This is the most disgusting apartment complex I've ever lived in. For months I've repeatedly alerted both the old management and the new one about someone in the Phase II building vomiting all over. For some reason the cleaning crew can't get their act together to actually thoroughly clean the complex. There's dried vomit and bird poop in the stairwells, and today I saw what must be human feces in the mail center. Are you kidding me?! The Travis County police and K9 unit were called back in March due to some trespasser situation in one of the Phase II, first floor apartments. Never received a notice from management about what the hell that was, nor how they're going to improve security. The only reason I know there was a trespasser is because I could hear the police talking to the criminal over their loudspeaker. Unacceptable! The leasing agents highlight that this is such a great location - in proximity to a lot of great restaurants and bars. Why am I paying all this money to have my senses assaulted every time I leave my unit when there are cheaper and safer complexes in the area? read more

I wouldn't recommend this place unless you enjoy having your car broken into, maintenance concerns ignored, garage and entrance doors perpetually broken. The complex also smells like weed and is frequented by vagrants. The fake "hardwood" floors bubble up and the furniture is second rate at best, virtually all of the cabinetry is made from MDF. The hallways look like you've entered a warzone and are never clean. Further to that, you'll get charged a lot for leaving, they seem to make up any reason to charge you. read more

I'm not usually a person to write reviews. Only if you deserve it. In this case I want to warn anyone who is interested in renting this property. If you want to lose your mental stability and peace Midtown commons is the place for it. To begin with, the amount of noise that you'll be experience is unacceptable. You can hear people slamming the doors, the footsteps of all the neighbors, fights, sounds of buses and even the intimacy of the residents. Parking is quite a case, very small spots in which you will be prone to multiple dents. When it rains it gets wet inside, it has a roof but the water enters and everything gets wet as if it had no roof. Pieces of the roof also fall and can affect your vehicle. I had a brand new lexus vehicle and rocks fell and damaged my car vehicle. It is a highly dangerous place. The gates of the garages do not work properly, so the garage is always open. You can even see homeless walking through the parking garage looking for items like in the corridors. (If you have small children it is not recommended.) They Broke into my cars 3 times. You could see windows broken everyday. The AC inconvenience: It is very likely that the air conditioning breaks multiple times in the summer. Because they are very old equipment. The Ac was so damaged that once rusty water flooded my bathroom and damaged a large part of my clothes and towels. the property was not responsible. The gym is destroyed and they do not apply maintenance. Very dangerous to workout. Also you can see homeless sleeping at night in the gym. They increased my rent by 30 to 40% without justification and their answer is. If you don't like it, find another place. This place was decent to live in but now it has become an extremely dangerous, dirty, and not nice place to live. The staff is not interested in the well-being of the residents, supposedly the property was acquired by some people from California and that is when the debacle began. The apartment has very old equipment, and take into consideration that you will be charged for the carpet and paint when you leave the property. It doesn't matter if it's in perfect condition. They will charge you. They charge you for a valet trash service Which is not consistent, sometimes they don't come and your trash stays Outside and the worst thing is that you will get charged if you don't put it back inside. You might need to check several times to see if they came to pick it up or not! Before signing the lease, take a tour of the building and verify what is mentioned here. I will also post a photo of the social areas as they were before these people took over the property. Pros: Great location, good floorplans, has its own train station as well as a brewpub and gaming bar. Cons: Endless, eternal construction. It will never, ever, ever end. There will be construction until the sun is a cold, dark lump of coal. I lived here for four years in both phase 1 and phase 2. When I first moved in, the amenities and the maintenance were absolutely spot on. Unfortunately, several years ago, the buildings started to deteriorate. There were problems with flooding, they say it's not mold, but black stuff growing underneath the stucco façade. I was the first occupant of our apartment in phase 2 and it wasn't long before the scaffolding went up and the stucco was ripped off. We were repeatedly told construction would take "just 2 more weeks." It's been going for literally years now and there is no end in sight. Our apartment flooded several times since our bedroom wall was just a sheet of plywood. The amenities have deteriorated as well. The "Zen garden," which featured a stream and a community garden for growing herbs, is now just a sheet of astroturf. Oh, and the building we were in in phase 2 caught fire...twice. The pond in the back of the complex is ruined by the fact that the street between it and the apartments is now just a garbage dump and has been for years. The fire lane is a parking lot for the construction crews. Bottom line: Super convenient location and nice floorplans, but be prepared for the sound of construction for your entire stay and expect your apartment to eventually be one of those they're working on. read more

