Kuhlmann and his team conducted a thorough inspection. I was on-site for a time and each inspector explained in detail any and all issues they discovered. By the following day I received the written inspection results from Kuhlmann and each member of his team. The results were in exacting detail, which allowed me to ask the seller to address very specific issues. I might also mention that Kuhlmann was very flexible when the seller, at the last minute, canceled the inspection. It had to be rescheduled for the next day. Apparently, need to justify the expense by spending 3/4 of the 30 page report on HOA responsible items and not owners part of condo itself. Inspector apparently feels that a fixed pane patio door needs a LOCKING BOLT ! Would not recommend unless you want a HATCHET JOB done on an appraisal
