This is the first review I have ever made, so it's pretty bad, the rooms are fine but management has a ginormous log not a stick a log up the but, they find any way the can to add little fees/fines, you can't park for bikes in motorcycle parking without buying a spot and you can't leave jack squat on your porch without them trying to fine you, very poor service especially for the price. read more

My experience at Mesa Falls was terrible. When I first moved in, the vinyl on the balcony was already lifting and tearing. Management verbally promised it would be replaced in the summer, but nothing was done during my lease. When I moved out, they attempted to charge me $1,100 for the vinyl. They switched up to saying "repair" and started saying it was too dirty and instead needed to be replaced. Only after I threatened to contact the Fair Housing Committee did they reduce the charge to $340. On top of that, I had to leave early and paid $2,300 to end my lease. Even after paying that amount, they still tried to charge me hundreds more in damages that were either pre existing or exaggerated. This was just part of the overall poor experience. The unit I was moved into had visible dog feces stains, and maintenance requests were consistently delayed. My washer flooded the apartment three separate times, but because it didn't happen every time and technically "still worked," they refused to replace it. If you do decide to live here, take photos and videos of absolutely everything before and during your stay. Avoid in person conversations always communicate via email to have a record of what's said. I strongly recommend looking elsewhere if you can. read more

I'm confused with the not-so-great reviews. My wife and I have lived here for a little over 14 months and we've absolutely loved it. Read my whole review before weighing the negative reviews with anything more than a grain of salt. I'm in no way affiliated with the complex nor am I being incentivized by them to write this review. I've really just loved my time here and so has my wife. Maintenance has never taken more than a business day to get back to us. They're all super friendly and Tanis and Brandon (who have been the ones fixing the majority of our stuff) are great guys and wonderful to talk to. Our apartment has never had anything other than general wear and tear issues like an oven filament was out, or the washer wasn't washing, or faucets in the bathroom sink and bath were worn out. All of the issues were fixed very quickly and we haven't been charged for any of it. They also repainted our door after about 11 months in because they were just refreshing all the door paints for the complex. Even today I literally called to let them know there might be an abandoned vehicle in the lot and they're looking into getting it towed soon. Also if I'm not mistaken, they repaint every time a change in occupancy happens. I know I said there were a good few issues with the apartment itself, but it was all resolved and I've never had a battle with management over any of it. Due to supply and demand our rent even dropped by $40 when we signed our new lease. As far as quality of housing in Rexburg, it really doesn't get better. The apartments really are solid. We've never heard our neighbors and the two different sets we've had have had little kids. Good sized water heaters, clean carpets, fresh paint, solid appliances, great amenities, and a quiet and clean complex have been some of our highlights. Also the apartment has great, homey colors and not bleach white like every other "modern" apartment we looked at when we were first looking. They have activities every so often for Easter or Christmas that seem pretty enjoyable. We've only been to one, but that's a lot more than any other complexes throw on. They also do a great job with keeping the grounds well kept. There's a lot of pets and yes there's some poop left around which sucks, but wayyyy less than you'd expect. They're also planting new grass anywhere that's needed and landscaping is done once a week. In the winter the lot stays fairly well plowed and they do a really good job of keeping sidewalks clear and salted. The amenities are also nice as well and they're even revamping the grill area and hot tub again. No clue what it's gonna look like but I'm excited. There are complaints about breaking a lease and management not budging on the fee/penalty for breaking it. One easy fix is just to be a responsible adult and either 1) not sign a lease that you can't reasonably afford or 2) have an emergency fund to pay for breaking the lease if needed. If you failed to do either of those things then you weren't a responsible adult and I have no sympathy for you and neither should a business with which you signed a legally binding contract. If it was too expensive to pay to break it when you had to, then it was too expensive for you when you signed the dang thing. I don't know, maybe every other person saying they had poor experiences with management and maintenance has had those experiences, but that's been the complete opposite for us and maybe it had to do a little more with themselves making it a terrible experience than they'd like to lead on. I was always raised to treat people right and they'll reciprocate and our whole experience in living here has proved this principle right yet again. read more

