    The Allure High Rise is a building that has a lot of potential if it were managed better. First off maintenance seems to be lacking regarding many areas in the building and I'm not sure if it's because they are short of staff but if it is, that's something that should be addressed. Fixing just one elevator went on for 7 months and even though the building has a hard water softener system in place I was told by one of the maintenance people that that doesn't mean it's actually being maintained. I was a bit shocked when I heard that to say the least. I'm paying close to 1,000 in hoa monthly fees and additional "hoa" fee for items in the building that aren't working as they should be. I'm a pretty patient person but living here for 2 years is more than enough time to get things situated by management-- in my opinion. There were many things that I was not happy with at the Allure that weren't addressed such as giving written warnings to tenants to not put trash outside in the hallway. Also not allowing my cleaning crew to come clean my unit which I owned. And making the occasional allowance for someone on site to sign for packages that required a signature, especially if you are out of town. For most people in this building this is a second home and they aren't always here. It's a courtesy to the tenants that would make life easier but that's not the case with Allure. As beautiful as the view is here and how convenient the location is, unfortunately that was not enough to keep me staying here. I lost out on the potential of making more money on my unit because I did not plan on moving so soon but that's just what it came down to. Out of everything I mentioned I was very disappointed by the lack of customer service from the management team in the building itself and the hoa. In all honesty if I had to do this transaction over again on my purchase at the Allure, I wouldn't. I believe the number one goal of every management company is to provide the very best service to their customers-- in this case tenants who live in the building. Making sure that they are working together with the tenants who pay a high price to live here. In my experience including those who I hired to work for me, such as cleaners, realtors and general constructors, said this building was by far the most stressful project they've ever worked on. And this kind of scenario doesn't reflect good on me as an owner and in business. There are so many other things I could mention that didn't go well but as you read this review I'm sure you are getting a clear picture. Also the main thing that takes the cake is on my way out of my unit, I was met with an extraordinarily high hidden "hoa" fees of over $2000 at signing. I guess every time someone sells a unit, the hoa specifically hits you with fees just because they can. I was pretty mad about that especially after paying an hoa fee of $2,500 for other building related fees in January of this year without proper notice. For the record I don't mind paying a premium price to live somewhere but you have to show that it's worth what you are asking people to pay. I'm giving Allure 2 stars instead of 1 because of the location and awesome city views but again for me it was not worth staying. If Allure continues to manage things the way they have been they will not be profitable and that isn't good for anyone. At this point I don't live there anymore but glad I was able to somewhat enjoy what I could and glad I'm done-- Phew

    Allure has the happy people work here, happy people live here vibe. Everyone is pleasantly helpful. The building is very pretty. It's upscale but not pretentious. Security is tight but they are nice about it. Everything is clean, they always have get togethers which are fun. There are people of all ages using pool and gym or going to the parties. The staff seem to care about doing a good job. Good location. Sensible floor plans. Lots of places to be since there is a pool, spa, pool table, gym, computer rooms and dog park.

    I don't live here but was at a party. Beautiful building. Gorgeous apartment with great view. Many years ago I was head and I remember hearing people scream that did the bungee jump from the stray, it's funny. Everything great however we had to sneak in as security is tight. I left because suddenly there was a horrible smell like rotten eggs out of nowhere in the building no clue what that was.

    Beautiful location. The design is beautiful, love the furniture & wall arts. They have security SECURITY!! You not just walking in there lol i love a safe living space, the staff is really friendly as well.

    Worse place to live in Vegas .. smells horrible .. HOA spends all your $$ leaves 0$ for things that actually matter.