The smartest thing you can do after learning about the existence of Midtown Commons is to turn around and leave. Signing a lease here will be the worst decision you made after moving to Austin, unless you enjoy being scammed. Lived here for 3 years, moved out this summer. The staff at this leasing center will lie to you just to get that lease signature. Midtown Commons and their current parent company Greystar are the likes of which you should steer clear of. I would highly suggest you try Crestview Commons across the street or Kensington Apts down Burnet, because this complex is managed by crooks and filled with crime. If you're thinking "oh this can't be that bad", that's exactly how they get you to sign. Here is just a taste of what you should expect from the management whilst living here: * There is a story on their Facebook page about a poor girl who was assaulted BY MIDTOWN COMMONS STAFF, broke her lease, and was STILL HUNTED DOWN BY GREYSTAR FOR COLLECTIONS. This is heinous, heinous behavior however regrettably routine practice on behalf of Midtown employees. * They sell you a bogus rental agreement and charge you upon moveout for make believe things. Nothing you sign is actually what they adhere to. * The "Storage lockers" you pay extra for are actually residences and restrooms for the unhoused in the area, as the gates are never locked properly * People unalived themselves in at least one of the units in the past year (seriously...I bet you can't guess which one! it was a truly awful experience I wish on NOBODY) * The facilities are robbed and vandalized consistently (read as: YOUR MAIL IS NOT SAFE HERE so don't bother getting anything shipped if you do ignore this review). My mailbox was forcibly broken into and the apartment complex didn't even respond to our inquiries. This was well within Greystar management tenure. * Mail room also regularly smells like either crack or meth and it wafts through the breezeways. I'm sure Greystar and Midtown Commons management has done everything in their power to secure this area? * Your car is unsafe and you WILL get your windows busted, this happened on multiple occasions don't walk around barefoot. Don't bother trying to get video off the garage cameras because they "don't work." Management will not even acknowledge the experience. * They claw back parking spots to sell back to you at a premium, presumably these spots are not as prone to getting broken into but you will be mistaken! * Your lease will go up year after year while facilities only become grimier and more and more infested with crime. Management seems more concerned with sending food trucks and setting up loud projector movies in the common areas than actual tenant wellbeing. What more could you want to avoid? Probably the worst case scenario will happen for you too. 1) Trying to sign a lease. When it came time to sign paperwork, Monica - the manager I guess - sent us paper work for someone else's lease which revealed to us their name, social security number, and other personal info. Who knows how many times this has happened - in my experience here, it's happened 100% of the time. 2) First month. My bike was u-locked and chained in the "bike area" in the "secure parking garage". A homeless man stole my bike and I caught him in the act and he PULLED A KNIFE ON ME when I confronted him, and then he ran off with my bike. It was 7 PM. A police report was filed, but bikes are never found. I asked the front office what can be done about this, since I assume he gained entrance to the building through one of the many broken "security" gates. The front office said that the gates have not been working for about two months because the manufacturer of a key part of the gate is out of business now, and they will be back up and running soon. This is a hilarious lie. It's 8 months in and ZERO gates have been repaired. No gates at the complex are secure. 3) Neighbors. Third month. Sitting in the court yard drinking a beer. Intervened and stopped a domestic assault. Married neighbors had a domestic assault case in which the husband beat the wife and was strangling her on the floor. Luckily her screams alerted me and, since the apt was on the ground floor and the patio door was open, I was able to run in and stop him. He then ran at me and assaulted me after I pulled him off of her. He punched me in the face, dislocated my shoulder, bloodied my arms and knees but was eventually subdued. Police arrested him and he faces charges and can no longer be on the property. Constant construction on the facade of the buildings. They will be sawing and nailing and replacing and painting ON YOUR PATIO. Count on it. There has not been a minute I've lived here where a major facade replacement has not been happening. Worst part is they're using particle board. 5)Murder. Seventh month. Someone in the building was murdered and the only thing the apartment complex did was send an email saying we should "look through peepholes before answering the door". Meanwhile, THE GATES ARE ALL STILL BROKEN AND ANYONE CAN COME INTO THE BUILDING. On March 18th, one of the leasing agents was showing an apartment in the same courtyard as mine. There's a broken fountain that's been caution taped off since I moved in(8 months now) right outside my door. I was on my patio drinking a beer when the leasing guy was showing the potential tenants the property, and they asked why the fountain was broken. I heard him, literally say, "When the winter storm hit last month, people used the fountain as an ice skating rink and that broke some of the pipes". This is absolutely the funniest lie I've ever heard. 7) Amenities here are fine, but every complex has them. Concrete floors are nice, but many complexes have them. I don't complain often, and I don't expect the staff to do anything about any of this, as it is mainly out of their control, but I'd look elsewhere if you have the option to. Maintenance guys are awesome and smart and do their best. This property is just cursed. It's hard to live at a complex that is unsafe. read more

