Hello, I am writing to formally notify management of a serious security incident that occurred on the property. On 12/31/25 all four tires were stolen from my vehicle while it was parked at the parking lot by the second entrance I discovered the vehicle on 12/31/25 7:00Am. Significant damage was caused, and the vehicle was rendered undrivable. A police report has been filed , and photos documenting the damage are available upon request. What is especially concerning is that I am aware this type of theft has occurred previously within the apartment complex. Given the repeated nature of these incidents, it appears management was--or should have been--aware of an ongoing safety issue affecting residents' vehicles. I was not notified of any prior incidents nor warned of an increased risk in this area. This serves as a formal request for the following: * Written confirmation that this incident has been documented by management * Information regarding any existing cameras on the property and whether footage is being reviewed * An explanation of what security measures are currently in place * Details on what immediate steps will be taken to address and prevent further incidents (e.g., increased lighting, security patrols, cameras, or resident notifications) While I understand that apartment communities often disclaim responsibility for theft, management does have a responsibility to take reasonable steps to address known and recurring safety issues and to notify residents accordingly. The lack of preventative measures or warning in light of prior incidents is deeply concerning. I am requesting a prompt written response addressing the above points. I would also like to discuss reasonable accommodations or resolutions moving forward, given the financial loss and safety concerns resulting from this incident. After I wrote this honest review about tires being stolen and other security issues, and the manager said she would call me, claiming I was "trying to ruin the complex's reputation." I found this extremely unprofessional, as she seemed more concerned with protecting their image than actually addressing the ongoing problems. Now that I posted this review, she's stating that I am not a resident just to make the property look good but that's ok. The photos speak enough for itself, and if the other residents were to speak up to then maybe we're able to actually resolve this ongoing theft problem. You never think it's going to happen to you until it does. This is just sad. #speakup 1/2/25 I am extremely concerned by the unprofessional conduct of management following a review I previously posted. Instead of addressing the issues raised, the apartment manager contacted my mother regarding my review and has continued to make repeated contact with my family to ensure it is known that she is upset about what I wrote. This behavior feels inappropriate, intimidating, and crosses personal boundaries. Reaching out to a resident's family members over a review is unacceptable and has made me feel threatened and harassed rather than heard. Reviews are meant to provide honest feedback. Management's response should be focused on resolving concerns, not retaliating or involving family members. This experience has left me deeply uncomfortable and raises serious concerns about professionalism, privacy, and tenant treatment. read more

i went to view these apartments, and don't get me wrong they are by far perfect the view was amazing, office agent was wonderful. first i presented things to the leasing agent so she could be aware of what she was about to get into upon processing my application. miss. andrea assured me and my co applicant that there would be no problems with getting me approved. the problem was when i moved to houston, i broke my lease to move here, which caused them to place and eviction on my credit report, nevertheless, they have a program that's called second chance which allows you to pay the back rent off while paying to move into the apt. ok everything was fine my co-applicant filled out the app for me and her and she also submitted the payment of 375.00 off the wrong card,(redflag). a day or two goes by and i contact the office to get an email submitted to me to send over my documents for the apt which was my check stubs. jeanette the office manager ansewered the phone and she called herself assisting me, she then passed judgement off of the background check which showed the eviction but if these are second chance apt as i was told, that shouldnt matter plus that was paid off which i informed the agent. this woman submitted my app without me putting in my income stated my coapplicant documents couldnt be verified, why not?? called the 1-800 number for the app they use for verification. i was told this decision was on the manager she made the decision based on a return payment which could have been processed again. due to previous tendants using cpns doing fraud she placed us in that catorgory. i think reallly dont think she like blacks at all. the apt are nice but i wouldnt recommend. im pissed off cause this is how she handled it, stated i was a red flag from the jump how ?? cause im black with on eviciction.?/ bs read more

We have lived here for almost 2 years and I don't have any complaints! The staff/management are amazing! Jeanette is professional and very personable. She goes out of her way to assist us with any concerns. She is also very understanding. Rebecca is always helpful especially with any tech problems! We are of the older generation, so we have more difficulty than most! The maintenance team is quick to address your concerns and repair any problems. After 2 disappointing apartment tours at other places I guess good things come to those who wait. Abigail was so helpful and kind! She was able to answer every question we had and gave a great tour! They take great care of their residents with taco Tuesdays and ice cream Mondays. Not to mention I've never seen residents interact so positively with a leasing agent but we had several residents stop and say hi while we were touring. We are looking forward to applying for our future home with her :) read more

These apartments are beautiful! The staff was friendly and easygoing. Jeanette was extremely helpful and pleasant throughout my entire stay there. The maintenance team was surprisingly pleasant as well. I always felt safe going jogging at any hour. Neighbors were friendly, the complex just felt like a big ole family lol. I have lived here for 8 months and have been more than pleased. The grounds are well maintained and the staff is very friendly.

