Warning though: There is a woman Kim Tham who is trying to sell the property in lot 35 for $40,000. She indicated she bought this the same time the neighbors next door paid $65,000. She purchased the unit for $9,000 and the neighbors we spoke to said they paid around $20,000 .The units run between $19,000 and $21,000 and you must qualify with the main office prior to purchasing . The property this unit is on is nice as a corner unit but Ms. Tham will give you made up information to just sell it. Check with the main office before you buy any properties to ensure legitimacy.

I was being cautious & got my own inspection on the day I wanted to close. I really wanted this property & thought that there might be a few minor repairs since they had an inspection already. The home was extremely damaged, even dangerous to live in due to electrical issues etc. There was no proper venting, there was evidence of leaks, the floors were sloping. You name it. I asked 3X Donna how it passed their inspections for occupancy. She had no answer. She didn't shift blame, she didn't even look surprised. We basically wasted weeks of our time, $325 for our inspection saved us a lot of money in the long run. Then Donna had the gall to ask my inspectors separately for a copy of the report. I told them not to give it to her bc frankly, El Adobe didn't pay for it. It was El Adobes responsibility. If they did give it to her she's lucky. After we got the bad report Donna tried to debunk some of the issues (couldn't) contacted me several times while on the drive HOME trying to sell me other properties. I flat out told her I didn't trust her anymore & to no longer contact me. I don't trust her, I don't trust El Adobe even for renters, I don't trust their realtor, & I don't know HOW the property passed inspections for renters. That leads me to believe that something is fishy at El Adobe. There was NO WAY that it could've passed their inspection for occupancy. I tried to post photos of the inspectors report but bc they had text they got flagged by Google. Maybe yelp is different.

The contracts are written up as a money loan as it would for a bank. Renters have little to no rights in Las Vegas. This is explained with further investigation on renter's rights if one bothers to look for it or contact Legal Aid. You miss 1 payment, anywhere in this town, yah, you are out fast. Even on Christmas. This is law in Clark County. It isn't the complex or the company. Put blame where it belongs, on Nevada's legal system. Maintenance is low, grooming your yard can be a PITA. Which is why I take before and after photos of any complaint areas. True, they don't give exclusions to disabled with yard work under the idea you can hire help. Upside to it is how hot Vegas gets, this reduces how often you need to be out there, tending to the dotted sprouting grass/weeds in the rocks/xeroscape. You do need to keep on it, other than this, the maintenance crew & employed manufactured home repair companies do their job. It can be pulling teeth at times, but once it is done, I have found it stays fixed when I was renting the house. Covid-19 has changed a great deal, & the office was on it as soon as it concern about elderly being the highest target of the virus. We are a 55+ community. Anyone complaining the East side of Las Vegas is a ghetto hasn't seen the genuine article. Little Mexico, as some dub this side, may not be as posh as Summerlin. The people here are more friendly, I have found. I have lived here since 1991, been on all sides of town, and East is my favorite out of the lot. As for dirty? No. This complex is not dirty. Is it spiffy like a new penny? Hardly. It is well kept, people are friendly. I've lived overseas, so I don't feel the need to be so strict on pool rules, etc. There is an downside living here if you start as a renter. You have 3 contracted years, and then you need to buy a home to stay. If not, move out. This was not clearly stated, more vague, than anything. We managed to find a bank loan to buy the house we are in, so we stayed. With how difficult housing is for elderly, trying to find a place outside of VB wasn't an option at this time. We have a roof over our head, neighbors who are friendly enough, & people wave at one another and do the small chat. People are 55+ and love company for the most part. Anyone along the wall of the complex, yes, you have issues with being robbed. Heads up, this is the case all over Las Vegas. There isn't a place in Vegas to get away from it. It is sadly a fact of life here. Also, gangs are in the richer side of town, esp from L.A. Known fact since 1995. They love Summerlin & Henderson. As for parking in the street, since 2017, they have restricted towing to late day into the evening, night time. It took some fighting, and there are hiccups, but it isn't as bad as it was when we first moved in. You see, in 2016, a new company took over what could have been a dying complex. They were exceptionally strict at first. As things are buffered out, even with the gaffs, it is fairly decent. Truth is, these folks are human, with an out of state company/corporation. All manufactured home communities worth their salt in Vegas are corporation based. Las Vegas is sloppy and isn't really into making everything look nice and keeping it up beyond the strip. East side has next to no representation, so Summerlin and New North Las Vegas gets the royal share of the city's residential improvement funds. You want to change it? Vote for the needed changes to do so. Speak up, and not let them get away with it. It will take years, though. This city is freaking stubborn. Can they piss me off royally at the manager's office? You bet. I have had some big blast offs with them. You know what doesn't happen? They don't take revenge by blind evictions for the disagreements. If you break the law though, yah, Clark County owns your tuckus. It boils down to what you are willing to live with. Can you enjoy and spend time in the Hispanic markets as well as Smiths or Albertson's? Can you deal with the gaps of lots without homes or businesses? Or how Covid has shut so much down? Can you adjust and roll with the punches Las Vegas throws out? Are you willing to deal with the fact this town is 42 x 48 miles, and most of the best medical professionals are in Henderson or by Summerlin, so you will have 20 some miles at most to reach them? Are you willing to realize life isn't on the strip? Can you deal with the 117F temperatures which last up to 3 months? If not, Las Vegas is not for you. East side is not for you. That is it. Villa Borega is a decent spot of Vegas. Trees to make you feel like you are not in a city. It has helped me care for my father, no Nellis AFB planes screaming over head. It breaks my heart because I lived here for so many years and it does not feel like home. Some residents have moved, some have passed away, but the one thing that we lost was the natural joy and love of the previous manager. The new manager she is not nice or patient. It is now ran with an iron fist and rudeness. It feels like a dictatorship. Many others say they are moving and so are we. we miss the old Boulder Cascade and corporate does not care that this place is going down or that the residents are not happy with the new manager not getting projects completed, keeping the property looking clean, she does things her own way. Some of us are even scared of her or to even speak up. This is a 55+ community. In the last 5 months the current manager makes it feel like it is a family park. The previous manger did a good job controlling this. They can't seem to keep the good staff and in the last year they have lost over 5 employees. If they can't keep the old staff happy, they won't be able to keep us happy. Waited to see if the old staff would come back but it looks like the good days are over. Please be careful of this place.