Midtown Commons at Crestview Station: I lived for one year at the Midtown Commons at Crestview Apartments. At the time I signed the lease the people who work   at the property management office were very nice.  After I moved in everything changed.  The were mindless, shiftless, and dishonest people who will lie to you in a heartbeat.  Their behavior demonstrated that they couldn't care less for the tenants.  Now they are doing minimal renovations, but the place always felt shoddy.  I had a cockroach infestation in my unit and instead of waiting on them for ever to fix it I had to pay somebody to do it. They assured me that noise would not be a problem because the flooring comes with sound barrier.  I realized one of the worse things about this place was the noise.  You can hear everything in the surrounding units, not just hear, but feel neighbors' footsteps, yelling, doors banging, not to mention someone flushing the toilet.  The noise was just unbearable to the point that I was emotionally drained, on edge, irritable, and angry. I can write a journal on the garage area.  You also might need a doberman to protect you and your car from homeless people that sleep in the parking garage.  My car was burglarized three times in one year.  There is dog poo left everywhere.  In short keep away this building if you value your health and sanity. RUN RUN RUN. I have avoided writing a review because there's a lot I enjoyed about the actual living space. I had ALL of the issues you see listed in other posts - stolen packages, constant construction, unresponsive management, etc. (Actually had a management member laugh in my face when inquiring about a package one of the times.) Add in no water pressure for six weeks during a pandemic and you can see why we didn't re-sign. There also has been zero enforcement of city ordinances during the pandemic aside from within the actual management office. I even had to pay to ship the keys back, as they refused to take them from me. We moved out Labor Day weekend and received a phone call from the ownership company YESTERDAY (note today's date) saying we hadn't paid our move out fees, despite the payment being shown. So this is my warning to TURN AWAY - Also have advised the Locator we worked with to take them off her tour. The location is what we fell for and sincerely regret the decision. read more

I've lived here for almost a year. I rent one of the studio apartments in phase II. I have read a lot of reviews about packages being stolen - which I was concerned about when I moved here. In the time I've been here, that hasn't been an issue (knock on wood). I pay for a reserved spot so parking is also not an issue for me and worth the money. I do see the street parking as a bit of an issue for others. The staff have all been respectful and responsive. I've only needed a maintenance request twice and they came out within 24 hours. Some of the neighbors can get loud but nothing unbearable. The community is pretty mixed as far as demographics. There are some young families with toddlers and some college aged or just out of college kids as well as 20 - 30 something career individuals. The location is nice. Just down the road from 35. Overall a quiet area. Cons - I will say the fire alarms have gone off at night or odd hours more than I would have liked. One of the areas of Phase II apparently has some wiring issues that sets the fire system off. I believe as of August 2020 they've taken measures to rectify that issue. read more

Resident for a year - Pros: Every maintenance request I've had since moving in as been addressed super quickly! The front desk staff were very helpful during the move-in transition. I love the pool area and my balcony view of the pond. My apartment is very nice! Emily is amazing! Cons: You can't have anything of value delivered - it won't get to you 90% of the time. I've even had groceries delivered and they were stolen from in front of my door (on the 3rd floor). The door nearest to the alley doesn't shut automatically, so I assume non-residents and homeless people are coming in that way. I've seen homeless people sleeping in the alley before. They had to replace my USPS mailbox a few months ago because someone tried to pry it open, so the keyhole was unusable. They use the alley to store construction equipment and construction trash, so it's super ugly to look at - I thought it would be cleaned up by now. read more

Lived here for 20 months between 2016 and 2018. Yeah, this is a late review, but I still remember how frustrating it was to live here. Stolen packages. Broken trash chute, so dumpsters were put in the garage, and people were super sloppy about how they disposed of their trash. In the summer, when I'd walk to my parking spot, it would reek of hot trash. Nearby construction was noisy and would leave dust all over my car. Here's one of the grossest things: some of the residents would smoke cigarettes in the pool and ash fell in the water. I complained to the staff and they said they had no policy against smoking in the pool area. But actually in the pool? No policy. Some of the residents are really inconsiderate and the staff doesn't care. I had a long dispute with a very noisy upstairs neighbor, who was stomping and playing guitar at 12 am. He and his friends would drop their cigarette butts onto my balcony and plants. I complained, and staff didn't believe me until I started taking video recordings. The Signal 88 security would claim they didn't hear the music, when it was keeping me up at night. If you have to renew your lease, there is no discount or maintaining of your rental rate. You'll have to renew at a longer term if you want the same rate -- this kept me here another 10 months, which was definitely too long. Since packages would get stolen, they installed package lockers, but that came with monthly fees. Also the facility is in a flood plane, so when there's heavy rains, the parking garage fills with water. I've seen cars submerged. In general there is no parking for your guests. Probably the worst property I've lived in. read more

