Several doors don't even latch when closed. Strike not lined up. Poor quality control.

Mattamy does not take care of their homeowners houses under warranty. Mattamy came to fix our leaking windows and repaired the cracks. Now they won't answer our calls or customer service messages to come back to paint the windows. Oh and they never fixed the leak. They are still leaking and refuse to do anything about it. It's been almost a year now trying to fight it and now we will have to pay to have someone else do it for us. I do not recommend Mattamy to any home buyer. read more

Michael is a disappointment. I drove up from Miami to check out the Manderlie community, and this guy couldn't bother to keep the appointment we had. He didn't even have the decency to pop his head out of his office to apologize or offer a later time. Prior to the crappy service, I mentioned the development to a friend. He drove up from Broward and also received poor treatment from Michael. His real estate agent was so disgusted she plans to report this fool. Save yourself the aggravation and check out PGA Village, Tradition or Riverland. There are many other communities with new construction available in Port St Lucie. Sadly, something tells me they don't want minorities in this community. After reading the reviews in here, I think Michael did me a favor! lol read more

Question.. do you want to live in a community that does not take responsibility for damage to personal property that they recognize that was caused by them. I don't think so and I would highly recommend looking elsewhere because, if you are buying a home, this is likely how they will respond to bigger issues. My situation was a simple $300.00 tire puncture caused by one of their construction nails. Not a huge deal but why should I pay for damage caused by their lack of regard, poor management of the construction site, etc. They should be sweeping nightly, cleaning up their mess daily, ensuring their construction crew respects the neighborhood. Even one of their own employees said that he has had three flat tires caused by this. They simply do not care to take responsibility. Look at these. More detailed pictures to come. We started our home buying experience in January 2019 with John, the sales agent. John was professional and polite and always quick to return our calls and answer our questions. In February, we had finalized all the paperwork for the financing and our home was scheduled to begin building in March. We received a photo from John on March 4th saying the foundation boards had been set. My husband and I went out to look at them only to discover that they laid the slates out wrong. This is where the problems began. We immediately called John and let him know that the house lay out was wrong. The building contractor let us know they would correct it but it would take a month as they had to get the permits resubmitted through the city of Winter Garden. Beginning of April rolled around and no worked had started on our home. We went in and again spoke with John only to find out that they had basically forgotten we started this process in January/February and didn't have our home slated to begin until the end of April. A month delay! They bumped up the start time by a week and thought this was more then good for recovery/compensation. In May, we received notification that John was no longer with Mattamy and a very curt representative, Diana was his replacement. Shortly after she took over, she let my husband know that our contract was not written with the exception that we had to sell the home we were living in to use towards the purchase of this home (even though we had told both the financing side and john MULTIPLE times this was the case. )When we asked what that meant we were told "technically we can cancel your contract and keep your deposit." From then on, we were fearful they were going to do this as we kept getting "reminders" that we needed to sell our current home. We also kept asking for a closing date and Mattamy would not give us one. During this time, we found multiple errors as drywall was going up including pendent lighting not being evenly spread out across the island, ants in the carpets, uneven drywalling, sloppy painting, etc. We walked our home every week and sometimes twice a week because the workers they hired don't care and the contractor is overwhelmed by mattamy's push to close out homes by fiscal end dates. We paid for a outlet in the middle of our living room floor that should have been installed when the foundation was being laid, instead, they forgot, and had to cut into the concrete to add it later causing us to have concerns about cracking foundation down the road. We also paid for a angel tray ceiling in our master bedroom and after it was missed, the contractor kept telling us he could fix it only to have it come down to two days before we closed and being told he couldn't. We had to move our closing date back by a month due to a buyer challenge on our home and mattamy charged us $2500 even though they didn't have our new home completed. At the end, they still didn't have it completed when we were suppose to close but we had no choice but to move in while they completed the master bedroom or else we would have been homeless. They credited us the cost of the ceiling we paid for since they couldn't fix it and then credited us the $2500 we had to pay to move the closing date because the home wasn't ready anyway. From a recovery stand point - i appreciated getting the money back for things they couldn't give us that we paid for to begin with but For all the time lost, they did nothing to recover that. I would never recommend Mattamy Homes to anyone looking to build a new home. They are truly only in it to get money and have no sense of urgency around their buyers lives and do not care how they impact it. read more

I wouldn't recommend this company to build your next home, the materials used are terrible and our new house and many others in the community are cracking terribly. Tiles are cracking and that's not covered, the wood used for framing was in poor condition, the new slab was cracked in many places and now the house is settling. We are on our 3rd service rep who makes appointments to get thing fixed and no one shows up. Very frustrating read more

This has got to be the worst home buying experience I've ever had. Mattamy Homes has given my family nothing but lies and empty promises. They will tell you all kinds of things to get your money, do walk throughs and promise to fix all the issues (and there have been SO MANY) then once you close they throw up their hands and move at a snail's pace. Long story short- I've been in my home for 2 months now & still haven't gotten things fixed that was on the original pre-closing punch list. The builders are terrible and total snakes. Management isn't much help either. STAY AWAY from this crappy company & find a house elsewhere, unless you are ready for many long hours of stressful arguements and tons of unanswered emails. read more

