Do not ever rent from this company! They will put complete BS charges on your account for simple maintenance repairs even if the reason for the repairs were not caused by you. We were charged $1,175 for window/screen repairs since some screens had holes in them and multiple windows leaked water inside whenever it rained. They sent someone out to make the repairs and all they did was replace 2 screens. No repairs were done on any of the windows, and they still claimed that we were responsible for the full amount of the charges. Not to mention that getting ahold of anyone to dispute the charge or even for an explanation of the charge was absolutely impossible. This company is an absolute joke. The only invitation these people should be getting are invitations to court. Invitation Homes will nickel-and-dime tenants for almost anything they can possibly fathom. We were charged for multiple move-out items that looked far more like normal wear and tear and basic turnover maintenance than actual tenant damage. Their communication and customer service were equivalent to talking to a brick wall, and to make matters worse, our security deposit check was mailed to the wrong unit number after move-out, which goes to show how much they cared about us as tenants. These people are borderline inept. We also dealt with maintenance concerns during our lease that never felt properly addressed. We literally had fucking mold in our basement for about a quarter of our leasing period. Between the excessive fees, poor communication, and lack of accountability, this was easily one of the worst renting experiences we've had. If you for some brazen reason you decide to rent from them, document EVERYTHING, save every email, and take detailed photos before and after move-in because you may need them later. I would literally live in a sex dungeon before leasing from these people again. There is a reason these people have ended up in court before. Don't hesitate to keep them in check. read more

If this company had integrity, they would have did an honest work, and made the proper assessment on what needs to be fixed throughout the house. So not only are you not getting the best for your money, but they are also ramping up service fee charges amidst an inflated economy with rising gas prices everywhere. Do not rent from Invitation Homes. Run to the next possible listing if you've found a place with them. We've had a leaky toilet in a 2nd floor bathroom for years, in which numerous contractors have advised Invitation that it needed to be replaced and that the floor was rotting underneath it. Invitation denied the repairs for YEARS. Also, when they renew their lease, they try to sneak in new fees such as a "utility maintenance fee", despite that we pay for ALL of the utilities. And good luck getting a live person to talk to who actually knows what they're talking about and can actually do something. Horrible company. read more

I have been renting with IH for 5 months and while it has not been perfect, IH is VERY attentive to maintenance request. They respond and come out and service what needs to be done. Rented a house in Chicago from them. all they do is add fees and when you try to work with them they will send you a 5 day notice. make you liable for the property and work towards trying to evict you at the same time. I called them regularly hoping to work with them on a payment plan. while I spoke to many nice agents and property managers, they didn't care that we were trying to pay them because they want their payments in full, even after they try to charge you $5,000. they didn't care that we had a newborn and were eagerly trying to work a payment plan with them. in fact, one of their managers couldn't understand all of the charges and literally had to call us back to go over the bill. Be very careful before renting from them. Theyre the first ones at the table with their fork and knives ready for your money. read more

We moved into one of their properties in July. The basement was flooded the day we moved in. It's still flooded. We've had to make ourselves available nine times for vendors to try and correct the issue. This is in addition to more than 25 other maintenance visits over the first 3 months. The basement issue remains unresolved. The local team refuses to return phone calls or emails. The national team admits the local teams are often not responsive. This is a poorly run business. So I submitted a maintenance request at 11:10 am and it is now 8:45 pm and I have spoken to 5 different people, 1 hung up on me to add to the absolutely horrible service that they provide. We have not had heat all day and when it is 30 degrees outside and 50 degrees inside, things need to get fixed. Do not believe the ProCare service that they claim they offer, because it is a complete joke. We just moved in less than a month ago, and it has been a complete cluster of horrible service and excuses. I would not recommend renting from invitation homes at all, good luck if you do. A customer that has been let down too many times already and it has only been 29 days. Cannot wait for the remaining 11 months and see how they cannot fix anything else that goes wrong. read more