I was amazed how quickly he was able to get both transactions completed. The condo was listed at the end of January and in a couple of days we had a firm buyer. This was in a building that had similiar properties that were on the market for weeks or months. Ours was in contract in a few days and closed 3 weeks later. It was the fastest sale of a property that I've personally experienced in my life. Once we had a buyer, Shane focused on helping us negotiate buying another investment property. We found a house in Henderson. The house had just been listed and by the time we were able to get an appointment to tour the house (Feb 10) there were 4 or 5 other interested parties. We liked the house and Shane advised us what to bid. Then we waited, but Shane was working behind the scenes negotiating with the seller's agent. With his skills, he was able to get the seller's agent to accept our bid over the others. It didn't stop there. Once we got the appraisal and inspection reports, Shane was able to get the seller to agree to the lower appraisal amount, saving us thousands off the asking price. We closed escrow about a month after our initial tour of the house. Shane coordinated and negotiated everything for us. Even worked with the lender that I had chosen. He certainly made both transactions go smoothly. We wouldn't think of working with a different agent when we're ready to buy/sell property.

From the moment I reached out to him, Tony (and, later, his associate Rachael DiPietro) made the homeselling process incredibly smooth, keeping me in the loop at each step of the way, instantly responding to every question I had, and making sure to look out for our family's best interests. After a couple phone calls, I met him in person when I flew in to Vegas to move some things out of the home, and he checked every box, just a genuinely smart, knowledgable person. He went above and beyond at every step, hiring the contractors to clean the home, handle landscaping, and photograph it for sale. He literally got on his hands and knees with a bottle of Goo Gone to remove a bunch of carpet tape marks left in the kitchen! Who does that?? As for the sale, we ended up with multiple bids right away and it closed above asking. Except for one notary signing, everything was handled remotely and digitally, which was exactly what we needed at this difficult time. I don't know how it could have gone any smoother. Incredibly impressed, I can't recommend him highly enough.

    Worst property management company I've ever dealt with. They took over a lease I had been living in…read morefor 8+ years. I was renting directly from the homeowner and we had a phenomenal relationship before this awful company took over. Once they took over. Nothing got done regarding any repairs. I had a whole in my wall for 6 months after a plumbing repair in the master. They also raised the rent $400 the first time and another few hundred upon the second year (directly after the pandemic in which I paid all the way through the pandemic without missing once). I decided to move out because of how horrible key property management was. We went our separate ways and all of a sudden I'm being contacted by a collection agency saying I owe $6k on top of the fact they never returned my security deposit. I never received ANYTHING from key stating what the charges were or what it was for or how I could dispute it. BEWARE!!! Very very poorly run and clearly they operate in a shady manner. Rather than a phone call or something to reach me to discuss any charges, they just stay silent then send you to collections. The house was left in better condition that I originally rented it in and I just found all my pictures/texts and documents proving all of it. I'm pretty excited now. I take that back, I am VERY excited for the future. DO NOT USE KEY PROPERTY MISMANAGEMENT!!! Unless you want to have minor repairs take 6+ months, poor communication from the office and to be charged a bunch of charges and never be told until you see a collection agency calling to tell me that I not only don't get my security deposit but that I owe $6k for a house that was a forclosure with nothing done to it, when I moved in...... I had a very difficult tenant situation. Jim handled everything -- the filings, the court process, the heavy lifting -- and I'm in the legal field, so I know how much work that truly is. The home needed extensive work, including new carpet and vinyl flooring, interior paint, garage door opener replacement, landscaping, trash removal, minor plumbing repairs, sliding glass door adjustments, and a full home cleaning. Since I live in California, Kelly handled everything for me as he coordinated with contractors, gathered quotes, and managed the entire rehab schedule. What impressed me most was the speed and efficiency. The property was completely rehabbed and rent-ready in under three weeks. Even more, Kelly secured and placed a qualified tenant before the home was listed on the MLS. I was expecting at least three months of vacancy, but thanks to Kelly's hard work, it was only one month. As a real estate investor for over 25 years, I can confidently say this was the best property management experience I've ever had. Kelly truly went above and beyond, and I highly recommend him to any property owner looking for reliable, hands-on property management or real estate services. Hard to find trustful people like Kelly in Las Vegas.