I wish there was a way to give less than 1 star. This is by far the worst lending company I have ever worked with. Mattamy homes built my home in Clayton N.C.. Mattamy Home Lending had my financial information even before the framing had begun on the home. The underwriters did not begin to look at the file until after Thanksgiving with a December 10th closing. Needless to say the loan was not ready and the lender requested a 10 day extension. The absurdity of the information requested is beyond belief. I have been a real estate investor and Realtor for over 30 years and have been involved in over 5000 mortgage loans. The home has been finished since December 4th, I feel sad that a quality builder like Mattamy would be affiliated with a lender like this. read more

These reviews are correct and these are NOT quality builders that stand behind their work. Unless somebody has the balls to file a lawsuit against them they will continue to sell crap. Maybe all the folks that have purchased should get together and put these folks feet to the fire. My client is being forced to close on a home with damaged, dented and scratched equipment, windows, missing awnings, and look at the quality to finish work on the door frames which were cut too short. If you purchase from them you only have yourself to blame. read more

I read the reviews and I can't say I'm surprised by the remarks! If you're reading this pay attention to the reviews!! We went to look at models and the door was locked!!! The sign on the door indicated they were open. To make matters worse, staff looked at us at the door and walked by. They didn't signal, we're closed, having a meeting, nothing. I hate to bring race into this, but I can't help but think we were treated this way because of our race! I will keep my ethnic money and take my business elsewhere! Pathetic!!! read more

The quality put into the building of their homes is terrible. Doors sagging and mis-aligned, doors that will not close, original light bulbs in outlets burned out in a year. AC system and thermostat failure in the first two years. Issues with ventilation, where air vents were covered over by dry wall contractor, discovered a year later when rooms would not cool. Water issues, smell in water system. The materials used are terrible and our new house and many others in the community are having similar problems. Don't purchase a home from this builder. read more

If you haven't seen a Mattamy Home yet you should check out their models. We liked what we saw and the sales agent by the name of Johanna was great. We specifically bought a home in the Ocoee area called Crown Pointe. My wife loved their designs and the look of the house but be aware they do nickel and dime you for any small upgrade, so what you see in the model for the most part is not standard. My biggest complaint thus far is not the build quality but the process of getting the home built. This is our 4th home we bought and we expected problems but this is by far the worst experience we have had so far. We ended up buying a spec home since it would be completed a lot sooner than picking out a lot and building it from the bottom up. We signed the contract back in December and initially we were told the spec home would be completed around April and no later than May. Everything was going great, we signed, we picked out our cabinets, granite and etc. at the design center and we were on the roll. Fast forward a couple of months in and that's when things started to become frustrating. I could go on and on and on but I'm going to leave you with this, after 3 last minute re-schedulings they hit me 72hrs prior to closing with an email that reads: Hello Marcus! Happy Memorial Day and Thank you for your Service Marcus! I am reaching out to you to inform you that your closing has been moved to June 21th. Your NEW HOME ORIENTATION will be held on June14th! Getting closer to you moving into your Home! I absolutely flipped out. Here I am in my apartment, packed the entire weekend, made arrangements set to move, and etc. to only receive an email. I spent the weekend buying furniture and a refrigerator that were on sale for memorial day weekend set to be picked up on June 1st and I get an email informing me that the walk though and closing had changed. I DIDN'T EVEN RECEIVE A COURTESY CALL. They have put hardship on my myself, my wife, my kids, the family we had to move in with along with my friends and family who bought flights to visit Orlando and stay with us on June 14th weekend (they now have to stay in a hotel and it's 6 people, $95 a night). I immediately called Johanna and expressed my dissatisfaction and something needed to be done for compensation and then I hung up on her prior to saying things that I could not take back. I have never ever experienced a company that had this amount of lack communication and insensitivity about other people's lives. What made things worse, two hours later the loan office sends me an email for me to confirm and sign documentation for closing set on May 31st. THEY DON'T EVEN COMMUNICATE WITH EACH OTHER. This version of my experience is short but I can tell you, it's a long list mostly the COMMUNICATION. Also don't expect them to compensate you for their F up with anything that is serious, you may feel even more disrespected as we do. read more

Mattamy (M) called for warranty on tile as excessive chatter and grouting throughout. They inspected 12 times and still have not agreed to fix. Home purchased from Mattamy (M). Prior to closing we informed them that the tile was in too bad of shape to inspect. They did not correct prior to closing. Chris Cullen, Construction Manager, promised warranty would fix the concerns. Even in the design phase we were told we had to purchase more expensive tile to have solid even grout lines. This statement was either fraud or the warranty manager is inept. Could be either. They have now come out 12 times. Excessive chatter and groutlines remain. They state they are "acceptable" but refuse to give any objective evidence. We have had two other tile companies out that stated it is not acceptable. It is my belief that M is acting in bad faith and only looking at their bottom line and not the issues at hand. They also have ignored response to a variety of other issues. The HOA management company that is hired by the developer will make it feel like you do NOT own your home here. HOA will hold your applications to make changes hostage and almost never give you a decision. They say it takes up to 45 days, but they will not honor even that deadline. On contrast, if your lawn overgrows you will get a speedy violation latter. I say it with all honesty: You will not feel like you own a home at this place, with time this will feel more like an expensive rent and bad investment of your money. Things like: setting up a fence, screening your patio, landscaping changes, ...etc all of these things have to be approved by HOA. We were hoping to set up a fence to enjoy the backyard while the weather is nice in Florida. We applied as soon as it started feel nice, now thanks to HOA we are likely not going to get it until it's hot and humid again. The biggest delay is in the HOA approval. Not county permit, not the vendor, not the special order. It's the HOA!! And all they have to do is give a decision. read more

