Chris Kelly was our manager. He was rude, arrogant and failed to follow through on requests. He faked a mold report -- his most egregious act. This management does not even deserve one star. I am disappointed with the level of responsiveness from management. Approximately three weeks ago, I submitted a maintenance request regarding a potential issue with our roof. We have been consistently hearing animal activity--possibly squirrels or birds--entering and exiting, which suggests there may be an opening or damage that needs attention. I also provided photos to help illustrate the concern. When I eventually received a response, I was asked whether the photos were of my unit or a neighboring unit. Given that I had clearly explained the issue was affecting our unit, this response felt unhelpful and delayed progress on the matter. Since then, I have made multiple follow-up calls and left voicemails, but have not received any further response. I would appreciate more timely communication and attention to maintenance concerns, as unresolved issues like this can worsen over time. read more

Be mindful renting in the Foxcroft Condominium Complex in Naperville, IL. The landlords can be very negligent and non-responsive to major concerns. I currently live at 43 Foxcroft Rd Unit 115 in Naperville. I cannot shower in the unit, the bathtub backs up with water and does not drain, the toilet in the half bath does not work, there is a leaking pipe under the kitchen sink, there is mold under the kitchen sink, the wood flooring has water damage, and there are electrical problems in the unit. The owners are Yogan and Paravathy Ponnusamy. These property owners refuse to fix anything in the condo unit. Renters beware. McGill Management does not enforce landlords to abide by any code. read more

The smoke detectors in the buildings they manage are never replaced. There was a fire over the weekend in one of their properties. None of the smoke detectors in the hallways went off. Mostly because they were manufactured in 2005. They are supposed to be replaced every 10 years. Now that there has been a fire, they are running around replacing them before the fire chief notices it. Too late, though - several of the residents have reported it already. read more

I set up direct deposit with McGill to pay my association fees. One day the HOA took an extra $500 out of my bank account. They never gave me any notice. When I asked about it, they told me it was a fee for paste waste in the hallway. I do not own a pet and have never had a pet visit. I have asked Alicia at McGill management company multiple times to return my money, because I do not own a pet. At first I thought it was a clerical error, but after months of requesting the money be returned Alicia refuses and told me my case was closed. We live in a maintenance free subdivision which uses the services of McGill Management and we have had great service from them. This summer several boards on our deck were starting to decay with wood rot to a dangerous level, in fact, chair legs would crash through the floor when I sat in them! Laura with McGill Management is wonderful! What she has done to turn our subdivision around is amazing,she is always prompt and thorough when dealing with the board and the homeowners. Starting off as a new subdivision and practically clueless on where to begin Kim and Laura both spent a lot of time walking the new board through everything needed. As a local area Realtor I have been in dealings with countless Association management companies and many seem to overpromise and under deliver. Laura with McGill always does what she says and is a straight shooter. Josette works extremely hard staying on top of any issues with receivables all the ladies work well as a team and it takes a lot of pressure off the board. If you are looking to rent or own a condo, make sure that you pay attention to the management company! I wish I had known. McGill is horrible and charges way too much for association fees. It would be one thing if they took care of the grounds and did the needed repairs, but they don't! I have given up and trim my own bushes and buy my own mulch!! If I wait for them to trim, I usually can't see out my floor to ceiling windows. Heaven forbid you need to speak with management because Holly or Kim are NEVER there. I've been an owner in a luxury condominium association in Naperville for nearly 22 years. We've had many management companies come and go during that time, and ALL of them have been shades of "terrible and incompetent" more than anything else. Occasionally, there might be a halfway decent manager, but they always move on. Therefore, subtract three stars from the one that I was forced to give for McGill. I am not of the opinion that McGill charges bargain basement prices for their services. I am monthly paying a bit shy of $400.00 in assessments. There's no security, swimming pool or anything more than the basics. There's not tight enough oversight of landscaping vendors. Be prepared to have a snow shovel for the winter and some tools to trim trees in the warmer weather. Anticipating Snowpocalypse 20XX? Know now that you may be on you're own! Consistently, when I have had to make a dreaded call to McGill, either there is no receptionist to pick up the call (like this morning), or there is no manager to speak to, and so voicemail is what one gets. That also happened today. A quick look at McGill's web site will reveal that they are more self-generated hype than substance. If you're a condominium board thinking of hiring McGill for your property, then DO YOUR RESEARCH and look elsewhere. read more