I rarely leave reviews and this is my first Yelp review but people need to know what they're getting into. From day one, we had issues with mice in our apartment. Maintenance was slow to help, and communication was frustrating. The amenities are a huge letdown -- the basketball court is always reserved by the same person every evening, and the gym equipment (especially the treadmills) is constantly out of order. What's worse is the management's focus on petty fines rather than improving the living experience. For how expensive it is, it's just not worth it. We have been charged multiple times for problems the maintenance guys caused. They are double charging us for gas and electricity the month we moved out. I returned my keys and they lost them and then tried to charge me $70 to replace the keys THEY lost. I have been having a hard time reaching the management about these issues. My husband and I lived at Mesa Falls from August 2021-November 2021 and we had a great experience there! We ended up breaking our lease early since we bought a house but out of the three other apartment complexes we lived in while we were in Rexburg it was by far the best! Amenities: jacuzzi, fitness center, indoor basketball court, Mail box, and the fob for the gym. We lived on the first floor and never had issues with noise or anything like that. Mesa Falls has been around for a while so we were grateful everything was maintained so well. My favorite part was definitely our HUGE pantry! That was so nice. We never dealt with the office staff much but when we did it was always pleasant. Since we've moved out I did get a call from management that I was still getting mail and it was annoying to the tenant (I dealt with the same thing when I lived there but that's an issue with the post office not management) and that I have had "packages" delivered but I changed my address and did a forwarding system, so that was the only thing I was a bit disappointed that I would get a call and told to forward my mail (when I already did) and they thought I was lying... but overall had a great experience. read more

This is not the place to live. If you ever have to break your lease you will be paying over $3000 for a buy out. The staff does not work with you whatsoever. They give you 7 days to pay it or they charge you every month of the lease. The maintenance people are terrible. We had our patio door completely dissolving from the people above us and all they would do is add screws to the door frame. We asked multiple times for them to fix it and they never did. We paid our lease buyout and literally three hours later get a work notification that they are finally fixing the issue. Turns out the apartment is completely infested in mold. We lived on the second floor so you know the other two floors have it too. No wonder why we were having a hard time breathing. read more

I lived here for about a year. I had a decent time living here, no major issues. The walls are thick, so being on the bottom floor I would only occasionally hear the folks above me. My move out experience was ok until they tried to double charge me for my gas/electric. I read the fine print and did all of my move out items properly, yet they still tried to double charge me. When I pointed out their error they refused to apologize. Very unprofessional. Some of the girls in the front office could use some customer service training as well, they aren't the most friendly. My main annoyance while living here was the 10 hours strait of hearing mowers/leaf blowers every Monday in the warmer months. Not ideal if you have kids napping! A lot of reviews complain about not getting their security deposit back...my refundable deposit for a 1 bedroom was only $250, that's what they're taking damage costs out of for reference! I've been a resident at Mesa Falls apartments for about a year and a half, always paid my rent on time and never had an issue even when the rent went up. But when I had to make a move due to a change in my life... I had to pay almost 3,000 dollars ( rent + 2x your rent) to move out of my 1 bed 1 bath 600sq foot apartment, the staff wouldn't work with me at all; you have 7 days to pay them and getting someone to take over your lease isn't an option. Absolutely ridiculous, I've never heard of any rental properties cornering you like that. You over pay for a cheaply put together apartment. I WOULD ABSOLUTELY NOT RECOMMEND LIVING HERE. read more