We toured a property despite very poor communication from agent Bianca Mosley. We applied a couple days before so as not to lose the opportunity. It was a great location. We toured it on a Wednesday end were told we would need to pay a $500 holding fee and then pay deposit etc 48 hours before moving day. On Thursday, the story changed. Now they were demanding a full $2,500 deposit that day to secure the home. Bianca refused to generate a lease. Claiming I had not selected a move-in date even though I clearly did in the application. I told her that date agains so then she said she could generate a lease but it would take 48 hours and I had to pay today or lose the rental. Who on earth would hand over $2,500 with no written terms? Is that a refundable or non-refundable deposit? They didn't say. And who puts those kind of high-pressure sales tactics on a well-qualified and approved tenant???? No one on their right mind would hand over that kind of money with no written agreement. No one. And no one should. When I asked Bianca if I could speak with a supervisor she refused and was increasingly agitated. More poor communication. I now wonder if this company is a scam company and I intend to report them to the Better Business Bureau. BEWARE doing business with this unethical company and its high-pressure tactics that no sane business person would agree to. I will take my high FICO score and great income to another landlord and property. It will never be an Invitation Homes properly. This management company is a joke. They have ZERO empathy or frankly common sense and made our long distance move (DC to Chicago) even more of a headache because they waited until the very last second to push the date that our house was ready. Note that the delay was caused by their decision to rip up some flooring and replace it with a more expensive option. (And then they called to ask if they could raise our rent because it was an "upgrade"! Ha, no thanks.) We had to fight them to reimburse us for the additional cost of getting a storage unit and new movers (since our DC movers had to, you know, return to DC). Our leasing specialist, Vannesa, is impossible to reach when WE need something, but she magically becomes extremely communicative when our renewal is up and she wants to presumably get commission off our renewal. But don't worry - AFTER you sign the lease renewal, they'll still stick a giant FOR RENT sign in your front yard and won't bother to remove it for days! Vannesa has no concept of customer service, but it's probably not her fault - it almost seems like a job requirement for people who work at IH. Maybe they have it surgically removed during orientation. Case in point: our beloved dog died and in the midst of our grief we've had to chase them around to have pet rent removed from our lease. It's been 2 weeks and we've now involved her manager (who also hasn't replied). Now I'm writing a (long overdue) review here in hopes that someone from their social media team will see it and figure out a way to convince literally ANYONE to do us the courtesy of replying to our email. At least the house is fine - luckily we're fairly self sufficient renters, so have very little reason to deal with them day-to-day. read more

I lived in an IH home in California for ~7 yrs. Was the BEST experience of my life with the care, quality & speed of repairs when requested. I then moved to Chicago, into an IH property. Things changed. For the worse. The house was smaller than advertised; on moving in, the Master BR had NO RUNNING HOT WATER (took more than 6 mos to repair); the front porch has a dangerous (and progressive) lean that is going to injure someone one day and in reviewing my monthly charges, on more than one occasion, I ran across "double charges." The leasing staff (name coming up!!) never facilitated resolution of this robbery of over 2,000.00 total. Living there pushed me into a home purchase. In Dec of 2023, I moved out mid-month, paid rent for 1/2 of the month (Lease ended ~12/18), had house professionally cleaned & turned in keys. In late 01/2024, I rec'ed my deposit check- actually about 20% of the total. Deductions for nails in the wall, I understand; but they deducted the total of Dec rent (even though leas was until 12/18 and I moved out 12/16), as if I'd paid none of my rent upon moving out! My lawyer reminded me that it's not worth the cost to pursue them; hopefully this accurate review will direct them to the local improvements needed. Or turn you away from using IH for rental or leasing. The main criminal? If I could I'd give no stars!!! I lived at one of the properties owned by invitation homes and they have given me nothing but grief. After move out has continued to be an absolute nightmare. They have poor values and they don't communicate back when there is an issue. Not even worth calling them the chance of them answering is slim to none. I tried to get in contact with their "higher ups" to no avail you can't call them they can only call you!!! Ontop of that they have shady practices! since the moment I requested information on the home it has been very pleasant, yes some questions weren't answered right away but they did eventually get back to me. When asked about the extra charges on my monthly rent they reviewed everything with me and a credit was given on next month rent. This phone conversation was at 9:09AM on 4/30 and I finally heard from her. She states that her organization is awaiting the fire report from the fire protection district and they will follow up with me in the coming days. Update 4/28: I received a call from Kim Reynolds, the Director of Customer Experience at Invitation Homes. The first person to call us and address and attempt to fathom our traumatic series of events. She assured me that she has taken notes to address this serious matter with the leadership team. I'm hoping she is legitimate. One month later and my family is still waiting for answers and legitimate solutions to this tragedy. Unbelievable. Update 4/26: I received a call from Nick Sabandia, the Vice-President of operations. Mr. Sabandia presented several pieces of false information regarding my current living situation and the series of traumatic events that my family has endured. This information that would not allow him to draw the conclusions that he has done. I asked questions regarding the documented information, and he began to consistently stutter and just repeat the same response. He has no solution or even a legitimate response to offer. The Vice-president. How disgraceful. Original review: My family lost our home in a home fire and invitation homes has had the worst service. It took me days to get ahold of anyone. Angelica Ponce at the Chicago office barely returned phone calls and not one person at the organization has showed one ounce of humanity. It's disgusting. Very shady establishment. Unlike a normal rental, where you have access to a landlord or property manager who can answer all of your questions, you are constantly forced to call their office and be connected to a variety of staff who know nothing about your property and can barely help. Getting something maintenanced, which was a frequent need, is a nightmare. We were quick to end our lease after a year and a couple of months because we were not happy with the service. Of course, at moveout they added a bunch of random charges to our move out statement and took $1200 away from our security deposit. This was without contacting us with pictures or receipts to show us what it was that they were fixing at move out. I will be contacting my lawyer and following up with Invitation Homes. read more