In a period of less than two weeks we have had 6 packages stolen containing nearly $2,000 of merchandise total. We have told management every time this occurred and filed police reports. Management suggested we stop using UPS, a suggestion that rings hollow in a world where most major retailers do not let you choose your shipping carrier. Management also continuously promises package lockers will one day exist but offers no dates for such lockers. When we put up a ring video doorbell so that we could see who was stealing our packages, management threatened to evict us and even went so far as to make up a non-existent law about video camera signage as part of their bullying. Management has been far worse than merely having apathy for our plight, they are actively protecting the thieves by forbidding the installation of cameras by residents. This complex is very unsafe. I have never experienced this level of crime anywhere else I have lived in Austin. In fact, I've lived in this city more than five years and this is the first time anything has ever been stolen from me. Whether you think this is a problem outside of the control of Management or one that their policies have helped create, the fact remains that if you live here, you are exposed to the threat of theft continuously and cannot feel safe in your own home. I would strongly recommend not living here. I would strongly recommend avoiding any other properties managed by this company, given their hostile approach to customers and their policies that expose residents to an unnecessary risk of theft. I'm the type of person who is skeptical on super good or super super bad reviews, that's why I'm a little bit discouraged by writing a review as it may be categorized as an individual situation or a bad circumstance, which is not. This place is an awful place to live. It may look okay from the outside, you may be thinking the location is worth it but believe me: it is not. There's not enough parking, if you ever arrive after 8pm you will have to find parking on the street, which is also a challenge as there's only 2hr parking spaces and you will be towed. The parking spaces are extremely small, if you have a truck or a nice car, you will struggle. The parking 1st floor gets flooded every time, I'm not kidding, everytime it rains even a little, making it unusable. Good luck if your car has water damage, they will not pay for it. The walls are paper thin, You would hear not only the usual steps, but music, tv, conversations, snoring and even your neighbors enjoying a moment of "privacy". The apartment architecture has deep structural issues, it's badly done and has water issues. They have been repairing it for so long; Don't believe them when they say they will finish repairing on a couple of months, they lie, it has been under construction for more than a year, you will hear them banging their equipment out of your window every day in the morning. I had my apartment flooded by rain, they put a fan on the apartment and that's it, my carpet and furniture got damaged and they didn't care. The amenities do not work (fire place, grills, etc), neighbors dump their trash outside their doors with no care and it looks like you live on a dumpster, which on a way, you kind of are. Anyway, stay away from this, it was awful living there. Hopefully this review helps someone and is not flagged as a "crazy picky dude" which I assure you I'm not, I just had such a bad year tied to a lease living there. read more

If you value your sleep, safety or car, stay away. My lease is ending next week, and I therefore have no problem giving a 100% honest review. There are too many things that have gone wrong throughout the year, so I'll list the biggies: CONSTRUCTION: the new phase was supposed to be done in March. It's 3/30 at 6:57 AM and I'm in bed listening to the beeping, shrieking forklifts and machines that have been going full blast since 6:30. This is every day, Monday through Saturday, Sundays if they're running behind. Don't let them tell you this crap about thick windows, I can hear the workers' voices if the machines aren't going. This has been the worst aspect, as it lowers your quality of living, and the Property refuses to implement hours the construction can begin/end. PARKING: they recently made several garage spots reserved ($50/mo, on top of what you're paying in your rent) so the limited parking situation has been exasperated. Forget finding a garage spot if you come home after 9 pm, you'll be parking on the street near the ghetto. Oh, and if you dare park over the line of your compact space, you'll get nasty notes and raw chicken thrown on your car (separate story). LOCATION: sure they tote the MetroRail. The only ones who use this are the sketchy neighborhood people who have to walk through the complex to get to the station. Don't leave valuables in your car if you parked outside. You're paying sky-high prices to live in the ghetto. I wouldn't go walking in the area after dark. SAFETY: possibly as a result of the area, there is an email sent at least every month about recent crime that's taken place at the complex. Recently, it was a string of Infinity's having their wheels stolen, left on blocks. NOISE: you are essentially living in one, loud noise box. If it's not construction, it's the metro rail, or people's voices echoing off the concrete hallways, or your neighbors closing doors next to you. I hope I help enough people realize how miserable an experience this has been, and move on to other properties. So, I have been living at Midtown Commons since October, and the apartment itself is pretty nice. That being said, it does come with its issues. Construction is terrible- and has been on going since I moved in (no signs of clearing up), the Austin city bus route now runs directly through the streets of our complex and blocks traffic in the morning, in the summer the smell of trash is constant, we don't have a lot of guest parking here, and we pay an astronomical amount for rent. However, the biggest issue that I have been dealing with- is cockroaches. You read that right folks, i've had a cockroach infestation since February. When I say infestation, im talking about roaches throughout my kitchen, in the cabinets, running around my silverware, and migrating to the bathroom. Midtown even replaced my dishwasher because roaches made their way into that as well. Midtown has sprayed for roaches about 6 times, and even completed a viper treatment. I had to remove everything from my cabinets and drawers so that midtown could spray. This viper treatment was supposed to knock out all of the roaches, but I was still unable to use my kitchen after that was completed. Because of the infestation, I was unable to use my kitchen for almost 6 weeks. I couldn't wash dishes (it was pointless), use my stove, or even keep bananas on my counter. Also, I live in the newer building (called phase 2), and pay a lot of money- considering I have hundreds of roommates (roaches). Now, I will say that the infestation isn't as bad as it was, but I'm still seeing roaches on a daily basis. The response from the complex has been very disappointing. Yes, they spray- but when you have someone living in your luxury apartment for months with roaches, you would hope they would do something about it. read more

