Don't move here. The Metropolitan's website invites you to "Come home to relaxed, elegant living," but there's nothing relaxed or elegant about this place. This place will charge you luxury prices (over $2,000 for a small two-bedroom) and yet deliver substandard conditions. Management's neglect has created unsafe living conditions, the property is filthy and often reeks of rotting garbage, and residents are treated more like ATMs than tenants who shell out $24,000+ a year in rent. **UNSAFE LIVING CONDITIONS** Last month, a homeless guy attempted to break into our apartment through the patio door. He completely snapped the handle off in the process. The break in was stopped only because one of us happened to be home and armed. Thankfully, he ran away with no injuries. We submitted a work order to have the door fixed that same day, on September 12, 2025. It took three days for Metropolitan to respond (Sept. 16). They installed a flimsy, collapsible aluminum bar between the wall that can easily be displaced. As of October 8, 2025, the handle remains broken, and the apartment is incredibly unsafe to live in. We have lived in these unsafe conditions for 26 days as of 10-8-25. (See Photo #1) On October 8, 2025, two smoke alarms in our unit began chirping. When we removed them to replace the batteries, we discovered both were past their expiration date (each alarm is labeled "Replace Alarm by July 2023" on the back cover). For those unaware, smoke alarms have a limited service life because their sensors degrade over time which naturally makes them unreliable in detecting a fire. Our review is dated October 8, 2025. How many other expired smoke alarms are still installed throughout the building across 150+ units? In August 2024 (a year ago), Metropolitan emailed residents stating that every apartment would be entered for "annual fire alarm inspections" to check "both smoke detectors and sprinkler heads." If those inspections truly occurred, how did two expired alarms pass the inspection? Were they really checking fire detectors, or just hustling for more opportunities to issue "Community Violations" (See Photo #2) Throughout the property, many landscaping lights are broken, leaving walkways poorly lit at night. This increases safety risks, especially given that homeless folks are constantly outside on the property at night. Several reviews mention related safety incidents involving these folks. (See Photo #3) Cars are often broken into. I've seen at least three vehicles over the past 16 months with windows shattered, presumably by homeless people looking for stuff to steal. **PURE FILTH** The first floor in the north building smells like garbage all the time because of a trash chute/trash room. This smell also seeps up to the second floor. Dozens of residents have complained for over a year. And what was Management's solution? To plug in air fresheners. Now the hallway smells like "Hawaiian Breeze" layered over rotting garbage. Metropolitan rarely cleans the hallway carpets. (See Photo # 4) The same dead cockroach has been here for over a week. (See Photo # 5). Like several other reviewers have noted, our apartment was filthy on move in day. There were old takeout containers full of rotten food, fingernail clippings in the sink, fecal stains in the toilet, dirt scattered across the floor, and dingy cabinets filled with dust and fine food particles. It took Metropolitan four hours to clean the unit before we could actually move in. (See Photo #6) **MONEY SHAKE DOWNS** Metropolitan bundles a long list of junk fees into your monthly rent. Expect charges for parking, stormwater, pest control, a "utility billing admin fee," EMSA, water, sewer, valet trash, and even dumpster use. None of these costs are included in the rent advertised online, and many fluctuate month to month. You'll only discover them when it's time to sign the lease. In practice, your actual rent will be $75-$100 higher than the listed rate. Metropolitan has a pattern of taking security deposits. There's a review here from a former on Google reviews stating they were billed $400 for a "full paint" plus $55 for a "touch up" even though they lived here only two years and leaving walls they described as in "very good condition." Management responded by claiming "the lease states paint is not considered normal wear and tear." This statement is inaccurate. The lease says only that "soiling of blinds, drapes, and carpets" is not normal wear and tear; it says nothing about paint or walls. Nonetheless, Metropolitan appears to interpret its "restore to original condition" clause broadly to justify repainting fees, which is a gray area that many tenants could challenge if they have clear video evidence of their apartment's condition. read more

Living here as a pup owner was a great experience, I love how dog friendly these apartments are! They have a huge area on the east side of the apartments where my dog, Blu, loves to go run around and play at, and they keep it well maintained! The dog park is small but it is nice, they have a free dog wash station to make bath time more convenient and less messy, and poop/waste bags posted all around the property to make picking up your dog waste a less of a hassle! But my absolute favorite part is how close it is to automobile alley where we would take frequent walks to all the shops since it was so close! read more