I didn't live there but I visited my cousin and her husband. While hanging out we decided to go to the hot tub. While in the hot tub the water started chemically burning our skin. DISHONEST! WASTE OF TIME AND MONEY! If you want your money stolen for reasons that make no sense then this is the place for you. They are so dishonest and start taking your money for ridiculous reasons before you even sign a lease! My fiance and I were told when we toured that if we wanted any of the Spring deals, we would have to submit an application within 24 hours of the tour. We submitted the application and in addition to the application fee of $35/person, the application asked for a security deposit of $250 (we were told we didn't have to pay until after we signed the lease). We knew we wouldn't be staying in Rexburg for a year since I graduate in December. We asked if they could do a shorter lease length when we toured and the guide said she didn't know, but there were ways to get out of the lease, we would just need to read the lease. There were a lot of questions that the guide couldn't answer and just said to read the lease for. Unfortunately, we didn't see the lease until after we had applied and paid the applications fees AND the security deposit. It took Mesa Falls a week to call my fiance and I back in response to our request for a 9 month lease. They finally told us that we couldn't get a shorter lease length but there was a buyout clause (since we weren't allowed to sell the contract or sublet) in the contract which about $1600 about the same amount if we just stayed the full 12 months! We asked if we would be able to get our security deposit back if we decided not to sign the lease since we couldn't get a shorter lease length and Mesa Falls told us that it wasn't really a security deposit and then proceeded to give an explanation that made no sense on why it wasn't really a security deposit and why security deposits are nonrefundable if prospective tenants decide not to sign a lease. Now they are threatening to cancel our application unless we sign the lease. I asked them to send the paperwork they said we signed that stated the security deposit was nonrefundable and they said they would be happy to send it to my lawyer, but they could no longer discuss it with me. read more

Honestly, mesa falls itself is pretty great. The community is chill. The place is put together pretty nicely but a lot of our bathroom stuff keeps breaking. And don't even get me started on the staff. They cannot be bothered half the time and are very unprofessional. It's only the girls in the office I've encountered. All the guys around doing maintenance have been good. But they never answer their phones and are so rude every time I talk to them. My roommate and I were wondering the other day why they wouldn't answer the phone. So we had her go into the office while I called to see why no one was answering. What she witnessed was first, standing in the office for several mins before someone greeted her and secondly, girls were just chilling and shooting the breeze while the phone kept ringing. The jacuzzi gave me, my husband, and my cousin chemical burns and blister and bleached our brand new swimsuits and towels. The complex blamed the residents on the chemical imbalance "because they never put the cover back on". The never take accountability and obviously don't care about the safety of thier residents. My husband had awful blisters and all our body hair was singed off!! When my cousin commented about it on thier Instagram they deleted the comment and blocked her. Hidden fees - hidden fees everywhere! They tell you internet is included, but don't tell you that you still have to buy a router - and pay for the internet. If you want to pay rent with your debit or credit card, there's a $30 fee on TOP of your rent. Early cancellation of your contract requires an insanely large payment - around $1200. There are always dozens of available units here, and it's easy to see why. The apartments are fine enough (nothing spectacular) and the amenities are good. The staff are cordial and helpful as they can be. But the management and money grabbing of this place is horrendous. I cannot stress this enough: IF YOU HAVE OTHER OPTIONS, DO NOT MOVE HERE! My wife and I ignored the warnings, and we regret it. It is ridiculously expensive and stressful to live at Mesa Falls. read more

If there was the ability to award no stars that would be the case for Mesa Falls. I could write an extremely descriptive review of all the reasons I dislike this complex, but I think length limitations on Yelp would prevent me from writing everything. I will sum it up by saying if you don't want shady managers that don't care about you or other residents then DON'T LIVE HERE. Unfulfilled promises to tenants, rude staff, lack of acting on tenants needs, and putting managements needs and wants before tenants is what you will get here. The apartments are new and pretty nice, but management straight up ruins this complex. Save yourself a headache and stay far away from this place. Also they won't tell you a few things: You will not have access to using your own router, you will be required to use their pre installed routers which limits your ability to function as a college student drastically. Be prepared to email management any time someone visits and wants to connect as they have an individual passwords for EACH DEVICE you connect. Everything about this complex is inconvenient and in no way, shape, or form makes life easier like they claim. Staff was some of the rudest people in Rexburg up until the last day of our contract. The apartments are nice but the staff is awful!!! The front desk is terrible, they're always having problems with amenities, more specifically their jacuzzi. They've never been able to get the temperature right, it's either 80 degrees which is way to cold, or 110 which is way to hot and illegal. The other night while sitting in it our bodies started to burn. We broke out in chemical burn all over our bodies (including our privates). They need a change in staff immediately, it shouldn't be that hard to keep things running smoothly. It's a danger to live there. read more