Phase 2 is where it's at! - This newly constructed building offers every amenity a luxury building should have to offer. Stainless steel, granite counters tops, wood flooring and in the A3 floor plan, one of the sleekest kitchens I have ever seen in an apartment. (Great work guys!) New gated garage parking with good sized spaces adds to the convenience of this spot. The pool and gym are still in the process of being built, but from the development so far, they are shaping up to truly be some gems. Just take a stroll across the parking lot and you have access to the current pool and good sized modern gym for the time being! This company has gone above and beyond to accommodate its current and future residents during construction. Excellent centralized location with easy access to 183 & 35, also jump on the train right outside your door for a quick 10 minutes or less ride into downtown, or take it back home when you are starting happy hour a little early, it's never too early for a blue cheese stuffed olive dirty goose martini... hmm.. They even have smart cars lined up parallel to the train tracks in the parking lot for you, pretty nifty! The office staff - Monique, Rob, Stephanie, Courtney and Business Manager, Heidi are all super friendly and on point when you need anything. I have read some of the reviews about this community both positive and negative in regards from everything to safety and office staff - as far as an apartment staff is concerned, you will be hard pressed to find anywhere that would beat this group of people. Lincoln Property Company as a whole goes above and beyond for its residents. In regards to safety, it's safe, get over it people.. Austin I believe is ranked as the third lowest for crime in a major US city, According to the FBI, but hey.. what do they know, right? utilize common sense, lock car doors - don't leave an iPad laying in your front seat, etc... or just move to New Zealand and pitch up a tent lakeside. (0 crime rate) Dollar for Dollar you will not find a better spot with everything this place has to offer, especially with this kind of proximity to downtown for this price point, keep up the excellent work! Speaking on behalf of a resident that doesn't have a Yelp account... DO NOT MOVE HERE. 1) if you're placed in the older building, your walls/ceilings/ELECTRICAL OUTLETS will leak during a rain storm. 2) Leasing will not fully on-board you as a new tenant and will intentionally OR carelessly withhold pertinent information from you. For example, they will not tell you that you need a parking sticker. A month and a half later, your car will be towed. They will tel you it's your fault for not asking for a parking sticker. 3) Maintenance is slow and does a half-assed job when they actually are able to fix your daily issues. 4) Fixtures and door frames/locks are extremely weathered. Balcony door doesn't stay shut sometimes, or requires heavy force to close. STAY AWAY. read more

This place is seriously the worst place I have ever lived. They have been doing construction on my back porch for almost 3-4 months now. And when I complain to the front desk they tell me its almost done "soon" The last time I emailed THEY offered to let me out of my lease because they know what they are doing is wrong. Its hammering and sawing everyday from 930AM - 3 PM. I can't just be in my own apartment and relax. They are having to remodel because everyones porches were ROTTING. so they don't take care of anything until it needs to be completely redone. They don't keep up with daily needs to avoid this kind of stuff. The trash cans are overflowing everywhere. Recently the construction workers were yelling and having their music playing so loud on my porch and through the hall ways and i asked them to turn it down and the front desk came to MY front door telling me I was in the wrong and need to report to them when I have an issue. I would beg anyone to NOT move here to avoid any frustrations this has truly been so terrible. It sucks to not enjoy being at where you live. They make you pay to get packages. Parking is a joke. They just started having a bus stop inside the complex so if you're leaving and get stuck behind a couple buses you'll be at the red light to get out of the complex for A LONG time. While this place has it drawbacks (small parking spaces, packages lost and stolen, and constant construction) I still think the pros outweigh the cons. The location, prices, and amazing staff (especially Emily) more than make up everything for me. There are other apartments in austin that are cheaper, but for the location and amenities this place has, you won't be able to find anything at this price point, believe me I've looked just about everywhere. I am able to get by with parking as I have a small car and have always found a spot that is relatively close so for me the parking issue is manageable, but it does honesty depend where your apartment is located. I think I partially lucked out on this issue. I do have a major issue with getting my packages delivered, as they are not. I constantly find my and other tenants amazon packages in the mail room, with most of them opened and stolen. However, I don't think it's fair to the blame the apartment complex for this issue. It is fedex, ups, or whoever delivers the packages to make sure it gets delivered to my door, not the apartment. They actually have found packages left out on the sidewalk and take them to the leasing office and email tenants about their packages, which I think is extremely kind of them. I have found multiple packages this way, especially from amazon. And that is really why I continue to live here. The leasing office, and all the staff, including maintenance, that I have meet have always been extremely kind, helpful, and understanding. They are the real jem of this place. Every complex has it share of issues, but if the front office staff is disrespectful, uncourteous and talks back (as my previous one was) then nothing is worth it to stay at that place (cheap rent, great amenities, and location). read more