McGill gets ZERO stars. I was not surprised to come here & see tons of poor reviews. No matter what time I call either they do not answer or if someone does they claim they will take care of issues & never do. They charged 400.00 association fee & I'm not sure what that fee is for. People here toss garbage on the ground, usually piles of dog crap all around, & garbage outside of the dumpsters. I can't for the life of me understand why they don't take care of this. I have had several problems in my apartment that no one will take care of, including the landlord. The hot water on my kitchen sink barely runs because there is so much calcium build up in the pipes from the hard water in McHenry. Yet no one fixes it. People rent because they are unable to take care of these kinds of things alone or are too busy, yet they act like you are not a renter, they do nothing for you! Well what can I say? I live in a condo building (111 s baybrook dr in Palatine) that McGill manages. One of my neighbors who happened to be a large dog owner likes to take his/her dog for a walk behind the building. He/she is one of those a**holes who doesn't pick up after his/her dog. I park behind the building and walk on a sidewalk to get to my apartment, and this is exact sidewalk where this imbecile lets the dog do its business. So you can imagine that I have an awesome view on the way to and out of my home because the s**t never gets picked up.... I spoke to Justin or Jason (whatever his name was...) who is responsible for our building. He said there is nothing he can do because we don't know who is doing it. I asked if he can send somebody to clean it up, but of course it will cost them money, so he said no... the only thing he can do is to send out letters to everybody in the building to remind to clean up the s**t after their pets. The accounting team and Josette Jarvis are all heartless. My mother in law passed away in March 2018. We wrote letters and made phone calls explaining the timing of getting her estate in order. We had no way to pay the dues for a few months because no one was co-signer on her accounts. Of course they slapped us with late fees, 1st notice, 2nd notice.... Once we had the affairs straight, the payments were like clockwork. Yet they occasionally snuck in more late fees! I have bank records proving payments ON TIME and BEFORE the due dates, yet they will not waive the late fees. They are are a fraudulent company and will bend you over any way they can. I will be happy to never speak to any of these $!+(# again. Karma will be my justice one day! read more

Hello Kim, Attached are some of the documents concerning the $972.00 amount locked into my resident portal, and preventing me from making my monthly $287.00 monthly assessment fee for February 2022. As you can see the letter dated July 1, 2021 by the Woodlawn Terrace Improvement Association informing me that on July 12, 2021 my payment WOULD be late. The issue is that I paid them on July 5, 2021. So my question is; how is it possible to know on July 1, 2021 that I was going to be late with the July 12, 2021 payment? The answer is; it is easy if you planned it that way. In other words, take a look at the date of the letter, and then take a look at when they said the payment was going to be late. The next piece of information that I am supplying is from Keough Moody, who DOES NOT represent the board. His first letter to me was dated September 21, 2021 and shows an invoice with $273.00 scratched out--what does this mean? In a letter dated November 3, 2021 the balance owed was $708.50, but in a letter dated November 24, 2021 the amount crossed out was $435.50 and replaced with $685.50. On January 14, 2021 Keough Moody's written statement says $860.50 total but his invoice says $685.50. When you go to the Mcgills Management website it shows I owe $972.00 (see screenshot attached). I am providing the police report I filed on July 19, 2021 and the supplemental report. The police report is 21-000 9409. Provided also is the name of the person known as Marcia A. Van Natta (see attached document) which is the person that both Gregory Hill, (board president) and Julie McNeil (board member) repeatedly told me in person was the member who removed the check from the box. In the police report they speak of the tornado that "came through". Please check the weather report I have provided . On July 1st and 2nd, we had clouds. On July 3rd and 4th, we had full sun, and on July 5, mostly sunny. I am providing a copy of the carbon copy of the check I placed into the lockbox on July 5, 2021. I am also providing a copy of a letter I hurriedly sent off to the board requesting help with the harassment I had been on the receiving end of. I am providing that simply for context so you can understand what might prompt members of the board to hide/steal/destroy/accidentally-but-on-purpose-lose someone's payment. Also I am attaching a receipt for December 2021 to let you see that even though they know what happened (internal issues) with the check, still coming to me about the matter, as evidenced with the screenshot from McGill Management. I implore you to please take this matter seriously--even though it appears that I am the victim of a scam of some sort.. Thank you. read more