My husband and I were planning on living here for about four years, we ended up living here for two years because the management is so awful. Mesa Falls itself is pretty nice but there are other places just as nice and not as expensive. The management is completely useless and unprofessional. We were 6 days late with letting Mesa Falls know our 60-day notice (our fault). The office girl offered to talk to the owners to see if they would forgive the 6 days. If not, we would have to pay for another full month in January. ($960 for 1 bed 1 bath). A week went by and we didn't hear anything, so we went in to talk to her. She acted like she had no clue what we were talking about. It was extremely frustrating. We got an email explaining for the month of January we were legally and financially responsible for this apartment, even though we weren't leasing it anymore. ( Month to Month option till we moved into our new place). Everything was fine and we worked everything out. But then the leasing manager calls me at the beginning of January about doing our move-out inspection. I told her I wasn't sure, but she bullied me into giving her an answer. I told her over the phone that maybe January 15th would work. I didn't think anything of it at the time. A couple of days went by and we found out that January 15th was not going to work for us. I called Mesa Falls and I explained the situation and because we paid to live here the full month I didn't see any problem with that. The leasing manager lets me know that they can't change our inspection date because they already have someone sign a contract to MOVE IN. Furious, I explained to them that we PAID to live here the full month and I didn't sign anything saying we had to be out by January 15th. I then had to threaten to talk to a lawyer for them to finally figure something out. I feel that it is my social duty to say, DO NOT MOVE HERE. They constantly say they aren't money hungry and think of their residents, but that's not true at all. They were trying to have TWO families pay for rent for ONE apartment. My husband and I were NEVER late for rent, always paid our fees, and we were even told during our inspection​ we did an awesome job keeping our apartment clean. My husband and I were completely shocked by how poorly the management treated us. This was just a few examples of the problems we had. If you have money that you don't mind throwing out the window and if you're okay with being disrespected, then Mesa Falls is the place for you! read more

I am shocked at how low the rating is for Mesa Falls. We have lived here for almost two years. Virtually since the beginning of these apartments opening. We have had great experiences with management. Whenever a problem arises, they are quick to resolve the issue. They are very kind and they know all of the residents by name. They do fun things like easter egg hunts, movie nights with a projector in the gym, a open house party where they got a bounce house etc etc The apartments themselves, are a little cheaply made IMO. I havent had any major problems, just smaller cosmetic stuff. But they are brand new or have had like one resident. That's all new appliances, carpet etc. I love that. Pricing... It is on the upper end. But the cost of housing (especially pet friendly ) for a two bedroom is hitting a standard of 700ish all around rexburg. My husband and I have lived in Rexburg for four years. We have lived in four different places. These are by far the nicest apartments and the best management we have resided with. A big recommendation from me. read more

The apartments are nice enough, luxury units have large living room which was nice. Appliances are base models, couldn't do just a rinse and spin or just soak cycles on the washer. Had problems with the dishwasher not cleaning well so ended up doing a lot of hand washing of dishes. Could hear all our neighbors especially the upstairs. Play areas for kids are nice. We deposited rent for the entire lease period so we didn't have to pay every month. When we broke lease for a bigger apartment they didn't refund our unused portion of the money we deposited for rent and won't send our security deposit for another 4-6 weeks. Only stay here if you plan on staying the entire lease term or can afford to lose money. read more

We just moved out after living here for a year. We had a 2 bed 1 bath on the third floor with vaulted ceilings. Though it was brand new, there were a few issues when we moved in, such as the screen patio door being torn and the laundry room door not shutting properly. They were fixed promptly and Tia actually called us to check and make sure they had been fixed. We didn't run into any issues with management. I think if you approach them properly, then they will treat you respectfully. Complaining about issues on Facebook (commonplace for residents) isn't going to fix anything. I can't compare it to the rest of Rexburg as this was the only complex we lived in there, however it is definitely very nice. It was great to have the grassy pet areas for our dog, and I think the DNA swabbing of dogs is great because there is little to no dog mess now whereas it was quite an issue when we initially moved in. We were sad to go, but we moved out of state which was the only reason we left. We also had certain areas of our apartment cleaned professionally before checking out so as to leave it just as nice for the next resident. I would definitely recommend living here. read more