8/28/2015 It's been almost 2 months now. Things have actually improved. They picked up all the garbage that was in the garbage room. People are still leaving their trash next to the chute. They don't realize that it's not stuck, you have to physically push the trash through towards the back. They messed up my pet deposit, and I'm getting that sorted out. It seems like they have everyone move in on the same day, so it's difficult to keep track of everything. Other than that I got to meet one of my next door neighbors and they're extremely nice and welcoming people, and they've been very quiet. Also noticed there are security cameras in the parking garage. Speaking of the parking garage now that school has started there is limited parking. I'm thinking of purchasing a reserved spot. All in all I'd say this place is 100 times better than my last apartment. My expectations are still low. And no, I'm not a paid employee of Alliance. I think it's Phase II that has the most issues and has the more outspoken tenants. read more

I have lived at MC since 2018. Midtown Commons has a great price for its location. However, security is a joke. Building doors are constantly broken into and delivery people, even if you have a secure locker, will drop it off at your front door. There's a high rate of theft. We've had two attempted break-ins to our apartment. The neighborhood is safe, but someone was shot and killed a month ago at night here and there still has been a final conclusion to that case. Management is hit and miss. Some are great and go above and beyond, others are inexperienced and rude. Maintenance is very prompt with any request. Trash in the hallways has been a problem, but management has started to try to crack down on it more recently. The walls are very thin, which is typical of new and cheaply built Austin apartments. The train and bus systems are super convenient when it's not a pandemic and you feel comfortable taking public transportation. To be honest, it is hard to find an apartment building where you get steady maintenance, fair management who are willing to work with you (well, most of them), and the amenities Midtown has at this price and location. The construction has been a pain but it looks like it is finally finishing up. My one extra complaint is that they redid all the buildings to an ugly white and crappy grey scheme instead of choosing vibing colors that match that original Austin feel. read more

This used to be a really nice place. Great location, great floorplans, reasonable prices, and excellent service from the office staff. It's been going downhill for a long time now and I don't see any signs of improvement. I'm not exaggerating when I say there has been scaffolding and construction going on here constantly for three. solid. years. I'm sure the problem was the original construction, but this means that at some point, your apartment will have its window blocked by Tyvek for weeks at a time. The office staff have been saying "just 2 more weeks!" for the entire time. If they tell you that, run. In addition, the leaks and flooding are a constant worry. We lost hundreds of dollars of art that we placed on the floor (because the office told us to remove anything hanging from the walls during construction) when our bedroom flooded. The windows weren't sealed due to the construction...our mattress was soaked. This was not a one-off; this happens every time there's a heavy rain. It also used to be a really clean ground. The Zen Garden had an actual herb garden instead of just sand and a gas grill. The fountains worked. The lights were replaced. Oh, speaking of lights, because of the flooding and poor initial construction, the wiring is not good. The lights, which are unusual and expensive, used to be replaced by the office at no charge. Same with the air filters. I've spoken to people living next door, and the electric bills are almost half what I pay here, too. There are nice things here. The clubhouse is cool, or it was, but it's now the office because the construction has consumed the regular office. In addition, the sidewalks on BOTH SIDES of the busiest street in the complex are completely blocked by construction, so you have to walk in the road. This is not a safe feeling. At least there's a beautiful pond at the back of the other building...or at least there was. Now half of the view is permanently fenced off by the construction equipment and what looks like plain old garbage. It was nice to walk back there before, but now it's just sad. That's really the word to describe Midtown Commons: "Sad." It was so nice, so clean, and so friendly, but now it's not even as nice as The Argosy and some of the other, older apartments around. You can do better. You deserve better. Until they fix everything and clean it up, it's really not worth the hassle. read more

If the noise of transient, public transportation, police sirens don't bother you then noise shouldn't be a problem. The neighborhood is nestled in a great part of town, however there is a lot of crime. Most neighbors experienced vandalism and break in's including myself. Maintenance has been known to take a few months to complete a request and the staff is like the Trump administration. They are great at deflecting blame and will not offer you any help. Don't bother paying for a parking space either because one of your neighbors and neighbors friends will use it and the staff will not help you. We frequently hear transient yelling through the day and night. Trash and dog poop can be found like easter eggs throughout the property grounds. read more

The location is 4 stars. Being next to the rail is really neat as is being on north Lamar for the transit systems. Also really neat are the bars downstairs. Both the Vigilante and Blackstar Coop are fun places that my wife and I enjoyed visiting. The apartments themselves are also 4 stars. The broken security doors, non-tenants using tenant-only parking, unclean grills, and really dilapidated hallways definitely bring the experience down. The hallways were absolutely not always clean. The on-site staff at the complex were kind and always helpful. I would rate them 5 stars, but a lot of the problems seem to be outside of their control. What has really lowered the review to 1 star is that we have been waiting 8 weeks and still not received our security deposit back. I have contacted their billing department several times and been told they mailed it, just to contact them a couple weeks later and hear they do not have our forwarding address. I just filed a complaint with the Better Business Bureau over this. This is the first time I've had to go this great of a length to get a security deposit back. A few hundred dollars can be a big deal and having to wait so long is a poor experience. We did direct deposit so they have our bank information. We did not miss a rent payment in our 2 years there- but they insist on mailing us our deposit back? Shame on this company for treating renters this way. I will go out of my way to not recommend this apartment complex. read more