In 2014, we changed to a new management company for many reasons. Our property had McGill Management for as long as any of our residents could recall, so we believe it's the original and only company that managed our property since it's inception in 1975-1978. While it's not my intention to blast any one group(s) or person, there are times where a company/person/employee has gotten to "comfortable". In 2011, a couple new people were elected to our board and we were committed to making a change as we felt the property was being neglected and were unhappy with the customer service. In 2012 and 2013, we had more change on the Board that supported the ideology of changes needed. I personally thought, maybe it's different being on the board and understanding how things really work behind the scenes. I've learned a lot in the last 6 years of which 5 have been President of the Board of Directors. I think the problems we were encountering were partly due to management who'd gotten comfortable with past Boards who didn't require them to be diligent in enforcing rules, ensuring routine and regular property inspections were conducted by management rather than a resident who had many conflicts of interest (which weren't disclosed to all of us, we found out as time went on), the previous Board's did not probably take advice to fund the Reserves account in the manner which needed to be and they probably gave up long ago to be the strong advisors that were needed and many more issues. Consequently, things got out of hand over the years and we were desperate to get renovations done in every aspect on a large property. As the same with other reviews, our community suffered far too long under the management of McGill. I'm thrilled, and so is the majority of the community that we made a change that was long overdue so we can live in a better, cleaner and safer neighborhood. We've now had a new management team for just over 3 years we've been able to make massive changes including that we are approximately 2/3 completed in a $10 million renovation project. The Board and many other residents do not feel this would've been accomplished under McGill.. I frequently receive comments at Board Meetings and just while doing my daily walks with my dog that there are big improvements and while our assessments have gone up, they are still extremely competitive if not lower than all other comparable properties in our suburb and they state they gladly pay that for the repairs and quality of the repairs being done. To sum up, if you are considering McGill as Property Management company for your association, please think long and hard before doing so. I strongly believe there are better alternatives. read more

