The unit that I was shown was extremely outdated with carpet throughout and holes in the walls. It was the ugliest apartment that I've ever laid my eyes on in all of my life and living. The carpet had stains in some parts and some parts not. The living space was spacious, but the dining room area was carpeted and was pretty tiny. The bedroom was carpeted and small. The cabinets was unpleasant brown color with tiny holes in it. It looked like the last person who lived there was punching holes in the walls. In the closet, the door of the closet had a huge hole. I told the leasing agent that and her response was, "yeah, they got holes in this place!" The balcony was not cleaned and had a bird nest with cobwebs and bird poop everywhere. The leasing agent saw that and said, "oh, the maintenance guys haven't cleaned this yet". That right there shows me that the maintenance ain't about shhhh-. The leasing agent that showed me the unit was a cool chick. I even saw a really cute guy that lives here, but I decided against living here since the units are very expensive and outdated, all that carpet is a turn-off, and they had the audacity to show me an ugly unit.

This is crazy to me that this apartment was ready to be moved in with issues like this. A sink caves in due to the aging of the glue/sealant around it. The water smells like ammonia and it's colored from time to time and I'm expected to just let it run, but I have not had this issue in any other apartment complex. Weed smell has been coming into the vents of the bathroom, when contacting management I have received no response. This apartment is weed friendly i guess. On 12/31/25 all four tires were stolen from my vehicle while it was parked at the parking lot by the second entrance I discovered the vehicle on 12/31/25 7:00Am. Significant damage was caused, and the vehicle was rendered undrivable. A police report has been filed , and photos documenting the damage are available upon request. What is especially concerning is that I am aware this type of theft has occurred previously within the apartment complex. Given the repeated nature of these incidents, it appears management was--or should have been--aware of an ongoing safety issue affecting residents' vehicles. I was not notified of any prior incidents nor warned of an increased risk in this area. This serves as a formal request for the following: * Written confirmation that this incident has been documented by management * Information regarding any existing cameras on the property and whether footage is being reviewed * An explanation of what security measures are currently in place * Details on what immediate steps will be taken to address and prevent further incidents (e.g., increased lighting, security patrols, cameras, or resident notifications) While I understand that apartment communities often disclaim responsibility for theft, management does have a responsibility to take reasonable steps to address known and recurring safety issues and to notify residents accordingly. The lack of preventative measures or warning in light of prior incidents is deeply concerning. I am requesting a prompt written response addressing the above points. I would also like to discuss reasonable accommodations or resolutions moving forward, given the financial loss and safety concerns resulting from this incident. Instead of addressing the issues raised, the apartment manager contacted my mother regarding my review and has continued to make repeated contact with my family to ensure it is known that she is upset about what I wrote. This behavior feels inappropriate, intimidating, and crosses personal boundaries. Reaching out to a resident's family members over a review is unacceptable and has made me feel threatened and harassed rather than heard. Reviews are meant to provide honest feedback. Management's response should be focused on resolving concerns, not retaliating or involving family members. i went to view these apartments, and don't get me wrong they are by far perfect the view was…read moreamazing, office agent was wonderful. first i presented things to the leasing agent so she could be aware of what she was about to get into upon processing my application. miss. andrea assured me and my co applicant that there would be no problems with getting me approved. the problem was when i moved to houston, i broke my lease to move here, which caused them to place and eviction on my credit report, nevertheless, they have a program that's called second chance which allows you to pay the back rent off while paying to move into the apt. ok everything was fine my co-applicant filled out the app for me and her and she also submitted the payment of 375.00 off the wrong card,(redflag). a day or two goes by and i contact the office to get an email submitted to me to send over my documents for the apt which was my check stubs. jeanette the office manager ansewered the phone and she called herself assisting me, she then passed judgement off of the background check which showed the eviction but if these are second chance apt as i was told, that shouldnt matter plus that was paid off which i informed the agent. this woman submitted my app without me putting in my income stated my coapplicant documents couldnt be verified, why not?? called the 1-800 number for the app they use for verification. i was told this decision was on the manager she made the decision based on a return payment which could have been processed again. due to previous tendants using cpns doing fraud she placed us in that catorgory. i think reallly dont think she like blacks at all. the apt are nice but i wouldnt recommend. im pissed off cause this is how she handled it, stated i was a red flag from the jump how ?? cause im black with on eviciction.?/ bs

