    Very nice interior of the rooms. Got here in 95+ degree weather and the pool and hot tub are chained shut with no reopen date.

We chose Phoenix, specifically the Biltmore District, due to proximity to an international airport with a major airline hub, excellent walking score to upscale/contemporary restaurants and shopping, and general quality of life. After an exhaustive search, we chose to purchase in the Optima Biltmore Towers because the building met the above criteria and provided a luxury lifestyle experience with a vibrant community atmosphere. Additionally, during our due diligence period, we found the building to be extremely well managed both financially and operationally. The team at Brown Management, led by Lori, in conjunction with the Board of Directors of the Optima Biltmore HOA, have worked above and beyond to ensure that our investment is protected and the building is maintained, attractive, secure, and safe. Lori's team is extremely helpful and provides a truly personalized concierge service including package receipt, dry cleaning, assistance with vendors including house keepers and contractors, oversight of social events, weekly communication with residents and more. We are very pleased with our decision.

She walked me through the entire community in detail, highlighting every feature across the multiple towers and condo buildings. It was impressive and made a large, complex property feel easy to understand. From the start, I appreciated the gated, secure resident parking with separate guest parking. Security throughout the property was also a major plus, along with the concierge at entry. Touring the three towers and their amenities was helpful, though it was a bit disappointing that residents don't get access to all buildings especially since some have noticeably more to offer than others. I did love the yoga and zen spaces throughout. The units themselves were all well-designed and comfortable. I especially liked the 1 bedroom plus den layout for its flexibility. The rooftop track and indoor basketball court were standout amenities and honestly among the best I've seen in Scottsdale. On the downside, privacy varies depending on the building, some balconies feel quite close to neighboring units or windows, which wasn't ideal for me. I also wish closet access in the units had locks for added privacy when hosting guests. The courtyard design was underwhelming and feels like a missed opportunity; it lacks warmth and life. With thoughtful redesign more seating, desert landscaping, flowers, and greenery it could be beautiful. During the holidays, it would be incredible to see a large Christmas tree installed in the center with lighting, creating a true winter gathering space. As it stands, it feels like it needs more intention and energy. Package delivery and access also seem like a major pain point drivers appeared to struggle with entry and logistics, which matches other reviews I've seen. Overall, it's a beautiful property with strong amenities, excellent security, and great privacy in certain areas. However, it feels a bit too large and segmented, and some operational details especially packages and the courtyard experience could use improvement. It's a strong option if you value, rooftop amenities, and parking, but may feel too secluded depending on lifestyle preferences.

    This was one of the most disappointing apartment tour experiences I've ever had…read more I scheduled an appointment to view the property on behalf of a friend who is relocating to Arizona and even confirmed the appointment before making the drive. Upon arrival, I spent nearly 20 minutes circling the property looking for parking. The designated office visitor spaces were occupied, including one handicap spot. While searching for parking, I called the office to let them know I was on-site but having difficulty finding a place to park. After finally finding metered parking and paying for it, I went into the office only to be told by Anaiyah that I was late and that she would not be able to show me the property. She then informed me that she had sent an email shortly before the appointment stating that I needed to be on time because she was short-staffed and would be combining tours. The problem is that I was driving and had already confirmed my appointment. It is unreasonable to expect someone who is actively traveling to an appointment to monitor last-minute emails. I also called the office to communicate my situation and received no flexibility or understanding. As a result, I wasted an entire day, fuel expenses, parking fees, and valuable time. I emailed management immediately afterward requesting a call, but never received a response. Unfortunately, this experience reflected a lack of professionalism and customer service. I had read some of the negative reviews before visiting and initially gave the property the benefit of the doubt. After my experience, I understand why those reviews exist. Based on how I was treated, I would not recommend this property to friends or family.

The grounds are incredibly well maintained, there are always a ton of activities going on, and all the staff and residents I've encountered have been helpful and friendly. The location is great- its close enough to Old Town for a night out with a $5 uber ride but far enough away to have peace and quiet during crazy events. The Shadows is within walking distance to Sprouts grocery, Zipps and Clancy's sports bars, a sushi restaurant, and Tj Maxx. Score. There is a bit of an older crowd, however, it seems a lot more people in their 20s/30s have been moving in over the last few months.

As a homeowner, I have not felt supported or that the value provided matches the amount residents are required to pay. One of the biggest red flags is the number of units consistently listed for sale. Seeing dozens of condos on the market at the same time should make prospective buyers ask why so many owners are trying to leave. My experience has been incredibly disappointing. If you're considering buying here, I encourage you to carefully review the HOA's financials, ask detailed questions about assessment increases, and speak with current residents before making your decision. I wish someone had given me that advice.

    Really thought I would stay here for years when I first moved in, but this has been by far my worst…read moreapartment rental. The first week was fine, I even referred a friend, but of course did not get my referral payment. The maintenance team is great, they usually get to your service request within 24 hours, but that is all this building has going for it. I would defiantly avoid here if safety is what you're looking for, it is very easy to get in without a fob. Everything is always breaking. The garage door malfunctioned and came down on my car, shattering my windshield, they took no responsibility and claimed not to be able to find it on cameras when I provided the exact date and time. The garage door is now broken again, leaving it open to the public for multiple nights in a row. Your guests have to pay for parking while visiting. The elevator breaks just about every week. The back entrance/exit that I use daily is shattered, so I have to walk around the entire building to leave. It is extremely loud, I can hear every single thing my upstairs neighbor does. After bringing it to the leasing offices attention for 3 or so months, they offered me to move to a larger unit and pay more rent... I have found 7 cockroaches in my unit, which is disgusting. They did have some come spray the following week and I requested a member of the leasing office go with him, of course that didn't happen. The wifi is unreliable, so most likely you will have to get your own box, but still pay the property the wifi fee. They did not allow me or my movers to use the elevator to move in, but of course informed me of that AFTER I signed my lease. I can promise you that this is not the living experience you want, especially for the price.

From the moment I walked into the lobby, the leasing agent, Jade, greeted me warmly and took the time to answer all of my questions, show me the units, the property and help me with the lease. I am so excited to move in now! It feels like home!