My husband and I moved here at the beginning of the year and we absolutely love it. We visited several apartment communities before deciding and couldn't be happier with our choice. The staff hosts events providing opportunities to meet neighbors at least once per month, and typically more often. Having just moved here from another state, that was one of the key factors in our decision to move here rather than the sleepy communities we visited. We have made many friends because of the community they've created. They are quick to respond to maintenance requests, which is incredibly important. The cost to live here is similar to what it cost at the other places we looked and we feel it's worth it. The girls at the office do their best to ensure you love living here. read more

I am extremely pleased with my experience so far at The Metropolitan. The community is clean and safe, the amenities are all well-kept, and the staff is very friendly and helpful. My move-in experience was great. Lorri and the team first helped me make sure I wanted to live here before I put a deposit down, unlike some apartments that try to rush you in to a deposit. Lorri was so helpful in finding the right space for me, and she even knew all of my friends by name that already live at The Metropolitan. The Metropolitan has quality spaces and amenities that you would expect from a larger apartment complex while maintaining a personable community feel. It is reassuring knowing I can reach the office with a text message and speak to emergency maintenance at any hour. I would recommend to anyone! To address a more negative review below, the staff is very clear up front about the charges that are added to your base rent, BEFORE you put any deposits down. Typically you can sign a lease for 11-13 months, guaranteed not to change. However, it is typical for any apartment to increase prices with inflation. Also, they tell you while you are touring that when you move out, it is your responsibility to pay for cleaning/painting etc, just like the resident before you was required to do to prepare the apartment for you. I have lived at apartments that blindside you with these fees but the Metropolitan has not been one of them. if i could select zero i would, the day i moved in the elevators stopped working causing a terrible experience an i was on the 4th floor lets start there. then to pay the amount that you have to pay living here there shouldnt be mold an or dirty caulking around tub an kitchen sink then when i move out they wanna charge me for this. as well as things that were cleaned an or left by previous tenants like clips for hanging which were on my move in ,. then i when i had my move out they told me not to fix the walls or paint them because i told them i was an then at move out now they wanna charge me 350 to do so. how insane is that . i should have done what i was gonna do from the beginning . they are a complete rip off. for my last month there they charged me 155.00 dollars for trash an backdated from feb to current . why when i already paid my rent for those months . they come up with all kinds of fees in order to overcharge you. on some of the pics they sent me i couldnt even identify what was actually wrong because i didnt see anything . grant it i advised them of what i would take fault in. but the leasing agent taylor is so rude an has no humane feelings for resident . if your wanting your peace please make sure you take before an after pics so that if you need to take them to court for unjust charges you can . the inside of the buildings smell terrible . everytime i go in the building it make me gag due to the smell an im not a pet lover an dont have a problem with pets but some of those smells in the building come from that not only that but the trash is really terrible the shuts they have are never cleaned around the outside or inside its just terrible. the only perks is the things they do twice a month for the residence other than that its always something from the 3rd floor doors being broken an or shut down to the elevators not wrking.an then the scams of the over payments its really sad. and i dont recommend living here unless you wanna be overpaying an scammed on every thing they could come up with. read more

This is my family away from home. I couldn't ask for more! Aside from the fact which is that these are high end apartments, great amenities, and great location, the camaraderie is unparalleled. This is the fifth place I've lived in the U.S. and by far the best atmosphere I never expected. Above the gorgeous place it is to live, the neighbors in the two buildings have become family which make it HOME. Don't get me wrong, there are things that need work, but EVERY place needs work. I LOVED living at The Met! The community is beautiful and the convenience of living downtown can't be beat. We moved here while we searched for our home in Edmond, and the 3 bedroom worked perfect for our family. I loved the convenience of having elevators, and indoor hallways were great for not having to worry about weather when heading to the garage. I loved having the parking garage for our vehicles, and never had any parking issues. The team is the best, always providing exceptional customer service. From my first conversation with Lorri, I was sold because she is amazing and made sure I knew what made Metropolitan so special. The whole team treats everyone like a friend that walks through the door. My daughter always says how much she misses living at The Met whenever we are downtown, and I couldn't agree more! :-) read more

The try to scam you out of money and overcharge you every single month, then when it was time to move out, the refunded 199 dollars out of a 1025 dollar deposit with zero damage.