It's nicer place and the price compared to other housing in rexburg reflects that. One thing I was disappointed about is people in the front office don't seem helpful at all, must be nice to get paid to sit around all day and chitchat with your fellow employees and not answer the phone or help guests. I went in waited at the front desk for awhile, than walked back to the office 3 of them where just sitting around talking and one said "we will be with you in 1 min" so I go and wait, while waiting I hear them all laugh and joke for a good 15 mins talking about school and a car they where saving up for. One finally came out to go sit in her office and I asked to be helped. She looks very bothered that she had to help me, I just had a general question and she gave me a quick answer and rudely asked "anything else I can help you with?" I said no thank you, have a good day. And she just turned and walked back to her buddies in the other office. Also it may seem like the gym and hottub are great amenities but they are always packed with college kids who don't even live here. I know because my apartment is right next to them, I see people pull up and hop the fence all the time, or pound on the door till somebody opens it. read more

Zero stars is more appropriate. After living here for 6 months it has been one run in with management after another. The two girls running the office are incapable of thinking logically. The office has nickle and dimed us for everything they could imagine, and sprung multiple addendum's to the contract on us. The climax of the story was our move out. After getting a new job in another state, I gave my employer 2 weeks notice, and notified Mesa Falls shortly after. The office insists we pay the full month rent (although we are leaving on the 7th of the month) instead of a prorated amount, and then wants to charge the standard cancellation fee of a month and a half's rent... In short they want $2220 before we move out... you tell me what college student has that money? Their office to a great start creating a "classy" image in Rexburg. This is the biggest joke of an apartment to live at. Me and my husband were super excited to live here. They have put us through more crap than I can write down. They have taken out 2 payments for our rent. TWICE! We are poor college students, and get $60 in overdraft fees because "it was our fault". My wife and I lived here for 8 months for fall and winter semesters in a 2 bed/2 bath unit on the first floor. We have been very happy with our stay. This complex is a great option in Rexburg if you have pets. There were always plenty of parking available for us and our friends who were visiting, and the parking lots were always plowed immediately after snow fall in the winter. We used the workout room and gym often and were always satisfied with the equipment. Management were great during our stay. Maintenance requests were always carried out immediately after we sent them in. 5/5 great place to live. read more

Moved out of here, and could not wait. These apartments are built extremely cheap, with extremely terrible design! ( pipes freeze, and they make sure it's your fault). We were getting over charged and they only kept upping the price on these piecers!!! The staff is extremely rude when trying to deal with any problems you may run into l, and when we moved out they charged us for things that were not even damaged or dirty! We paid professionals to steam clean and shampoo the carpets and they charges us for pet urine stains and we had no pets!!!! It was all a joke! Very dishonest!!! Do not fall into a contract with these people, they are of no interest of your family or your needs they are only in it for the money. My husband and I enjoyed living at Mesa Falls. The apartments are high quality and brand new. One of the best things is that you don't hear your neighbors! The walls are sound proof. The maintenance staff was quick to address problems and very respectful of the tenants privacy. All requests were responded to within 24 hours. Management was easy to work with, thorough and always friendly. Mesa Falls has great amenities like their hot tub, grills, fire pit and club house. They are also one of the few pet friendly communities in Rexburg which is great if you are an animal lover. The apartments are close enough to campus that you can walk but far enough away that you can avoid the congestion of all the students. We really enjoyed living there and are sad to be moving so far away! read more

