    Building 24--2nd Floor February 4, 2022
    Larry R.

My family first bought a Scottsdale Shadows Condo about 1977--27-509. When Hayden Rd. changed from a 2-lane to a noisy urban thoroughfare, they sold that Condo and then bought in Building 24 in 1992. For years the place was run well, but recently there have been heating and cooling issues. Now, leaks and asbestos contamination have made this a good place to stay away from. A hall blocked (as you can see) by a "decontamination structure" (if you used a wheelchair, you would be captive in your condo for "the duration.") Warnings about asbestos and the noise of hammering on the walls all make this a "scene from Hell." (I do have recordings of the noise.) No warning of the impending disaster from management and no assurance when relief will be coming. And some concern that perhaps the entire building needs asbestos abatement when water pipes are replaced.

Scottsdale Shadows is a great place to live if you're looking for a leisurely lifestyle. The location is super convenient- 78th st and Camelback. Just down the street from Scottsdale Fashion Square, many, many restaurants, bars, and hotels, and quite a few grocery stores to chose from. Not to mention the Le Cordon Bleu culinary school across the street! Although it used to be a retirement community, it's been open to all ages for over 15 years. The grounds are kept up very well. The security staff is friendly, and they are always there! Majella is especially helpful. The office staff does a great job too, especially Lori! Besides the 9 hole golf course, there are plenty of ammenities. 3 pools in the complex, with newer bathrooms. Soda machines throughout the grounds, a library, his and hers gyms at the main pool, tennis courts, lawns with benches to enjoy nature (great views throughout) meeting rooms, and more. They hold several events throughout the month that are either free or low cost, or outings to fun places out of town. There are elevators in the buildings, so don't worry if you have a lot of stuff to bring in and live on the 6th floor- there are carts for use, as long as they are returned! There is even a free shuttle a few times a week to take you to local stores if you don't have a car or even just want to go green. The Camelback bus stop is just outside the property, and the Hayden bus stop is right across the street. The bike path is also right there at Hayden and Camelback. A great place to live or visit!

The condo was about 10-15 minutes to the airport. Directly off Hayden Road. It was easy to find. While not exactly in the "hip part of Scottsdale (aka "Old Towne, Fashion Square, Kierland Commons") it was fairly centrally located. The condo had a small but nice living room. Directly off of that was a small, dining area. A small but adequately equipped kitchen. 2 bedrooms. 2 baths, which always comes in handy. Since we were going to be there for a month, brought all necessities. Close to nice restaurants ("Uncle Sal's, Carlsbad Tavern, The Side Door, Oregano's....the list goes on.) Had a great time here for a month.

Did my first load of laundry 9/2, washer is broken, doesn't spin so the clothes are just soaked. Report to landlord, isn't fixed until 10/2. Unqualified help mixed hot and cold hoses and had to come back out to fix a second time. Hole in bathroom wall at ground level around toilet water shut off. Didn't see it until keys were given. Notified landlord whom tells me it'll be fixed in November. 2 months? Talked with a friend who says shouldn't leave ground level hole it needs filled. Finally filled after asking several times a month later. Kitchen sink is leaking underneath. Landlord gets a plumber out here, I'm sure the cheapest he can find at $65. Guys don't fix leak at all. 10/20 notify landlord. He replies with a phone number for plumber, line has been busy for days. Finally notify landlord that on the 11th day I will hire a plumber to fix the leak. Response "A drip is not an emergency. The plumber found nothing wrong whe n he was there. I will take care of it on Saturday when I am back. You can put a bowl in the mean time. And if the plumber comes and finds nothing wrong again I will be charging you for the bill". There is most definitely a leak, I have a bowl catching the drip. I'm not an idiot. This guy seems to have not read the part about timely repairs in the AZ Landlord Tenant act. He's threatened me with sicking his business partner on me, he's threatened to not fix things, he yells at me and has nobody here to fix things when he's out of town. Worst experience to date! Sprinklers completely douse my car in my parking spot which has cost me $250 to have buffed out. HOA removed sprinkler at first then put it back. They couldn't care less about the damage their sprinklers cause. Be warned, any parking spot on Hayden Road pretty much gets hit by the sprinklers.

We chose Phoenix, specifically the Biltmore District, due to proximity to an international airport with a major airline hub, excellent walking score to upscale/contemporary restaurants and shopping, and general quality of life. After an exhaustive search, we chose to purchase in the Optima Biltmore Towers because the building met the above criteria and provided a luxury lifestyle experience with a vibrant community atmosphere. Additionally, during our due diligence period, we found the building to be extremely well managed both financially and operationally. The team at Brown Management, led by Lori, in conjunction with the Board of Directors of the Optima Biltmore HOA, have worked above and beyond to ensure that our investment is protected and the building is maintained, attractive, secure, and safe. Lori's team is extremely helpful and provides a truly personalized concierge service including package receipt, dry cleaning, assistance with vendors including house keepers and contractors, oversight of social events, weekly communication with residents and more. We are very pleased with our decision.

This was one of the most disappointing apartment tour experiences I've ever had…read more I scheduled an appointment to view the property on behalf of a friend who is relocating to Arizona and even confirmed the appointment before making the drive. Upon arrival, I spent nearly 20 minutes circling the property looking for parking. The designated office visitor spaces were occupied, including one handicap spot. While searching for parking, I called the office to let them know I was on-site but having difficulty finding a place to park. After finally finding metered parking and paying for it, I went into the office only to be told by Anaiyah that I was late and that she would not be able to show me the property. She then informed me that she had sent an email shortly before the appointment stating that I needed to be on time because she was short-staffed and would be combining tours. The problem is that I was driving and had already confirmed my appointment. It is unreasonable to expect someone who is actively traveling to an appointment to monitor last-minute emails. I also called the office to communicate my situation and received no flexibility or understanding. As a result, I wasted an entire day, fuel expenses, parking fees, and valuable time. I emailed management immediately afterward requesting a call, but never received a response. Unfortunately, this experience reflected a lack of professionalism and customer service. I had read some of the negative reviews before visiting and initially gave the property the benefit of the doubt. After my experience, I understand why those reviews exist. Based on how I was treated, I would not recommend this property to friends or family.

The first week was fine, I even referred a friend, but of course did not get my referral payment. The maintenance team is great, they usually get to your service request within 24 hours, but that is all this building has going for it. I would defiantly avoid here if safety is what you're looking for, it is very easy to get in without a fob. Everything is always breaking. The garage door malfunctioned and came down on my car, shattering my windshield, they took no responsibility and claimed not to be able to find it on cameras when I provided the exact date and time. The garage door is now broken again, leaving it open to the public for multiple nights in a row. Your guests have to pay for parking while visiting. The elevator breaks just about every week. The back entrance/exit that I use daily is shattered, so I have to walk around the entire building to leave. It is extremely loud, I can hear every single thing my upstairs neighbor does. After bringing it to the leasing offices attention for 3 or so months, they offered me to move to a larger unit and pay more rent... I have found 7 cockroaches in my unit, which is disgusting. They did have some come spray the following week and I requested a member of the leasing office go with him, of course that didn't happen. The wifi is unreliable, so most likely you will have to get your own box, but still pay the property the wifi fee. They did not allow me or my movers to use the elevator to move in, but of course informed me of that AFTER I signed my lease. I can promise you that this is not the living experience you want, especially for the price.