Do yourself a favor and run..FK Mattamy homes. I can't wait to sell and buy from Pulte Homes coming right next door in Tohoqua. Been 6 months and I very disappointed in choosing to buy mattamy. Took almost 6months. 4 different service calls, 3 different companies to come out and figure out the water intrusion in the garage. On top of the few other service calls for things inside the home. Even cracked kitchen tile thats not covered by warranty. Before closing I ask about the design of the house which is not what I really liked. Fking management called me back and told me "sorry We can change design during construction", but then again a few house being built now same style I brought still have the design I wanted and didn't get. Another issue that I haven't gotten response to is the foundation difference. Elevation difference from other units, both upstairs "covered" patio and downstairs "covered" patio get flooded when it rains which is almost everyday(no response on what will be done by the builder or HOA). Biggest mistake ever. STAY AWAY. Don't waste your money and time with them. I've spoken to a few homeowners here already and plan on seeing an attorney soon. They only good to sign contract take deposit and close thats all. read more

First time home buyer here and I come with deep regret going with mattamy homes specifically Brighton Park location. Closing was supposed to be late October early November and ended up being very late December. Their professionalism is horrible. HOA is atrocious. They've mowed the lawn probably only 3 times in six months. I do not recommend Mattamy Homes to my worst enemy. read more

This company was reported to me as being really great because they're based in Canada. Well, they contract out to the lowest bidders resulting in poor construction. You can see lines on the walls from where they taped the seams, nothing is square, insulation is lacking or completely missing in some of their homes. They install bottom of the line materials of poor quality. And they do nothing to make good on any of. I definitely do not recommend Mattamy Homes for a builder. read more

We originally heard good things about Mattamy. We absolutely love the floor plans in the Orlando community we bought in but.... I was literally at the home everyday during the building process, and sure I'm no contractor but I've done enough remodels and flips to know the Work they were doing was shotty, and the area was nasty and I kept discovering issues that the super didn't but he agreed and had to address, this happened over and over again. The painters were so bad they were fired but we never got repainted and our house paint looks terrible inside and out. We have lived in the house 2 months now and we have had the roofers out 7 times to repair 3 leaks that they can't seem to get rid of.....leaky water heater.....and I can go on but at the end of the day it sucks we have this expensive lemon of a house. The best thing going for Mattamy is the warranty guy is good, and he's just as frustrated about the quality of the work as we are. He's been to our house so many times I've built a relationship with the guy. I wouldn't recommend this builder. Read the reviews on all the websites first and then go with a better builder. read more

CHEAP MATERIALS AND POOR WORKMANSHIP. I recently purchased a Townhome at Harmony in Lakewood Ranch. The location is great. Good floor plan and low HOA fees.. Too good to be true? Well, it is!. The qualify of the finishes is very poor. I purchased a spec home and at time of purchase the builder was upgrading the tile.. On final walk thru the home was very dirty, and there were a lot of unfinished items/poor workmanship. It seems when they replaced the tile, they did not care to properly finish grout/caulking/cabinet trim carpet, etc. Unfortunately, the walk thru was so fast that we did not get to fully appreciate the actual state of the property. If we had, we wouldn't have bought the property. The builder rep did not explain the warranty process at all, other than to tell us not to worry about the state of the townhome ,as the warranty department would " take care of fixing every single detail". However, he did spend enough time telling us that we would get a survey and to make sure we gave " all 6's " (best review) on survey , so that he could get a " nice bonus". So far the communication and service of the warranty department has been very poor. The warranty rep never did fully explain the process just said vendors would come and " fix issues". I've gotten pretty much no notice about vendors that would come to my home, and then for them not to show up, or show up when they weren't supposed to.. Like the painter, who showed up and didn't address even half of the items I pointed out. He attempted to fix some issues with doors and stair railing. However, he also kept saying the wood used was so " soft" ( cheap ) that it was difficult to make fixes look great . He was very quick to leave and have me sign the work order without going thru items he supposedly " fixed". I'm supposed to have a few vendors come by tomorrow to address cabinet/flooring issues.. I doubt they will even show up!. I am extremely disappointed with the quality of finishes and cheap materials. And so far, the Warranty Department's service has been extremely poor.. I would NEVER purchase Mattamy Home again, and I hope reading this review helps other buyers not make the same mistake I made ! read more
