My review is from a consumer perspective, not an advertiser. We move a lot for the husband's job. This is the first time I've come across this site in my search for housing. In my experience, a good portion of the listings are exclusive to Militarybyowner, as I didn't see them on mega sites like Zillow et al. Some are for military families only, which is appreciated. The search function is theoretically really good. I love how you can filter by a high number of variables, notably by base, but also other standard ones such as number of bedrooms, pets, housing type, etc. The latter is particularly helpful, because unlike other sites, when you search for "single family" dwellings, you don't get townhouses, duplexes, etc. Technically, the site is a little cumbersome. It's glitchy, especially on mobile, and it doesn't allow you to choose multiple options within a category unless you exit them go back in. (For example, I can choose rental price of $2500-3000, but not that option plus $3000-3500 at the same time. The Pets option is ambiguous, and you can only choose one, so it's better to not choose any option, lest you miss certain listings.) One disappointment was finding the perfect house only to learn it was already rented. A month later, the listing is still up. Review from a renter: Found a great house and landlord through the website. There aren't as many houses listed as competitors, but we have greater confidence in the quality of the people and properties. There are a couple easy things MBO could fix to get it to 5 stars: First, make unavailable listings still viewable on the website; after we signed the lease, the listing was taken down, along with all the photos. We had to reach out to the landlord to get the pictures back to help plan how we were going to live in the house. Additionally, adding a section on homes about how many tenants or years they'd been advertised/rented through MBO would increase renter confidence prior to paying security deposits and 1st month's rents, while rewarding landlord loyalty to the company. I can see the value of allowing renters to post reviews of properties/landlords , but this might be difficult to implement and moderate. Reading a lot of the lower reviews, it seems some were frustrated by their landlords or tenants, and misplaced their frustration onto MBO. MBO customer service was responsive throughout the process, and though the logo and colorization look like it time-traveled from the 80s or 90s, they're a solid group of humans trying to benefit the military community. read more

I stumbled on this app by accident we were PCSing to Virginia, and I decided to check out the base website and found this app. This is where our journey started. I decided to give it a chance and found a few listings. I was very blessed to find a home through this app. I just moved in and have had no problems. I was just on this site for roughly 30 minutes and found the perfect place that would allow me to commute from Georgia to DC and have some place safe to stay. Used MBO to put in an ad for our home we were selling, due to the agent being clueless and not advertising our great interest rate on our MLS listing plus not vetting correctly for our home's visitors. We wondered why it was sitting so long, every visitor disappeared, and it was because the home needed to have that advertised. As soon as she made the change we recommended, it had tons of interest, but we used the ad on MBO as a backup, for more exposure. Went under contract right away after the listing was updated on MLS. MBO even gave us a refund because their ad had only been up two days and the people who bought came by three days before the ad went up! Did have an interested agent from our MBO ad, and we've used MBO to find our rental property in VA Beach several years ago. The landlord there, like so many of the reviews here state, was a nightmare, but the home itself was pretty darn special. It's a pretty good website to search, although I wish we could search by criteria more specifically. read more

We recently rented this unit 4718 Corralberry Court in Aberdeen, MD and found it to be satisfactory however, due to job relocation we were just shy 1 month from the end of a one year lease. When we found out that we had to relocate, we immediately informed the landlord and began to negotiate options for terminating the lease early. We offered to pay through July and have her keep the deposit which would have paid out our lease terms. The landlord denied us this option and so as it were we prepared to stay until the end of the lease. A few weeks later, she came to us and as a way to help us stated that if she could find a renter before the end of the lease she would let us out. She contacted us in June stating that she had found someone willing to rent beginning July 3rd and that we could pay the prorated portion for the first 3 days in July and call it even. She even sent a signed lease addendum for us to sign and agree to. The following is an excerpt of that agreement: "Negotiations made it possible for me to secure a new tenant to cover from June 3, 2021 to July 31st to complete his original term. This results in a win/win outcome for both landlord and tenant. Mr. Bush's responsibility for rent will end on Wednesday, June 2, 2021. The new tenant will take possession as of Thursday, June 3rd. Mr. Bush's rent will be prorated @ $31.67 per day for the month of June for a total of $63.34." We moved out of the unit and she conducted our walk thru for cleanliness and collected the key with the knowledge that the 2nd key would be mailed to her from Columbus, GA. On or about June 4th or 5th we heard again from Ms. Jones(the landlord) and she informed us that her new tenant had become non responsive and would likely not be moving into the unit. She at that time wanted to keep our deposit because she stated she was having financial difficulties and had no other prospects. We reminded her of our agreement and told her we could not just give up our deposit as per our agreement we would wait the 45 days to give her more time. On the evening of July 15, 2021, we heard from Ms. Jones through email stating that she would be keeping most of our deposit for cleaning (which was non existent), and the return of the key coming from GA which she claimed she did not receive until June 15, 2021. She conveniently found a loop hole that allowed her to keep the bulk of our deposit. It is simply NOT RIGHT. We made no mention of the fact that she entered the unit when we were not there throughout our tenancy, or that there is not enough parking in the complex, or that she used that back entrance for a garden and would often be right outside our patio window. People should know that this is definitely a basement apartment and the temperature controls are in the main part of the house which leaves you subject to her heating or cooling desires whether she is at home or not. There is no oven, just a cooktop, the crockpot unless it has been replaced is cracked and the blinds on the patio door make it a definite pain to go in and out. While there we replaced several that were broken(we even left the extra replacements in the storage room). Getting deliveries can be a hassle because the unit's only entrance is down a hill in the back of the row which backs up to the woods. The vacuum cleaner that she provided didn't work(so we purchased our own). She monitors water usage. She is a pretty nice lady however she is in need of money so don't count on getting your deposit back no matter how clean you leave the unit(we left it cleaner that when we moved in). ie the rental amount has increased since we rented a few months ago. *Military Beware* read more

