    Bob charged us for repairs that were never accomplished. He sent us pictures of beautiful Pergo…read morefloors, new mini blinds, etc. When I went out unannounced and visited our properties, we learned that none of the work we were charged for had been done. None of the properties were "rent ready" as he had promised. Instead, they were full of trash from previous tenants and needed work. Needless to say, Bob is no longer managing our properties.

(insert sarcasm) our…read morehome became a transient drug house that was literally destroyed by a couch catching fire. We discussed our terms of who could live here and it was ignored. Everything from we wanted credit checks and no animals...No animals means two very large pitbulls apparently. We kept trusting Bob who was assuring us the tenant was quality. After the tenant burnt our entire first floor he abandoned the house. After months of asking Bob for rent, that he would not pay out we did some research. Found out the tenant had left months ago and Bob no longer had keys or documents of our agreement. He charged us for work they did not do and if it wasn't for our neighbor calling us to let us know the condition we never would have known. Bob still owes us alot of money and will not return calls or send checks with the right amount on them. This has been the worst experience working with any property management ever and I have worked for a HOA company. Extremely un professional and has added more stress to our lives than you can imagine. STAY AWAY! I will be reporting him to the BBB. This company is robbing people.

We were naive like their other victims. Oh yes here is where we got you lending from...one of their other companies. Here is the mortgage paperwork...but we don't file it with the recorders office, that comes after you payoff the loan. You own your house...nope because the mortgage was never filed! You have a negative life changing event? Too bad...but we have rentals from our rental side. They are terrible places in terrible areas with overpriced rent. I'm hoping g their karma caught up with them. All their 10 different websites are not working any longer. I even warned a new couple there for the first time and I hated to do it because they were so excited. I told them, ask them if they file the mortgage with the Clerk. They came out and thanked me wmfor the warning and they saw threw John's whole scam. At least I saved one family. OH! And don't worry, when they go to court to evict you from the house they said "you own" you don't have to be there or even hire your own lawyer because John is a lawyer and it is really a quick and simple proceeding and he can take care of all of it. God we were so stupid.

    I had the best experience living on one of Ultimate Realty properties. I lived on the property…read moreclose to 3 years and it was a very good experience. When I moved out, I got most of my deposit back. The portion I didn't get back was very fair. The ONLY not so good experience I encountered was the final walk through. The man that conducted the walk through was not very nice. He wouldn't speak despite me trying to be friendly and generate a small "hello" at minimum. He slam the doors as he open the cabinets to check them. I was so very uncomfortable. I was a victim of domestic violence and this triggered me to the point I walked out of the house in tears. He was the ONLY thing that ruined my great experience.

    Tiffany completely wasted our time, they will not let you proceed if they don't have this vague…read morerental verification form filled out (the form literally included 5 generic questions anyone could've typed up) from EVERY landlord you have rented from. Mind you company's change, are bought out by other company's and private landlords are hard to reach. After having four valid rental verifications from my significant other and I she would NOT let us proceed because ONE landlord who scammed us out of money and we have a court case pending because of it refused to complete the rental verification. Tiffany was very well aware of that landlord and the situation, but she insisted on reaching out again and again as if he was going to respond after we sent her screen shots of him basically telling us he was refusing to help with verification when he scammed us! We literally did everything we could possibly do, rather than working with us and exploring other options she insisted this form needed to be completed in order to proceed. These people just like to waste your time, are not open to helping you out or offering you other options to assist you in finding a place to stay. Completely unprofessional and disappointing.

    To update my review: my realtor toured this property on April 18 and reported a natural gas smell…read more The owner claimed the fire department had checked and found no leak, but the fire department later stated they had no record of any such visit. We moved across the country on June 4, six weeks after reporting the issue, and the gas leak was still ongoing. A contractor later told us the levels were severe enough that we were fortunate a major incident had not occurred. The owner's contractor also improperly replaced the gas line with an undersized one, according to Spire, and I was the person contacting Spire throughout the process. They let me know that the pipe the contractor replaced was 1/4th inch too small and could lead to carbon monoxide or gas buildup in the lines. During the nine months we lived there, two additional gas leaks occurred in other areas of the system. After spending over $10,000 to move and paying rent for May while the house sat vacant, Stephanie Olsen told me over the phone that "this isn't working out" and that we would need to find another place if we continued being "ungrateful." We ultimately moved out early after 10 months, and paid April 2026 rent while the property was vacant and we were in a new rental. The house itself had numerous issues: filthy vents filled with years of dust and mold, insect infestations (basement had roaches, beetles and grasshoppers) requiring extermination, and a failing sump pump system with drain flies that contributed to a very strong basement odor. The home was at times uninhabitable due to the gas smell, causing headaches and dizziness for both me and my Mom, and we paid out of pocket for hotel stays. This experience was emotionally and financially exhausting. After being threatened with eviction, do you really think I felt comfortable reporting every issue with the house? Of course not. So we financially covered multiple issues due to fear of retaliation.

The contractor hired by the owner was incompetent and replaced the gas line with too small of a line per spire. And I'm the one who contacted spire every time . We went on to have 2 more gas leaks in the 9 months we lived in this home . At other areas of the gas system. Stephanie Olsen definitely threatened to let me out of my lease in June when we spoke on the phone after I had just spent $8,000 dollars and payed rent for May( while the house was vacant). And no one would be happy with this situation. We left early and payed for April of this year while the house was vacant. This company and the homes owner were awful. Stephanie literally screamed at me and threatened to evict me on the phone until I was in tears. The house was literally inhabitable due to the extremely strong smell of gas, which was causing headaches and dizziness for me and my son. We paid to stay in a hotel. The vents were filthy with dust and mold that had not been cleaned for years. We had to pay for an exterminator due to a hornet and grasshopper infestation, a plumber for a failing sump pit motor infested with drain flies / worms, which also contributed to the basement odor. The list goes on but my point is - this was a nightmare both emotionally and financially for us. Do you really think I'm going to report every issue wrong with the home after I was threatened with eviction? Obviously not.