It's impossible to get this management company to provide the services that they are compensated for. Hiring a lawyer is the best way to deal with them. I've had a major roof breach and called there emergency services to report the issue. I never heard back from anyone. This was an Emergency!!! Our property manager won't respond to inquiries within 24 hours and when he actually does nothing helpful is provided and repairs still are not done. Kim Merrigan (who lied and claimed to be the CEO of Associa) is the most unprofessional person I have ever communicated with in my life. The associations she conducts business with are dilapted and falling apart. She has ZERO professionalism or decorum. She thinks extremely highly of herself while putting down others. Her company provides no benefits or extra technology and their rates are exorbitant. Avoid them! They are not worth it. I pray they go out of business. I have dealt with many management companies over the years, both while living on the east coast, and now in Buffalo Grove, IL. To say that living in a community where many rules have to be followed is easy, would be a joke. But, if you choose to live in that kind of environment, it is nice to have help. And when I say help, I mean HELP. My management company is McGill Mgt. in Arlington Heights, IL. and my property manager is Holly Repeta. I don't think WEBSTER has enough glowing adjectives to describe Holly Repeta. She is beyond professional, totally knowledgeable in her profession, has the personality of a SAINT, and goes above and beyond to help every homeowner. As I said before, I have lived in this kind of community before, both cooperatives and condominiums. Apartments, townhouses, and my "own" home, all with Home Owner Associations. I have NEVER had the ability to pick up the phone, make a call, ask a question,and get an answer in a reasonable amount of time. This is what you get from Holly Repeta every time, hands down. I wish I didn't have to give a star because they don't even deserve 1. I purchased a townhouse that they manage and from the very first phone call I had a bad experience. They are rip offs to start. They charged me $155 for a copy of the condo policy when I explained I was purchasing this home from a family friend and asked if anything could be done as most companies do not charge for this or if they do its under $50 I was rudely told if I want to close "I better pay for it". and they could not help me and hung up. (I work for a large insurance company that insures associations and we charge nothing for this paperwork) Next we move in I received absolutely no correspondence from them. I hounded them for months to send me a payment book as well as get me in there system so I can make my association payments online. After 2 months they finally set me up online and have sent me a payment book seriously every month ,,, maybe that's where the $155 goes? So I am happy I get to log on and make my payment online for the association dues which are $309.00. They of course charge you a fee to do this but on top of that the max amount they will allow you to submit is $300 so I would have to do two transactions one for $300 and one for $9 and of course be charged a service fee on both! what a JOKE! So.. now I have to mail my payment in which takes them weeeeks to process. My last run in with them was when we decided to get DishNetwork. They require approval before we can move forward with installation... so fine I fill out this pointless form and send it back the same day that was 12/20/13 it is now 2/10/14 and I have never heard a word from them on it. I sent numerous emails and rescheduled my appointment 3 times and the manager of this company will not respond to me. One of the girls from the office finally told me he had been on vacation and was the only one who approves these requests, I asked for his phone number and she would not give it to me... All I have is his email and he wont respond I even told him I was going to the BBB if he doesn't respond to me and never heard a word... this place is a joke you better believe I will be at the next board meeting to talk about this joke of a company. read more

Try to avoid working with McGill Management Inc. I would certainly never buy a condo that was managed by McGill. First, in units with a pool, you aparently have to get a pool pass. I was unaware, and was rudely told off by the 245 pound lady at the pool. Not knowing how the pool passes worked, I asked her a couple questions, to which she would not respond. Then the young lifeguard mentioned that I could get a pool pass by registering with McGill. She told me it could possible take 8 weeks to get a pool pass, and I would have to bring all sorts of information. I got my pass in 10 minutes, which was a yellow card, with my name on it. The parking situation is a joke. They send out letters with all kinds of conflicting information, that you can park in visitor parking as long as it is not continuing, then letters that say never. However, there are similar cars that seem to never get warnings or stickers on your car. Also, they place large orange stickers that usually do not come off your car window. Also they never fix the roofs, the gutters are clogged, during the winter the gutter and roof buckles, and ice forms and makes the driveways for everyone very dangerous. Also they have a "D" rating with the BBB, that's the worst rating I have ever seen. Why get involved with McGill management when you can just avoid them? read more

