During my recent experience, I found the inspector to be knowledgeable in conversation. However, concerns arose when the inspection report did not accurately reflect the condition of the house. Specifically, the report stated that step flashing was not used on any vertical surface above the roof line. This finding was unexpected to the roofer, who returned to address the issue and discovered that step flashing was present on every vertical surface above the roofline. When this discrepancy was brought to the inspector's attention, the response was unfortunately unprofessional, including name-calling and other inappropriate remarks. Such conduct is not conducive to resolving concerns and does not meet the standards expected in professional interactions. Based on this experience, I cannot recommend this inspector to others. read more

This inspector seemed knowledgeable at first and everything started off ok, but then he missed a really big issue in the crawlspace. He didn't take pictures of the shredded vapor barrier and extensive damage to bricks and sil band near the foundation. Just omitted it as if it didn't exist. Not one picture to even prove or support what he said didn't exist. Also there was standing, pooling water and condensation from old metal chunks of a furnace he never told me was under my house. To make matters worse, when he was informed, he didn't apologize but doubled down on what he didn't have to do or didn't have to tell me- hiding behind his two page contract. I should have been told what was under my house- not the inspector make the decision that it doesn't impact whether I purchase or not! I could've required the sellers remove it if I knew! More importantly I should have reduced pictures and description of what the crawlspace looked like- not just " inspected-plastic on the ground". In my opinion, as a result of his gross negligence, and lack of sellers disclosure, I bought a house that needs thousands of dollars of repairs. I paid him, and he did not look out for my best interest but in my opinion was more concerned with pleasing the realtor who referred him and the deal was closed and now I have a major costly problem that no one detailed to me before hand. If he was so right and all the following contractors are wrong - why didn't he take pictures to support his claim? I hired an independent inspector after the close when I started smelling moldy musty smell coming from under the house and he couldn't believe what this guy missed. The independent pictures are incredible and do not lie- Phil should know better since he markets himself as a knowledgeable home builder. Vague report and poor communication. I found the independent inspector on International Association of Certified Home Inspectors. And before he responds that I am not legit a real customer of his, I am or I couldn't be on here as verified. Regardless, he knows I have documented proof. read more