We used MBO to find our current rental home. I wish MBO allowed previous renters to write public reviews like any other service offered today. We are an active duty family stuck in a horrible lease with an owner who is and NEVER was military. We were under the impression this was a site for military families. We realized it was a mistake shortly after our move, but once the Army moved us of course they will not pay to move us again. We are almost one year down, and one more year to go in this nightmare lease. I wish we could have been warned or warn the next tenant not to get caught in this owner's trap!! It should be a rule that landlords are truly MBO. This is a local DOD spouse with rental homes in this area doing anything she can to maximize rental income. We feel so cheated in this miserable situation. I wish this company would have open reviews for military families!! read more

Found a Tenant through MBO. Tenant vacated my property ( MilitaryTenant) left the property with a plethora of damages. I kept the deposit which did not cover the damages which exceed $8000.I tried to go back online to activate my (pre-paid) ad on MBO and found my account was frozen. I called and spoke to the owner who said he had frozen my account due to a complaint(s) from the former Tenant. I asked him why he found it necessary to take a stand one way or another without hearing both sides of the complaint or why would he even take part in a Tenant/Landlord dispute? My understanding is MBO is a site to advertise your property whether it be for rent or for sale. I never understood the site to have a "Tenant/Landlord dispute section " or did I read anything about freezing your account because of a Tenant complaint in their Disclaimer. The owner and I had a long conversation. He did not waiver and stood by his decision to side with the Tenants. I felt discouraged and discriminated against because I was not in the military. I have to question if the "business practices" of MBO are ethical and fair., at least by my standards they are not. I have been a successful business owner for over 40 years. I have a stellar reputation within my community. I am retired now and depend on the income of my rental properties to live. I find the owner od MBO actions unconscionable and his conduct cruel and mean spirited. He certainly had no problem accepting my money over the years to advertise on MBO. I would warn all Landlords who use MBO to beware of Military Tenants who complain to MBO because they don't agree with their Landlord retaining the deposit for damages-you may find your ad kicked to the curb and your ability to collect your content impossible. read more

I bought the most expensive ad space here. After a few weeks I had 0 hits. I posted the same thing on Craigslist and received tons of hits and eventually my tenants. How could this happen? I did a search for my own property and had a hard time finding it on their site. Turns out MbO limits the visibility of your ad based on the location you select (up to three) even if other locations are just as close to your property (in DC, the difference in distances are marginal). I wouldn't use them again unless they improve the search function. read more

Completely disappointed... I listed my property on Postlets (which feeds Zillow, and a bunch of other sites) and MilitaryByOwner. I desired a military renter, as I'm a veteran, but was going to hold out for one. First, Postlets.com is FREE and you can do everything there that you can on MBO (MilitaryByOwner) when listing your property, plus, Postlets.com lets you Upload 20+ pictures of your property. MBO only lets you do 5 pics for $50! Once I learned this, after 3 days of the listing being active, I called and asked for a refund. MBO refused to cancel my ad and refund my money. So here I am... MBO is a NOGO for me. Never again... Don't waste your time and money. Advertise on the Military Base Facebook swap pages and through Postlets. read more

I just found my tenant through MilitaryByOwner, it's the only place I advertise because I want focus on the military community. I put my ad up on July 20th and within a 3 week time period I had a ton of leads, 19 to be exact, but no takers. I'd had immediate success the past two times I rented my house through this website so I wondered why nobody was renting mine. Of the folks who came to look at the house 3 of the couples mentioned the wall paper, asking about removing it, etc. I asked myself, what is different about my house now, than before? And the answer was, well, it's more dated now and the yard is overgrown. So, I took my ad off the site and painted the house, got rid of the wall paper, and cleaned up the yard, then I put my ad back on the site. Within 5 days, I had 4 leads, and today, August 17th, I have a tenant. The site lived up to its reputation; I have a new tenant,and a new paint job! :) read more