Very beautiful place and quiet. Beautiful pool and the staff is amazing with get together events and other things to motivate neighbors meeting each other if you want to. Pool is always very clean and is a very nice pool compared to many others I have seen. Jeannette is a very caring lady and runs the office. When I needed additional time to move out she gave me that time and was very helpful with anything that came up. I even plan on stopping by from time to time as they were that great. read more

I'm not typically a review writer unless I am blown away by the business. My husband and I just moved here recently, and have really enjoyed it. We were nervous at first due to some of the previous reviews we had read. Honestly, the maintenance, the atmosphere, and amenities are so great here especially in comparison to price. We have a little one, and seeing her be so happy with all the little kiddos here as well as the friendly staff has been so encouraging!! We love our place, and when we need anything fixed we know it will be. They really go the extra mile here in service quality. read more

It's so unfortunate to feel prompted to even write out a negative review to a community I thought I was going to enjoy. As an individual who has an established career in the apartment industry; I have never experienced anything like this. My move in process on the day of was horrible, I am completely uncomfortable with Jeanette and unsatisfied with the customer service experience that was poorly executed.. I'm appalled that the well known Abbey Residential would complete a process the way they did. It's unfortunate that I am now in an 18 month lease that I have to uphold due to my moving circumstances. $1800 for an apartment home, I would have expected more. horror story!!!!! i stayed here for a year .this was by far the worst experience ever for me .jeannete buechel(office manager) made this experience very uncomfortable and regretful...everytime i looked up there was an artificial problem.i always did a self check to make sure i wasn't really causing any problems ,but i was always respectful to her ,my apartment and neighbors after so many self checks i came to realization jeannete buechel is very unprofessional,prejudice and miserable..i moved away as soon as my lease was up and wouldnt recommend to anyone ever.. read more

Seemingly great. But if you live here and pay rent here, please be prepared for all of the amenities to be used by everyone else in the neighborhood. Everyone from the apartment complex across the street and down the road come here to use the swimming pool and basketball courts. The gate that is off of S. Parkview Rd. is always unlocked and broken. Despite the many requests to have it fixed. So it is a free and available entrance to anyone wanting to walk in and use the pool. And they will. They distributed pool passes but no one ever checks them. read more

Been living here over 2 years and I love it. The apartment complex is clean and I always feel safe even at night. Amenities are nice including a pool, entertainment patio area, gym and dog park. Everyone in the office is very friendly and helpful, and not to mention the maintenance team is fast to fix any problems you might have. Prices are great for the size of the apartments. I would definitely recommend this place if you are looking for a quiet and clean apartment complex. read more

One word: Be aware. Something we weren't when we stayed there. I waited to write this review until after we were completely moved out. Management will act like their your friends but they aren't. - 4th month into living there our car was stolen from inside of the apartment complex, cameras inside the apartment complex either don't work or has so many blind spots so don't even waste your time. - Then they had mail thefts that stole our mail from the mail room and tried to make a check out in my husbands name. *6 months later that decide to finally put gates around the mail room* -Parking will suck, a lot of people who don't live there will park in there and take everyone's spot who pays rent monthly. Management will just tell you to rent a garage. - When you get packages delivered to the leasing office make sure you ask them twice if they have your packages cause the first time they'll say they never received it and then magically find it 2 hours later and be prepared to wait awhile before they help you. - A lot of people will be swimming in the summertime who don't even live at the apartment, you'll know who. * Be sure to ask about their crime rate, something we didn't do and we got screwed over big time. Sometimes I think it's an inside job* - Movie theater room hardly works, I rented it 2 times and both times were a hassle. - They will tow your car and then act like nothing happened and they're your friend the next day. * I reached out to the manager multiple times about all the above and I have emails unfortunately every time she will not take the blame for anything.* When moving out: If you have any stain on your carpet, they will say all the carpet needs to be pulled and the padding needs to be replaced and they will charge you almost $200. Last bills on the apartment are ridiculous and they'll up charge the water bill x2 then what you've been paying monthly. You can kiss your deposit goodbye. - Best thing about the apartment is the maintenance guys, they work hard and get stuff done. Thanks guys. All in all, if your desperate then move here but if you have options then definitely re-think them. read more

