From the start, I dealt with tenants screaming in the hallways at all hours, but I ignored it, thinking it was just part of the bargain. Then, two months in, my bathroom ceiling collapsed during a rainstorm, flooding the entire area. The maintenance worker admitted it was a big issue, but instead of handling it properly, management refused to let me out of my lease and insisted on a quick patch job. Unsurprisingly, the ceiling collapsed again just weeks later. When my four-month lease finally ended, I went above and beyond to leave the place spotless--even leaving behind a brand-new mattress for them. During the walkthrough, I was told everything was in perfect condition. Then, over a month later, I got an email deducting a $250 "standard cleaning fee" from my deposit. When I called to dispute it, I was met with the same robotic response: "It's standard." Apparently, it doesn't matter what condition you leave the unit in--Vida will find a way to take your money. This place is a scam. Once they have your rent, they don't care about anything else.

    If there was a negative or zero rating possible, this company would get that. There is no sense of…read moreaccountability or communication with these people. I had a case of a non-compliant tenant, who did not pay rent for months yet they did not do their job of evicting the renter. Calls would go unanswered or not followed up. The accounting is flawed and unbalanced and there is no general courtesy with the principal of the company. Most definitely a company people should stay away from.

While I have a lot of great memories from the little…read morehistoric duplex I rented on North Lewis Street in the Capitol Heights neighborhood of Montgomery, I also have a great deal of frustration and disappointment toward PMI River Region for not keeping good faith as landlords. For one example among many: one afternoon in 2020, my kitchen cabinets suddenly fell clean off the wall because (unbeknownst to me) they hadn't been installed properly. Every single dish I owned was broken, including some really special ones that had been gifted to me by family members. PMI River Region repeatedly promised to refund me for getting new dishes. They never did. At one point, PMI River Region increased my monthly rent mid-lease. When I asked them what the increase was for, they told me that it covered a new rental insurance policy they had taken out to protect my interests. When I asked to see the insurance policy that I was being made to pay for, they could not produce it. Every month I was made to pay for a policy that I had not elected to take out, and which I was never allowed to see. When moving out, I spent $200 of my own money to have a professional cleaning company come to do a move-out cleaning service. Yet PMI River Region deducted hundreds of dollars from my security deposit for "cleaning" after I moved out. I was very surprised by this. When I asked for specifics about the deduction and what hadn't been clean, they were vague and evasive, refusing to specify why they had taken money from my security deposit. After continued inquiries, they informed me that they had taken hundreds of dollars from my deposit for finding dust on the baseboards and crumbs in the oven. I lived in the apartment for four years, and I paid my rent in full, on time, every month -- more than $30,000 over the course of my time with PMI River Region. I would not recommend them. The front office staff is wonderful, and the apartment was cute, so I stayed longer than I should have... but the actual company demonstrated to me that they will nickel and dime good tenants. Sadly, I cannot recommend them.

Never got a phone call never got contacted and they're like oh we can refer you to one of our other properties. If I wanted one of the other properties, I would've called and schedule a tour for that place. This is so unprofessional and this is ridiculous. I literally came from eight hours away to tour an apartment and they didn't have the decency to call me and let me know that they will not be here and the management here is trash. !!!!

    There is just too much wrong to describe at The Grand Reserve in Dallas. How this place got 4.7…read morestars out of 5 for reviews as is on the Apartments.com website is beyond my comprehension. But, CoStar said it, so it must be true... NOT! To begin, have had a maintenance request in for 5 weeks and still no response or repairs. Dallas Code Compliance was called out because of the piles of trash around one of the dumpsters (the trash has been there for a couple of weeks) that is within mere feet of a unit. Rat heaven. The Code Compliance inspector said now no one will pick it up because it is considered hazardous waste. Security gates, which were non functional and wide open for almost 2 years, were fixed ??? but are now wide open again. Walking gates still not repaired. There was a visible hole in one of the sprinkler veins, next to the gate visitors use to go to the leasing office and residents use to collect their mail, that was not repaired for weeks! The way I understand it, there was a disagreement between the BandM/Ascent owners and the sprinkler repair company so water just continued to spray. Every afternoon, when picking up mail at about 5:30, the hole was shooting water un-abated making it difficult to get into the gate without getting soaked. At least one could just walk in without having to take the time to use their security key-fob since the gate security didn't work. I guess look for positives where you can. The pool area is disgusting. There is a broken patio umbrella visible as one walks through the mail gate seeming to go unnoticed. The mail boxes on the driveway side of the mail center were broken into recently. Shocking. The security gate doesn't provide security because it's broken. There was a management representative in the office who seemed to give a damn but I've heard she is no longer on the property. Too bad. She seemed to be able to get at least some things done. Probably why she's gone, she wanted to make things better and butted heads with the ownership. A resident went by the office a few days ago and the door was open, lights were out and no one was there. There is no longer any sign of a maintenance crew on the property. If I wanted to break my lease and move, you can bet they'd be all over me wanting the remainder of my lease commitment money. Yet, ownership is themselves breaking the lease agreement by not providing a safe environment for its tenants. This place is a slum lord dream and a resident nightmare. I've heard the property is for sale or just sold - probably the ownership just changed names again. First called B and M Management then Ascent Residential. Who'd buy this place???