I just finished paying my Sept, 2024 rent and when I received my payment confirmation I noticed a $63.43 service charge on my confirmation, never have I ever received a service charge for mor than $9.00. My rent payment is made through a portal with RentCafe who takes rent payments for Invetation Homes. When I called Invetation Homes to inquirer about this charge I was told that they have nothing to do with RentCafe's service charges. My complaint is that Invetation Homes did not offer me a ACH payment, I was told that I was locked out of this form of payment when I had an NSF over a year ago, they then told me that this is my fault for not notifing them that I was locked out of this form of payment. How am I to know that I am locked out when Inventation locked me out and never notified me that I was locked out. Inventation told me that I have to deal with RentCafe and when I attempt to contact them through there website I am refered to contact Inventation Homes and when I attempt to call them at the telephone number listed on the internet (855) 736-8223 (855/RENT-CAFé) I receive a recording that the number has been disconnected with no other referals. It seems to me that I am not only being raped over the coals with my over priced rent for my proporty but now I am being ripped off with service charges. read more

Everything was wrong. Moved in to flooded basement and whole in basement windows although they fixed it and the services were nice. We started realizing this place was charging us to much for what we got. When we would call the manager she wouldn't answer us and call us back weeks later at 8 pm saying she needed to speak to us urgently. They only wanted to talk on there time. When we moved in everything was mainly okay then months went by and it was time for the lease to end and they wanted to raise the rent 1000 dollars more for the same home. We obviously went somewhere else and had our move out visit and the only thing the guy told us is that we needed to fix our holes made with the mounted tv which is pretty standard. Week after we move out we find out the they didn't give us the deposit back based on damages. I put in a rental application in Oct, 23 with 3 residents and paid application fee for each resident. I had difficulties completing their application. I had to load a bank statement (Digital Federal Credit Union), their application process kept insisting I did not upload the PDF document directly downloaded from the bank even though my document was the same as the one downloaded from the back. My application was rejected and when I followed up they said that my info was inconsistent. I called Lauren Cieplik several times and emailed her at lauren.cieplik@invitationhomes.com several times to let me know the inconsistency they found or refund my application fee. I questioned this...the agent i was working with claimed she would reach out to the leasing director to see if they will honor the original rental price! I've always loved this house. We looked to purchase this house when IH bought it. When it came up for rent and we were in a rental market, we jumped at it. We've been here 5 years and haven't had any issues with maintenance or anything until now. It's been 90+ for 3 days. The blower on our furnace died Thankfully I noticed no air movement in the house and that the fan wasn't working though the unit outside was whirling away. I put In the request Wednesday. 8 AM Thursday tech was here 15 minutes and diagnosed the issue. Said it'd need approval probably a $1000 part. So we'll say 9, he left. I called that afternoon, no updates. I called Friday morning, it was waiting for approval. I called Friday afternoon and sent an email to all the IH addresses I have asking for help to get this approved before the weekend. Nope! It's 86 degrees in our house. We can't cook. We can't use the dryer...I'm tempted to unplug the fridge since it puts out heat! The maintenance people at SMS, the third party IH contracts with are great. I've talked to them multiple times. They've escalated as much as they can. I called the corporate office twice today to tell them this is becoming an emergency situation and with temps dropping (thankfully) we'll probably need heat mid week but we don't have that either!! I'm paying quite a bit to live in a house with AC, stove, oven, washer/dryer all the things I can't currently use without making it hotter in here. It's absolutely asinine for me to believe that NO ONE can approve a work order on a Saturday!! If I can pay my rent on a Saturday, you can approve a working furnace!! read more