I have been living here for almost two years and I love it! I was in a two bedroom unit and I recently transferred to a one bedroom. The process was so easy and the office staff helped me with everything (as I kept changing my transfer date). Jeanette (Office Manager) and Josh (Assistant Manager) make my life so easy!! Plus, the units are beautiful with wood flooring and granite countertops. They are very spacious and well designed. The complex is always clean and very well maintained. I just had a maintenance emergency when my water regulator burst a leak. I called and left a message and within five minutes the on call technician, Miguel, was at my door. He stopped the water, replaced the piece and even helped me clean up all the water! Thank you so much!! I love living here and I would recommend it to anyone. read more

Beware!!! they will quote a lower price then change to a higher price after you run the application. Me and my wife will not be living here.

I have been staying here for about 2 months now on a 16month lease with last 2 months free. First off when they give you your walk thru they show you the best apartment of no issues of course. The apartment we ended up with has a ton of issues. Some of the light bulbs were out all through the apartment. The drawers in the kitchen didn't open all the way due to the construction. The dryer took forever to dry. All these things needed repair and didn't get addressed right away. Took multiple efforts including emails and face to face complaints. After one month of living here more than 20 vehicles were vandalized including mine. I filed a report with the police. Police said this was a very rare occurrence. And they would look into after dusting my car for finger prince. I went to management to see how they would be rectifying the situation and they said unfortunately I park at my own risk and it would up to me. I asked them about security and they said they have one guy that patrols the premises randomly and apparently he wasn't out there or didn't hear anything when this was going on. I'm currently having a major issue with ants in the apartment. They are everywhere. I emailed them about it and told someone face to face. I was assured that someone would look into it this week. I lived at the Abbey for about 5 years and would recommend it to someone looking to rent an apartment. Both the maintenance and management staff are great, and the neighbors are friendly. I love the diverse community and the amenities. I moved to be closer to work; however, my experience there was pleasant. Ms. Jeanette and Nann are the best!!! read more

We moved into the Abbey at Barker Cypress because of its great location and the way they looked. My husband and I loved the way the apartments looked from the outside and the inside. We loved the crown molding and the granite counter tops. For the price of these apartments compared to the apartments around we felt like it was a great steal and we were so excited. I do have to say that we never had any problems with safety and never had any break-ins. FYI: Trash is always overflowing at the dumpsters and the gates are always broken The apartment's walls are super thin; you can hear everything that is going on around you and above or below you. The most trouble we had was with the management but of course did not realize how much trouble we would have with the management until move-out. We had a friend that lived in these apartments previously and also a neighbor in the apartments that complained numerous times to us about the management but we had no idea what they were talking about until we were in the process of moving out. Management will act like they will do anything for you and like they are your best friends and then their true colors will show. They do not care about their tenants one bit! They will say things like, "no problem," "I'll see what I can do," and "I completely understand"... stuff to this affect but they are really are laughing behind your back and do not intend on doing anything for you. They will penny pinch you on your deposits (don't expect to get anything back, no matter what) Don't expect any explanations when you call their office for answers on what you are being charged for because like the manager told me "they don't make it easy for us idiots to read". Basically the management is terrible and I would avoid these apartments if at all possible. We lived here three years and like I said didn't have any issues until we decided to move out but in those last 4 months I would have to say the past 3 years evidently meant nothing, if I would have known the trouble we would have I would have never moved here and would not wish the stress on anyone else. read more

I lived here for a year and my experience was great. Beautiful apartment and they are quick to address any maintenance issues. The only reason I give 4 stars is because of one particular experience. There are some shady people living in this complex and for two nights I witnessed teenagers going door to door asking for scholarship money around after dark. The first night I just called security and they returned my call 45 minutes later. I got a follow up call from the office in the morning as well. The second night really creeped me out and I called security, who did not return my call at all. I called the police instead and then this didn't happen again as long as I lived there. read more