To sum it all up before you even read this page. The 2 Managers at Mesa Falls are unprofessional and clearly not educated in basic management. Management never apologizes for their errors and gets very defensive when questioned. This is a compilation of multiple resident's complaints, there are countless others but I'm limited by Yelp. The problem with Mesa Falls is mainly BAD management and slow, crappy construction and here's a few reasons why 1. Need a different password for every device ( ipad, cell phone, each laptop you own etc. ) for the internet. Every time the internet goes down, all the residents have to call to receive new passwords, to make it even more annoying, the "Head manager" and "Assistant Manager" NEVER answer the phone. Multiple residents have complained about this issue. The internet also randomly goes down when theres maintenance and management doesn't inform the residents. Forget working on important school assignments and forget having guests come over to do homework as you need yet another passcode. 2. After one couple signed a contract in front of management for their apartment, they received a call from assistant manager informing them that the contract was wrong and they needed to pay more money each month. She asked if they would pay the difference and how "this is a business." Are you kidding me? How unprofessional! She informed the resident that she would call back in a few minutes. She called back and said, "I guess we won't make you pay it". Hey Assistant manager, Guess what? Once a contract is signed, its FINAL. Maybe she should look up the meaning of "contract" in a dictionary. 3. The constant construction and delays. Yes "Head Manager", we were aware that Mesa Falls was a construction site but for how freakin long? We're been here for more than 7 months and there's still construction workers blocking our parking spots and parking lot. How long did we have to wait for the clubhouse to open? Does "Head Manager" care? Nope. If you go in and complain, you're on management's crap list. Lets talk about the shoddy construction standards. There are major issues in many apartments with how appliances were installed. Basic construction standards were NOT met. Since we've moved in, there's been major issues with the dishwasher, garbage disposal and even weather stripping all along the doors and windows with allows all the noise, dirt and bugs to enter. Ask other residents about the problems they've had. 4. Constructions workers actually forgot to paint apartment doors and breezeway ceilings in buildings that have been done for months. Management recently put a note on our front doors with our personal information out in the open where anyone could see and it informed us that maintenance would be painting. Not much details were given and we actually learned from asking the painters that they would be entering our apartments and leaving the doors open after painting them. Are you kidding me? Who's okay with that? Obviously residents want to be home when this happens and the management at Mesa Falls didn't give us at least a 24 hour. notice or give enough details. 5. Somebody actually left a threatening message on a bag of dog poop in front of a resident's home. When concerned neighbors told the "Head Manager", she actually laughed and then ignored the concerned resident. So I guess it's ok for residents to leave threatening messages on each other's doors now? 6. Another couple moved into a 2 bedroom apartment b/c there were no one bedroom apartments left. They were promised a one bedroom apartment when one opened up. When a one bedroom finally opened up, the "Head Manager" refused to let them have it and informed the residents that they had to be out by February b/c someone signed a contract to move into their 2 bedroom. The resident's wondered why they just couldn't get what they originally asked for and agreed on. Obviously the Head Manager doesn't realize Mesa Falls could make more money by not kicking them out and moving them into a 1 bedroom. There are certainly vacant apartments here. This is beyond stupid. 7. Winter is a horrid nightmare. Management refused to do anything about the iced-over breezeways. Residents were falling constantly. Women holding babies, an elderly handicap lady, everyone! Management wasn't concerned. It wasn't until I had fallen multiple times on my back that we threatened to sue and then management put out orange cones with a warning sign taped to it.We even talked to maintenance who told us how they warned management and told them exactly what to do, to fix the ice covering the breezeways. The Head Manager didn't care and said, "winter would be over soon". After we threatened to put ice melt ourselves, management finally put bags of ice melt in front of everyone's apartment so we could pour it !? That's your job Mesa Falls! There is a reason why people are moving in and moving out quickly. The owners of Mesa Falls needs to hire new management! read more

