Marquis at Silverton is the first community that I am living here in North Carolina and unfortunately has become the "The worst" community I have ever lived in my life across countries. Came here with high expectations considering the rent I am paying but now the apartment maintenance is at a very bad state. The AC in my unit is not working for the past 3 weeks. The very first day when I reported this as an emergency, they gave me a small portable unit as a backup until the AC issue is resolved. They came and checked the issue and found that the compressor is totally fried. At first I thought they will resolve the issue within two or three days. Its almost three weeks now, Every time I call the leasing office they tell me it would be done the following day but to no avail the maintenance never shows up. First week they said they are yet to recieve the newly ordered compressor. But the new compressor is sitting in a box outside my apartment since last week itself but the maintenance guys are not showing up. I understand maintenance team have priorities, but if you have 3 weeks of backlogs to attend to, then there is definitely something wrong with the management which needs to be addressed. I talked with the maintenance people in person myself, they gave me rude replies saying this is no longer an emergency and that they will try to come as soon as possible, this was a week back. They treat me as if I am at the mercy of them. I have explained these guys that I have a one year old kid who is struggling to sleep at night times with this portable unit since its not enough for the 2 bedroom apartment. Its giving me sleepless nights to take care of my little one with the apartment in this state. Because the AC unit is not working, I wake up everyday with dry throat pains, dont know why I will have to check with my doctor on that. I have told the leasing office many times about this problem and one time the guy from the front desk raised his voice and started yelling at me saying "this is no longer an emergency" and some very rude replies for every question I asked in the call. Since then I stopped reaching out to the leasing office to maintain my self respect and sanity. I am really confused what is going on with Marquis at Silverton? - No professionalism, no cleanliness, no empathy, more importantly no respect to a resident staying inside the community. Outside the apartment there are dead insects and dust accumulated all over the breezeway. I sent an email to the leasing office, no one ever bothered to even reply to that email. The garbage bags are not picked up properly. Some days they pick and some days they dont. When I checked with the leasing office to know the reason whether I have failed to follow some garbage guidelines, they dont even have no reasons updated by the garbage vendor and they have no clue why garbages are not picked up. Its a 30 dollar I pay every month and half the the month I am taking out the trash myself. This was not the case when I leased the apartment one year back. The maintenance was not good back then as well but it was tolerable and atleast I got replies to my email when I write out my concerns to leasing office - This was back when people like Joyce was there. The standards have dropped steeply to a very bad state which compelled me to write this review just in a hope whether atleast the regional office of Marquis at Silverton can address this concern. So many in these reviews have already talked about the roaches infestation, so I am not going to say that again. Now I have got the impression that if by mistake anyone rent at this community in future,for sure you are bound to live amongst roaches, in a apartment with broken Fan or AC or broken stovetop + breezeways with dust and dead insects and finally you will also get treated badly and disrespected by the leasing office staff and the maintenance staff if you start asking about the status of your tickets that was raised. No central office numbers to report about my grievance and concerns. This is the only place where I could vent out my concerns. Marquis at Silverton - With all due respect, Its a 30 year old apartment, I guess its time you hire some additional staff into your maintenance team and leasing office, more importantly professional guys who knows the job and knows how to talk to residents of a community. Attending the maintenance requests far too late is a very big concern, I dont know when you will address this. Its one part of the story. But treating your own residents unprofessionally, disrespectfully is something that needs to be addressed immediately. read more