The complex is very well maintained--beautiful landscaping, a peaceful lake, and consistently clean and freshly painted buildings. The interiors are equally well-kept and follow a unified color scheme. The management sends out safety notices (especially regarding kids playing or riding bikes in the streets), which I appreciate. Honestly, why anyone would let their child run around unsupervised in traffic is beyond me. The complex is large, and the nightly trash crew does a great job. That said, some residents leave trash in front of the dumpsters instead of using the designated area, which is frustrating--but not the property's fault. My experience with the front office has been mixed. Aside from Lisa M. who handled our transfer and was fantastic, I've found the staff somewhat underwhelming for a place that should emphasize customer service. Now for the best part: Maintenance is outstanding. We've lived here since 2022, and the maintenance team consistently goes above and beyond. (Aaron, Ramon S., and Stanley) have all been professional, kind, and quick to respond to any issues. I truly feel safe living here and appreciate the behind-the-scenes work that keeps everything running smoothly. Edit: 3/4/25 Shoutout to the office for recently reaching out about noise complaints. This is a family-friendly community, and loud subwoofers and blasting music don't belong here. They said notices would be sent to those causing the disturbances--fingers crossed for change. Vents face the windows (why cool the outside stairwell?), and one room stays about 15 degrees cooler than the rest. The spare bedroom gets little to no airflow at all. We had high electricity bills, and it was still hot inside. The maintenance team tried hard to help (big thanks to them), but the design and insulation just don't work for Texas summers. I was so completely impressed with his speed and accuracy and acknowledging my concerns when it came to renewing my lease. I knew my renewal would be coming due soon, and since my work hours conflict with the office's open hours, I had not been able to speak to the office in person or over the phone. On Tuesday, November 22, I had to run home real quick to grab some things I needed for a meeting I was attending in Richmond. As I was leaving the community, I saw Nick walking around the complex, so I took that opportunity to stop him and try to discuss a bit about my renewal. He displayed a very conscious effort in wanting to help me and asked for my apt # so that he could look into it further for me. To my surprise, by the time I reached my meeting in Richmond, I had already received an email with my renewal attached. The fact that he took the time out to discuss this with me as I was rushing out, and remembered the details I told him and got to work on it right away, shows what an asset he is to this community! Around January, we noticed a problem with small German roaches. We made sure to wash our dishes every night, take out the trash every two days, and we kept the floors and counters clean. We called pest control four times. No matter what we did the roach problem got worse. It got to a point where we couldn't use our kitchen without roaches crawling out of the dishwasher or running across the stovetop. We requested a deep fumigation and had to move all of our furniture, but that didn't work either. I wish we didn't have to move as we enjoyed the apartment itself, but we felt like we didn't have a choice. We left the apartment on good terms, and they were flexible with our move out date. I even had my brother get an apartment here so we could live closer. I moved here in the Spring of 2023 but Summer 2023 a NEW property manager named Regina was brought in. She has been FANTASTIC and really enhanced the community! The Team: Regina has provided consistent updates on beautification efforts and repairs happening around the complex so we know what is going on at ALL times. She also started hosting fun resident events which helps bring everyone together and makes this feel more like home. I appreciate her auditing of the parking and storage facilities to make sure these amenities are being properly managed. Regina even gave me a personal tour of the various storage options so I could find the best unit for my needs - that level of customer service stands out! She was extremely sweet and informative. The maintenance team is dependable, pleasant, and very observant as they go about their duties. I've noticed if I ever see something amiss in the community, it is usually addressed by maintenance within a week without me needing to "report" it! Management is great about emailing tenants updates so we know issues are being taken care of. As for the leasing team, Imari and Andrew have both provided stellar service as well. Imari has come to my rescue many times when I'm trying to track down one of my many packages. She is always patient and even helped me setup my Amazon locker- truly a convenience! Andrew helped get me smoothly moved in initially and followed up on pet paperwork when I added my dog to make sure everything was in compliance. I observed him once taking note of a neighbor's dog that was continuously barking in the unit (for like 24hrs) - that issue was promptly resolved and I'm GRATEFUL he addressed it. Amenities: I enjoy the beautiful pool and HUGE grass lawn where I often play with my dog. The gym is always clean and the office has coffee for residents. I also appreciate how quick and easy it is to get to places like the nearby Walgreens, Kroger, AND especially Waterside Park- it has a giant lake (Figure 4 Lake) that you can walk around. Being able to walk or take a short drive to grab essentials or enjoy some lake views is really convenient which is great for maintaining quality of life. I see other reviews indicate they had issues with their car's being broken into. This has never happened to me, nor has it happened to either of my 5 family members who have parked here as a resident and/or guest. I enjoy living in a place that is so diligently maintained. I'd say I even feel good paying rent because I know all the staff PAY attention and truly do the work needed to care for the community. It really shows!! Thank you for all the work you do!