It's too bad I have to give these people any stars. I am surprised they are still in business after the way they treat the people who own property and use their hard earned money to help put food on their tables (I know one particular woman who takes advantage of the food being put on her table). Problem solving, making their owners happy and safe are definitely not within their skill set or business structure... this is only one of many examples. We have an issue with a few drunks in the building that party loudly until 3am on the Weekdays. It is becoming a bit tiresome, especially since I have to be up at 430am for travel often. I, along with 3 other people in the unit that I know about have called the police and they finally told us, since it is in the building we have to let management know and they will issue fines if needed. I and these same people have tried contacting Deborah at the management company complaining about a particular recurring incident in the building. Even stating in my voicemails I would appreciate a call back in regards to this issue so I know steps are being taken to fix it. It's been about 7 months and follow up voicemails here and there. I finally got a hold of this woman's assistant, who rudely explained to me that I can write a letter, like I was interrupting her job or something. The worst management company in the history of management companies. They basically have a license to steal. When I lived in a property management by this company I saw no positive changes. When I moved out and had to purchase closing documents they charged me $800, for what???? I asked the lady in charge for clarification on why so much and she never would give me an answer and never returned any messages. When I spoke to my law firm they said it was by far the highest document fees they ever saw. I also heard they charged the new buyer a $300 move in fee, for what??? It's a townhouse not a condo and I'm sure McGill offered no assistance on the move in.....license to steal and a bad company, avoid at all cost. I tend to agree with the other writers. Our Village Station Area in Grayslake, IL is ran the same way. Although I have been living here since these town homes have been built and management has changed the past few years to this one and I've been experiencing this area becoming a crappy neighborhood with surrounding neighbors that do not care about the way a yard should look when it comes to their dogs messing a yard up. For those who do like to have a nice appearance on the outside and enjoy gardening this place will not be worth it to you to keep spending the money on your yard when management doesn't care. This area has become a dog area therefore roaming dogs in the neighborhood is suppose to be prohibited but still goes on. BEWARE ALL MILITARY FAMILIES in general and that have a husband as a geobachelor this place is not for you as far as getting a response or help from this company having to do with anything within the neighborhood or neighbor complaints period. They apparently do not care to help military spouses & their family. Every time I've complained Ive gotten either no answer or NO HELP but when the neighbor complains with NO PROOF I've gotten ridiculous warning notices! I do not recommend this housing area at all!!!! Since this place is based on a home owners association police can only do so much which is basically no help so seek elsewhere to live especially if you have little ones wanting to go outside to play, you see dogs off their leashes or dog, and owners in your yard! Let alone your neighbors letting their dogs bark on a constant everyday basis therefore the walls in these town homes aren't made to withstand the constant noise and especially the slamming of all doors! More and more I see townhouses up for sale and I don't blame them!! As for the winter plowing for your area behind the garages are slow coming and hardly any salt is put out as well. You will either find yourself shoveling or buying and putting out your own salt. When you have neighbors that are parked out in back of garages it is hard to drive when it's slippery out and fear of hitting their car trying to get into your own garage. But then again cars aren't suppose to be parked out there after 2inches of snowfall and yet the neighbor has parked outside all winter long and saw no tickets on their car for this. Again, this is what's to be expected here so it seems. Used to be a great area to live in. It's not worth paying to buy or lease here. Too much bs to deal with here. 2015 Nov. update... Management has change again! and this new one picks and choose which rules will be allowed for some and not for others. Parking guests I was told are now allowed to stay overnight more than 2 nights as long as they are parked in their host parking spot directly in front of their host garage regardless of snow or ice. Those trying to get in & out of their garage can have the difficult task of not hitting guests cars on these icy roads. I happen to live right in the middle of 2 houses on both sides of me! UNLUCKY ME! As well as I had to use a hammer to break out all the ice pack along the front of our garage so that my car wheels wouldn't spin in one spot like they have already. So be prepared to buy your own rock salt, heavy shovel, and hammer to do it yourself. Looking forward to see what other rules management picks and choose to keep or change. Definitely not a place for MILITARY FAMILY and or SPOUSE to live at unless you can deal with standing up for your rights/rules and deal with your lazy & break the rules neighbors as well as getting yourself out of your garage and or front door in the winter! I agree with the other post about McGill Mngt. They are horrible to deal with, their customer service is awful, they get back to you when they feel like it and their emails are not professional. I went to the board meeting and they were very rude and unprofessional and didn't care what I had to say, defending the board members when I presented them with pictures they were in violation of. One board member doesn't like me and has harassed me with BS fines/accusations for nearly two years now. This has been the absolute worst management company I have ever had in an association. Apparently McGill doesn't like dealing with Fannie Mae; and their staff do not like to evict squatters of foreclosed homes. I am so glad I read all of these reviews.