From the start I should of stayed away! But the office staff was amazing! Erica, Jacob, and Bridget were amazing! Jacob is absolutely the best and I hate that he works here for this crappy ass company! Where do I even begin with the issues that I am having! So this was not the apartment that I wanted but it was what I got which had a lot of the things that I wanted. A wooded view next to the dog park. But little did I know I was getting more than that. So I asked to get my floors replace because the panels were coming up and they pumped sewage through my bathroom out the door (gross), I also busted my knee walking and one slide from right under me. This was when I moved in! Like a few weeks into me being here. When they were replace the vendor that they used was absolutely rude to me and was not on time which had me unable to get into my apartment until 10pm at night. Thankfully I had a friend who allowed us to make the almost hour drive to her house so that I had somewhere for me and my dog to go!! Then for the last 7 months 11/27/21 I have been dealing with a big issue such as roaches in my kitchen, tub, bathroom, and now mouse in my house. You call emergency maintenance and they don't come or even call you to say there not coming. Don't waste your money on this place. Again the office staff well just Jacob and Joyce are amazing! The property manager is a not very friendly and comes across extremely rude and like she doesn't care. It hard to think that I moved here with such high expectations and then to be nothing more than disappointed when we got a new property manager. While CWS says they care about their renters they don't at all. This apartment has so much potential but who wants to live with mouses and rodents all for a wooded view! GO ANYWHERE ELSE! While Emily have the corporate answer the community director never reached out to me! Smh thanks to Jacob for at least attempting to get my issue resolved. It's been going on for months now. If I could give this place zero stars I would! Again Jacob and Joyce are amazing! Which is partly why I stay but the property manager Jill she doesn't care about this community because if she did the matter would of been taken care of when it was brought to her attention in November of 2021! Jacob and his team are soo helpful with the move in process. He provided me with all the info I needed, scheduled a tour so easily, and has always followed up on my calls. Truly the best customer service from Jacob! I've loved it here so far, the first week we moved in, there were a few problems so we called their 24/7 maintenance and someone fixed our things literally the next business day. The only thing is trash valet doesn't always come pick up our stuff and that's the only thing I'd change. The office doesn't know that your trash isn't being picked up either bc it's not their fault, so I would call and let them know. read more

I just got married and moved to the NC in September '18.. I had never even visited NC and was very apprehensive initially of how it would be living here, how the people would be, etc. But I think this is one of the best communities I've lived in, the apartments are nice, everything in order a gorgeous pool a well equipped gym and of course the staff of Silverton, they were the first people I interacted with and are absolutely amazing, friendly and very very proactive always helpful in solving any queries or issues.. there are a lot of fun activities that keep taking place like Bingo nights for adults as well as a kiddies night.. a full 5 star rating from me read more

They bribe residents for good reviews so half of these stars are fake. Horrendous issue with the garbage that was for the whole complex so no garbage compactor or bins for over a week. Not just one week. Recycling was just as bad. Amazon packages get stolen. Garbage and dog poop bags in hallways from residents. Maintenance can take over a week to fix things. Badddd cockroach problem on the third floor. Lots of kids in parking lot and where you need to park to get mail...there's better places than this hole. read more

The Marquis at Silverton has nice apartments in a good location. The office staff was helpful, responsive, and knowledgeable. If you're moving from another state, watch out for fees. The advertised rental fee is just the start. $50 application fee, $25 background check fee for additional occupant. Due at move in for a 700 sq. ft 1 bedroom apartment: prorated rent based on "market value." $150 pet fee, $175 pet bond fee (money order), $500 refundable deposit move-in fee, $87.50 "sure bond" option (whatever all this bond stuff means), $10 per month for "pet rent" fee, $5 per month trash fee, proof of $100,000 in renter's insurance (~$20/month). You pay electric, water, cable, etc. They provide no estimate of those costs and you must get them hooked up individually yourself. We asked for a simple sheet explaining all the fees so we could estimate our monthly budget, but instead we had to inquire about each individual potential expense and then received a legaleze complicated answer. Every apartment should have a full disclosure list of expenses. Break fees are yet another issue. You have to give 30 days notice plus pay a fee up to 2 months additional rent beyond your leave date, plus some other market value fee I didn't understand. Do yourself a favor and rent one of the lovely houses in the area instead. There are lots of them available or lease and you won't feel like you're getting ripped off. read more

We are staying here from last 3.5 years amazing staff and amazing community. We absolutely love everything about this community. Near by to school, airport and shopping complexes. All the services that are requested are closed as early as possible. Gated community and safe for kids. Events are organised very often like Bingo night, Game night, Halloween and Easter Egg hunt for Kids, main star attraction is our annual Pool Party (absolutely amazing). The staff went to incredible lengths to help me get into the apartment while I was in the midst of a move from Illinois to North Carolina. They saved the apartment longer than they needed and gave me one of the recently updated apartments with the lovely kitchen and laminate floors. In addition, the whole staff is always friendly, have frequent community events, and use social media and email to let us know about these events and happenings. Anytime I have had a maintenance issue, it was taken care of within 24 hours or less. I'm very happy with my apartment and the staff. read more

