This was a weird experience. Spencer offered to drive us around which was nice but he drove pretty recklessly on the road and almost drove us into a head-on collision. We felt rushed and his responses to questions were short, condescending, and abrasive. The overall experience felt like I was being sold a used car. What I mean by this is we felt pressured to pay for and file applications with limited information. Honestly, they are not doing anything that you can't do yourselves. As long as you are in communication with the property manager and asking good questions you really don't need these guys. The reviews are all true. They will "pre-approve" you, then when you are denied make up reasons why they cannot refund you. First it was an issue with my application and then when I shown proof they then said my co-signer was an issue. Not only that, they spent over a month "working" with me because of their horrible communication. They have ulterior motives and I experienced it first hand. Me and my co-signer are taking legal action against them and if you've experienced what I have I suggest you do the same. One day they want to issue me a refund, and then the next they don't want to. Ken and his company are really good at preying on desperate college students, giving them the impression that the housing is so competitive in midtown that you need to pay him $100-200 UPFRONT to find you an apartment. Ken and his goons took multiple hundred dollars from myself and my prospective roommates only to show us janky and overpriced apartments NOT within our requirements. Not only that, but Ken NEVER FOUND US AN APARTMENT! What is anyone paying these people for? I cant believe this business is legal. Not only are these "rental experts" full of crap but so are the property landlords of the places they represent. Spencer has been giving me the runaround for almost a week after I paid my $100 application fee , which they still haven't got processed to see if I'd be approve or not. Spencer tried to get a $810 deposit after me viewing the apartment , before me even getting approved (sketchy) , but I'm seasoned enough to know that legit properties don't work like that. I had to find & harass the property manager of the potential apartment ( aside from them) because the Midtown Rental Experts went ghost , but she never followed through with submitting my application either. They basically scammed me out of $100 , which I'm disputing on cash app ( what kind of legit business uses cash app). Stay away from these people. read more

All they care about are putting people into quickly renovated, shitty units. Lost our information multiple times and nearly impossible to contact. Took WAY longer to get into needed space than it should've. Asked for same information over and over again despite already having it. I'm not experienced in the market and I'm 100% sure I could sort this business out in a day. Talk about unorganized. Echoing what Meg S said a year earlier, just know up front that the application fee is $100 -- they don't tell you that until you've already come down there and spent your time touring the apartments. My recommendation to the company: be upfront and honest about your application fee before people invest the time in driving downtown to see you. read more

I wish there was ZERO stars option. Do not come near Ken &Co at Midtown Rental. They will take your deposit money but at the end you will either not get what you were looking for, or you'll end up working with another agency anyways. My daughter and her friends went looking for an apartment and stumbled upon Ken's company. They were made to fill out an application with $100 fee EACH. So, $400 in Ken's pocket, even before he did anything. Just for comparison, we did go and work with other companies, and they do charge for an application, but they charge $25, NOT $100. Anyways, right there on the first showing, after being so urged into making a decision on the spot, they said, OK, we like it, we can pay deposits, and discussed a move in day. The only thing, they needed to show it to one of their housemates parents. They agreed on a day, and we all come there on that day to see the apartment. We pull into the parking lot and right there get a call from the agent that was supposed to meet us there and show the apartment. He sounded agitated, almost drugged or drunk, saying that he was fired the night before, that the person that hired him was his friend, and don't work with friends, etc. etc. We didn't want to deal with their drama, but get very suspicious, because few minutes before the phone call he was texting us saying that he mixed up the time and he'll be there later than agreed upon. So, the phone call sounded like an excuse to not show up at all. We are really confused at this point, started to call the company, naturally nobody picks up the phone, bc, I mean why would they, right. You can't even leave a message, but are told to call some other number. When we finally got in contact with somebody, after just standing there on the street for a while and finally heading back home, we were told that nobody can meet us until three days later. We told them that we had an appointment and not everybody in our group could be there three days later. We were told that they could meet with us twice to make sure everybody sees the apartment. We did come three days later and told Ken that we liked it, but that other girls parents still need to see it and we were promised that could come later. He's saying Fine all the time. Meanwhile, we have not heard a word of apology not from him, not from anybody about what happened the day we had an appointment. We keep reminding him, but nope, not a word of apology. So two days later (only two days!), when the other girls parents could make it to see the apartment, we were told that the apartment is already rented out. Again, not a word of apology. And all that time, rude, pushy remarks from Ken and slimy looks from his associates, including the one that was supposedly fired the day we were to meet him - he was still there few days later when we came. And, by the way, neither Ken nor his associates wear masks, not while showing apartments, not in there very small office, not when the office if full of people, and that's in the midst of the strict governor's orders. BBB and the Attorney General's office will get that report as well. So to sum it up, we paid $400 for the application, they lied to us about meeting to show the apartment, but when we could come, they rented the apartment we liked (AND THEY PROMISED TO HOLD FOR US FOR THREE DAYS) to somebody else. Behaving rude, pushy and disgusting throughout the whole communication. The appl fee is non refundable. Please find yourself another broker, Detroit is full of other companies. When I finally found a place that was decent, I had to pay them $100 to apply. I did so only because I was told I would receive that money back if I didn't get the place, which I didn't. First our appointment wasn't honored as they were overwhelmed with parents and students and treated us like a nuisance when we agreed to arrive later. We were quickly shown properties that looked like torture chambers and then whisked off to a nicer townhome that we were rushed through. "You don't need to look at the bedroom. This company did the typical bait and switch. Online, they show pretty nice apartments. I knew living in midtown would be expensive and have smaller apartments but I found a few I was interested in and called. I asked if I could see two specific properties and they said yes, so I made an appointment for the next day. I ended up calling the next morning to change my appointment time. I went in for my appointment and right away they were unprofessional. The agent didn't introduce himself at first so I didn't know who I was even talking to. Then he started making me feel dumb for my price point. Which I knew was on the lower side but again, I saw places online that fit my budget. I asked twice about the two properties I wanted to see. The first time I was blown off. The second time I was told that those are not available. Even though I called that morning and they didn't say anything then. So we went to look at some that were available. And they were terrible. Aside from bad properties, the agent felt like a used car salesman. He was so rushed and rude and didn't even have keys to one place! We walked in and walked right back out. When I got back home, I checked online and the two places I wanted to see still said they were available. So something is fishy. They didn't care about what I was looking for. Ken is not to be trusted. He will not run your credit. He will charge you $100 for an application and do nothing about it. He will tell his workers to go into your apartment without your permission (that's highly illegal ken, you must know that, right?). No matter what you do, do NOT go with this company. Look on craigslist or elsewhere for an apartment, even if it means waiting some time or moving outside of Midtown. He will give you an apartment that is falling apart, and make you pay for electricity that isn't even connected to your meter. read more