I can not stress enough on how much you need to avoid this company. The kitchen sink was broken for over 4 weeks back in April and no one from invitation homes raised a finger to lend any type of guidance or help in the situation, even after several phone calls, emails, and work order requests. We had to do dishes in the bathroom....... But invitation homes did send me a letter in May 2019 to make sure that the property's grass cannot be over 4 inches long, threatening us with financial and legal action if one does not comply. This is a brutal company to rent from and if I would have known heading into this I would have explored other options. We moved from NJ to IL for a job opportunity, through Zillow we found a house (managed by Invitation Homes) that met our needs and since we were on a time crunch to relocate it somewhat forced our hand and reduced our ability to explore other options. From the start, the previous tenants warned us about Invitation Homes excessive rent increases, nickel and diming for services you may not use etc. Because of our situation, we proceeded. Year 1 went by and they decided to raise our rent by $400 per month because "this is what the market said they could get upon renewing our contract". This forced us to start looking to buy earlier than expected because it is tough to plan a future when you rent from a company that does not give a damn about their tenants and is only concerned with the bottom line. Fast forward a few months and we need to change locations as things did not work out. In order to break the lease they are charging us up to the last month of our assumed lease (which is fine and expected) but they are penalizing us with an additional two months rent to exercise the "buy out option". Mind you, we have never been late with a rent check, caused no issues with the house, and maintained it properly. They made it abundantly clear they were not interested in working with us to get in another tenant to avoid this $5,800 additional charge. We are giving this nearly $ 2 billion a year company almost 70-80 days notice (60 days required) that we are terminating the lease, because our financial situation has changed for the worse and they want to make hit us with an additional $5,800 charge with no ability to find a work around because "we don't make exceptions". I feel like we are being punished. It is one thing to earn a reasonable profit but it is another to financially r@pe your customers/tenants to meet the needs of your shareholders. I just want to share my experience so that this doesn't happen to anyone else. I am advising people stay away from this company if they want to save themselves the headache and their wallet. At least be careful TO READ YOUR LEASE VERY VERY CAREFULLY BECAUSE THEY DO CHANGE WHAT YOU INITIALLY APPLIED FOR probably in order to lock you in. My husband and I applied for a 12 month lease for a house in Chicago, but Invitation Homes ended up writing 24 months on our lease agreement and unfortunately my husband and I signed without noticing that portion because we were excited about the house and we thought this was a professional company we were dealing with. We acknowledge this mistake we made on our part but Invitation Homes refuses to acknowledge their mistake. You can imagine my surprise when I sent the request to move out and they told me we had a year left on the lease, so I had to pay $6000+ to break the lease since it is two months rent if you break the lease. You also have to pay to get the carpets cleaned which was $200+ and they ended up keeping a good $500 of our deposit. I do acknowledge that the house was nice, they responded with pretty good timing when our water boiler and heater upstairs broke, and the guy who inspected the house Alan was very nice and professional. But it was so much money thrown away, I just want to save other people the trouble or at least be VERY AWARE WHEN YOU READ THE LEASE BECAUSE IT MIGHT NOT BE WHAT YOU APPLIED FOR. The company is the HORRIBLE AWFUL! They are very unprofessional. I painted, cleaned the carpet, and made repairs. They still only gave me back half my sec. deep, BUT they sent the check to the house I'd moved out of! By the time I got the check it was expired. It took a year of emails, calls, and corporate contacts for me to get the money back. The agent lied and said it was because I didn't send her my forwarding address but I sent her the screen shot of the email I'd sent a year prior WITH the new address. They lied a month ago and said it was being mailed on that Wednesday...two weeks later I called and it hadn't been mailed. The crazy part is that my friend in an entirely different state and part of the country had a horrible experience with them too!