Pro: The apartments themselves are pretty nice (although the flooring is awful) and the people who live at Mesa Falls always seem to be really welcoming and friendly. If you have a dog the dog park, although small is convenient. The club house is nice and has a lot to offer compared to other Rexburg housing. Con: The girls at the front desk are rude and completely unaware of policy and customer service. I had a problem with being charged additional rent for after the time of giving move-out notice. I sent two e-mails, called at least three times, and still had to go to the property manager to get it taken care of. He apologized for the false information I received from my correspondence with the girls at the front desk. When you do your check-out the girls in the office seem annoyed and burdened by their job. They also charge you for things that they pass you on during your check out. I was charged to replace all lights in appliances even though they were all working upon my check out. I was so aggravated by previous difficulties that I cut my losses. The office is so disorganized, they often loose information. I was asked for my renters insurance four times. I finally sent an e-mail telling them that if they can't keep track of important, private, documentation than they were no longer allowed to receive it. I also got several phone calls for my dog's DNA swab even though I gave it to them upon move in. I told them that it was their fault for loosing it and that I would not be inconvenienced for their mistake. Calling the office is worthless! More than half the time they don't answer their phones. If your going to live here don't bother with the office girls. Call and ask for the property manager, otherwise you will be given false information and unprofessional attitudes. read more

If you read the other reviews on Yelp that outline the problems other people have faced, I can certainly add that we have encountered the exact same problems with Mesa Falls, with an exception to the mouse problem. It's only been a hobo spider problem for us, which is worse in my opinion. We have lived here for over a year. We've had management change in the course of our living here. I'd say that management either has a short leash from the owners or they just consistently choose unprofessionals who don't actually care for the safety or happiness of the residents. They will tack on fees for things that aren't your fault. If you have a professional come out and do an inspection on whatever the problem is and tell them it isn't your fault, they will still expect you to pay for it because you live in the apartment at the time of the discovery of said problem. The winter is still horrible here. Half the buildings aren't set up with heating coils. The heating coils are meant to melt snow on the roof so that icicles don't form over walkways. You literally risk your life walking out from under the breezeway and there are no alternate routes to avoid walking under them. They say it's their "top priority" to get it taken care of, but it's been at least 2 winters that it's been a problem and they still haven't done anything. Then there's the ice rink you have to walk on to get to your car because they still don't take care of the accumulating ice on the sidewalks. Doesn't matter if you or others have fallen and gotten hurt because they still aren't motivated to make it safer for residents. My husband shoveled the walkways himself to make it safe for us. Then there's how poorly the apartments are constructed. They took every shortcut possible and then some. Walls aren't even, the floor has random mounds of who knows what under the carpet and linoleum, the door accessories were put on incorrectly so doors don't completely latch, the list goes on. Rent is outrageous here. You certainly don't get your money's worth. The management does not care about you once you mention you have a problem with something. As long as you keep your mouth shut, you can have a great time here. Don't waste your time on this place. We lived at the village before we lived here and we absolutely regret not going back. Run far away from Mesa Falls and save your money! read more

