While we no longer live in Santa Rosa, when it came time to sell the house we needed to find a realtor. Adam came highly recommended to us by a friend. When we met Adam, we were impressed by his energy, personality, and knowledge of the market. As we would later learn, he also was well connected and knowledgeable of the the brokers/realtors in the area. Working with Adam, he walked us through the current Sonoma County housing market and provided a sense of timing for listing the house. He also had some fresh ideas on how to present the home once it was listed. He shared with us his software and media tools that could be used in lieu of "Staging a Home". With such tools, we would possibly lower expenses and allow the buyer to use their own vision of how they might furnish their new home. As mentioned, our family is no longer in the Santa Rosa area. When it came time to do house inspections, the Prosper team took the reins. They set up up the appointments and oversaw the work. Adam's Associate, Sarah Ramirez, was incredible in working through this effort. Both Adam and Sarah kept us well informed all along the way. As we continued to prep the house, we came across what seemed to be big obstacles. Fortunately, Adam and the team had solutions. This included contacts for Estate Sales, landscaping prep, and how to handle items left in the house that the family did not want - that the family otherwise would have to haul away. In short, Prosper handled all the major issues and it all became very easy for the family. In the end, the house sold much faster than we would have ever expected. This review is several years overdue, but has weighed on me all this time. I hired Jeff's wife…read more(Debbie Pannell), firstly, and got a bait and switch with mainly Jeff being the point person. I was selling my late father's house in Sebastopol and will highlight the issues: 1. I got zero help preparing the property. They showed up once in 7 months. 2. The few referrals for help with the property were their friends - none were appropriate in meeting the needs of the project. 3. Word got out through me, not them, so I ended up showing interested parties the property myself. I didn't mind this as we had agreed on open houses in the spring. 4. I checked in with them about this activity and interest and was told to refer offers to them (Jeff and Debbie). 5. I did this for the next interested prospective buyer, and Jeff and Debbie suddenly set up an urgent call with me where they excitedly told me I had until 5pm that day to accept the offer, which they said I should do. (What about the open houses?? They had said the market was very strong.) 6. Mind you I was grieving two family deaths during COVID and handling this massive property by myself with two kids. Under pressure - two "experts" and one of me - I accepted the offer by 5pm that day. Everyone I knew, including realtor friends, were later shocked at the way this was handled and said I could have/should have done much better financially. 7. No one ever went over the paperwork with me. It was delivered to the house by a notary public as I recall. Unbeknownst to me, I signed away light fixtures that were family heirlooms. I realized on my own what had happened, and had to fight to get those back, and replace them myself and at my own cost, as per Debbie and Jeff. 8. I then felt pressured by them into leaving more family relics for the new owners "to maintain the character of the property" 9. There was no communication with me around changed closing dates or walk throughs by the prospective buyers. I was in the dark and blindsided more than once. 10. I did consult with a lawyer after all this who agreed on how bad the situation was, but said I unfortunately had no legal recourse the way the laws are set up. 11. At some point I spoke to Jeff's higher up, Bill Facendini, about all this. He had an associate on the line as well - again, two of them, one of me. He tried to appease me until he became aggressive on the phone when I suggested there be some compensation: "Discussion like that stops right now. I will defend the realtors to the end." I asked what they actually did for me. His reply: "They did their job!" (for him, but not for me) Quite frankly, I have felt intimidated since that call to write this, but I'm not intimidated anymore. I wrote a letter with these issues of concern to Jeff and Debbie at the time. Their reply: "Congratulations on the sale of the home. Very surprised you've been disappointed. We hope this brings you closure to this chapter and allows you to move forward." In character, zero response to anything I asked them to address.

When we met with Jeff it was like the heavens opened up and sent us a real estate angel. He is experienced, knowledgeable, professional, courteous, and simply a nice person. In the hottest seller's market in decades, Robert got us a house we loved. The details are…read moreremarkable: we actually lost the bidding war, but Robert made us fill out a back-up offer, even though at the time he agreed it was almost pointless because no one would give up a house in this market when they had put in the winning bid. But rare things do occur: the winners backed out and we were suddenly in first position because of that back-up offer. Sensing that sellers would not want to have a second offer fall through (which would require a return to the market), Robert negotiated a new *lower* price for the house--despite our initial apprehensions. And sure enough, he got us a better number. But long before this success, Robert had impressed us. When my wife and I would go to open houses and the agent there would ask us who our agent was, the reply of "Robert Ramirez" would often evoke "We love Robert!" or "You have one of the best agents around." Everyone we spoke with told us how much they liked Robert. And this is important--an agent who is liked and trusted by other agents is able to help much more than one who is not trusted. Add to this Robert's 40+ years of selling homes in Petaluma and you're going to eventually find success with him like we did. One final note: no matter how busy Robert was (including a week when he was on vacation in Hawaii), he always answered the phone and our emails promptly. If he couldn't talk right away, he called us back shortly after. There was not a single day in our long search when we were unsure about something because Robert had not gotten back to us. He really, truly cares about doing things right.
