Older buildings but nice. Fair rent and management is nice. Always see him around working on landscaping, etc.

All in all I have been very happy here. There are a few minor issues but for the most part…read moreeverything else has been great. This is a great place if you have a dog. If you get a ground level apartment, there are sliding doors to the outside and depending on the unit, a pretty good amount of grassy backyard space. Plymouth park is right across the street as well, which is nice. I always walk my dog there on my lunch break. Midland City Forest is less than 10 min away too which has great walking trails and is very dog friendly. The garage is a huge perk and is so nice to have in the winter and the indoor pool and hot tub are really nice to have as well. Maintenance has always been very quick whenever I've had any problems. The only complaints I have are the bugs during the summer months (pincher bugs, ants, spiders, potato bugs) are really bad. I have sprayed around all areas of my apartment numerous times with Raid and have ant traps scattered and yet still continue to see bugs on a daily basis. Additionally, the appliances and everything in the apartments are quite old and dated and the workout room is very small with only 1 treadmill. The walls are thin as well. I have had two different upstairs neighbors while I have lived here. The first sounded like an elephant walking up the stairs and across their floor and I could hear them talking all the time. However the second neighbor is much more quiet and I have never had any problems. So, hopefully you get a respectful neighbor or you may have some noise issues. I would still definitely recommend this apartment, especially for pet owners. It's a little on the pricey side but well worth it in my opinion.

You should avoid this place like the plague. The maintenance people are pleasant to work with, but…read morethat's it. The neighborhood isn't good, I felt safer living in Saginaw. This was by far the worst apartment I have ever stayed at. The apartments are small, overpriced, and you can hear everything. I couldn't run the dishwasher at night or my neighbor would complain. There is no gym, the pool is rarely open, and it isn't that nice to begin with. The laundry room is laughably bad, like 23 apartments share 2 washers and 2 dryers. They did a very mediocre job of cleaning the snow, so if you really want to live here invest in a snow shovel. What is worse the lease isn't enforced, my neighbors would leave trash in front of their porch, which is just wonderful if you have a dog. There were four dead cars in my lot alone. Two of them had expired tags (like nine months out of date) and one didn't have a license plate at all. Parking is already a bit tight so it was annoying. I guarantee that that I won't be going back there. There are a lot of options in the area, so avoiding this hellhole shouldn't be too much of a problem.

This place is a joke. People move in and they act like they are your best friend and then when you…read moremove out they become your worst enemy. They accuse you of doing damage to the apartment when they know you didn't. And want you to pay a ridiculous amount of money to them back. Total dishonesty I say. To anyone looking for an apartment to live in don't go there. You will regret it for sure.