I have been very please during my time here at the Marquis at Silverton. The staff is always friendly and truly go out of their way to make you feel like a valued resident. It's not state of the art but is well maintained and am pleased with the amenities offered in my apartment as well as on property for the price paid monthly. I would reccommend this community to anyone in the Raleigh/Cary area searching for apartment living. I also love its convenient location, close to I-40 for work, yet far enough off the highway to enjoy some peace and recreation on the Greenway system. NOT LUXURY QUALITY FOR THE RENT CHARGED Moved here 4/2013 and there was an "outstanding" rental office staff but that is no longer the case. Do not bother to call the rental office as they do not pick up the phones. The community director is hardly ever available. 10:00 PM EDT Noise Ordinance supposedly in effect but tenants ignore it and the rental office staff does not enforce it. Do not bother the rental office staff with any issue as they have no regard or concern for the existing tenants as their main goal is to get the apartments rented out not if a tenant is happy and wants to stay. These apartments are well over twenty years old and have not been properly maintained per a previous maintenance staff employee. If you like doors and windows with gaps, windows with mildew, walls with cracks, counter tops with gaps and crevices, bathtubs that need caulking and the most cheap and dirty carpet that when you walk across the floor in your once white socks that turn beige. We supposedly got a renovated unit. Detached parking garage with remote access if and when it works but no where near your apartment home. Grounds are maintained but television cables have been dug up making access to all channels unavailable and do not bother the rental staff with this-not concerned. Washer/dryer in units. The main issue and problem in this apartment community is NOISE from tenants who think they can do whatever they want whenever they want with no regard for neighboring tenants. Recent tenant with numerous Nuisance Disturbance complaints filed with CARY Police stated that "this is normal apartment living"-maybe in Durham but not in Cary. Tenants who allow their three dogs to run across the floor and hit the walls over and over and over again. Tenants who stomp across the floors, slam doors and cabinets, pound and hammer and if you knock on the ceiling to give them a courteous heads up be ready for a screaming tenant who is half naked to pound on your door so we have to call CARY Police once again. These tenants also have temper tantrums so after CARY Police leaves they start dropping heavy objects over and over again for thirty or more minutes just to piss you off more and make their black color statement-what about our discrimination since they are always so ready to jam that in your face. Of course the community director cops out and does nothing to HELP you but lie to you and promise what she is not willing to do so these tenants are like spoiled brat children-they think they are in charge and the truth is they are because the community director is too scared to do what she has the power to do using the lease. Tenants who put garbage bags outside their doors which draws bugs and pests, tenants who light candles at their door and leave them unattended, tenants who let their children scream at the top of their lungs in the later part of the evening, tenants who let their children finger paint the walls with mud and draw on the landings with colored chalk but the ones who are just plain inconsiderate of anyone else in this world tops it and can make your life 24/7 a living "HELL" however once again you cannot count on the community director for anything but misinformation and lies. Affiliated with Project PHOENIX which is a very good things-check it out with the CARY Police community center. Rent just increased to include the storage areas and the only way that will be waived is to sign a longer renewal period. If you want to be truly happy in an apartment home in Cary, NC go to the newer ones popping up and the rent is much better priced. Feels like home! I was very hesitant to move into an apartment again after some unpleasant past experiences but Marquis at Silverton is unique and deserves a 5 star rating from me. I did my homework before choosing this location. I read many, many reviews of local apartment complexes. Few people choose to stay long. It is a very transient place to live. BUT not here.... people STAY here... I have met many people already who have called this home for more than 3 years. I am so happy I am no longer renting a house where I was paying too much and not getting any of these amenities. I work from home in the mornings and go to an office some afternoons. After my morning classes I walk across the grass and jump in the pool. Some days I teach my online classes in the clubhouse office using business class internet included in my rent!! Before I was getting in my car and fighting traffic to get to the gym, now I walk 2 minutes to the clubhouse that has the exact same fitness equipment already included in my rent! The office staff have been unbelievably patient and helpful, especially Alex!! Believe me, I am picky and he addressed every request I had with a smile. Maintenance issues were taken care of very quickly. I could not be happier. It feels like home!! read more

