do I begin with this complex? At first things seemed decent with it. However, about 6 months into my stay I started seeing roaches. We had a couple here and there, which isn't an abnormal thing, because roaches are a common thing. Then they started getting really bad. Pest control is an added cost in my rent, so I called the front to ask them what pests they control exactly and I was told I had to request it.... wait a second, I had been paying for pest control all this time and nobody has come to spray in the apartment? Every other complex I've lived in automatically had pest control service once a month or every three months etc. So basically I've been paying for a service that was never rendered. The roaches are still bad and I will probably have to throw out a lot of my appliances when I move, because they just infest them now. The parking situation is pretty pathetic. All the parking spots are always full and the solution the front office gives me is to pay for covered parking. Sorry, I already pay 1300 a month for a roach infested Shit hole. Youre not sucking another dime from me. Thank God my lease is due in a few months. I will be waving goodbye to this place with one finger (can you guess which one?) read more

When we first moved in to these apartments, it was absolutely fantastic!! The manager was amazing; she was sweet and personable and knew the residents by name. Our neighbors were great and we chatted with them frequently. Unfortunately, about half way through our lease, the property manager was transferred to a different location. About a month after the new manager took over, we had issues with our vehicles being broke into as well as an attempted break in to our apartment while I was home. I brought these issues to the manager and she acted as if she couldn't care less. She blew me off and then gave an attitude when our garage was broken in to. Little thugs were moving in on a daily basis, loud music, yelling in the parking lot, pounding on the walls and floors. We did t feel safe. We were purchasing several appliances for the house we were getting ready to move into and put them in our garage. After seeing our garage door literally broke in half in an attempt to get to our new items and the manager accusing us of doing it, I told her to get maintenance to open the door right then and that we would be moving out that day. I went and got a U-Haul truck and loaded everything up and got the heck out of that ghetto complex. read more

It's also a very quiet complex and I felt safe. however my apartment did not have crown molding or track lighting as I was told it would(I did not view the apartment before signing my lease). The appliances are really cheap, The AC stopped cooling THREE times within a 12 month lease. Parking nightmare, there will be nowhere for guest to park when they visit or they will get towed. Water bill is the highest water bill I have ever seen for a 1 bedroom unit. I moved down the road and got something much nicer for around the same price. read more

PIECE OF SHIT!! HORRIBLE MANAGEMENT CREW!!! If you believe in following the rules and paying your rent on time in exchange for the safety of you and your family...THIS AINT THE PLACE FOR YOU!!! I HAD a small dog...until he was killed by ny neighbors PIT BULL trying to defend my kids. ALL dogs are supposed to be on a leash and pit bulls are on their "vicious breed" list HOWEVER...it was allowed. The ONLY thing management could say was "we're sorry"!!?? Took them 3 months to evict the tenant. I kept in contact with them throughout the process letting them know how uncomfortable I was with the dog just next door. They offered to let me switch units/ buildings BUT I'd have to sign a new lease!?!? I paid my rent on time EVERY SINGLE MONTH! Towards the end of my lease my 10 yr old was attacked by ANOTHER dog as we tried to bring the groceries in the house. Noisy neighbors that dont clean up after their pets. Loud music at all times of the night. Tenants leave their trash outside the doors days/ hours before scheduled pick ups so gnats/ flies are ALWAYS present and enter your unit right behind you. Dog poop everywhere because no one cleans up behind their pets. The pool is closed longer than its ever open so I wouldn't even call it an amenity. Parking is HORRIBLE...I could go on for days. EXTREMELY over priced for what you actually get. Would NOT recommend to ANYONE!!! read more

I moved into these apartments about two months ago. The move in process was very smooth, the staff is very polite and friendly and I love the online rent pay. The inside of my apartment is beautiful and very spacious. All of the appliances seem to be either new, or in like new condition. All of the residents seem to be very friendly, as nearly every time you walk by someone they greet you with a smile and a hello. The only reason I have given four stars instead of five is because visitor parking is terrrrrrible. This is the absolute only downfall of this complex. My friend and his family lived here about a year ago and he says that there used to be another section of visitor parking near building five, that is now regular parking that hardly ever has more than one resident car parked in it. My one suggestion for my complex is to at least make those spaces available for visitors again. Twice I have had to have my guests park in the Walmart down the street and valet them back and forth. Again, don't mistake this as a bad review because that is the ONLY thing I have found to be wrong with this complex. If you are looking for a nice, cozy, friendly complex that is beautiful inside and out, you must consider this one. It is only a couple hundred dollars more than what you would be paying at a roach infested and beat up complex. So basically luxury apartments with a not so luxury apartment price. The parking is absolutely terrible for visitors. Whenever I have family visit, there are hardly spaces for them to park because there are only about 7 visitor parking spaces for the entire HUGE complex. And the towing happens so frequently here that parking in a non visitor spot even for a short period of time, runs the risk of a disappearing vehicle. I shouldn't have to worry about the safety and placement of family vehicles. Poor planning for what could have been a decent complex. read more

Had an outstanding experience living here. Rent was more than fair for what was offered, office staff was accommodating & kind, service requests were acted on SO QUICKLY! namazing. Apartments were very comfortable & homely. Also, no bug issues (yay!), management had pest control coming thru the apartments on a regular basis. Only complaint- there was 1 or 2 people in the complex who liked to peel out of the parking lot at 4am EVERY DAY & woke me (and others) up just about every morning.
