Avoid Artem. I was a tenant at Artem for 2 years, everything has become way worse in the last 6…read moremonths. Below are problems that still persist at the time of this writing:
1. Your sleep will be ruined.
-Artem management allows Studio Three Gym, who's a tenant of the building, to blast loud house music from 6am to noon every day. The bass from this music can be clearly heard inside units on the 4th, 5th, 6th, and 7th floors of Artem. Despite police involvement, many complaints, and a petition signed by 27 tenants in the building, management has done nothing to stop this obnoxious tenant since January 2025. Disturbing where people live like this is illegal in multiple different ways. And frankly, it's a simple problem to solve, yet Artem management is too incompetent to fix it.
-Plumbing noises. Any time a neighbor turns on their shower, a loud banging noise will be heard in your walls. This is from the pipes. And sounds like a loud hammer being hit against the wall.
-Thin walls. You can hear everything. Noises from your neighbors, such as TV's, music, sex, talking, dogs barking. You can also hear noises from the hallway, people talking, people walking, doors opening and shutting. Maybe you'll get lucky and be in a quiet section of the building with quiet neighbors, but I wouldn't roll the dice.
2. Incompetent management.
-Artem changed management after their parent company was acquired by a PE firm, and the new staff members are spineless morons.
-Basic things are constantly broken, such as the front door of the building, equipment in the gym, doors to the pool, door to the resident parking, just to name a few.
-The place is continuously in worse shape. Just look at the floor and carpet when you tour. Stains, scuff marks, dirt, all the time.
-They use an "automated" parking system. This parking system is constantly ticketing residents that already pay for parking. And when brought up to management, they just tell you that the system is ran by a third party and there's nothing they can do.
3. Additional reasons.
-Infestation of silverfish bugs. These bugs are a constant presence throughout most of the units in the building. You pay for pest control each month, yet, there's bugs crawling around in your bathroom.
-Balconies flooding. They built the balconies in a way that they can't handle water. Leaving large puddles of water on your balcony that ruins furniture, turf, and anything else in its way, and takes days to dry out. This is a big problem in Miami since we have hurricane seasons...I had my unit's balcony re-leveled 3 times, and it still kept flooding. Most of the balconies at Artem have this problem.
-The amenities are bare minimum, yet you pay a premium for them. Compared to other buildings in the area, Artem's amenities are quite lame. No hot tub, no sauna, gym is bare, there's not much space, the "privacy" work rooms are not private at all (you can hear people on calls).
-Trash room. The trash rooms are consistently a mess. In some instances, there's been sharp broken glass left on the floor for weeks.
-The location. Most of the units don't have any good views. Especially compared to other options in Miami at the same price. You're just staring at the side of another building.
-Also, you're near a dangerous intersection at the corner of 29th Street and North Miami ave. Walking the crosswalks there require you to be on full alert. In my time, there were multiple fatal accidents.
-They use the cheapest paint on the planet. It's so cheap I couldn't even recognize the brand. This means that any mild rubbing of the walls, such as towels hanging on the towel rack, will leave scuff marks on the wall.
-They use the cheapest appliances. It will take about 30 minutes for your oven to preheat, your dryer won't work half the time, and your dishwasher is tiny.
-The maintenance staff does not speak English. Which means if you need something fixed, it's a struggle to communicate basic things about the problem.