My wife and I moved here for a few months because it was close to a new job. The maintenance staff was relatively prompt but why would Marquis put us in an apartment where the sink leaked, the a/C did not work and later , the heat did not work. They employ the "don't fix it if it ain't broken" philosophy. THey have no preventative maintenance program... THey gave us an apt above some single senior jerk whose dog barked at 4 AM in the morning and who complained about us dropping forks and walking across the apt.He would pound on the ceiling with a broom handle. He made a complaint every week. What a blanking insult. THe management didn't have the ***** to question him and instead phoned us every time they had a complaint. I am a professional businessman and it was a blanking insult. The management has no courage to mediate issues. NO GOOD. STAY AWAY read more

Have to update my review. We've now been residents for almost 3 years. There have been a couple of staff changes since my last review, and the people there now are just wonderful. We got the whole "automatic rent payment" thing straightened out, and now we just pay our rent online, which is actually very convenient. I think the way it was initially explained to us (by a staff member who is no longer there) was confusing and led us to believe we had to have our payments automatically withdrawn on the same date every month, but this is not the case. While residents ARE required to make their payments through the online portal, it's just like arranging to pay any other bill. Also, there are no fees associated with making one-time payments like we originally thought there would be. We've had some noise issues with neighboring tenants over the last few months, but the management took our concerns very seriously, and worked immediately and thoroughly to deal with them. They didn't mess around. They didn't try to convince us that what we were experiencing was "typical apartment noise". They kept at it until it was resolved, and for that we are ever grateful. Any time we've had a maintenance issue (which has all been minor stuff), the maintenance crew has taken care of it right away. They are really great guys. I just can't say enough good things about this place. It really is a reflection of the people who run it, and the people who run it are wonderful. We've really enjoyed living here and would recommend it to others without hesitation. read more

My A/C has been out almost 10 times in between March and now (July). The longest I went without A/C was 2 weeks. I have other places I can go, but if this were my only residence, I would be miserable. I understand that every complex has its pros and cons, but the persistence and lack of reliability with the unit here has been really disappointing. This updated review is also working in orchestra with other things I've cumulatively discovered about Marquis at Silverton as I've settled in (ginormous roaches more than once a month, portions of the complex/unit older than I anticipated, dirtier hallways, less parking, raised fees, NO RECYCLING!! (only cardboard), etc.). The staff has been obliging in accommodating for the unit, and they are human in that some things slip through the cracks, but they always try to make up for it and make the residents feel taken care of. However, I would prefer more permanent and reliable solutions from the get-go. I suppose you get what you pay for, with this being one of the cheapest options in the area. read more

There are a lot better apartment for your money. I was staying at this complex simply for the convenience, it was close to my job. During the time I lived here, I noticed a lot of cars being broken into and police responding to domestic disputes. The staff are feckless and rude. The appliances are extremely outdated. I'm sorry but I have to post an honest review here. The Marquis at Silverton recently asked residents to post positive reviews online in exchange for Starbuck's gift cards! That should tell you something! Here goes: the apartments are decent, not luxurious by any means, but honestly decent. They were built in the 90s, so they're about 20 years old (keep that in mind when looking). I mention the age of the apartments because while they look ok, nothing works the way it should! The outlets spark when you plug in and/or unplug appliances, the bath tub doesn't drain properly, and there are water leaks! I've been to the office several times about this. Maintenance has been to my apartment more times than I care to count, but the problems continue. Also, they force you to sign up for recurring rent payments and there's ALWAYS an issue between what you owe and what's taken from your account! Honestly, the best thing about this apartment is the awesome view of the pool at night (when functioning) and the clubhouse (really nice, but nothing to offer residents except they do offer "movie night" once a month - old movies). I'm not telling anyone not to move here, I just think everyone deserves honest reviews, not a review posted to get a free Starbuck's gift card! read more
