Mary Ann helped us sell our Burlingame home in 2022, and I cannot recommend her enough. She is energetic, responsive, knowledgeable, professional, and a joy to work with. We were planning to move to the east coast and wanted to see if it were possible to get our house on the market in the spring. But we also needed to be on the east coast for the springtime market there. We consulted Mary Ann in November, and she drew up a written game plan that would allow us to achieve this objective, involving working with her from the east coast while she and her assistant Vanessa managed contractors and all the marketing from California. Mary Ann listened to our ideas about replacing poorly functioning sliding doors with new ones, refinishing floors, painting, and beautifying the bathrooms and kitchen. She had some brilliant ideas of her own including replacing some ugly tiles with hardwood flooring. She also had ingenious ideas about the exterior landscaping of the house, and proceeded to lay out proposals that we really liked and were grateful for. The timeline was tight but Mary Ann was very methodical, reassuring us that we could get it all done. She drew upon her many connections in the construction community and was able to line up contractors for estimates before we had to leave the area. She was straightforward and firm negotiating with contractors both for price and timeline, dovetailing the different kinds of work. There is much that goes into selling a house, and there is absolutely no way we could have pulled this off alone or with a newcomer to real estate. There were various hiccups in the construction work, discoveries that were revealed only after we had begun. We were not surprised by this, but several of the challenges were not simple. Mary Ann was down-to-earth and a source of calm. I cannot stress enough how important this was for us. We felt we had a partner who was both on our side, and also grounded in reality -- an experienced expert who had practical alternatives to the challenges we faced. In the end, the house came out stunningly beautiful, and in much better shape for the next buyer than we imagined it would be. It fetched much more than we were hoping for in the market. I found Mary Ann through Yelp and was drawn to the five-star reviews. We selected her as our agent thinking she would be a good negotiator for us, but she misguided us into a bad deal and has left me thinking she didn't care about anything other than getting the deal done, getting paid her commission, and moving on. It has been three months since we've closed and the whole home-buying experience has left such a bitter taste that I think it is only fair that I balance out the reviews with what we experienced. When we first reached out to Mary Ann two years ago, she was thorough and gave us a lot of information about various neighborhoods in Burlingame and San Mateo. We were very particular about what we wanted and she was patient when she met us on the weekends and we pointed out the reasons why that home wasn't the right one for us. (Hence, to be fair, I am giving her two stars). We then took a year-long break from our search for personal reasons. Fast-forward a year later and out of the blue Mary Ann texted us to see if we were still interested in moving to the Peninsula. Coincidentally, we had decided to restart our search and because she had put in so much time previously, we decided to work with her again. This time around, she put in a lot less effort (e.g. she didn't even attend the weekend open house with my family for the home we ended up purchasing). The sellers for our home had asked for a 60 day leaseback in the disclosures and we were fine with that. But on the morning that offers were due, Mary Ann not only advised us that the sellers were expecting 5 offers (only 3, including us, ended up bidding), but she said we had to increase our offer AND offer the leaseback rent free. I distinctly recall saying that we were not comfortable with the rent free condition and Mary Ann's response was: "well, it's April, so they have probably already paid the property tax for the rest of the year." As first time homebuyers, we had no idea that the property tax would be prorated as of the date of close, but there is no way that someone with Mary Ann's years of experience in this industry would not have known that. Her response--as misleading as it turned out to be-- led us to agree to offering the leaseback rent-free because we thought we were getting a benefit in return. When the bank gave us the rude awakening that the property tax was prorated, I called Mary Ann and asked her why she would have brought up the property tax issue when we expressed reluctance to offer 2 months of no rent. She had no good response, other than to say that she felt I was arguing semantics and that this is a seller's market. Had we known that we were not receiving a benefit in the form of property tax, we may not have agreed to up our offer. For the reviews that said Mary Ann goes above and beyond and stays involved after the sale, that has hardly been our experience either. When the sellers were ready to move out, I emailed Mary Ann to ask her what we should look for during the final walk-through and whether she would come for it and she said we could do it ourselves. Fine - I get that's not part of her job responsibilities, but then she had the audacity to ask for permission to come to the home to film a promotional video of our renovations... Buying a home in the Bay Area is a stressful enough experience, but this particular situation caused my blood pressure to go up and led me to have health issues for weeks. Yes, it is a seller's market right now, but what is the point of having an agent when you can't count on them to represent your interests? read more

What to say about Mary Ann? Well, firstly, she treats your house and the marketing of your home for sale just like top software companies treat marketing. Web presence, high end photography, amazing attention to detail. As a software professional I can't tell you how nice a change of pace that is over most local businesses. Especially on the San Francisco Peninsula, high quality images on the internet are what drive people to your home to see it. Then to top it off she comes complete with a set of high end professionals for home inspection, staging, photography, title, etc. She's a one stop shop. The process of selling your home can be very challenging and (as it turns out) quite emotional as well. There are a ton of papers to be read and signed. Mary Ann made this simple for us. She listened to everything we had to say and incorporated the way we felt comfortable working into her process. For example, I had an emotional reaction when it hit me that I'd come home from work one night and see a "for sale" sign in front of MY house. I wasn't expecting to feel that way, but Mary Ann made it easy. She offered to let me know at least 24 hours before the sign would go up, so I'd be prepared. It sounds silly, but it wasn't. It made the process comfortable. Mary Ann was at our house all the time prepping and showing. She held 4 open houses in 2 weeks. 4!!! My wife and I just received the keys to our ideal home in the exact neighborhood that we wanted on the Peninsula. Well, I completely understand perfect scores when it comes to MaryAnn Teixeira. We have known MaryAnn from our neighborhood for many years. When we decided to move, she was our choice for selling our house and managing our new home purchase. We found our new home before we even listed our old home. The seller wasn't interested in a financing contingency, so we figured we didn't have a chance. MaryAnn sold our house in 4 days, without an open house or any major hassles. This allowed us to purchase our new place without any contingencies, which was major. MaryAnn also created a comprehensive pricing analysis for our new place, since we all thought the pricing was a bit high.