I have lived here for about 3 years and despite so much going on, overall I have enjoyed it very much. Maintenance is very responsive and the grounds are clean for the most part. There is some construction but it's going quickly snd they are beautifying the property. They recently changed management to greystar and it's so much more professional. Camille (the assistant property manager) runs a tight ship and her team is always very helpful. They even started having resident events recently after there not being any for over a year (even before covid). It was socially distant and safe. I plan to renew and move into another unit when my lease is up in my current. Great location and you are close to everything living here. Thank you midtown commons team! read more

My husband and I toured this apartment complex in June 2018. When driving up there were (are still signs) saying it's dog friendly.... We were asked what we were looking for specifically before looking at some available apartments. Our number one "must" was to be on a first floor because we have two dogs. The employee of Mid Town Commons assured us he had the perfect apartment for us to look at. While looking at the apartment, the employee opened the back door to show us the courtyard. He then said that we would be perfect for this unit because they think this is a great fit for residents who have dogs because the courtyard is literally their backyard. In the fall the dog stations were taken away, residents asked if these would be replaced and the answer was, "no." They would hope we would take the dogs else where to use the restroom. So my husband and I bought bags of our own and made it work. (As did all the other residents who are in our building with the courtyard.) In the late fall, the apartment laid turf down to cover the grass. Granted, it looks very nice BUT an email went out expressing if we let our dogs use the restroom on the turf, we would receive a fine. It is now March 2020. I have reached letting the apartment know how much we love the courtyard and how much our dogs enjoy it. Got home from work today and decided to let me dogs out and noticed that there are now signs that say, "PET FREE ZONE." All of this to say, this Mid Town Commons is NOT dog friendly or pet friendly. We live in Austin, Texas where it is known to be a pet friendly city. Clearly Midtown Commons doesn't care about that aspect. If you are searching, keep looking for a place. They will constantly try and control what you do with your pets. We moved to Austin for the outdoors, the city, and the friendly laid back vibe. This apartment needs to get a clue on what Austin is all about and stop trying to control their residents with their dogs. There are bigger issues to tackle. (Storage unit being broken into, packages being stolen, constant construction). We are staying till our lease is over and moving on. read more

I have had bicycles stolen from my outside utility closet, and from the "locked" bicycle room in the gated parking garage. The security cameras in both the parking garage and the bike room do not work. I'm out over $18,000. This complex is not safe and I'm concerned for residents that walk after dark around the complex. It's only a matter of time before someone is raped or brutally assaulted. Think twice before you sign a lease here. The property agents will tell you any tale to get you to sign. There's a housing unit and a nicer apartment complex right next door, yet both dump their trash here. The "security" locks are awful and have been up to be replaced since May, same for the garage doors (apparently). There is no safety here. The cameras in my building, real or not, have been removed and not been replaced since June, keypads don't matter and key fobs may or may not work based on the direction you point them. I love living here and you can't beat the location. The staff is amazing and super helpful. Amber is our favorite and just and all around gem!!! Our building is always clean, and the halls are cleaned every single week. It's quiet, the gyms are great and the people are friendly. All of our packages are delivered to the office and they send an email once it arrives. Never had a problem with it. Our bike was stolen from the bike closet in the garage, I wouldn't recommend using those. Someone literally must've had a blow torch to get through the industry grade lock and chain I had. I do feel like that is out of the apartment's control though. It could have been anyone. I've been here for over a year and would recommend this place to anyone that asked. read more

What a disgrace. After living here with my boyfriend for almost four years - never once being late on rent or having a complaint of any kind- I'm being taken to the cleaners and then some. Ignore that we had terrible service since the management changeover. Ignore that they delayed our move from Phase I to Phase II for half a year. Ignore the unacceptable treatment from the management office once Alliance took over. First they tried to double charge me for cleaning fees (did you know that Texas law allows you to require them to provide you receipts?), then to replace a year old carpet that only needed a steam-cleaning. Then $500 to take out ten bags of trash - my apartment is only 50 feet from the trash chute! I'll admit that the place needed cleaning, and that paying them something to do so would be fair. I tried to work with their customer service team to come to a reasonable agreement, but they actually RAISED the amount due by $500 when I tried to work with them. I assume it's punishment for daring to question their bill, but I'm sorry - $1,700 to clean an apartment? It was messy, sure, but I could probably BUILD an apartment for that money. I guess this is what happens when you don't toe the line. I'm looking forward to seeing what the press has to say about this! read more

