While I can't say how much of that was luck, I can say that Michael was spot-on in his estimation of what the listing would actually sell for (which was well above list price, as the property was strategically priced low to generate many offers). I can also say that his advice on offer terms such as earnest money and escalation made sense to me, and I followed them. His recommended lender got a successful appraisal as promised, but I would advise anyone to solicit offers from multiple lenders in order to get the most competitive loan terms. Michael is absolutely incredible, and I'm so glad my husband and I were referred over to him! We worked with Michael in starting in February 2021 to buy our first home in Seattle. Michael is the most precise and detail oriented real estate agent I know. When we bought our properties in Seattle he went so far as advising us against buying a short sale that we had been working on for months because the technical inspection had uncovered issues that concerned him. He missed a transaction but he earned our trust for life. We can't say enough good things about Michael Harris. Michael Harris helped us buy our first home, a condo in Capitol Hill, in 2015. In January of 2020, he sold our condo. He then helped us buy a townhome, in the middle of the COVID-19 pandemic about two months later. During each of these processes, Michael showed himself to be incredibly knowledgeable of Seattle real estate; he was reliable and quick in helping us paint, stage, and list our condo; he wrote up the winning offer on our new townhome in under 24 hours, and in general, he made sure to help us find the type of home we wanted. Here are a few things that really impressed us about Michael. 1. When Michael showed us the condo we bought in 2015, he predicted the number of offers that would be made on the property and how much we would need to escalate in order to have the winning bid. We paid exactly what Michael predicted (we escalated precisely $2K above the next highest bid), and he correctly guessed the number of competing bids (six). 2. When we sold our condo in 2020, Michael Harris arranged to have the apartment painted, staged, and listed in five days. The apartment sold, at asking price with essentially no contingencies, eight days after listing. Importantly, we sold *in January* when real-estate moves more slowly in Seattle, and we sold the condo for $140K more than we paid in 2015. In total, it took 13 days from when we moved out of condo to the day we accepted an offer. 3. Although we were very happy in our condo, we wanted more space and began looking for townhomes in March of 2019. Michael identified the townhome that we ended up buying in 2020, but in 2019 the townhouse had been taken off-the-market because it had not sold after being listed on January 4th. Michael contacted the owner to ask if he would be willing to consider an off-market sale (which would have meant Michael did not collect a commission), but the owner said he'd prefer to wait another year after all. The fact that Michael identified the house that we ended up buying a year later (for $25K than the price listed a year before), after we attended dozens of open houses and saw dozens of properties, indicates to us that he really does understand his clients. Similarly, when Michael showed us the condo we bought in 2015, he told us he thought it was a "special place." We were new to Seattle, and although we had been looking at listings on Redfin, we hadn't seen a lot of real estate in person yet. After touring a number of other apartments, it became clear to us that Michael was right. He showed us the perfect place for us near the beginning of the search. 4. Michael ensured that we closed (on the purchase of our townhome) as quickly as possible during the COVID-19 pandemic. He recommended seeking a expedited appraisal so that we'd have approval to close about one weeks quicker than is normally possible, and he asked the seller to move the closing date up as much as possible. Our closing date ended up being the day Governor Inslee issued a "lockdown"/"stay at home" order. So moving up the closing date potentially prevented our purchase from falling through completely and allowed us to contact movers before the lockdown officially began. 5. Michael patiently put up with my emails and text messages for nine months before we bought a townhome. As you can tell from this email, I write an annoying amount. He never complained or said a word. He answered all of my questions, often in a matter of minutes, with politeness, enthusiasm, and kindness. There are lots of other nice things to say about Michael personally and the contributions he makes to the Capitol Hill community and Seattle. read more

I was very fortunate to be referred to Michael by my previous landlord who had Michael as her buyer's agent when she bought her condo in Seattle. My previous landlord was very pleased with Michael's professionalism that she ended up introducing two of her tenants (one of them was me) to Michael when she found out that her tenants were looking to buy (and both of us, on separate occasions, actually ended up buying our own places from Michael!). I worked with Michael on buying my first condo, and while he's the only realtor I've worked with I'm definitely happy with my decision. Michael did a great job of understanding exactly what type of property I was looking for. He took me on numerous walking / driving tours of properties in different neighborhoods and did a great job of pointing out pros and cons for each and helping me get a good feel for what was available in the Seattle market. He was also not pushy at all and really let me make up my own mind about what was good or bad, which was much appreciated. In this market, you really want to be happy with what you purchase. Michael will do everything he can to make sure that happens. When I bought my house through Michael, I contacted him and told him the house I wanted to look at. I ended up buying the house, but Michael insisted I see other places first. We went to about 10 other homes in the area. In retrospect, it helped solidify the great value I received in the deal, which I really appreciated. In addition to his knowledge of the area, Michael was very impressive with his knowledge of real estate issues and dealing with bank owned homes. He had a good no nonsense and efficient approach to showing homes. He was helpful in pointing out various pros and cons related to the type of property (condo, townhouse, house, etc.) and neighborhoods (schools, parks, access to major arterial roads, etc.).