I would absolutely not recommend renting an apartment here. We and the previous tenants submitted maintenances for the dishwasher not functioning properly, the window in the master bedroom leaking, and an ant problem and they were never resolved in our year living here. Maintenance came to "check out" our washing machine but insisted nothing was wrong, even though every time we washed dishes the washer element never heated up the water and no matter which detergent we used there were always hard water spots on our dishes worse than when we put them in. There were several issues with the staff. The criteria they ask us to rate them on are professionalism, knowledge, helpfulness, and overall service. They did not exemplify even in the slightest these things at all. Anytime we contacted the office with issues we were passed between 2-3 staff members on the phone for 10+ minutes to ultimately find no solution or help to our problem. In an issue with rent that was the fault of Mesa Falls our payment was rejected 5 days after the rent was due. We then received a bombardment of emails and phone calls demanding our late rent and to pay a late fee. Because we didn't want to wrongfully pay a late fee we reviewed the information from our bank, and the emails sent from Mesa Falls and found that the leasing office had falsified their records. We had documents from our bank stating that the payment was processed and sent before the rent was due, but the payment had been returned 5 days after rent was due; the same day Mesa Falls contacted us. I then looked on the resident portal to find that they claimed that the payment had been returned the same day we submitted it, but in reality we had proof from our bank that the payment wasn't returned until 5 days after the rent due date. Therefore they falsified their records to attempt to charge a late fee they had no right to charge. I spent several hours compiling the information and laying it out to prove their dishonesty. When I called the office to give them the information 2 separate staff members talked over me and insisted that we had violated our lease, without giving any regard to what I was saying. Only when I asked to speak to a manager did they adopt a pleasant tone, but only gave me an email address. I then typed up an email with screenshots proving they lied and that they had no claim on a late fee. Five minutes later I got a call from a manager apologizing and we offered a "one time pass" to the late fee as if it was still our fault and they were letting it slide. This took the better part of a day and ultimately we were able to waive the late fee, only after backing the staff into a corner with proof of their dishonesty and in turn received a token apology. The apartments are of no particular quality. The look of the apartment is simply covering up cheaply made countertops and flooring. The paint chips if you sneeze from the other end of the room. The cabinets and doors are super cheap and flimsy. We had a massive leak in our bedroom window that let in rain and snow melt the entirety of the winter. When we called to have it fixed they told us that outside contractors were responsible and would fix it ASAP. That was over 10 months ago and after multiple requests nothing was ever done. The same things were reported and requested to be fixed by the previous tenants of our apartment and were never resolved. The most worst part of living here, as cited by others, is the list of fines for absolutely anything you can think of. We received more emails during our tenancy threatening fines more that any other email, and those are just the ones they tell you about. We bought a contract when we moved in but it ran out about a month after we moved in. A week before we need to sign a new lease we received the lease options, which were all $50+ more than we were currently paying, but because it was in the middle of the semester we signed a new lease with the plan to sell the contract when the semester ended. When the semester ended we tried to sell our contract but were told that the new contract we had signed was prohibited from being sold to anyone else and that if we wanted to move out we would have to pay $1200 to terminate the contract with another host of fees to follow. Save yourself the stress and especially the money, don't even bother with Mesa Falls. The website says "We thought of all the details" and it's true, but it isn't details included in nice apartments, its every little fee they can charge you while you live here. I am a patient person, but Mesa Falls drove me over the edge. read more

I'm beyond frustrated with this complex. They don't treat residents like customers and they're all about making a buck. We applied during an advertised "no contract fee" time. Next thing I know after signing I get a call I owe them hundreds of dollars for the contract fee, oh because I took over someone's contract instead of being a new contract resident. Which was never explained. Then I get fees out of no where on my account for the gas and electric for the days between residents when NO ONE lived there and they cleaned the carpets. So it's my problem, mine or the former residents according to Mesa Falls. So they just tack it on without informing me. Because "this is a business." And that's their excuse for treating customers like crap. And if you're having an issue forget having your calls answered or returned, and hey If you're not talking to the right person you're going to get the wrong information anyway. Now after leaving we are out 200$ for our deposit. After a perfect white glove and no fees the refund check they sent never arrived. So who's problem is it? The post offices.. But they don't put tracking on their checks so there's no way for the PO to do anything or even show a check was ever in their hands. And cut a new check I can pick up? (Like I asked to do in the beginning!) Oh no, not without a fee! Terrible. Unprofessional. Rude. read more

We had a great time at Mesa Falls. Great, quick maintenance. Excellent, quality apartments that are new. Can't hear your neighbors either. Their clubhouse is unrivaled in Rexburg. It's fantastic with a huge full indoor basketball court. The grills and patios are great for entertaining. We are sad to leave but we are graduating. read more

Nice units and amenities, we love the clubroom and the fitness center, the basketball court is awesome, it is a full size court. The Jacuzzi always a good spot to relax. Management is awesome, the best, they treat us like adults, always professional and ready to help. This resident complained about being charged for dog poo, I think her name is Alyssa T. If I remember right from one of the reviews before me, well don't be a pig and pick up after yourself, if we all do that and leave 4 to 5 bags of poo outside our apartment times the 400 plus units in the complex, imagine how nasty that would be, don't be an idiot Alyssa T. and pick up your crap, follow the rules and don't be stupid complaining and crying about it, I hope you don't give it a 3rd shot and move out of this nice complex, we don't need nasty idiots like you, keep that dog poo inside your unit if that is how you like to live and help keep the complex nice, the way it is.