Charged us when we moved out for things that we know for a fact were not damaged. I asked them to provide me pictures of the damage and they refused. We paid a non-refundable security deposit already when we moved in and then they charged us over $300 on top of that when we moved out. When I told them I wouldn't pay unless they provided proof of the damage, they sent it to collections who then threatened to ruin my credit if I didn't pay. The management is completely unsympathetic - like dealing with a telecom customer service rep. It's not cheap to live there and if you have the misfortune of living on the first or second floor, you'll hear every step your upstairs neighbor takes. The parking spots in the lots are all the size of Mini Coopers so expect plenty of door dings and scratches on your car. read more

DO NOT MOVE HERE! The new management company called the towing company to come tow my uhaul while I was in the middle of moving! Who does that to their residents?? Absolutely ridiculous management. STAY AWAY!!! YOU HAVE BEEN WARNED! Also this place is filthy, poorly managed and if you have a car don't expect to park it in the parking structure or the street because they threaten to tow everyone on the street. The walls are paper thin. I can hear my neighbors phone calls clearly. The water pressure is awful and it doesn't get hot. The good news is it's on the train line that you will probably use once like everyone else. read more

I've lived here for several months now and feel like I've given it enough time to to give a fair review. There are some aspects of the apartment complex that I enjoy. I like how the interiors are new and fairly unique. We really like the industrial look of the interiors, the appliances and fixtures are pretty nice (not amazing, but better than the run of the mill). We like the minimal carpeting and high ceilings. The pantry in the kitchen is nice, and the bathrooms are spacious. The sliding door panel are kind of neat as well. The dog park is nice to have and frequented by some really nice dog owners. The apt. complex as a whole is really pet friendly. We enjoy the pool, but on the weekends it's crowded with TONS of drunk people who dont' even live here. During the week it's empty and nice however. The garden is nice, but hardly ever used, we grab herbs there often. I really enjoy having the train station in the complex, I use it often and find it super convenient. I also really like the pub located here in the complex, it's generally full of a wide array of people, the food and beer is good, and the prices are reasonable. The gym is nice, but honestly I just don't use it that much. The maintenance team is quick and friendly. I've heard complaints about the parking and hot water heaters. I have never found a problem finding a spot near my place, inside the garages or the outside areas. However, since most of the retail space is empty, that may change when the retail spaces fill up and have actual shops in them. We did have issues with having enough hot water when we moved in, but we simply asked them to crank up our hot water heater for us (they have them locked for safety so you cannot do it yourself) and they adjusted it and we have no other issues. The water pressure if fine too. I've also heard complaints about the area of town, I don't find it annoying, the area as a whole is growing and Crestview is literally around the corner. I run in the area during daylight hours but never at night. I like how it is easy to access 183/I35/Mopac etc all quickly. Many reviews complain about the office staff, I have not had issues with any of them, some are more friendly than others, but as a whole they are prompt, polite, friendly, and accommodating. There is one guy who works in the office and he has been super helpful since we've lived here and is very upfront about stuff. Now for the bad. The grilling courtyard always looks like a crazy party happened the night before. It's always a mess with trash and tons of people let their dogs poop in there and dont' pick it up. The lighters on the grills both dont' work (for awhile now) so that's just super dangerous for all the drunk frat boys sticking crumpled paper in there as propane is spewing out. The place is designed to have security via the use of clickers. However, doors are often broken, propped open, or your clicker doesn't work. I think it's more hassle than it's worth. NOISE. I either have the world's worst upstairs neighbors, or the place is constructed of cardboard, or a little of both. I can hear my neighbors TV all day and night, I hear them trampsing around in high heels, I hear them explode in from the bar at 3am, I hear them fight, pee, laugh, you name it. It is horrible. I guess if you weren't ever home and wanted things to be quiet, it wouldn't' bother you. You could say that I'm just easily annoyed, but I've met MANY tenants that live on the ground floor who have the same exact complaints I do. So I guess if you're dead set on living here, DON'T live on the ground floor. When signing our lease we realized how "not so upfront" the staff are about policies. For example, you never know it unless you ask, but you actually pay a separate fee for trash and a convenience fee for trash removal. It's not valet trash, so why is that not included in the rent? Also they'll tell you that you'll have "super low" utility bills because of how eco friendly the place it, but honestly I Think it's pretty standard, any place that has a relatively new ac system will give you the same utility bills. Also, when we rented we specifically addressed the rules of subleasing and were told reassuringly that it's not a problem and that the state has very specific rules protecting our rights on that issue blah blah blah. Totally not the case. Don't be deceived, you rent here, you stay here. I'm actually kind of sad to admit that we've already decided not to renew our lease because of the noise issue. All the other bad stuff I can get over and deal with, but It's just really crappy to have to deal with the noise issues all the time, we'll be renting a house instead to avoid having upstairs neighbors. read more

After having multiple packages stolen and my storage unit broken into, all they could do was say "sorry". There is no security around the complex and for as much as you pay in rent you would think they could allocate some of that to ensure their residents feel safe.