If I could give 0 stars, I would. I have lived at Heritage Arms since early 2023. In my 2.5 years…read morehere, I have been continually disappointed with management and quality. At first, it was a solid starter apartment. Being young and moving out for the first time, this was definitely worth the price, and the original office manager was very helpful in getting me and my roommate in and settled. However, in the past year, this property was either sold to a new management company or just restructured under the same name, and it has been a total nightmare since then. The new management has a, maybe 20-year-old working the front office who has no clue how to help anyone. They never answer their phone. It takes days to answer an email, and yet they consistently harass all residents with posted notices about whatever B.S. they feel like posting. There is also the issue of them continually finding excuses to enter residents' properties. They said they were scheduling a bug spray a few months ago and required all residents to completely clear out their kitchens for them, so random people could enter the living space and spray harsh chemicals all over our kitchens. I have a service animal living with me as well as a general dislike for harsh chemicals near where I eat (sue me), so I didn't clear out the kitchen. I was charged a "rescheduling fee". When asked about when the reschedule would be, the office girl said, "Oh, we're not going to actually reschedule."... So what's the fee for then? Also, I can't tell you how unclear and completely idiotic the new resident portals are. There are at least 3 new services they push every month. Random scam companies are either tied to Charger Properties or the other random third parties they so quickly rely on. They are completely broken and unintuitive, and the random pop-ups I get when all I want to do is pay rent are ridiculous. They didn't notify anyone of the switch to the first new portal, so our autopay got turned off, which meant for at least a few months, we were getting tacked on late fees because THEIR software was broken. When we went to the office (because they don't pick up their phone) the girl explained that she couldn't do anything about that. Awesome. So then we committed to manually paying rent, fine. But now, their split rent function doesn't work. You have to pay the full amount every time you go in; it won't let you do anything else. Awesome. We talked to the office girl about that as well. She said, "You could pay in check?" It's 2025. You made me sign up for your stupid software. I should be able to use it without all this hassle. Now I get at least 5-10 emails every month from another program they are pushing called Flex? This scam is so you can split your rent into two separate payments, at the beginning of the month and the end of the month, or whatever your heart desires, but you can only pay with a card, so you get DOUBLE credit/debit card fees!! So smart!! The final straw came after we decided to break our lease and leave, though. I looked through the lease carefully and saw that so long as we gave more than 30 days' notice, all we were liable to pay was obviously our last month of rent, a termination fee of $100, and a cleaning fee of $150. Only for the office to tell us that, actually, we would also owe two months' rent in addition to the other fees. Nowhere in the lease does it say that. Nowhere was that mentioned in person, over the phone, or in an email. She said that it falls under the "in addition to any Rent or other charges owed" section. You can't make up a number and say it applies to "in addition to any Rent or other charges owed". That's the scammiest, no spine b.s. I've ever heard in my life. Other lowlights: * They lost my service animal paperwork and threatened extra fees after "discovering" her during an unannounced visit, even though she's been registered the entire time. * They brag about "daily property walks," yet garbage piles up everywhere. Hallways reek, carpets are filthy, and ashtrays overflow with cigarette butts. * The office is often locked during business hours, so you have to physically chase someone down to get help. * Laundry machines are ancient and frequently broken. * The apartment had water damage before move-in. Since then, the window leaks, the bathroom ceiling has cracked and leaks every time it rains, and maintenance just shrugs. * The shower breaks constantly, we've had to call maintenance every few months. In short, the management is incompetent, maintenance is useless, and the property is filthy. They nickel-and-dime tenants with hidden fees and rely on broken systems they can't manage.

They are also going to start requiring your pets to be DNA tested so that if you forget to clean up after your pet, they can DNA test the poo to see whose dog it was and fine you over $300. Absolutely ridiculous. I had a terrible experience here. Do yourself a favor and look up reviews for their management company, group five, before you consider this place. I can't emphasize this point enough. My unit smelled like cat urine and there was cat feces in the closet upon move in. I never had a cat so I didn't realize what the smell was, it seemed to go away after I moved in and did some cleaning. I gave them the benefit of the doubt and didn't say anything. That bit me in the rear when I moved out and they blamed me for the smell and charged me to replace the carpet in the ENTIRE unit. I noticed the smell came back once my things were moved out of the unit, my furniture must have been covering up the source, wherever it was. The management company was extremely rude and unprofessional upon moving out. Whatever they paint with is rough and it's caked on everywhere. It's almost impossible to keep clean and it always felt dirty. Unit wasn't cleaned well at all upon move in. I had to clean the entire place myself to not feel gross after I touched something. There were constant issues, many that involved calling maintenance. My basement flooded, air conditioning quit working for multiple days during the hottest part of the summer, garbage disposal clogged and maintenance REFUSED to fix it (I had to fix it myself, someone got fired over that one) it ended up being caused by the previous tenant getting broken glass in the drain. Faucets constantly leaked (luckily water was free) drains clogged constantly. Cable lines were messed up so internet didn't work. Pipes burst damaging the unit ruining belongings in multiple apartments and involved walls being torn out to repair the damage, the list goes on and on and I was there less than a year. I ended up leaving due to these issues and they had someone else take over the lease. These units are old and not properly maintained. The square footage is divided between 3 floors, and it's only around 400 sq foot per floor, and it feels cramped once you move in your furniture. I could go on and on, basement floor paint peels up and looks awful from normal use or cleaning, maintenance can be rude and talks badly about tenants behind their back (I know because I had security cameras), you always feel like you're being watched and like they're looking for anything you might be doing wrong. The area is very loud with the highway very close and there are lots of small kids that run around and scream constantly. The back parking area feels like a slum. They have officially priced themselves out of competition with practically every other place in Midland. This is by far the worst place I have ever lived
